For the past several years, the housing market has tested buyers in ways not seen in modern history. What began as a period of historically low interest rates quickly shifted into one of the toughest affordability environments on record. In 2021, mortgage rates climbed from the 3 percent range to over 7 percent. That dramatic increase pushed the typical monthly mortgage payment up by roughly $1,000. For many households, that single change marked the difference between comfortably purchasing a home and being priced out entirely.
When interest rates double, affordability does not simply tighten. It constricts. Buyers qualify for less home, monthly payments stretch budgets thin, and many potential homeowners pause their plans. At the same time, home prices remained elevated due to limited inventory. The result was a market defined by high payments, cautious buyers, and widespread uncertainty.
Now, we are beginning to see meaningful shifts. Mortgage rates are currently at their lowest levels in the past three years. Over the last year alone, rates have declined by

a full percentage point. While that may not seem significant at first glance, even a one-point drop creates a powerful ripple effect. Nationally, this reduction expands the pool of households able to qualify for a mortgage by approximately 5.5 million. Among them are an estimated 1.6 million renters who may now have a pathway to homeownership for the first time.
Of course, not every newly qualified household will move forward with a purchase. Historically, about 10 percent of newly eligible buyers take that step. If that pattern holds, the market could see roughly 550,000 additional home purchases in 2026, providing a meaningful boost to overall housing activity.
Looking ahead, sustained affordability improvements will likely depend on three key factors working together: continued moderation in interest rates, rising household incomes, and reasonable home price adjustments. We are currently witnessing a market reset. Inventory has increased over the past year, giving buyers more options and more time to make decisions. When homes sit longer or
are withdrawn from the market, it can create the appearance of instability. In reality, what we are seeing is stabilization after an unprecedented surge in demand and pricing.
Housing markets rarely change overnight. However, the current trajectory suggests a shift away from peak strain and toward greater balance. For renters considering their first home and move-up buyers who have remained on the sidelines, the coming year may offer renewed opportunity.

Based in McKinney, Shower Doors of Texas is a family-owned and veteran-supported company built on specialized craftsmanship. The team focuses exclusively on shower doors and architectural glass, a decision that has allowed them to refine their process and reputation over time. “We were

founded on the principle of providing high-quality, specialized glass craftsmanship to DFW,” says Steve Hood, Owner of Shower Doors of Texas. “We don’t try to be everything. We focus on glass, and we do it well.”
Many remodelers treat shower doors as an add-on, but Shower Doors of Texas built its business around them. The company specializes in frameless and semi-frameless enclosures, including its signature Premium Bronze Showers. It is with great pleasure to announce the Outstanding Student Athlete of the Month as selected by the Celina Independent School District (CISD) Athletic Coaching Team. This month’s selection is junior Olivia Cotten.
Olivia is a left outside back on the varsity girls’ soccer team. Now in her second year on varsity, Olivia has helped lead the program to continued success, including contributing to the team’s fourth state championship title. One of her favorite memories was scoring a free kick against Richland and running to the corner to celebrate with both the girls’ and boys’ soccer teams. The team won state last year and continues strong district play this season.
Olivia has earned many honors for her efforts on the field, including the 1st Team All-State Coaches Award (2024–2025) and 2nd Team All-District (2024–2025).
She has been playing soccer since the age of three and competes year-round at a high level with Sting Black ECNL. Her dedication and work ethic have paved the way for her next chapter, as she has committed to continuing her soccer career at LSU on the women’s soccer team and plans to pursue a biology research major.
When she is not competing, Olivia works at Six Sips, is active in a Bible study group, and enjoys supporting her friends at other school sporting events. Congratulations to Olivia Cotten on her selection as the April Outstanding Student Athlete of the Month sponsored by Lamar National Bank!

Lowe’s, the home improvement store, celebrated the opening of its new location earlier this year with a grand opening and board-cutting ceremony on February 13th. The event drew city leaders, chamber members, and many Celina residents, highlighting the community’s welcoming spirit. Lowe’s broke ground on the new store in March 2025 and welcomed customers in January. Store Manager Jason Garrod and his team have demonstrated how a large company can successfully become part of a close-knit, community-driven town like Celina.
"Service is at the core of everything we do here at Lowe’s, and solving problems and helping customers across their journey is our mandate," said Lowe’s South Division President Joel Cogdell. "Whether that’s helping a family settle into their new home or helping a Pro get everything they need for their project, we are excited to open stores in these communities and begin providing the value and exceptional service Lowe's is known for."


Jason and his team arrived in Celina in June and immediately hit the ground running. He subscribes to a philosophy of “be there for your customers and give back.” Jason attended the Celina Citizens Government Academy. This program, offered by the city of Celina, offers residents and business owners an in-depth look at the inner workings of their local government. This four-month program provides firsthand knowledge of city operations, services, and decision-making processes-giving Jason a deeper understanding of municipal government while building meaningful connections within the community.
If you were around last summer and fall, you probably saw those red and blue vests at many events all over town. At several Helping Hands of Celina backto-school events, Jason and his team helped sort and fold clothing, collect and count supplies, provide much-needed storage containers, and make a generous donation on behalf of Lowe’s. Recently, Jason was named as a new member of the Helping Hands of Celina board. Jason’s involvement ensures Lowe's support for community members in need in many ways.
The Lowe’s team sponsored the Christmas Carriage Rides in downtown Celina and provided 11 Christmas trees to decorate the carriage station. After the event, these trees, including decorations, were donated to 11 families in need. Lowe’s also supports the Donkey and Equine Rescue, assisting with the construction of new barns and pens to better protect the animals from harsh weather. Their commitment extends to the Celina High School Special Olympics, where they sponsored the event and provided lunch for contestants and volunteers. GraceBridge’s new store in Celina has similarly benefited from Lowe’s volunteers, who helped sort donations, distribute food, restock shelves, and offer consulting and supplies to optimize the new space and maximize sales.
Jason sees his role not just as a store manager but also as an active member of the community. His vision is for the store to be seen as a neighbor helping neighbors. He was recently named regional director of the Disaster Relief Organization, with the ability to quickly mobilize resources and people in the event of an emergency.
The Lowe's Corporation provides annual local community grants. These grants provide funds and volunteer support for community improvement projects. Local residents or community advocates can nominate projects in their town that they believe deserve support. A selection committee reviews submissions and awards up to roughly 100 grants each year.
The generous square footage of the Celina Lowe's has allowed Lowe’s to introduce new designs and products, making it different from other Lowe's

stores in the area. The store is about 10% bigger than a traditional Lowe’s store. Some of the unique features include upgraded, luxury appliances in the appliance department. You might also notice that refrigerators are displayed at counter depth to help customers visualize how the appliance might look in their kitchen.
The Celina store is one of the first stores to roll out the new self-service paint kiosks as a standard feature for new stores. The kiosks use an interactive touchscreen to guide customers through selecting the right paint and placing their order without waiting in line. Orders are sent instantly to a red-vest associate with all necessary details for accurate, efficient mixing. Customers are notified via text when their order is ready. The streamlined system reduces wait times, keeps projects moving, and frees up associates to help customers with broader project needs.
The stores also offer an expanded 30,000 square feet of outdoor garden space and bring in more live goods, a wider variety of hardscape supplies, and more drought-tolerant plants to better landscape for our harsh Texas summers.
The Pro Department has been significantly expanded to better serve professional contractors and tradespeople who need to pick up supplies efficiently and get back to their projects. With a loading area twice the size of a traditional Lowe’s store, the team can process orders and load materials much faster, helping pros stay on schedule.

One of the favorite features of a Lowe’s store is the Kids Club. New workshop registrants in Celina will receive aprons and goggles and the opportunity to earn builder’s badges. Later this year, Lowe’s plans to bring its Kids Club workshops to the Celina square, inspiring the next generation of DIYers.
Celina Lowes has about 150 associates at any time. It was important to Jason to hire staff who live in Celina. About 70 of his Celina staff are what he calls “BRICs”, born and raised in Celina. This ensures that the store is anchored in the community and will remain so for many years to come.

One of CEDC’s most significant strategic investments is the acquisition of the approximately 32-acre Willock Tract (formerly Martinek Tract) near the downtown square. This investment represents a long-term commitment to shaping Celina’s future growth through intentional planning and placemaking.
Working with planning firm Norris Design, the CEDC is developing a master plan for a walkable mixed-use destination that could include retail, dining, office space, residential options, entertainment venues, and public gathering spaces. The goal is to create a vibrant district that complements historic Downtown while attracting private development and new economic activity.
Beyond physical investment, the CEDC plays a central role in coordinating Downtown strategy through:

When Methodist Celina Medical Center opened its doors March 2025, it marked more than the arrival of a new hospital. It signaled a promise that Celina would no longer have to leave home for high-quality, compassionate healthcare. For President Cody Hunter, the milestone is both professional and deeply personal.
Hunter was named the hospital’s first president in December 2023, when the building was only steel beams and construction trailers. By July 2024, he and his wife Cara had moved their family to Celina, choosing not just to lead here but to live here.
“For us, being part of the community we serve is very important,” Hunter says.
The Hunters have two children at Bothwell Elementary, a fourth grader and a kindergartner, who keep them busy with club soccer and gymnastics. When they’re not at school events or Bobcat games, you’ll likely find them on the Square for Cajun Fest or Christmas on the Square, grabbing lunch downtown, or spending time at Old Celina Park.
That local involvement extends beyond family life. Hunter serves as president of the Celina Education Foundation, sits on the Celina Economic Development Corporation board, participates in the
district’s School Health Advisory Council and supports paramedic training through a regional consortium. For him, investing in Celina isn’t optional — it’s foundational.
That same mindset shaped the hospital’s first year. When asked what he’s most proud of, Hunter doesn’t hesitate.
“We talk a lot about our ‘why,’” he says. “And for us, it’s those ‘we got you’ moments.”
Before the hospital opened, emergency ambulances often drove an additional 20 to 25 minutes to reach facilities in surrounding cities. In cases like heart attacks, strokes or traumatic injuries, those minutes matter. Now, families in Celina have immediate access to emergency care close to home.
“Being able to change the direction of someone’s life in those critical moments; that’s what we’re here for,” Hunter says.
But the hospital is also celebrating life’s highest highs. This year, Methodist Celina began delivering babies — officially stamping “Celina, Texas” on birth certificates for the first
time in a hospital setting. The team recently welcomed its seventh baby and expects that number to grow significantly as additional OB/ GYN physicians join the practice.
“It’s incredibly special,” Hunter says. “Families don’t have to leave town to welcome their babies into the world.”
Community response, he adds, has been overwhelmingly supportive. Patient feedback scores place the hospital at or above the top 10 percent nationally which is a remarkable achievement for a first-year facility.
“That tells us we focused on the right things: our people, our processes and our culture,” he says.
Hunter often uses two words to describe that culture: intentional and exceptional. As Celina grows and demographics evolve, he believes the hospital’s commitment to culturally competent, compassionate care will remain central.
Beyond its walls, the hospital partners with Celina ISD for student physicals and works CONTINUED

through Faith Community Nursing initiatives to bring health education, screenings and resources directly into local churches and community spaces. More public education events and wellness programs are planned in the coming year.
While staff will celebrate the anniversary internally, honoring both day and night shift teams who keep the hospital running 24/7,
“AT THE END OF THE DAY, WE’RE HERE TO SERVE,” HUNTER SAYS. “EVERY PATIENT ENCOUNTER IS AN OPPORTUNITY TO CARE FOR SOMEONE NOT JUST PHYSICALLY, BUT WITH COMPASSION AND DIGNITY.”
Hunter believes the real milestone is something less visible but far more meaningful: trust.
As a faith-based hospital, Methodist Celina Medical Center was founded on the belief that healthcare is more than medicine but is also ministry. That conviction traces back nearly a century within the Methodist Health System and continues to guide decisions in Celina today.
“At the end of the day, we’re here to serve,” Hunter says. “Every patient encounter is an opportunity to care for someone not just physically, but with compassion and dignity.”
At night, illuminated crosses glow from the top of the hospital, visible from El Dorado to Pilot Point. “I hope those lights are a beacon of hope,” he says. “They symbolize our commitment of anytime, any age, any condition, we’ve got you.”
For Hunter and his team, that promise is rooted in something deeper than strategy or growth plans. It is rooted in a calling to love their neighbors well, to serve with excellence, and to ensure that when families in Celina face life’s most urgent or most joyful moments, they do not face them alone. One year in, the foundation is strong, the mission is clear, and the light on the horizon shines brightly.

Q: WE ALL KNOW YOUR ACCOMPLISHMENTS ON THE FOOTBALL FIELD, BUT TELL US ABOUT THE CURL CONTEST.
A: I was competing for my future high school team (my brother’s team), and I pushed myself way past what was smart. I ended up collapsing and needing medical attention. But what stayed with me wasn’t the pain, it was the lesson. Would I be willing to do something that others aren’t? For much of my life, I strived to bring my best for a game, but I hope that I can say at the end of my life I was willing to do that for things that actually matter.
Q: YOU’VE ACHIEVED SO MUCH IN SPORTS. WHAT WOULD YOU SAY IS YOUR GREATEST ACCOMPLISHMENT NOW?
A: Becoming a dad. Nothing compares. From the moment I knew my wife was pregnant, I felt a new depth of love for our child, but when you bring your baby home, the responsibility hits you like nothing else. Suddenly, everything you see, every decision you make, you’re asking, “Is this corner too sharp? What happens if she reaches that drawer?” It changes how you see the world and how you see other people.
Q: YOU’VE SPOKEN OPENLY ABOUT DISAPPOINTMENT, ESPECIALLY AROUND FOOTBALL. HOW DID THAT SEASON OF LIFE SHAPE YOU?
A: I talked a lot about that very thing in my book Shaken . We all go through moments where our faith in our abilities and purpose feels rattled, but I believe it’s often in those storms when God can show us who we could become.
Q: YOU TALK A LOT ABOUT COMPARISON CULTURE. WHY DO YOU BELIEVE COMPARISON HAS BECOME SUCH A TRAP TODAY?
A: Because we’re comparing our real, everyday lives to someone else’s highlight reel. Social media shows people’s “best day,” often filtered and staged, and then we measure our reality against that. There’s a reason filters are so popular—it’s not real. We end up scrolling through images that don’t tell the full story, and without realizing it, comparison starts to steal our joy and our gratitude.

Q: YOUR FOUNDATION FOCUSES ON THE “MOST VULNERABLE.” WHERE DID THAT CALLING BEGIN?
A: When I was 15, I met a boy in the Philippines who was treated as a throwaway because he was born with physical differences. That moment changed me. I realized God was calling me to pursue a different kind of MVP, not “Most Valuable Player,” but “Most Vulnerable People.”
Q: FINALLY, WHAT’S ONE THING PEOPLE MIGHT BE SURPRISED TO KNOW ABOUT YOU?
A: I have some weird coffee habits, which include protein powder, collagen, and cream all mixed together. I love golf dates with my wife. And every night, I bring snacks to bed to share with our dogs. It brings me more joy than it probably should.

BACKYARD GARDENS OFFER FRESH VEGGIES AND FOOD FOR YOUR SOUL
A quick guide for simple ideas to start off your backyard kitchen garden. With endless health and medicinal benefits, combined with the beauty and enjoyment to be found, gardening is endlessly rewarding.
• Plant your vegetable options right into your beds with flowers, the pollinators (bees, butterflies and more) are attracted to the beautiful flowers and your veggies will easily and abundantly go-tofruit, living harmoniously in one bed.
• Every garden needs a rain gauge - you’ll be surprised at how fun it is to check. There is nothing like rain water for your garden. (This is optional, but definitely fun).
• Get your family involved. It’s never too late!
• Just go for it, our local climate can be weird and often extreme but don’t let it stop you- the most success and fun I’ve had was just going for it. Experiment and see what you love and what works best for you!
• In most cases, when watering, don’t water the petals and leaves, (especially when they’re in direct sunlight) try to water straight to the soil. All they need is water, nutrients and light to thrive! (and maybe a little love helps too!)
• Don’t forget herbs: Lavender, Mint, Lemon Verbena, Oregano, Basil, Cilantro, Parsley and more. Don’t be afraid to skip the spice rack and grab your seasoning from the garden.
Whether starting from seed or seedlings, you can’t go wrong with these options. Start with foods you know you like to eat.

TOMATOES: They’re delicious, money-saving, good for eating fresh and for preserving. Tomatoes come in endless colors, shapes and sizes. Plant them in a sunny location with well-drained soil, ideally in full sun, and ensure they receive consistent moisture, supporting them with cages or stakes as they grow.

OKRA: Okra loves our hot summers and full sun. Don’t wait too long to pick your okra, ideally harvesting them when they are 2 to 4 inches long. Can be eaten raw on a salad or best served deep fried. (The flower that turns into the okra itself is uniquely beautiful as well!)

EGGPLANT: Eggplant is a short season vegetable and a relative of peppers, potatoes, tomatoes and tobacco. It thrives in heat and full sun and can be deliciously made into baba ganoush and many other delicious dishes.

PEPPERS: Like tomatoes, peppers have many purposes and variations. Plant them in a sunny location with welldrained soil after the last frost, spacing them 18 inches apart, and provide consistent watering while ensuring the soil doesn't become waterlogged.
Flowers bring joy to all five of our senses, but they also bring pollinators to our garden in order to ensure your backyard kitchen will produce lots of fresh fruits and vegetables. Not to mention they also contain health and even medicinal properties.

Make sure your hibiscus plants, whether tropical or hardy, get at least 6 hours of sun per day in order to achieve optimum blooming. Hibiscus flowers can be made into a delicious tea that can be served hot or ice cold (and is a good source of Vitamin C). With over 200 varieties of hibiscus world wide, their blooms only last a day or two! Stunning in all shapes, sizes and colors.


To the surprise of most people, marigold flowers are edible. Whether used fresh, dried, or infused into various beverages, Marigolds have a multitude of uses in the kitchen. An added benefit of planting these bright and low maintenance flowers next to tomatoes– they help keep pests away from devouring your tomatoes while also encouraging pollinators.

These bright, colorful garden gems have many benefits beyond their beauty and ease of care. Along with attracting pollinators, and being low maintenance they also have medicinal properties. Zinnias have antibacterial and anti-inflammatory properties, they’re rich in antioxidants, and the natural compounds in zinnias can help calm irritated skin and reduce redness.
Plumbago is thought to have many health benefits, such as its anti-ulcer, anti-oxidant, and anti-cancer properties, resulting from its principal chemical components, which are concentrated in the roots, leaves, and stems of plants. This attractive light purple flowering plant thrives in the sun, and has moderate watering needs. Trim and prune to suit your own preferences of growth and it’s a welcome, abundantly beautiful member of any garden.
