The New vs Pre-Owned Homes Showdown

As we all know, Celina is growing by leaps and bounds. This growth will continue for years to come and as a result, builders selling new construction will be big competition for the pre-owned home sellers. I did a deep dive to get an idea of what percentage of the competition is new and saw that it was a whopping 66%. Yes, every 2 out of 3 homes for sale here are new. You may wonder what this means for the pre-owned sellers, if anything.

In my experience with buyers, most tend to lean toward purchasing new construction for several reasons. I have found that they like the idea of being the first owner. Some of my clients have contracted early enough in the process of building to make their personal selections on a preferred color palette including flooring, brick, tile, plus light and plumbing fixtures. However, I have found an even bigger driver for picking new are the builder incentives. They historically offer builder credit towards selections, money for buying down the mortgage interest rate, and even pay some if not all of the closing costs. These are perks that resales can’t match.

So what does this mean for those that want to sell their existing home? First, not every buyer wants new because they are aware of the expense for landscaping, window treatments, swimming pools, and other desirable additions homeowners make to improve a property. However, in order to truly compete with tsunami of new homes available it is critical that their home is move in ready. The three most important projects are paint, roof, and kitchen upgrades. Curb appeal and flooring are critical, as well. The stakes are high so working with an experienced agent that specializes in staging is also an added necessity. After all, most of your competition is a model home. Make no mistake, builders are pulling out all stops. Choosing a Realtor that understands your competition, provides next level marketing, and has a proven track record will be the difference between selling or sitting on the market. Centurion American Breaks Ground On Preston Harbor

A major milestone has been reached at the Preston Harbor development along Lake Texoma: the official groundbreaking for the residential portion, led by Centurion American Development Group, took place on Friday, October 17, 2025. Centurion American will build 1,184 residential lots and 115 estate lots ranging in size from.5 acres to 7 acres.  In addition to housing, it will include resort amenities, retail, restaurants, and a marina along about 9.5 miles of shore. The Oldest State Bank In Texas Opens Its Doors To A New Location In Celina

On Wednesday, October 15th, First State Bank of Celina marked a significant milestone with the ribbon-cutting and grand opening of its new location at 433 S. Preston Road. This latest outpost of the oldest state bank in Texas, which recently celebrated its 120th anniversary, is a testament to the bank's growth and expansion. The all-local team, led by Branch President Chad Anderson, was joined by members of the Celina City Council, Celina Chamber President and board members, as well as many supportive First State Bank customers and community members.

The event was celebrated with grazing boards from The Wick, as well as balloon towers, streamers, live music, and speeches by First State Bank leaders and community leaders.

The team at First State Bank is excited about the new location. The new facilities, with their modern design, will enable them to offer friendly customer service and hometown banking, powered by innovation and technology. First State Bank is committed to staying involved in the community, schools, and local events. Their dedication to helping small businesses succeed is also evident in their partnership with the City of Celina, Celina Chamber of Commerce, and Celina’s Economic Development Corporation (EDC), which is ideal for the continued growth of the community.

Are you needing a sharp haircut without leaving Celina? Don’t want to miss the big game just to get a trim?  You’re in luck -- Celina is now home to Sport Clips. Sport Clips is set to open at the Crossing at Ownsby Farm shopping center off Preston Road in southwest Celina.

Co-Owners Tim Terzis and his son, Aristotle Terzis, are pleased to bring the franchise to their hometown. The Terzis Family has lived in Celina for over twenty years, and Aristotle is a 2018 Celina High School graduate. “We will bring a unique experience to Celina. We have been waiting for the right moment and location to open a Sport Clips in our hometown,” says Tim Terzis. Tim owns eleven Sport Clips stores around Collin and Grayson counties, including Carrollton, Sherman, and several in McKinney. “For quite some time, I have had Celina customers come to one of my McKinney stores. Now, they can get their haircut experience locally. This makes my son and me very happy to be able to provide a service in Celina that is in high demand,” Tim continued.

Sport Clips was founded and is headquartered in Georgetown, Texas. In 1993, Sport Clips opened its first shop in Austin. The goal, according to the company website, was to “provide a championship haircut experience in an exciting sports environment.” Now there are over 1800 independently owned and operated local franchisees.

Tim Terzis opened his first Sport Clips in Sherman. He believes the demographics in Celina are the same as when he first opened in Sherman 22 years ago, and he is thrilled to bring a great concept for haircuts in Celina. Sport Clips offers a place for men and boys to get a champion cut in a fun, energetic atmosphere.

Tim recommends ordering the signature service, The Sport Clips MVP Experience. This package includes a precision haircut, facial with hot, steamed towel, a massaging shampoo, then finishing off with an invigorating neck and shoulder treatment. Tim observes, “This is what separates us from the competition.

The Terzis family will also continue to honor the mission of Sport Clips to serve the town, not only with great haircuts, but also by giving back to the community, including the Celina Bobcats. For many years, Tim has supported various Celina projects, including the Chamber of Commerce and Rotary. He states, “It is the basic value to be part of the city and give back. Now I get to really do that because I live here.” Sport Clips has given to local communities and school districts for many years, and Tim Terzis will continue to do so in the Celina/Prosper/Gunter area.

“We made a conscious decision to move out here. We wanted the country life for our family, where you can explore the land or go to a festival on the square, and you would know many of the people around you,” Tim says as one of the many reasons he and his family have been blessed to live in Celina.

BREAKFAST HOLIDAY

The holidays are filled with family gatherings. Enjoy these easy, make-ahead recipes to simplify your holiday breakfast; they are sure to impress your guests.

MONKEY BREAD

Ingredients:

• 18-20 Rhodes white frozen rolls

• 1 regular box of cook and serve butterscotch pudding

• ½ cup chopped pecans

• 6 tablespoons butter, melted

• ¾ teaspoons cinnamon

• ½ cup brown sugar

Instructions:

Grease a bundt pan with non-stick cooking spray. Sprinkle chopped pecans around the bottom of the bundt pan. Next, place frozen rolls in the pan, evenly spreading them out. Sprinkle the rolls with the dry pudding mix. Melt butter in a separate container, and add cinnamon and brown sugar and stir. Pour butter and sugar mixture over the rolls. Cover with saran wrap that is sprayed with nonstick cooking spray. Place in a cool oven overnight with the light off. Bake the next morning at 350 degrees for 30 minutes. Let stand for 5 minutes and then turn the bundt pan over onto a serving plate and gently pry out of the pan, allowing time for the pecans and toppings to drip on top. Enjoy!

HEARTY BREAKFAST CASSEROLE

Ingredients:

• 8 eggs

• 2-3 cups torn bread pieces

• 3 ½ cups heavy whipping cream

• 1 pound breakfast sausage, browned

• 1 pound bacon, cooked and crumbled

• 2 cups shredded cheese of choice

• 1 teaspoon red pepper flakes

• 1 teaspoon rosemary

• 1 teaspoon thyme

• Salt and pepper

Instructions:

Spray 9 x 13 pan with cooking spray. Layer torn bread pieces on the bottom of the pan to cover completely. Sprinkle 1 cup cheese over the bread. Whisk eggs and heavy whipping cream and red pepper flakes salt and pepper. Pour mixture into the baking dish. Add bacon and sausage on top of egg mixture. Top with remaining cheese and sprinkle with rosemary and thyme. Bake at 350 for 35 minutes or until the center is done.

EGGNOG MARTINI

Ingredients:

• 1 ounce vodka

• 1 ounce Kahlua

• 1 ounce brewed coffee cooled

• 3  ounces eggnog

• ¼ teaspoon vanilla extract

• Dash of cinnamon

Instructions:

Add all ingredients together in a shaker and mix. Pour into a glass and serve over the rocks.

GOURMET HOT CHOCOLATE

Add a little extra pizazz to your hot chocolate by using half and half instead of milk, sprinkle with cinnamon and top with a snowman made out of marshmallows and pretzel sticks

Ingredients:

• 1 cup powdered sugar

• ½ cup of cocoa powder

• 1 teaspoon cinnamon, optional

• Milk or half and half

Instructions:

Add dry ingredients to a bowl and stir. For individual servings, mix half of the cocoa mix with a ½ cup milk. Add desired amount of cocoa mix with milk to desired sweetness. Top with whipped cream or marshmallows.

CROISSANT LEMON BERRY DELIGHT

Casserole Ingredients:

• 6 large croissants (from the bakery) sliced into cubes

• 3 cups mixed berries

• 1 package cream cheese, softened

• 1 cup  sugar

• 5 eggs at room temperature

• 2 cups half and half at room temperature

• ¾ tablespoon vanilla extract

• ¾ tablespoon lemon juice

Lemon Glaze Ingredients:

• 2 ounces cream cheese, softened

• 1 tablespoon butter, softened

• 1 cup powdered sugar

• 1 ½ tablespoons lemon juice

• 1 ½ teaspoons vanilla extract

Instructions:

Preheat oven to 350 degrees and toast the cubed croissants on a baking dish for 10 minutes. In a mixing bowl, beat cream cheese and sugar until smooth. Add eggs, half and half, lemon juice and vanilla and mix until smooth. Place the toasted croissants into a greased 9 x 13 pan and layer with 1 ½ cups berries. Pour custard mix on top and then add the remaining berries on top. Cover with foil and refrigerate overnight.  Preheat the oven to 350 degrees and bake, covered, for 30 minutes. Remove foil and bake for another 15 minutes. Set aside and make glaze by adding all ingredients to a bowl and mixing until smooth. Drizzle over the casserole and sprinkle with powdered sugar if desired.

HASHBROWN BITES

Ingredients:

• 20-ounce bag refrigerated hash brown potatoes

• ¾ cup green onions, sliced

• ½ cup  grated parmesan cheese

• 1 teaspoon sea salt

• ½ teaspoon pepper

• ½ teaspoon red pepper flakes, optional

• 2 tablespoons olive oil

• ¼ cup pepper jack cheese, optional

Instructions:

Spray muffin tins with non-stick cooking spray. Combine all ingredients in a bowl and stir. Evenly add mixture to each muffin tin and lightly press down. Bake at 400 degrees for 45 minutes. These can be made in advance and reheated for convenience.

Texans love to ski. From the quiet slopes, for beginners or seasoned skiers, here is a list of popular ski destinations not too far from the Lone Star State.  Whether you are looking for glitz, quieter resorts, massive trails, Olympic-style skiing, small-town vibes, or budget-friendly and family-friendly experiences, these resorts promise unforgettable moments on the slopes for a memorable winter adventure.

1. Vail, Colorado, is known as one of the best places to travel, with almost two hundred trails for elite skiing. The reliable snowfall, combined with perfectly groomed ski runs, provides superior conditions for skiers of all levels. Vail is also known for its charming village, complete with world-class dining, upscale shopping, and European-style architecture. 2.  Not far from Denver, Breckenridge is a fan favorite known for “Five Peaks”, the majestic skyline of the Rocky Mountains, Peaks 6-10. These peaks offer abundant trails for skiing across 3,000 acres of breathtaking land. Besides skiing, Breckenridge is home to many other adventures off the slopes, like ice skating and fun festive events in the charismatic town.. 3.  Colorado is not the only state with world-class luxury skiing. Park City, Utah, is a dynamo home to the renowned Deer Valley Resort. The resort is one of Utah’s premier ski resorts, for skiers only – no snowboarding. Deer Valley’s commitment to traditional skiing is evident in its recent expansion, adding 80 new ski runs to its existing trails, creating a unique, exceptional ski experience. Park City’s historic Main Street includes exciting restaurants, nightlife, and distinctive art galleries. 4.  Steamboat Springs, known as “Ski Town USA”, focuses on its rich heritage and community pride. Steamboat delights in its “champagne” colored snow powder, friendly citizens, and, of course, elite skiing. Steamboat is home to more Olympians than any other U.S. town. The town is also known for its western-cowboy flair with old saloons, annual rodeo events, and an overall relaxed atmosphere.

5 . Another family-friendly resort is Keystone, Colorado. Offering an average of 280 inches of snow per season, Keystone provides an abundance of trails over three mountains. If you are looking for a hidden gem with fewer crowds but amazing skiing that locals and tourists rave about as a Colorado treasure, Keystone is the place. Night skiing, the longest in Colorado, is a must. 6. Perhaps home to the epitome of poshness, Aspen, Colorado, has four resorts perfect for all ability levels. Celebrities are abundant in Aspen, as are the events like the thrilling X Games, sleigh rides, high-end dining, and vibrant culture. 7. Another special and underappreciated destination is Ruidoso, New Mexico. It’s the perfect spot for newbie skiers with an enchanting village encompassing cozy cabins, restaurants, and entertainment at the Inn of the Mountain Gods. Ruidoso has a mild climate, keeping temperatures more pleasant. 8. Budget and family-friendly, Angel Fire, New Mexico, is another top-notch ski location. A smaller resort, Angel Fire, is another great choice for novice skiers, complete with a first-class ski school. It is a perfect choice for a quick ski trip.

CHRISTMAS ON THE SQUARE

Come be a part of one of our favorite traditions where the Celina’s Square is transformed into a winter wonderland. Winter Simmer Magic

FILL YOUR HOME WITH THE COZY SCENTS OF TART CRANBERRIES, BRIGHT CITRUS, AND WARMING SPICES

Creating stovetop potpourri is a delightful way to indulge in the scents of the festive season. This Cranberry Orange Potpourri combines sparkling notes of fresh citrus and cranberries with nostalgic spices and woodsy herbs to create a welcoming atmosphere.

INGREDIENTS:

• 1 cup fresh cranberries

• 1 orange, sliced

• 2 cinnamon sticks

• 1 teaspoon whole cloves

• 3 star anise

• 2 sprigs fresh rosemary

• 2-3 cups water (plus more as needed)

INSTRUCTIONS:

Combine cranberries, sliced orange, cinnamon sticks, cloves, star anise, and rosemary in a pot. Add 2-3 cups of water, ensuring the ingredients are submerged. Simmer on low heat, allowing the aromas to release. Check the water level, adding more as needed to prevent drying out. Simmer for several hours to fill your home with the scents of the season.

Just like that, it’s officially the most wonderful time of the year. And while you may still be stuffed from all the turkey, it’s time to start planning the ultimate holiday party. I’ve included some tips and tricks to make sure it is the absolute best time for your guests.

SETTING THE ATMOSPHERE IS CRUCIAL.

The mood is subjective to the type of party you’re having, though. This could include a tree in the corner, an advent wreath on the table, a menorah on the counter, or other decor aligning with your celebration. Either way, I personally recommend lighting a fire in the fireplace or playing a looping video of one on your television to create a festive and cozy ambiance.

HOLIDAY GAMES ACT AS ENGAGING

ENTERTAINMENT.

I once played a game where little trinkets from the Dollar Tree were wrapped in a massive ball of plastic wrap, and guests had 30 seconds to unwrap as much as possible before passing it to the next guest, claiming the unwrapped trinkets as their prize. It definitely gets the adrenaline up and provokes quite a few laughs at the random items wrapped inside.

FOOD AND DRINKS PLAY A MASSIVE ROLE IN THE HOLIDAY PARTY SCENE.

Whether a simple apple dip (8 oz cream cheese, 1/2 cup brown sugar, 1/4 cup granulated sugar, 1 tsp vanilla extract, and 1/2 cup toffee bits served with apple slices) or a festive drink, such as a cranberry Moscow Mule (2 oz vodka, 1 oz cranberry juice, 1/2 oz fresh lime juice, ginger beer, and fresh cranberries with a sprig of rosemary for garnish), serving holiday-themed food and drinks amplifies the atmosphere.

Premier Living, Unrivaled Amenities, And Private Golf Course Located In Celina, Texas

In 2022, Centurion American broke ground on a 3,200-acre master-planned community known as Legacy Hills. Since then, the company has laid the infrastructure for nine unique neighborhoods and a beautiful private golf course. The plan calls for approximately 6,800 single-family homes and 4,000 multifamily units, in addition to a city sports park and a commercial development.

As you drive north on the Dallas North Tollway expansion, the housing developments start to thin out, and you return to the rolling hills and cow pastures of older Celina. Just when you think you have driven too far, you come to Legacy Hills. On the east side of the tollway, this community seamlessly blends with the natural terrain, creating a cozy and special atmosphere. The location offers a peaceful retreat from the city while still being within a reasonable distance for commuting and accessing urban amenities.

There are four distinct neighborhoods to the north and south of O'Brien Drive. The Arbors features homes by Mattamy Homes, offering 27 different floor plans with a rare threecar garage option. These homes are priced between the mid-$300,000s and upper $400,000s, offering options for most homebuyers.

Just east of The Arbors is Rise, featuring single-family homes built by Lennar in both single-story and double-story models. This neighborhood also offers some 60-foot lots for larger square-footage homes. To the north of O'Brien Drive, The Enclave features homes built by Beazer Homes and UnionMain Homes, and The Bluffs features First Texas Homes. Each builder is developing thoughtfully designed floor plans built for the way you live.

Each home builder and developer has done a good job of incorporating natural landscape, walking trails, dog parks, shade structures, and pocket playgrounds with each phase. They are ensuring a high-quality living experience that will instill confidence in potential residents.

North of the GA Moore Parkway, flanking the new 1876 Country Club, Brookshire at Legacy Hills features 50-and 60-foot lots with Ashton Woods, Straight Homes, and Windsor Homes. A wide variety of plans and prices

enables a diverse range of families to call this neighborhood home. Lilybrooke at Legacy Hills on the west side of the golf course features homes built by DR Horton and M/I Homes. Both builders feature homes crafted with open layouts, offering seamless integration between the living, dining, and kitchen areas, with numerous features and high-quality finishes.

Active adults 55 and older are invited to lead an active lifestyle at Del Webb at Legacy Hills. Take fitness classes at a private amenity center or walk with friends on miles of walking and biking trails. Relax at the resort-style pool or pick up a game of pickleball at the on-site courts. Pulte Group is offering one-, two- and three-bedroom floor plans with open-concept living, bonus rooms, and upgraded kitchen and bathroom finishes.

The 1876 Country Club and private golf course are features that Celina residents are eagerly awaiting. The fairways and roughs are now being sodded, and greens are being overseeded with winter grass for a planned opening in late 2025 or early 2026. The rolling hills, ponds, and natural landscape surrounding Little Elm Creek make this an ideal location. The course will feature 22 bridges, 18 holes of golf, and practice facilities. While the planned clubhouse and amenity center are under construction, a temporary clubhouse will be on-site to serve a limited menu of drinks and food, as well as offer a pro shop for all your golf needs. The country club will sell a limited number of memberships. At opening, Premier Golf Memberships will be available, and later, Lifestyle memberships with access to everything but golf will be available. OUTSTANDING STUDENT ATHLETE OF THE MONTH

It is with great pleasure to announce the Outstanding Student Athlete of the Month as selected by the Celina Independent School District (CISD) Athletic Coaching Team. This month’s selection is senior Selah Nickel.

A dedicated member of Celina High School’s Varsity Volleyball team, Selah has made her mark as a middle blocker. Her journey began in 7th grade with the Celina Flyers, and though her family faced challenges in affording club volleyball, Selah’s determination never wavered. Each year, her mother found creative ways to make her dreams possible. Selah’s hard work and perseverance have led to numerous accolades, including being named to the Denton Ryan All-Tournament Team, earning Blue Bell/TSWA All-State Honorable Mention, TGCA All-State, and Blocker of the Year honors in 2024. Her dedication was further recognized when she was selected to play on the TGCA All-Star Team the summer before her senior year—an honor that reflects her commitment to excellence and leadership on and off the court.

Celina

Beyond athletics, Selah exemplifies what it means to be a wellrounded student leader. She serves as a youth leader for the young women in her church, completed the CNA program her junior year, and was a member of PALS (Peer Assistance and Leadership). In her free time, she enjoys spending time outdoors swimming, hiking, or walking with her family and expresses her creativity through painting.

As of this writing, the Celina Volleyball team is beginning its playoff run. Selah and her teammates are setting their sights high, determined to bring home a state title. She plans to continue playing volleyball at the collegiate level and is exploring her future options.

Selah credits her teammates for making the sport so enjoyable and Coach Cate for being an inspiration and role model. “She is everything I hope to be when I grow up,” Selah says. “I look up to her a lot.” Congratulations to Selah Nickel on being named the December Outstanding Student Athlete of the Month sponsored by Lamar National Bank!

The holidays have a way of calling us back to what matters most—faith, family, compassion, and the quiet but powerful act of giving. As lights go up and calendars fill, there are still many who sit in silence, carrying burdens too heavy to bear alone. But what if this season, you could be the spark that changes everything for someone else?

The founders of City Lifestyle, through their private foundation, are once again launching its annual Christmas Giving Campaign—a heartfelt effort to seek out and support individuals and families who have quietly fallen through the cracks. The mission is simple: to bring light, dignity, and hope to those who need it most.

Since its beginning just four years ago, this initiative has grown from a humble idea into a life-changing movement. Last Christmas alone, more than 200 families across the country received unexpected support—financial relief, but also something even more powerful.

“We don’t just send checks,” says Steven Schowengerdt, CEO and founder of City Lifestyle. “We send a message: You are seen. You are loved. And you are not forgotten.”

Together with City Lifestyle President Matthew Perry, Steven has helped shape this into a tradition that goes far beyond charity. “This is about community,” Matthew adds. “We believe we’ve been blessed, so now we get to be a blessing.”

Every story begins with a nomination. Often, it’s a neighbor, coworker, friend, or teacher—someone who’s been quietly carrying too much for too long. One past recipient, after receiving unexpected support during a time of deep personal struggle, wrote:

“We send a message: You are seen. You are loved. And you are not forgotten.”

“Beyond the very practical solution of receiving funds to fix my car, this thing you guys worked together to do is bigger than that. I carry the Christmas card you sent in my purse. When things get really hard, I pull it out and remember what it felt like to be seen. That card represents hope— that change for the better is possible. I’m not sure how many people get to carry hope around in their purse. But I do.”

Another wrote in after her husband was diagnosed with aggressive brain cancer and unable to work:

“This support has blessed our family not only financially, but emotionally and spiritually as we trust God to meet our needs throughout this difficult time. Thank you to our anonymous friend and to your foundation. What a joy and gift to be part of God’s family!”

Each year brings countless stories like these—real lives touched by simple acts of kindness. Some use the funds to pay overdue bills, others to afford groceries, medication, or repairs. But no matter the circumstance, the impact is the same: hope is restored.

This season, you have the opportunity to be part of that. The campaign is now open to nominations—completely confidential and prayerfully considered. Whether it’s someone battling illness, facing unemployment, or just in need of a helping hand, you can bring them a moment of grace that will ripple far beyond Christmas morning.

“Knowing my mom was chosen filled my heart with indescribable joy,” said another past recipient. “Your generosity doesn’t just brighten her life; it inspires hope and faith in all of us. It enables her to stay in her home and get back on her feet.”
