Spring is just around the corner, and at Castle Rock City Lifestyle, we are officially shifting our focus to the places we call home. Our March Home Issue is all about the spaces that provide us comfort, and more importantly, how to make them work harder for you.

Off-market deals, targeted renovations and smart decisions help maximize property values

Growing up in Arizona, Cameron McClellan was actively involved in his family’s construction business throughout high school and college. After launching his real estate career in 2010, he learned from one of the top teams in the country before moving to Castle Rock in 2015 to launch Colorado Team. While Castle Rock is developing quickly, we have a strong downtown filled with mom and pop shops and a great small town vibe.”

One way for people to stair-step into their dream home is to buy an entry-level home and sell it within 2 years. “A great tip is to buy a single-family home worth $600,000 or less in this area when a majority are selling for more than $700,000,” McClellan explains. “The worst home in the best neighborhood is full of opportunities.” This can be especially true when the home has a three-car garage, backs onto a golf course or open space, and has a great lot layout. “In two years, you can sell the entry home and move up to an $800,000 home and continue to bridge into a million-dollar home.”

If a homeowner is remodeling, one way to get inexpensive customer research is to walk the new builds in the area and see what types of cabinets, countertops, and flooring are popular today. “It’s a great shortcut to success.” Another important consideration is to find the best deal on materials. Don’t overspend.

“We always caution clients to let logic make the decision on homes, not emotions.”

Fix and Flips is another program that Colorado Team offers. The Colorado Team identifies off-market opportunities, acquires the property, repairs it, and sells it. A key tip for determining the right investment value is that when a buyer calculates the future selling price of the home, they should buy the house at 30% under value,” advises McClellan.

During remodeling, the focus will be on great return-on-investment improvements. Basements will be finished as living spaces; kitchens will include granite and quartz countertops, dovetail and soft-closing drawers; bathrooms will require high-quality vanities; and garage doors should be given curb appeal. “Our expertise shows that overspending on windows, solar panels, flooring, or overpaying on finishes won’t produce the right return on investments,” McClellan says.

March Garden Guide

Living in Colorado one can experience all four seasons in a single day. This is nothing new. What is unusual is the winter we have been experiencing this year. The lack of snow and rain has led to drought conditions and very thirsty plants and animals. Historically March has been our snowiest month. Fingers crossed it will not disappoint.

There are many things we can do to be ready for warmer weather.

• First and foremost, get out your hoses and water your existing landscape! Your trees, shrubs, and perennials all need supplemental water this year.

• Now is the time to plan the layouts of your vegetable and perennial gardens.

• In mid to late March sow seeds indoors so they will be ready to plant outside in May.

• Poppy seeds need cold stratification to germinate. This means you can sprinkle the tiny seeds right into the snow. Sow them now to have a beautiful colorful garden and be the envy of the neighborhood.

• For those of you who want to be able to garden and harvest year round, consider an indoor hydroponic garden. It will add beauty and fresh greens year round.

In Castle Rock, March is a “shoulder month” where you are balancing the lingering risk of heavy spring snow with the first signs of the growing season. Because we sit at a higher elevation, your maintenance schedule should focus on moisture management and preparing for the rapid transition to warmer weather.

1. Water Management & Exterior

The freeze-thaw cycle is aggressive in Douglas County.

• Gutter Clearance: Remove debris and pine needles. Ensure downspouts extend at least 5–10 feet from the foundation to prevent basement seepage during the spring melt.

• Roof Check: Inspect for shingles damaged by winter wind or heavy ice dams. Pay close attention to the flashing around chimneys.

• Sump Pump Test: Pour a bucket of water into the pit to ensure the float switch and pump are ready for the coming snowmelt.

2. High-Altitude Landscaping

• Winter Watering: If the ground isn’t frozen and temperatures are above 40°F, deeply water your trees and perennials. High-altitude sun and wind can desiccate roots even in winter.

• Dormant Pruning: Trim deciduous trees while they are still dormant. This promotes healthy growth before the sap begins to flow.

• Sprinkler Warning: Do not de-winterize your irrigation system yet. Castle Rock typically sees hard freezes through April; keep your backflow preventer drained and wrapped.

3. HVAC & Air Quality

• AC Service: Beat the May rush by scheduling an air conditioning tune-up now.

• Filter Replacement: After a dry, dusty winter of heavy furnace use, replace your air filters to improve efficiency and reduce indoor allergens.

• Humidifier Maintenance: Check the pad in your whole-home humidifier. If it’s crusty with mineral deposits, replace it to maintain proper indoor moisture levels (30–50%).

4. Safety Essentials

• Alarms: Coordinate with the “Spring Forward” time change to replace batteries in smoke and carbon monoxide detectors.

• Caulking: Inspect window and door seals. Colorado’s intense UV rays degrade caulk quickly, leading to energy loss.

Give an Irish Twist to a Classic Cocktail for St Patrick's Day!

No need to mess with a coffee or espresso machine with this espresso martini. Use amaretto for sweet nuttiness, vanilla vodka for a hint of bakery flavors and Guinness to add smoothness and create the perfect head!

INGREDIENTS:

• 1.5 oz Vodka

• 1 oz Espresso Liqueur

• .25 oz Amaretto

• 0.5 oz Vanilla Vodka

• 1 oz Guinness

• Espresso beans to garnish

METHOD:

In a cocktail shaker, add vodka, espresso liqueur, Amaretto, Vanilla Vodka, Guinness. Slowly add ice to the shaker. Shake vigorously until foamy. Double strain into martini glass. Garnish with 3 espresso beans.
