Home. So much contained in that little four letter word. Home is our base. Our launchpad. It’s where we start and end each day. And while the particulars look different for each of us, the meaning and value it holds for all of us is undeniable. That of course includes the food and drinks, the aesthetic and design, but most importantly - the people. In this issue, we visit with home service industry leaders, Brian Dyer of NCS Roofing & Solar and his fiance Dana Draper of Fidelity National Title, and hear about what home means to them. Alison Turner with Bob Turner Construction invites us into one of her local client's family home to see what's new in farmhouse design in 2023. They were able to keep this remodel of a local mid-century farmhouse quintessentially "Celina". Meet Brian Dyer and Dana Draper

Dana Draper and Brian Dyer are a local couple that call Celina home, both personally and professionally. Dana is a Senior Escrow Officer at Fidelity National Title-Robert K Shawver PC-Celina Office. Brian is the owner of NCS Roofing & Solar. It was an easy decision for both of them to choose Celina as the place to plant their roots and grow their future.

HOW LONG HAVE YOU LIVED IN CELINA? Dana: I grew up here. My family moved to Celina when I was a baby. I started and finished school here, Celina High School class of 1998. I left for a ten-year period after college but moved back right before my daughter got ready to start school and have stayed here since. Brian: I met Dana almost 4 years ago when I was living in Plano and running my business in Frisco. We knew almost immediately that we shared something special. Dana made it very clear that she was staying in Celina to raise her daughter Rylee, so in January of 2021, I sold my house and moved both myself and my business to Celina.

TELL US ABOUT YOUR BUSINESSES. Dana: We are a title company. We help sellers, buyers, borrowers, realtors, and lenders facilitate real estate transactions. We have two main roles. One is as an Escrow Company. We are a fiduciary third party responsible for holding and disbursing all the funds in conjunction with a real estate transaction. Our second role is to issue title insurance policies, covering the ownership of the land. We make sure the Seller has

the right to convey the property to the Buyer and that it is being conveyed free and clear of any liens. Brian: We are a general contracting business focusing on the roofing and the solar industry. We pride ourselves on customer service, product knowledge and integrity. Our slogan is “Building Quality and Trust.”

YOU BOTH WORK IN THE HOME INDUSTRY, WHAT DO YOU EXPECT TO SEE IN THIS NEW YEAR THAT MIGHT BE A CHANGE FROM THE PREVIOUS YEARS? Dana: The home industry is an ever-changing market. There are so many factors that contribute to its ups and downs. Celina is in a unique situation though. Due to the rapid growth in this area and the groundwork our city leaders have already laid, I believe the market will stay steady in this area. The city has done an amazing job creating events to draw more people to Celina. In doing so, they have still managed to keep the values and integrity that we have always had. Not everyone realizes the amount of years it takes to put plans in place for a city to be able to grow like Celina has grown. Brian: I expect to see an increased focus on energy efficiency and sustainability in the home construction industry in the new year. This may include the use of more eco-friendly building materials as well as the incorporation of more energy-efficient features, such as solar panels and smart home technology. Additionally with more people working from home, there may also be an increase in demand for home offices and other flexible spaces. CONTINUED >

Dana: Celina continues to have the same small town feel it did when I was growing up here despite the growth. This City supports its businesses. There are so many things Celina offers that others just don’t. Brian: I love the fact I was able to move NCS Roofing & Solar LLC to Celina. The support of the local community has been amazing. This town still holds the the old school values of a handshake.

What began as a conversation during Snowmageddon has quickly become a local, downtown hot spot. The owners wanted to start something activity related, and axe-throwing fit that bill. Owner Collin Vaclavik says, “Axe-throwing is something that is a lot of fun to do and people from all walks of life can enjoy it. It’s the modern day bowling alley in a way, just with axes!” Thrown: Axe Co. opened in March of 2021 and began by renting out it's trailer. The rental includes an employee coaching and overseeing all throwers the entire time.The axe-throwing trailer has been rented out for parties and can be found at city events in Celina, Gunter, and Prosper. Vaclavik says, “You’ll always see us at the Celina events…we love being a part of this community!” When the brick and mortar opened in March of 2022, Thrown: Axe Co. began offering time slots for both walk-ins and online reservations. North of downtown Celina, you can still find small family ranches and farms. These properties are far enough removed from the hustle and growth of our community providing a glimpse of what Celina was like ten years ago. A small 30 acre cattle ranch is the home of one of Celina’s best realtors, Lynette Sandidge of Sandidge Real Estate Group. Lynette and her husband Paxton have called Celina home for more than 20 years. They are part of the fabric of the community having raised two children in Celina from Kindergarten to 12th grade, graduating in 2017 and 2019. They have been active in the Quarterback Club, Bobcat Moms, PTA and CARE. You can be sure they have seen much of Celina’s Friday Night Lights.

Lynette was raised in West Texas on a cotton farm near Wall, Texas. She went to San Angelo State University and earned her Business Management Degree. She quickly took the leap to try the big city and moved to Dallas with some friends from college. While working for the FDIC in the land real estate division, she met her husband of 26 years, Paxton. You can take the girl out of the rural Texas land, but you cannot take the land out of the girl. She spent 15 years working for Freddy Mac, Fannie May and other organizations, growing her expertise in residential real estate, farm and ranch land, and commercial land. In 2013, Lynette made the decision to go out on her own. She had made connections from coast to coast and was ready to start with a solid portfolio of clients, both sellers and buyers. In 2019 she decided to join Compass Real Estate and is a member of the Compass Ranch and Land Division and has been

named one of D Magazine's Best Agents and Top Producers in 2018 through 2022. She most recently was awarded North Dallas Real Producers Top 500 Agents for 2023. When buying real estate in the growing community, Lynette shared that it is so important to work with a local expert. She spends time with community leaders building relationships with the city, local investors, builders, and sellers. This gives her the ability to not only show property as it is today, but also explain the plans for that land and its neighbors in the future. finished a development project for Country Estates which offers 45 one-acre home sites that allow the buyer to bring their own builder and develop the home of their dreams, just north of Celina (CR 1104, MLS#20230579). There are some deed restrictions, but it represents a great opportunity to have a little country with your growing city. But don’t be discouraged. There are still plenty of opportunities for first-time home buyers and move-up home buyers in Celina. It seems every day a new development is being plotted on the west side of Celina near the future North Texas Tollway which include Light Farms, Cambridge Crossing, Creeks of Legacy, and even Chalk Hill near Celina High School. Remodeling a home can be stressful due to the disruptions to everyday life. But an unplanned remodel, often due to a traumatic event causing damage to a home, can be even more demanding. Alison Turner of Bob Turner Construction recently restored a Celina family’s home with their unplanned renovation. The homeowners experienced significant damage from a cracked refrigerator water filter flooding the entire downstairs kitchen, living, and dining room. They contacted Alison Turner to fix the destruction, but also “make

lemonade out of lemons” from this unexpected remodel. “At that point, we did a complete rebuild and decided to include a few upgrades to the entire house in the process,” Turner notes. The modern farmhouse home is a unique property that boasts one “great room” which combines the kitchen, living, and dining rooms. Turner enlisted the help of her skilled designer focusing on increased kitchen storage, a new pantry, and maximizing storage throughout the house, as well as improving all defined spaces.

“Alison was incredible to work with. She went above and beyond to give us the best options we could have during this time of ‘madness’.”

Turner explains the overall goal was to create a design that matches the lifestyle true to the homeowner’s taste. According to Turner, since people have different preferences, each remodel is custom to the customer. Turner’s client agrees. “We had some complicated items that needed a new look, and her crew figured it out. Other contractors we talked to could not find a solution. It was very custom and not cookie cutter.” The remodel started from the ground up, literally, as the water damage required all new flooring. The entire project took around five months to complete despite minimal supply chain issues lingering from the pandemic. The construction included original dressers for the closets, custom cabinetry throughout the entire house, a reading nook by the fireplace, plus the hand-scraped hardwood floors.

Turner observed how the crew enjoyed working on this project because of the uniqueness of the renovation. Despite the life disruptions (like moving out of their home) during the renovation, the homeowners credit Turner for her project management. “Alison was incredible to work with. She went above and beyond to give us the best options we could have during this time of ‘madness’,” they explained. The couple praise Turner for reducing the stress, “Alison was a peaceful spirit, calming influence, in an un-calming situation. Time and time again Alison would make things right

and to make sure we were happy. Even if there was a bump in the road, she communicated and gave us options that we were able to work through as a team.” Alison believes that is what people appreciate about working with Bob Turner Construction. Her local crews concentrate on their tasks and don’t always have time to schedule contractors, attend design meetings and communicate with photos. “That’s my role to help facilitate that,” says Alison. She continues, “I coordinate interaction between the customer and crews.”

When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while

others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

HIDDEN STORAGE, VISIBLE APPLIANCES Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen.

BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen. CONTINUED >

Brooke’s Pro Tip: I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. SPRING QUICHE ingredients • 1 pie dough • 1 tablespoon olive oil • 2 cups mixed veggies, such as raw spinach leaves and cooked broccoli and asparagus • 7 large eggs, lightly beaten • 1 1/4 cups light cream • 1 tablespoon chopped fresh herbs like parsley or thyme • 1/4 teaspoon ground nutmeg • 1/4 teaspoon kosher salt • 1/4 teaspoon fresh cracked pepper • 3/4 cup grated gruyere or white cheddar cheese • 1/4 cup grated parmigiano-reggiano

directions 1. Preheat the oven to 350 degrees F. 2. Transfer the dough to a 9-inch pie plate and press it into shape. Crimp the edges if desired. 3. Place a sheet of parchment paper or foil into the pie shell and fill with pie weights, uncooked rice or dried beans. Bake until the edges are very lightly golden, about 25 minutes. Remove the pie crust but keep the oven on. If edges start getting too brown, cover with a pie cover or foil. 4. In a large bowl, combine the eggs, cream, herbs, nutmeg, salt and pepper in a large bowl and lightly whisk. 5. Sprinkle half of the gruyere or cheddar and parmigiano-reggiano on the crust, followed by the veggies, and then the remaining cheese. Pour the egg mixture over the top and bake until set, about 35 minutes.
