We are honored to stand shoulder-to-shoulder with the incredible neighbors and heroes of our community. Your trust fuels our passion, and your future is our priority.
Sending you lots of love (and wags) this February! ~ Penny
Heart & Soul of Community
February invites us to pause and celebrate what we love - and here in Celina, there’s so much to adore. In this special Love Local issue, we’re shining a light on the people, places, and small businesses that give our community its heart and soul.
Celina’s growth has been remarkable, but what makes our town truly special is the way neighbors still know one another, shop intentionally, and show up for the local entrepreneurs who pour their passion into every storefront, service, and handshake. From family-owned restaurants and creative makers to trusted professionals and hometown favorites, this issue is a reminder that when we choose local, we invest in more than a purchase - we invest in our community.
You’ll find stories that celebrate dedication, craftsmanship, and the relationships built right here. These are the businesses that sponsor our kids’ teams, donate to local causes, and greet you by name. They are the reason Celina feels like home.
As you turn these pages, I encourage you to rediscover a favorite spot, try somewhere new, and share the love this month and all year long. Supporting local isn’t just a February sentiment; it’s a commitment that keeps our community thriving.
Thank you for being part of what makes Celina such a special place to live, work, and love.
We will see you around town!

A NEW HOUSING MARKETING ERA
EMERGES IN NORTH TEXAS IN 2026
After several years of uncertainty, the North Texas housing market is beginning to find its footing again. As we move into 2026, the extreme highs and lows of the pandemic-era market are giving way to something that feels more familiar—and more sustainable.
Over the past few years, buyers and sellers across North Texas felt the impact of rapid price growth, shifting mortgage rates, and limited inventory. Many homeowners stayed put longer than planned, waiting for the “right” moment to move. That pause is finally starting to lift.
According to Compass Chief Economist Mike Simonsen, the long period of slowed movement—often referred to as “The Great Stay”—is beginning to thaw. Mortgage rate lock-in is easing, work-from-home flexibility continues to support relocation, and more homeowners in communities like Frisco, Plano, Prosper, and the greater Dallas–Fort Worth area are feeling confident enough to make their next move.
Perhaps the most encouraging news for North Texas buyers is the shift toward affordability. For the first time in years, incomes are expected to grow faster than home prices in 2026. Combined with steady job growth and ongoing demand for quality housing in our region, this creates a healthier, more balanced environment for both buyers and sellers.
North Texas continues to be one of the most desirable places in the country to live and work. As this new market era unfolds, it brings renewed opportunity—whether you’re considering a move, upgrading your home, or planning for the future.
If you’re curious what this new market era means for your specific neighborhood or future plans, I’d love to help you think it through.
We take the guesswork out of real estate.

INTRODUCING RODEO SOCCER CLUB
ARTICLE BY SHARLA DAVENPORT

New Professional Mens Soccer Team Reflects Celina Heritage
It’s a big year for soccer in 2026 with the World Cup scheduled for this summer. Luckily for Celina, professional mens soccer will remain long after the World Cup ends. Celina is now home to Rodeo Soccer Club (Rodeo SC), a professional mens team joining United Soccer League (USL) League One, a growing league in the third tier of professional soccer.
The club will officially join USL League One with its inaugural season scheduled for 2027. Rodeo SC will serve as the professional affiliate of Texoma FC, which will compete in USL League Two in 2026. Together, the two clubs will create “an interconnected pathway into the professional ranks,” according to a recent media announcement.
Rodeo SC was introduced to Celina last November. The name “Rodeo” pays tribute to the city’s rich history, representing not just geography but the western customs and reputation long associated with Celina. The ownership group aimed to capture the ideals that so many love about the community and reflect them in the club’s identity. After all, when you hear the name Celina, you think of longhorn cattle, hay bales along Preston Road, the charm of the downtown square, cowboys and horses, and of course, sports.
Rodeo Soccer Club is led by founder Ben Watson and principal owner Jacob West. Watson, a native of Celina and Sherman, is a former professional soccer player. West, a native of Denison, Texas, brings a background in real estate and private equity. Together, they offer strong local ties and deep experience in sports leadership.
“Rodeo Soccer Club is the embodiment of true Texan heritage meeting the beautiful game,” Watson said. “Rodeo SC is built on the foundation of bringing Western culture and the universal language of sport together under one

common identity. We will bring the community together through the world’s game, create player pathways from youth to professional levels, and deliver a distinctly unique, fan friendly Texan experience.”
A few months ago, Rodeo SC began its community engagement efforts, starting with a fan activation at last fall’s Celina Troubadour Festival. The club also hosted numerous “brand listening sessions,” similar to virtual town halls, to hear directly from the community. These efforts included surveys seeking input on team colors, logo elements, and overall brand identity. Watson noted that this feedback was “important in understanding what the people of Celina want their team to be. It will help write the Rodeo SC story.” Based on community input, the club plans to unveil its official crest and full brand in March.
Rodeo SC will play its home matches at Bobcat Stadium. Game days will be about more than soccer, offering an exciting and entertaining experience for fans of all ages. Planned activities include mechanical bull riding, petting zoos, and other western rodeo themed attractions. The club’s supporter group, known in soccer as a dedicated fan section, will be called the Rodeo Clowns and will cheer on the team dressed in cowboy hats and boots. These events aim to unite not only soccer fans, but the entire Celina community. Rodeo SC will
also represent Celina on a national stage, highlighting the city’s tradition of excellence in athletics and activities such as soccer, band, cheer, football, and more.
“Celina’s history is full of champions and memorable sports moments. We welcome Rodeo Soccer Club to Celina and look forward to the excitement they will bring to our community,” said Celina Mayor Ryan Tubbs in a recent Rodeo SC press release.
Looking ahead, Rodeo SC will roll out a series of events throughout 2026 to prepare for its inaugural season in 2027. These plans include World Cup watch parties, as national teams may feature future Rodeo SC players. The club will also make a major announcement, based on community feedback, revealing its official logo and team colors.
In March 2026, deposits for inaugural season tickets will begin, with season tickets officially available for purchase in June. Throughout the year, Rodeo SC will host activities and sponsorship opportunities around Celina and plans to move into local office space, further solidifying its presence in the community.

PASSION DANCE CENTER
Where Dance Is More Than An Art Form, It Is A Powerful Tool For Change
ARTICLE BY HANNAH IRBY | PHOTOGRAPHY BY ARIEL LEON
PASSION IN MOTION
This spring, Celina isn’t just getting a new dance studio; it’s gaining a heartbeat. Passion Dance Center is set to open it’s doors as the area’s largest dance complex, boasting over 9,000 square feet of space designed to be far more than just rooms with mirrors. Founded by April Mabrey, she believes that every girl has a voice and just needs the right stage to find it. This is a family-run labor of love built on the foundational words of 2 Timothy 1:7, “For God has not given us the spirit of fear, but of power, and of love, and of self-discipline”.
DANCE YOUR HEART OUT
At Passion Dance Center, the mission is simple yet profound: Build powerful dancers, grow servant leaders, and spread a passion for dance. From the outset, April sought to create a new standard in the dance world. Drawing inspiration from her daughter Luci’s journey as a high-level competitive and collegiate dancer, April wants to build a cozy, second-home environment - helping dancers find their focus in a place they feel they truly belong.
April and her team believe every dancer has a story to tell. Whether they’re finding their footing in the basics or preparing for the professional stages of tomorrow, Passion Dance Center coaches, instructors and curriculum is centered around each dancers individual growth. They focus on not only building skill, but the confidence and joy that comes from a life lived through dance.
The diverse curriculum spans from 'Mommyand-Me' classes, to recreational fun, to high-caliber competitive teams. With a strategic focus on school partnerships, PDC will prepare dancers for the next level, ensuring they are ready to conquer college auditions and professional dance careers.
MODERN LEADERSHIP
As they prepare to open in the early spring of this year, we had the opportunity to sit down and chat with the studio owner and the creative director. Let’s get to know more about these powerhouse ladies. Meet April and KayDianna.
April is the Founder and Studio Owner of Passion Dance Center. Drawing on two decades of corporate leadership at Oracle and a background in professional performance, she’s blending business savvy with a creative heart, and helping girls step into their spotlight. Supported by her husband, Darren, and twin daughters, Luci and Sydni, she has a deep desire to be used by the Lord to change lives. She and her family live in Celina and want the community to know that Passion Dance Center is more than just a business; it’s a place where families are welcomed.
KayDianna is the Creative Director at Passion Dance Center. She is a mentor, wife, and former Dallas Cowboys Cheerleader. She is a true master of her craft and brings unrivaled professional precision and an electrifying ability to inspire everyone around her. Her goal? To ensure every dancer feels seen, known, and empowered to lead both on and off the stage.
“At Passion Dance Center, the mission is simple yet profound: Build powerful dancers, grow servant leaders, and spread a passion for dance.”
At Passion Dance Center, dance is more than an art form - it’s a powerful tool for change. OUTSTANDING STUDENT ATHLETE OF THE MONTH
Sponsored by Lamar National Bank
It is with great pleasure to announce the Outstanding Student Athlete of the Month, as selected by the Celina Independent School District (CISD) Athletic Coaching Team. This month’s selection is senior Avelyn Jensen.
Avelyn has been a dedicated Bobcat athlete since seventh grade, proudly representing Celina without competing for outside teams. As a post player for the Varsity Girls Basketball team, she has earned recognition as Game Changer of the Week, bringing energy, focus, and positivity to the court. One of her favorite team moments was celebrating the team’s first win of the season when coaches surprised the players with a water-bottle celebration and blasting music in the locker room before games. In addition to basketball, Avelyn competed in track from 7th to 10th grades and volleyball from 7th to 11th grade, demonstrating her versatility and commitment as a multi-sport athlete. Avelyn credits the coaching staff, especially Coach Brownlee, for teaching her the importance of balancing discipline and hard work with joy and fun.
Celina Pride & Hometown Banking
Beyond athletics, Avelyn is an exceptional student and servant leader. She maintains a 4.1 GPA while actively participating in the Chamber Choir, where she serves as President of Internals, the National Honor Society, the Interact Club, and as a Special Olympics helper. She is also deeply involved in her youth group and choir at The Church of Jesus Christ of Latter-day Saints, reflecting her strong values and commitment to serving others. Outside of school, she has worked for Kona Ice for three years, enjoys spending time with her four siblings and nieces and nephews, babysitting, reading, playing volleyball, and being with friends.
Looking ahead, Avelyn will attend Brigham Young University–Idaho in Fall 2026, where she plans to study Psychology with a focus on Family and Marriage Counseling. Congratulations to Avelyn Jensen on being named the February Outstanding Student Athlete of the Month sponsored by Lamar National Bank!
GRACE BRIDGE RESALE CELINA
A NEW FACE FOR AN OLD FRIEND
ARTICLE BY MIKE ZAPATA | PHOTOGRAPHY COURTESY OF GRACE BRIDGE
When most people think of resale or thrift stores, they picture dark, dusty, musty-smelling buildings with creaking floors. That perception quickly changes when customers step inside the new Grace Bridge Resale Store in Celina.
After operating a resale store in downtown Celina since 2011, the ministry-based nonprofit organization decided it was time to expand. The result is a brand-new facility designed to help fund the organization’s many charitable projects and initiatives. Originally founded by Carter Morris and Charles and Carol Loper, Grace Bridge came to Celina to help start a church, open a food bank, and serve residents of Celina and the surrounding communities. In 2011, they opened their first resale store and quickly realized just how great the need for assistance was. Operating out of a small leased building downtown, they used funds from the store to help people in need locally while also establishing a ministry in Uganda.
On October 25, 2025, Grace Bridge Resale Celina held its soft opening and was astounded by the community’s immediate support. Approximately 400 people waited in line for the opportunity to be among the first to shop in the new building. Marcell Timmons, Director of Retail Operations, said he was thrilled to see the excitement surrounding the new facility.
“Our community did such a great job welcoming us,” Timmons said. “And it wasn’t just new customers. We are staff-led but volunteer-driven. Without our volunteers, we simply couldn’t do what we do. They believe in our mission. Grace Bridge is a ministry-based nonprofit, and one hundred percent of the money we earn goes directly back into our ministry. While we serve more than 400 families each month through our food bank, we also have many other programs that are just as important. These ministries help so many people.”
Those programs include I Got Your Back, Bikes and Bibles for children, Neighbor to Neighbor Disaster Relief, the Grace Bridge Food Bank, Rowdy for Resale, the Grace Bridge Eye Care Center, the Reignite Hope Welding Program, and the Master Cares program, which supports families in North Texas and Uganda. While thrift stores can be found in most cities, it is rare to find one with such a dedicated mission and a proven track record of making a meaningful impact both locally and globally.
“Donations equal hope. Your donations really make a difference.”
“We don’t look like a typical thrift store,” he said. “There’s an amazing mural outside and a cool western theme when you walk in. We’re so happy we were able to build this right here in our own backyard. Celina has experienced tremendous growth, and we’re excited to grow alongside the community. This truly feels like the right time. Thrifting is very trendy right now, and more people are choosing to buy secondhand. When customers walk in, they’re amazed by how organized and clean the store is, as well as our huge selection of products.”
The new store spans 21,000 square feet, allowing Grace Bridge to offer a much larger selection than ever before. “We have people who drive from far away just because of our inventory,” Timmons added. “People really understand that when they shop here, they’re helping real families. We hope more people will make secondhand their first choice.”
Volunteers and donations are always needed, and Timmons emphasized that donations are key to the organization’s success. “Donations equal hope,” he said. “Your donations truly make a difference.”
When asked what visitors can expect at the new store, Timmons was eager to elaborate.

The Celina Education Foundation Mardi Gras Extravaganza has quickly become one of the hottest parties in the Celina community. Eagerly anticipated every year, this event serves as the main catalyst for funding the mission to inspire and reward academic excellence within the Celina Independent School District (CISD). Founded in 1992, this organization has made a tremendous impact, providing over $200,000 for student scholarships, Grants for Great Ideas for Celina ISD teachers, and strategic district-wide initiatives.
There are many ways to contribute: Buy a table, donate or bid on an item in the auction (silent or live), or by becoming a financial partner. The foundation is a 501(c)3 tax exempt non-profit meaning your donations are tax deductible. DIS COVER THE VALAIS REGION OF SWITZERLAND, WHERE ALPINE TRAILS, THERMAL SPRINGS, AND LOCAL TRADITIONS CREATE RESTORATIVE TRAVEL.
AN ALPINE ESCAPE
In Switzerland’s Valais region, wellness and adventure are always part of the same itinerary. Morning could bring a high-alpine hike, afternoon a soak in mineral-rich springs, and evening a table set with traditional cuisine, always including delicious wine and cheese. For travelers, the best part will be finding the perfect balance between exploring the outdoors and relaxing with wellness-infused activities in the heart of the Swiss Alps.
A CAR-FREE ALPINE ADVENTURE IN ALETSCH ARENA
An easy train ride from Zurich lands visitors in the Aletsch Arena, a high-alpine region on the south side of the Bernese Alps, home to three villages: Riederalp, Bettmeralp, and Fiescheralp. Known for its ski slopes in winter and hiking in summer, the area is entirely car-free, making walking and local buses the main modes of transportation through its quaint chalet-lined streets.
One of the main attractions of the ski-in/ski-out area is the Aletsch Glacier, the longest glacier in the Alps. A UNESCO World Heritage Site, the 12-mile glacier is visible from several vantage points, shaping every experience in the area.
WHERE TO STAY
ARTICLE BY GABI DE LA ROSA
Located in the heart of Bettmeralp, Hotel Panorama provides no-fuss accommodations steps away from the picturesque Chapel Maria Zum Schnee. The hotel’s restaurant offers delicious regional cuisine, including raclette paired with Swiss wine. A good bottle of Pinot Noir or Gamay is also easy to come by because the Valais region of Switzerland is one of the largest wine-producing areas in the country, with vineyards dotting the steep slopes of the Rhône Valley. In addition to wine and cheese, eating cholera, a covered vegetable pie invented in the region during the cholera epidemic, is a must.
Take in sweeping alpine views across Switzerland’s Valais region.
WHAT TO DO
Begin at Viewpoint Moosfluh, the closest and lowest vantage point of the Aletsch Glacier. From there, trailheads lead to Villa Cassel, once the home of a British financier and now a museum focused on history and conservation. The hike passes through a thousand-yearold forest with views of both the glacier and the Matterhorn.
Walk over Goms Bridge, a nearly 1,000-foot-long suspension bridge that connects two hiking areas over the Rhône River. For a final look at the majestic glacier, take the cable car to Viewpoint Eggishorn. At nearly 10,000 feet above sea level, it offers panoramic views of the Matterhorn, Mont Blanc, Jungfraujoch, or the “Top of Europe,” and the most comprehensive view of the Aletsch Glacier.
Goms Bridge over Rhone River.
THERMAL WATERS AND MOUNTAIN VIEWS IN LEUKERBAD
After miles of hiking in the Aletsch Arena, it is time to relax and recharge in the mountain village of Leukerbad.
WHERE TO STAY
Hotel Restaurant Quellenhof Leukerbad is steps away from many of the area’s best thermal pools. The hotel also has a restaurant serving breakfast, lunch, and dinner with several regional specialties.
WHAT TO DO
Since the 1500s, the area has been a well-known destination for wellness and healing due to over 65 natural hot springs that flow into the alpine village. Several public bathhouses welcome visitors year-round, including Leukerbad Therme, the largest thermal wellness resort in Europe. The family-friendly wellness center includes ten pools and a range of hot and cold plunge options. Walliser Alpentherme & Spa and Therme 51 also offer public access to the mineral-rich waters.
A hike through Dala Gorge provides beautiful mountain views while traversing a 2,000-foot suspension bridge over the Dala River. Hikers can also experience a 100-foot waterfall before the forested hiking trail leads back to Leukerbad.
The village is considered one of the most traditional and beautiful alpine settings in the country. It lacks the pretentiousness of Switzerland’s larger metropolitan areas and offers a storybook atmosphere with a friendly small-town feel. Walking through Leukerbad reveals gorgeous chalets, small shops, bakeries, and restaurants worth exploring.
WHERE TO EAT
No trip to Switzerland is complete without fondue. Dating back to the 17th and 18th centuries, fondue, which translates to “melt” in French, is a national dish consisting of a blend of Gruyere and Emmental cheeses. One of the oldest family-owned restaurants in Leukerbad, Restaurant Sternen offers traditional fondue along with a variety of mix-ins and dipping options. Pair the fondue with Valais wine for a celebratory meal. Restaurant Waldhaus is one of the most elevated restaurants in the village and is another family-run establishment offering a seasonal menu and over 70 different grappas to choose from.
HISTORY AND ALPS MEET IN MARTIGNY
A short train ride takes visitors to one of the largest cities in the Valais region of Switzerland. The city is a crossroads between Italy and France, with a history dating back to Roman times. Visitors can tour Roman ruins, including a well-preserved amphitheater, ancient settlements, and Roman baths.
WHERE TO STAY
Martigny Boutique Hotel is minutes from the train station and is one of the few establishments in the city employing people with disabilities. The light and bright hotel provides a comfortable base for exploring the city.
WHAT TO DO
Take the steepest funicular in the world, the Mont-Blanc Express, on a scenic ascent through the Alps. The funicular connects to a smaller train that leads to the Trient Valley on the French-Swiss border, where, at the top, a full day of activity begins. Hiking, biking, zip-lining, or traversing the Emosson Dam, which straddles France and Switzerland, are all options. The crystal clear blue waters of Emosson Lake are perfect for a picnic or a break between adventures. Back in Martigny, Barryland, the only theme park in the world dedicated to St. Bernard dogs, offers a look at the history of the dog, bred by monks in the 17th century for alpine rescue

work. The Barry Foundation, founded in 2005, continues to preserve the breed and educate visitors about it. Guests can watch the dogs train, play, and interact as they learn about their role in the region.
Roman influence remains visible across the city, including at Les Bains Publics at Hotel Borsari, where visitors can soak in cement wine barrels located in the hotel’s spa. The baths sit on the site of a former wine tank factory and offer a circuit of hot and cold pools in a historically inspired, wine-colored setting.

MIRROR WORK FOR SELF-LOVE AND ACCEPTANCE
Mirror, Mirror, on the wall, who’s the fairest of them all? Everyone knows this line from Snow White. The Queen wanted to be the fairest. When she wasn’t, she poisoned beautiful Snow White. Most of us do not believe ourselves to be the fairest, but quite the opposite.
As February is widely known as the month of love, let’s focus on self-love. Often people, especially parents, tend to give a lot to their partners and their children and less to themselves. Sometimes it is challenging for us to silence the inner critic that speaks harshly to ourselves in a way we would never speak to a loved friend or family member. This is where mirror work can help.
Many people have a complicated relationship with the mirror. We don’t always like to look at our reflections. We may find it confronting. Taylor Swift even sings about it in her song Anti-hero: “I’ll stare directly at the sun but never in the mirror.” Why is it so difficult for some of us to gaze with love–or affection–into the mirror?
ARTICLE BY LEA GRIMALDI
Mirror work, a term coined by transformational teacher and selflove expert Louise Hay, founder of Hay House Publishing, and the author of You Can Heal Your Life and Mirror Work: 21 Days to Heal Your Life, is the practice of looking at yourself in the mirror and saying nice things to yourself. You can start with something simple. “I like myself. I am doing the best I can today.” Or even, “Hey sweetie! You look great!” One of my favorites is, “I love, accept, and forgive myself fully and completely.” Mirror work combines well with affirmations, which are positive phrases said in the present tense as if they are already true. The practice of saying affirmations combined with mirror work can increase the benefits of both practices.
I AM STRONG. I AM CAPABLE. I CAN DO THIS. I BELIEVE IN MYSELF. I KNOW MY WORTH. I CAN DO HARD THINGS. MY LIFE IS ABUNDANT. I AM HAPPY AND HEALTHY IN MIND, BODY, AND SPIRIT. I BELIEVE IN MYSELF. I AM KIND AND COMPASSIONATE. I DESERVE LOVE AND ABUNDANCE. I AM DOING MY BEST. I AM SMART. I AM BRAVE. I AM POWERFUL. I AM STRONG.
The objective of mirror work is to help people silence their inner critic and believe the positive words they are telling themselves while looking at themselves in the mirror.
Mirror work can help with self-esteem issues and can achieve results such as changing a negative body image to a more positive one. Hay developed the practice to increase self-compassion and self-love as part of the daily activities detailed in her 1984 book You Can Heal Your Life
Although it can be confronting and challenging, it is important to practice mirror work regularly to reap the benefits. Set a daily goal of saying affirmations while looking at your reflection in the mirror and seeing how it makes you feel. Start with two minutes a day and work up to five.
As a yoga teacher, I have included mirror work in my classes with clients. Often the first experience with the exercise is somewhat uncomfortable, but with practice, it becomes more natural. When resistance comes up, ask yourself what you are feeling, allow the emotion to be present, and then release it. It may be rooted in a past experience and just needs to be acknowledged and felt before you can let it go.
HERE ARE SOME SIMPLE GUIDELINES FOR HOW TO CREATE A MIRROR WORK PRACTICE:
• Make sure you will be alone and uninterrupted so you can let your guard down and allow emotions to surface
• Try to do it for a set amount of time, such as five minutes every day
• Allow yourself to feel and process whatever emotions show up
• Keep a journal to record your feelings, reactions, and experiences
• Start with less confronting or difficult phrases, and as you become comfortable increase the intensity
Mirror work can be used in tandem with inner-child work because many of the negative limiting beliefs that play in our minds are the result of something we were told as a child that is not true about us or our life. If something negative comes up during mirror work, we can challenge it and write about the feelings in the journal, thus freeing us from that limiting belief.
Inner child work is an approach to recognizing and healing childhood trauma. We all experience traumas as children which affect the way we experience the world. As adults, we can reconnect with the child we once were, in order to heal. Mirror work is one way to help facilitate that process, in addition to talk therapy, meditation exercises, and setting healthy boundaries.
MIRROR WORK COMBINES WELL WITH AFFIRMATIONS, WHICH ARE POSITIVE PHRASES SAID IN THE PRESENT TENSE AS IF THEY ARE ALREADY TRUE.
Here are some ideas for affirmations to use with your mirror work.
In the words of Hay, “Doing mirror work is one of the most loving gifts you can give yourself.”

VALENTINE’S DAY CHEESECAKE
ARTICLE AND PHOTOGRAPHY BY CASSIE SUPPES
Valentine’s Day is all about showing your loved one just how much you care. Rather than opting for the predictable chocolates and flowers, why not showcase your culinary prowess and create a one-of-a-kind cheesecake? Not only will this delectable treat demonstrate your affection, but it will also add a personal and luxurious touch
to the holiday celebration. Make this Valentine’s Day truly memorable by going above and beyond with a heartfelt, homemade gift. Cheesecake is the perfect dessert for two because it’s both rich and indulgent, but not too heavy. Plus, it can be easily customized to fit your own personal taste and it’s much easier than you think!
TO MAKE THE PERFECT CHEESECAKE,
• 1 pound cream cheese, softened
• 1 cup sugar
• 3 eggs
• 1 teaspoon vanilla extract
Start by preheating your oven to 350 degrees. In a large bowl, mix together the cream cheese and sugar until smooth. Beat in the eggs, one at a time, then stir in the vanilla extract. Next, add in the sour cream and heavy cream and mix until everything is well combined. Pour the mixture into the prepared graham cracker crust and bake for 45 minutes to 1 hour, or until the cheesecake is set. Let cool completely before serving.
For this recipe, we decided to add berries and honey to the top of our cheesecake. Take the time to make yours special to your relationship. With toppings such as chocolate, jelly, whip cream, berries, fruit, or whatever your partner’s favorite is you’re sure to make them smile. Make things colorful by adding food coloring to the mix, it can even be made in their
YOU’LL NEED:

favorite color. You can also change things up by making your own crust with Oreos or cinnamon crackers.
To elevate this recipe to the next level, consider using high-quality ingredients such as grass-fed cream cheese and locally sourced honey. For added luxury, try using a blend of different types of berries, or even substituting the graham cracker crust with a crust made of crushed pistachios or hazelnuts.
In addition to adding a variety of toppings, you can also get creative with the presentation. For example, try using a springform pan to create a heart-shaped cheesecake, or using cookie cutters to create fun shapes out of the cheesecake slices. You can also garnish the cheesecake with edible flowers or a sprinkle of edible gold dust for a truly indulgent experience.

GUIDING CELINA THROUGH GROWTH
A Conversation With Clint Bissett, Celina Economic Development Corporation Member Of The Year
PHOTOGRAPHY COURTESY
At the City of Celina Boards & Commissions Appreciation Dinner, Celina EDC Board President Clint Bissett was named Member of the Year. Serving on the Celina Economic Development Board [EDC] since 2019 and leading Leadership Celina, Bissett is recognized for his steady leadership, behind-thescenes dedication, and commitment to Celina’s long-term economic success.
WHAT DOES RECEIVING THE MEMBER OF THE YEAR AWARD MEAN TO YOU PERSONALLY?
The EDC experienced a particularly challenging period in 2024, with an interim director, a Board that had limited experience, and a brand-new City Manager all at the same time. Nearly the entire Board turned over during that period, which meant it was truly all hands on deck to keep the organization moving forward. Our focus was on maintaining continuity, supporting staff, and ensuring we stayed aligned with the City’s long-term economic goals until a new director could be hired and a new Board seated.
It was very much a group effort, and I’m proud of how everyone came together during that time. On the other side of it, we’re in a much stronger position, with a solid foundation and a renewed sense of momentum. We continue to have an incredible staff that works tirelessly to tell Celina’s story and partner with businesses, both new and existing, to help them succeed here.
That tough stretch required me to step up and dedicate more time to EDC business than I initially expected, but it was necessary to help guide us through. I’m truly honored and humbled to receive the award, while also recognizing that so many others played critical roles. That includes Melissa Thomas, who stepped in as interim Director, as well as Robert Ranc and his team - Anthony Satarino, Karla Stovall, Kimberly Brawner, and Ty Behringer. I’m extremely grateful to have worked alongside them.
WHEN YOU FIRST JOINED THE ECONOMIC DEVELOPMENT COMMITTEE, WHAT MOTIVATED YOU TO GET INVOLVED?
Aimee and I moved to Celina in April 2018 after I took over the PK (now Westwood) office in July 2017. When we decided to move here, it was intentional. We wanted to be involved in the community and contribute to it, rather than simply live here and commute elsewhere.
As I explored different boards and commissions, the EDC immediately stood out. It aligned well with my professional background, as it allowed me to draw from experience working on both public and private development projects. Having seen both sides of the equation gave me a perspective on what developers need to make projects viable and what cities need to ensure those projects create longterm value for residents.
Looking back, it’s a little daunting how much I didn’t know about economic development when I first joined, despite Aimee’s experience in the industry. Fortunately, I was surrounded by knowledgeable staff and experienced Board members who took the time to teach me, answer questions, and help me understand the broader picture. That support made all the difference, and today I’m grateful to be in a position where I can help new Board members navigate that same learning curve more efficiently.
WAS THERE A MOMENT THIS YEAR WHEN YOU FELT ESPECIALLY PROUD OF THE WORK YOU WERE DOING FOR THE CITY?
The EDC has been in an exciting phase over the past several years. When I first joined the Board, our focus was largely on downtown revitalization, and incentives were relatively small, often around $25,000. As Celina’s growth accelerated, we evolved our approach and began using performance-based sales tax rebate incentives. Under this model, businesses receive
incentives only by generating sales tax over a defined period of time, up to a capped amount.
This strategy allowed us to partner with major retailers such as Costco, Walmart, Lowe’s, and Home Depot in a way that aligns incentives with results. If a business doesn’t perform, it doesn’t receive the incentive. That accountability has also supported our “speed to market” approach, encouraging businesses to open more quickly and begin contributing to the local economy sooner.
Another milestone was the purchase of the Martinek tract near downtown, which marked the first land purchase in EDC history. We’re currently in the process of studying and master planning the site to determine its highest and best use. The goal is to leverage that property strategically to generate jobs, sales tax revenue, and long-term economic impact, while also supporting our broader vision for downtown and surrounding areas.
There are honestly so many positive things happening that it’s hard to point to just one moment. We have major retailers coming online, Methodist opening as
our first hospital, and King Place adding corporate headquarters nearby. One initiative that stands out right now is the launch of the Local Business Support Program, which is designed to help businesses open more quickly, navigate challenges, and scale successfully. We’re also exploring a small business incubator concept to allow entrepreneurs to test the waters in Celina, and I’m excited to see where that leads.
WHAT ARE YOUR HOPES FOR THE CITY’S ECONOMIC GROWTH MOVING FORWARD?
Celina has experienced double-digit sales tax growth for several consecutive years, which is a testament to both our growth and our strategy. With Lowe’s, Walmart, and Home Depot expected to come online in 2026, we’ll have a strong and stable revenue base that allows us to continue incentivizing small and locally owned businesses.
I also hope to see continued growth in major employers, like Methodist, that allow residents to work closer to home. In addition, I believe entertainment options and community destinations, including the potential for a Rodeo Celina facility, will be key game changers. Those types of projects shift traffic patterns and help make Celina a place people visit to spend time, attend events, and invest their dollars, much like what we already see with Cajun Fest, Oktoberfest, and Troubadour.
IF YOU COULD DESCRIBE OUR CITY’S FUTURE IN ONE WORD, WHAT WOULD IT BE AND WHY?
Phenomenal. Celina has so much working in its favor, from tollway construction and the Outer Loop connection to US 75, to continued residential growth and reaching the 50,000-plus population threshold that attracts national brands. At the same time, we continue to support and grow strong local businesses, such as The Silos, Nowhere Bar, and HEYDAY.
While growth comes with challenges like traffic, infrastructure improvements, and construction, Celina has benefited from years of forward-thinking leadership that has focused on planning rather than reacting. The future here is incredibly bright.
