I started a real estate team because I wanted to create a group with various gifts to ensure that we could provide the best in class real estate service to our clients. I also wanted agents with experience in different areas of the metroplex so we could properly educate our buyers and sellers with the necessary knowledge to be the best choice in their neighborhoods. Both objectives were met, but there was a bonus waiting for us all which shouldn’t have been such a surprise to me. I say this because I had a front row seat in Celina to witness the very same thing as my sons participated in various extra-curricular activities led by very talented coaches and educators. I learned from them by example as I watched my own children experience first hand the power of a team and what occurs when you commit to one another to accomplish a goal.
For me, the best and most rewarding part of working together is a combination of the support we provide to one another and the friendships that have blossomed. The collaboration is a gift every day and something that benefits our clients as we strategize together in an ever changing market to help our clients win... every time. In addition we have watched our real estate family grow with our clients being an extension of it. The City of Celina held the annual Memorial Day Ceremony, honoring fallen heroes on May 26th at 9 AM at the Council Chambers. This event was hosted by the Celina Area Heritage Museum. Refreshments and fellowship followed the ceremony at the Celina Area Heritage Association Museum. This event is held in memory of many, in honor of all. Your bravery will never be forgotten. Newly elected councilmembers, Philip Ferguson and Brandon Grumbles, were officially welcomed in a swearing-in ceremony at the City Council meeting on May 13th. Ferguson and Grumbles each took the oath of office and were presented with certificates of election. Congratulations to both on their reelections!

As the heat of summer rages on, most of us dream of a summer escape. You can picture it, hanging out on the veranda with a cool glass of iced tea and a soft breeze while listening to the waves of the nearby lake and the giggles of children playing carefree nearby. Whether your dream is an Airbnb near a lake or building your own dream lake house, Carlton Landing is the best-kept secret within three hours of North Texas.
Conceived from childhood memories of lake vacations, real estate developer Grant Humphrey, the son of former Oklahoma City Mayor Kirk Carlton Humphrey, and his wife, Jen, gave life to their vision of Carlton Landing on the shores of Lake Eufaula in eastern Oklahoma. The Humphreys had a simple request: “Create an enchanting place to foster a strong sense of community and nourish people, mind, body, and spirit.”
As you enter Carlton Landing, situated on a bluff overlooking Lake Eufaula, it feels like you are stepping out of reality and into a fairytale. Lake Eufaula is Oklahoma’s largest lake, with more than 600 miles of shoreline. Primarily a second-home community, Carlton Landing currently features around 350 homes, with plans for approximately 2,000 homes upon completion. The community is home to about 40 families who reside there year-round. It includes a public charter school for children in grades K-8, as well as a local community church.

CONGRATULATIONS TO THE AWARD RECIPIENTS!
Congressman Pat Fallon (4th District) presented several Celina community members with the Congressional Patriot Award at a ceremony on April 22nd at The SIlos in Celina in recognition of their dedication in making Celina a better place for all.
Congratulations to the recipients!
Punk Carter is currently a director at large for the National Cutting Horse Association, where he previously served as an executive board member and president. Punk was inducted into the National Cutting Horse Members Hall of Fame and the Texas Cowboy Hall of Fame. He was also voted as Celina's Citizen of the Year in 2010 and given the Key to the City in 2022.
Andy Hopkins joined the United States Army as an infantryman. After his Army service, Andy built and managed several successful businesses, including one of the top-performing UPS
franchises in North Texas. He was first elected to the Celina City Council in 2015, where his leadership as Mayor Pro Tempore and councilmember has played a critical role in the city's economic growth and development.
Corbett Howard was first elected to the Celina City Council in 1999. In 2002, he was elected to serve as the Mayor of Celina and was reelected twice. Corbett currently serves as the Market President of Lamar National Bank and is a board member of the Military Warriors Support Foundation. (Corbett was presented with the award in 2024 but was honored alongside other Celina recipients in April 2025.)
During the Second World War, Walter Hunter proudly enlisted in the United States Marine Corps. Walter served in combat as a Field Communications Specialist, for which he was awarded
a Unit Citation for his meritorious actions. Walter earned his doctorate degree from the University of Colorado and guided the doctoral research of 65 graduate students at the University of Missouri.
Mark Medtker was named Assistant Fire Chief and Fire Marshal for the Celina Fire Department in 2008. He served in a variety of roles, including firefighter, arson investigator, and fire prevention captain. Mark attained the positions of Fire Chief, Chief of Police, and Director of Public Safety before retiring in November 2023.
For nearly four decades, Pastor Isiah Moore has worked as a firefighter in North Texas and as a volunteer chaplain for the Celina Police Department. For his outstanding contributions, Pastor Moore has received the 2021 Life Connected Award from the City of Celina and was recognized by his fraternity, Omega Psi Phi, for 50 years of service.
Ralph O’Dell is a veteran of the Second World War and served with the United States Army from 1943 to 1946. Ralph has received the Meritorious Service Medal, the Southern Philippine Islands Campaign with one Bronze Star, the Philippine Liberation Medal and Ribbon with one Bronze Star, and many more commendations. O’Dell was recognized as Celina's Citizen of the Year several times and received the Key to the City from Celina's mayor. Moreover, the Ralph O'Dell Senior Center in Celina has been established in recognition of Ralph's decades of service as a senior center coordinator.
Carmen Roberts has served as the Mayor Pro Tempore of Celina and as a member of the Celina City Council and Celina Economic Development Corporation Board. Carmen has received the City of Celina's Distinguished Public Service Award, the Governor's Recognition Award, and the State of Texas' Certificate of Appreciation.
Johnny Rothfus served as a tail gunner on a B-24 bomber and was briefly stationed overseas for six months. He received the Purple Heart, an Air Medal with Oak Leaf Cluster, the European-AfricanMiddle Eastern Campaign Medal with one silver battle star, and the Good Conduct Medal with one overseas bar. Johnny completed his service in 1947 and later fulfilled an advertisement recruiting firefighters. For two decades, he drove a fire engine and retired in November 1974.
For over 25 years, Sean Terry has distinguished himself through public service as a volunteer firefighter, councilmember, and Mayor of the City of Celina. Sean has also served as President of the North Texas Mayors Association and board member of the Celina Rodeo Foundation Board. In addition, he has been the Vice President of Entitlements for Centurion American Development Group since 2013.

Local real estate agent Cindy Peters has called Celina home for the past 15 years. She’s watched her children grow up in the city—and the city grow up around them, too. Moving to Celina after five years in the real estate business, the expansion here has been a mecca for her profession.
“I think being here in Celina, I’ve watched all the growth, and it’s definitely helped my business, obviously, because Celina is one of the fastest growing cities in the country,” Cindy said. “And Celina has a lot of housing opportunities, whether you want a master-planned or an established neighborhood. Now, we’re starting to see townhomes coming in, which we’ve never had before, and we’re starting to notice that. Of course, we’re seeing some single-family rentals as well, which they’re popping up everywhere for people who are in transition, building and only need a short lease.”
As Celina’s neighborhoods have expanded, so too has its food scene, offering a culinary tour of the world, right in town.
“It’s been great because when people come to Celina— especially people that are moving here and they are not familiar with Celina and they’re looking at different areas—I can show them all that Celina has to offer,” Cindy said. “We have some really great restaurants downtown that you’re not going to see in other cities because they’re boutique restaurants. People want that. They want the amenities.”

Downtown, Di Mantzio’s brings an authentic taste of Greek and Italian, owned by Greek army veteran Vasilios Mantzios. The market on Pecan Street carries a variety of pastas, olive oils, sauces, herbs, cheeses and meats, all brought in every three weeks, from Greece and Italy. Any product in the store has to pass through the ultimate test— his mother, Irene. Mantzios began his market concept at Friday Night Markets back in 2016 and had been waiting for the right location for three years. Now that he has his first location, he continues improving his current shop to increase its offerings. That same “people-first spirit” found in Celina’s restaurants is what Cindy loves most about her real estate work.
“Actually, meeting new people [is the best part of working in real estate],” Cindy said. “I’m in the people business, you know, and I help them find their homes. I’ve had the pleasure of meeting a lot of different people moving into Texas from different states, just hearing their story, and a lot of times, my clients become my good friends.”

1 cake box mix
3 eggs
1/3 cup of vegetable oil
1 cup of water
1 bag of white melting wafers (10 ounces)
1 tablespoon of coconut oil or shortening
1/3 of a 12-oz container of cream cheese frosting or homemade patriotic sprinkles
6 inch lollipop sticks
1. Make the cake according to the directions on the back of the box. Cool completely and crumble. Add the cream cheese frosting and mix well.
2. Use at least 1 tablespoon of the mix to form a ball. Add to a cookie sheet and repeat until the mix has been used up.
3. Put the cake balls into the freezer for about 15 minutes and prepare a drying station (ideas below). Remove.
4. Melt the wafers per the package instructions. Once the wafers are melted stir in the coconut oil or shortening and act quickly.
5. Push a lollipop stick in the middle of each cake pop (I like to dip the end of the stick in chocolate before pressing it into the cake).
6. Dip the cake balls into the chocolate and then add sprinkles quickly. You can roll, dip, or sprinkle on the decorations.
7. Push the cake pop sticks down into the drying station. Let dry until hardened and serve.

Summertime is the best time for kids to disconnect and enjoy being outdoors.
Long, long ago, in a time before technology, children entertained themselves and played endlessly with nothing more than ... wait for it ... their imagination. They played outdoors for hours with friends, balls, jump ropes, buckets, chalk, bicycles, you name it! The level of creativity saw no limits in the minds of these children. While some families have plans for getaway vacations, there are those planning to stay home and scrambling for things their children can do. We’d like to share some ideas that don’t include technology or cost a boat load of money for that matter. The benefits of spending time outdoors and unplugged outweigh complaints about temperature or those annoying creepy crawlers. The added bonus is that many outdoor games secretly teach life skills. Technology is used only to confirm game rules.
Ready or not, it’s time to play! A day - or two or three - full of outdoor games will invoke a trip down memory lane for some adults, or a “this is great” thought for others. In either case, playing these games has tremendous benefits - young people can fully embrace human connection, get a break from the instant gratification associated with technical devices and social media, and enjoy some good wholesome, age-appropriate fun. Many adults admit they played many of their favorite childhood games well into their teen years, and still others say they relish in a good game of dodgeball or tug of war today. This list is not all-inclusive, but it certainly gets the games started!
“READY OR NOT, IT’S TIME TO PLAY!”
TUG OF WAR - contest between two teams at opposite ends of a rope; each team trying to drag the other across a center line.
SACK RACE - stand in your sack, hold on to the top of your sack and hop as fast as you can to the finish line!
FREEZE TAG - each player freezes when tagged and can be unfrozen only by a player who is not yet frozen. Game ends when all players are frozen.
RED LIGHT GREEN LIGHT - shout “green light” and all players run towards you, shout “yellow light” and they are allowed to walk, but when “red light” is shouted, they must stop and freeze. If player moves at “red light”, they go back to start line.
MUSICAL CHAIRS - walk to music around a group of chairs containing one chair fewer than number of players, and rush to sit down when music stops. The player left standing in each round is eliminated.
KICK THE CAN - find players in their hiding spots and put them in “jail”. Once a player is “jailed” the only way to be freed is for another player to beat the “IT” person to the can and kick it.
DODGEBALL - team sport in which players on two teams try to throw balls and hit opponents, while avoid being hit themselves. Consider water balloons instead of balls on a hot day.
There are more great outdoor games. Get unplugged and get outside!
It is with great pleasure to announce the Outstanding Student Athlete of the Month as selected by the Celina Independent School District (CISD) Athletic Coaching Team. This month’s selection is Ava Samuel.
Ava is an incoming senior at Celina High School (CHS) and a member of the varsity cross country, track, and soccer teams. Ava started playing soccer when she was five years old and started running track in 7th grade. Her favorite memory has been being a part of three girls soccer state championship teams!
Ava has earned many awards during her high school career. In cross country, she was part of the 2022 State Champions and has been named to All-District (2022, 2023, 2024), All-Region (2022, 2023, 2024), CCCAT All Region (2022, 2023, 2024), and TGCA All State (2022, 2023, 2024) teams. In 2023, she placed first in district,
third place in regionals, and, in 2024, she placed second in district and third in regionals. Ava also runs the 400m and 4x400m relay in track. Ava is a forward on the Girls Varsity Soccer team and has been a part of the state championship team for the past three years. For soccer, she has been recognized with Second Team All-District (2023, 2024), Academic All-District (2024, 2025), and Honorable Mention All-District (2025) honors.
When she is not competing, Ava stays active with extracurriculars. She is a member of Young Life and HOSA and is a certified lifeguard. In her free time, enjoys going to outdoor concerts and hanging out with friends. After graduation, Ava plans to attend college and major in pre-med. Congratulations to Ava Samuel and her selection as the July Outstanding Student Athlete of the Month!

• Ticino is where the locals suggest to visit and holiday. It is known for its waterfront promenade, bridges, castles, historical buildings and stunning landscape.
• Take in the sights of Zurich and its magnificent lakeside views. This spectacular city boasts amazing views, food and locals.
• Take a short three hour train ride to Paris to explore the gorgeous city and delectable French food.
