Hello Neighbors,
Spring is just around the corner, and at Castle Rock City Lifestyle, we are officially shifting our focus to the places we call home. Our March Home Issue is all about the spaces that provide us comfort, and more importantly, how to make them work harder for you.

If you’ve been watching the market, you know that investing in Castle Rock real estate remains one of the smartest moves you can make. This month, we’re diving into the world of "smart" home ownership. Whether you’re eyeing a fixand-flip or looking to level up your current sanctuary, we’ve gathered expert tips on upgrades that offer the highest ROI. Pro tip: sometimes the biggest value-add isn't a total overhaul, but strategic refreshes in the kitchen or finally finishing that basement to create a functional home office.
We’re also opening the doors to some truly stunning and unique local homes that prove living in Douglas County doesn't have to mean "cookie-cutter." From modern mountain masterpieces to historic gems, these properties are sure to spark some serious design envy.
Of course, as we are waiting for the snow to begin to retreat (hopefully we get some by the time we go to press), it’s time think about how we want our outdoor space to function. March in Colorado can come in like a lion, but it’s the perfect time for garden planning. We have ideas from indoor hydroponic gardening to seed varieties that require cold stratification. Start most other seeds indoors now, and you’ll be the envy of the block come May!
We hope this issue inspires you to pick up a paintbrush, call a landscaper, or simply appreciate the four walls around you. Here’s to a season of fresh starts and beautiful spaces.
Stay warm!

Off-market deals, targeted renovations and smart decisions help maximize property values
ARTICLE BY ALLY STRACZEK PHOTOGRAPHY PROVIDED
Growing up in Arizona, Cameron McClellan was actively involved in his family’s construction business throughout high school and college. After launching his real estate career in 2010, he learned from one of the top teams in the country before moving to Castle Rock in 2015 to launch Colorado Team. Today, Colorado Team specializes in residential real estate throughout the Denver Metro and Colorado Springs areas.
“I love Colorado,” explains McClellan. “When I was looking to leave Arizona, it was a natural choice to move here.” Starting his business in Castle Rock has been the perfect choice, as his real estate company’s growth has coincided with Castle Rock’s evolution. “This area is like a Hallmark movie. While Castle Rock is developing quickly, we have a strong downtown filled with mom and pop shops and a great small town vibe.”
McClellan’s company is in rare air, ranking among the top 1% of real estate companies nationwide and achieving lifetime sales of more than $500 million. The company has evolved from buying and selling real estate to offering a range of residential real estate programs that help customers achieve strong returns on real estate investments, despite the current flat market.
Uniquely positioned with construction expertise and a sales history of selling more than 1,000 homes, McClellan has a proven track record in short-term home investments, fix-and-flips, rentals, and more traditional home sales.
“A lot of people don’t know that you can sell a home in two years with no capital gains tax,” says McClellan. “It is a great way of maximizing investment.”

One way for people to stair-step into their dream home is to buy an entry-level home and sell it within 2 years. “A great tip is to buy a single-family home worth $600,000 or less in this area when a majority are selling for more than $700,000,” McClellan explains. “The worst home in the best neighborhood is full of opportunities.” This can be especially true when the home has a three-car garage, backs onto a golf course or open space, and has a great lot layout. “In two years, you can sell the entry home and move up to an $800,000 home and continue to bridge into a million-dollar home.”

If a homeowner is remodeling, one way to get inexpensive customer research is to walk the new builds in the area and see what types of cabinets, countertops, and flooring are popular today. “It’s a great shortcut to success.” Another important consideration is to find the best deal on materials. Don’t overspend.
“We always caution clients to let logic make the decision on homes, not emotions.”
Fix and Flips is another program that Colorado Team offers. The Colorado Team identifies off-market opportunities, acquires the property, repairs it, and sells it. A key tip for determining the right investment value is that when a buyer calculates the future selling price of the home, they should buy the house at 30% under value,” advises McClellan.
During remodeling, the focus will be on great return-on-investment improvements. Basements will be finished as living spaces; kitchens will include granite and quartz countertops, dovetail and soft-closing drawers; bathrooms will require high-quality vanities; and garage doors should be given curb appeal. “Our expertise shows that overspending on windows, solar panels, flooring, or overpaying on finishes won’t produce the right return on investments,” McClellan says.
The biggest advantage of using a real estate company is access to off-market deals. “We see these opportunities every week and bring them to our clients for consideration.” The Colorado Team has completed more than 100 off-market deals for their clients.
Working with customers, McClellan will help clients identify the right real estate opportunity. Regardless of the real estate path, every client will receive top-notch service in pitching, staging, and selling a home. “Now more than ever, it’s important to hold a client’s hand and babysit deals. Buyers want turnkey deals, so preparation, packaging, and delicate negotiations are key.”
For more information on real estate opportunities, visit https://coloradoteam.com/

In this high-interest-rate market, buyers and real estate agents need to be creative to maximize opportunities. Buyers can successfully invest in the current real estate market with cash flow by taking advantage of off-market opportunities and investing some sweat equity in home upgrades, while balancing contract, permit, construction, and project management risks. With an experienced broker like Colorado Team, this fix-andflip model has a proven track record of success. Brokers have experience assessing a home’s true value and can warn against overpaying or the risk of costly repairs, such as foundation and sewer issues.

Living in Colorado one can experience all four seasons in a single day. This is nothing new. What is unusual is the winter we have been experiencing this year. The lack of snow and rain has led to drought conditions and very thirsty plants and animals. Historically March has been our snowiest month. Fingers crossed it will not disappoint.
There are many things we can do to be ready for warmer weather.
• First and foremost, get out your hoses and water your existing landscape! Your trees, shrubs, and perennials all need supplemental water this year.
• Now is the time to plan the layouts of your vegetable and perennial gardens.
• In mid to late March sow seeds indoors so they will be ready to plant outside in May.
• Poppy seeds need cold stratification to germinate. This means you can sprinkle the tiny seeds right into the snow. Sow them now to have a beautiful colorful garden and be the envy of the neighborhood.
• For those of you who want to be able to garden and harvest year round, consider an indoor hydroponic garden. It will add beauty and fresh greens year round.

Gardening is more than a lifestyle—it’s a passion cultivated over 25 years in landscape design. I cherish every moment spent nurturing the earth, watching beauty unfold, and sharing nature’s bounty. From vibrant blooms to fresh harvests, my hope is to inspire you to step outside, breathe deeply, and grow with intention. Let’s create something beautiful—together. Happy gardening.

In Castle Rock, March is a “shoulder month” where you are balancing the lingering risk of heavy spring snow with the first signs of the growing season. Because we sit at a higher elevation, your maintenance schedule should focus on moisture management and preparing for the rapid transition to warmer weather.
1. Water Management & Exterior
The freeze-thaw cycle is aggressive in Douglas County.
• Gutter Clearance: Remove debris and pine needles. Ensure downspouts extend at least 5–10 feet from the foundation to prevent basement seepage during the spring melt.

• Roof Check: Inspect for shingles damaged by winter wind or heavy ice dams. Pay close attention to the flashing around chimneys.
• Sump Pump Test: Pour a bucket of water into the pit to ensure the float switch and pump are ready for the coming snowmelt.
2. High-Altitude Landscaping
• Winter Watering: If the ground isn’t frozen and temperatures are above 40°F, deeply water your trees and perennials. High-altitude sun and wind can desiccate roots even in winter.
• Dormant Pruning: Trim deciduous trees while they are still dormant. This promotes healthy growth before the sap begins to flow.
• Sprinkler Warning: Do not de-winterize your irrigation system yet. Castle Rock typically sees hard freezes through April; keep your backflow preventer drained and wrapped.
• AC Service: Beat the May rush by scheduling an air conditioning tune-up now.
• Filter Replacement: After a dry, dusty winter of heavy furnace use, replace your air filters to improve efficiency and reduce indoor allergens.
• Humidifier Maintenance: Check the pad in your whole-home humidifier. If it’s crusty with mineral deposits, replace it to maintain proper indoor moisture levels (30–50%).
• Alarms: Coordinate with the “Spring Forward” time change to replace batteries in smoke and carbon monoxide detectors.
• Caulking: Inspect window and door seals. Colorado’s intense UV rays degrade caulk quickly, leading to energy loss.
Pro Tip for Castle Rock Residents: Keep your snow shovel handy. While you’re thinking about gardening, March is historically one of the snowiest months for the Front Range. Don’t pack away the winter gear just yet!
Springs around the corner, make sure your home is ready.

“LEARN HOW TO INTEGRATE elegant timelessness, AND celebrate BOLD COLORS AND eclectic patterns, OR embrace THE PAST WHILE LIVING IN the present.”

In 1568 Tolomeo Gallio commissioned a grand villa overlooking Italy’s magnificent Lake Como. After two centuries in the Gallio family, Villa d’Este became home to multiple members of the aristocracy before being transformed into an elegant five-star resort in 1873. After 150 years of catering to an endless array of famous guests wishing to immerse themselves in “la dolce vita,” Villa d’Este stands as an example of blending tradition and modernity to create absolute luxury.
In the 1920s, American royalty wanted to establish a winter retreat and show off their newfound wealth.
Building grand homes inspired by European palaces, they created one of the world’s most famous resort towns. Commissioned to design over 2,000 projects during his sixty years of practice, John Volk’s legacy as one of the “big five” architects of Palm Beach, can now be seen on almost every street.

Atlanta-based architect Stan Dixon has received tremendous media attention since the founding of his firm D. Stanley Dixon Architect, Inc. in 2006. His highly-anticipated debut book showcases thirteen projects from across the country. From a relaxed Jupiter Island coastal retreat to an elegant English-manor-inspired South Carolina home, each project varies geographically and stylistically, highlighting a variety of different aesthetic components.
The defined style of cozy and simple living has led to a rise in American farmhouse design in recent years. Interior designer Heide Hendricks and architect-builder Rafe Churchill show how they have brought twenty-first-century living to their late nineteenth-century New England farmhouse. This husband-and-wife team combined their talents to create a historic home that is both a personal retreat designed for everyday life and a constant source of inspiration for their other projects.

The number of homes sold has increased slightly compared to 2023 and 2024, showing that buyers are active, but selective.

Home values in Castle Rock are currently flat year over year, with average sales prices holding steady. Last month, most sellers closed about 5% below their original asking price, and as competition increases, that gap will decrease.
