Real Estate Market Update Market Imbalance
In a “balanced market”, there would need to be six months of available inventory. Depending on price and location, we have 4-8 DAYS of inventory. Over the last decade, demand has rapidly increased yet builders have not been able to keep up. We need 2.8 million new homes NOW just to meet the current demand.
Affordability
With houses appreciating in value so quickly, those that have owned their home for years suddenly have hundreds of thousands of dollars in equity allowing them to use that equity to purchase the next home with a lot more money down. First-time homebuyers are being forced to bring everything they can just to compete. Meanwhile, our government is trying to stop rapid inflation by raising interest rates. When they do that, your dollar can’t purchase as much as it used to at a lower interest rate.

No matter what, outstanding real estate representation is imperative. If you are in need of a trusted advisor, give us a call to set up a free consultation.

An Easter Egg Hunt in June? Why Not? We’re excited to announce our first Broomfield Lifestyle Easter Egg Hunt! The game is simple, find the easter egg hidden in one of our partner advertisements. Then, scan the QR code in the ad to get a special CODE WORD that will earn you discounts and a chance to win a $50 Visa Gift Card! HINT: The egg is blue! With that, I welcome you to enjoy this issue honoring some of Broomfield’s most influential men, past and present. Each of them has contributed to the place we call “Broomfield” by putting their community and its citizens first. Here are some things that each of these men have in common: • Humility. They are quick to give credit to others or their team for success. • Integrity. You can trust them because they live and lead by example. • Grit. Their vision for what’s possible drives them to work hard and encourage others to stay on course, even through the toughest challenges. • Empathy. They listen with their heart and truly seek to understand others. • They go first. Any boss can tell people what to do. Leaders go first. • Generosity. They are intentional about finding ways to bless others. As I close out this letter celebrating some of the finest men in our community, I want to take a moment to acknowledge one of the most amazing women I’ve ever met, Linda Deland. Her late husband, Tom Deland, former Broomfield Chief of Police, passed away suddenly on February 1st of this year. She has dedicated her life to carrying on his legacy, and is a shining example of servant leadership. I can’t help feeling both humbled and encouraged by her. To every partner and reader of Broomfield Lifestyle, THANK YOU! You are appreciated! And if you come across an ad from a local business that catches your eye, please consider working with them. They are valuable contributors to our economy and community, and they need your support. Don’t forget about that Easter Egg. Happy hunting!

GET CLEAR ON WINDOW REPLACEMENT
Most people don’t give much thought about their windows until there is a problem. I hope to provide some clarity on what you should be looking for when it comes time to replace yours. What You Need To Know The demand to create windows that perform while providing amazing views is high. Using different window coatings (from the manufacturer) and internal technology, two identical-looking windows can be optimized for energy efficiency in different ways. For example, north-facing windows can be configured to transfer radiant solar heat, while blocking cold air. South-facing windows can block UV rays to help stabilize internal temperatures. Impact resistant windows help prevent damage from errant golf balls or hail. Noisy dogs? Some windows have quieting technology to suppress noise. Depending upon the elevation of your home or cabin, your windows will need special treatment. The “thin air” here can cause the argon gas (insulating value) between the panes to leak out. Trusted brands have great solutions for this, but don’t buy a random window from a big box store and expect it to perform in your mountain cabin. It’s not just the altitude. In September of 2020 parts of Colorado saw temps of 104
degrees, two days later there was almost 4” of snow on the ground. These wild temperature swings create problems for building materials, including windows. Windows can crack, warp, sealants can fail, etc. Materials and processes matter. Fiberglass Windows One of the best performers are fiberglass windows. I have seen lab results from a leading fiberglass frame test 100x stronger than a competing vinyl hybrid frame. This means you get a thinner, stronger frame, outstanding hail resistance. and more square inches of glass in the same opening. In other words, you get a larger viewing space AND a stronger window. Who says you can’t have your cake and eat it too? Overall, this is a beautiful option. There is minimal expansion or contraction of this type of material, and it performs well in our state’s dynamic climate. Bottom Line Contrary to what you might hear from a window salesperson, new windows will not greatly increase the value of your home unless it provides a dramatic and visible change. Be certain that you are working with a window consultant, rather than just a salesperson. The right person will help you find the best solution for you.

EXPERIENCE

Aaron Rask is a Colorado native and graduated from Broomfield High School in 2001. Aaron founded Summit Financial Solutions in 2016 after 6 years in the industry and has been named agent of the year for 4 straight years in Colorado. Aaron’s hobbies include coaching his kids in soccer as well as playing golf and snowboarding. David Manley began a career in financial services in 2013. David and his wife Cindi enjoy skiing, CU Football and Soccer, and traveling. He was recognized for his community service with the 2020 Heart of Broomfield Gene Frank Award and remains active in community organizations. HOW DID YOU BECOME A FINANCIAL PROFESSIONAL? DAVID MANLEY: I spent 35 years as a commercial lender and bank president and now have eight years in the financial profession. This background has exposed me to the many challenges facing businesses and families. Working as a financial professional is a natural follow up to this background. I enjoy helping people solve difficult financial challenges and plan the future they envision. AARON RASK: I spent 3 years as a 7th grade social studies teacher. After budget cuts, my position was eliminated. My financial advisor at the time mentioned that teachers tend to do well as financial professionals, so after passing all my exams, I made the switch to teaching adults about their finances.
TELL US ABOUT YOUR APPROACH TO HELPING YOUR CLIENTS. DM: We focus on the assets and liabilities that currently exist, the income that is available to invest over a period of time, and creating the retirement the person envisions. Sometimes the client needs help budgeting and saving, sometimes it is putting the money to work it the most tax efficient way, and sometimes it is creating a legacy for future generations. AR: What we do is crystalize financial objectives and create strategies that can help you to achieve your goals.
WHAT SETS YOU GUYS APART? DM: It’s two things, our education, and the tools we have to work with. I have an advanced certification in Retirement Income Planning along with more than 30 years working in finance. Additionally, we have access to a variety of tools and resources available from a leading financial company and insurance carrier. With this top tier support and our own professional experience, we have the skills needed to address our clients’ needs such as wealth accumulation and growth, protection of income and lifestyle, retirement income planning and long-term care needs. AR: Dave and I really stand for the possibility of creating a lifelong relationship through mutual trust and respect. Every person we come in contact with we hope to put in a better situation. The asset we value the most is their trust. This is what sets us apart!

WHAT ARE SOME COMMON MISCONCEPTIONS PEOPLE HAVE ABOUT SAVING FOR THEIR FUTURE? DM: The biggest misconception is lack of money. We help people find the money in their budget and show them what it can become over time. As little as $2000 a year, invested over 40 years can grow to over $1 million. AR: People often think they have to make changes or updates to their investment allocation whenever there is significant market turbulence or a downturn. We have found that time in the market is more important than trying to time the market. When we work with clients saving for retirement, we have a discussion about where they want to get to. Then, we put those goals into action with a strategy and allocation that works for them. If updates or changes are needed as their lives change, these are made after a careful assessment and discussion, not just based on market conditions.
WHAT MOTIVATES YOU TO HELP PEOPLE FIND FINANCIAL FREEDOM? DM: Our goal is to help our clients become financially stable and achieve the lifestyle they desire. The greatest reward is seeing our clients achieving the goals they set and enjoying their life. AR: There is so much negativity in this world and we are inundated with different information. It is difficult to find the right solution. Knowing that my clients see me as a trusted source and knowing that I am providing sound guidance motivates me. Aaron P. TM S - A Ment al Healt h Break t hrough! A MEDICATION-FREE TREATMENT FOR MENTAL WELLNESS
ARTICLE BY NINA BALDACCI-SLOAN PHOTOGRAPHY BY DANIEL HOLTON - TRUSTEDPHOTO.COM
June is National Men’s Health month! In addition to promoting men’s wellness through good nutrition habits, exercise, and recovery, it’s a time to encourage those we love to take advantage of the many resources available for early detection and treatment of life-threatening diseases, including depression. Extensive research from reputable organizations like the CDC and the Mayo Clinic have found more than 6 million men suffer from the effects of depression each year. Yet, depression in the male population often goes undiagnosed. Symptoms are instead categorized as fatigue, irritability, or loss of interest. Looking back over the past several years, statistics show only 11% of US men seek and receive mental health treatment or counseling. For those that do seek treatment, standard medication treatments often prove ineffective or lead to unwanted side effects, such as stomach upset, fatigue, and problems with sexual performance.
Dr. Sam Clinch, Founder and Medical Director
24
EXP E RT H E LP | HEALTH + W E LLNE S S
Dr. Sam Clinch, Founder and Medical Director of Inspire TMS Denver, opened his practice after realizing the limitations of medications and counseling for a significant portion of his patients, including men. He dove into the latest studies on advanced treatments and saw that TMS (Transcranial Magnetic Stimulation) was providing solutions for those with treatment resistance or medication side effects. TMS is a cutting edge, non-invasive, medication-free approach to treating depression with no systemic or long term side effects. Approved in 2008 by the FDA, TMS pulsates a magnetic field across the skull at a targeted location in the brain known to be operating ineffectively in depression. TMS stimulates the outer brain tissue to recalibrate faulty neural pathways, returning them to a healthier state conducive to mental well-being. TMS is an underutilized treatment option that is safe, well-tolerated, and highly successful at relieving depression and other mental health symptoms.
A hallmark study involving 42 clinics across the US showed 58% of patients experienced significant response for depression after 30 TMS sessions. That’s remarkable as around two-thirds of people with depression don’t experience symptom relief from the first antidepressant they try and up to a third don’t respond to multiple medication attempts. Dr. Clinch’s proven, successful treatments are not exclusive to men. He and his team are inspired to alleviate mental illness and improve the mental wellbeing of all the patients they treat. They respect all backgrounds and cultures and want to hear their client’s stories so they can best guide treatment and care. To learn more about TMS, or Dr. Clinch and his amazing team, please visit www.inspiretmsdenver. com. You can schedule online or call 720-466-8675 for a free initial phone consultation to see if TMS is right for you. JUNE 2 0 2 2 | C I TYL I FE STYL E . C OM/BR O O M F I E L D

FIVE MEN WHO MAKE BROOMFIELD A WONDERFUL PLACE TO LIVE.
This men’s issue would be amiss without honoring some of our many influential changemakers. Though human nature tends to guide us toward self-preservation and our own interests, these five men have been chosen for the spotlight because of what they do for others and the positive impacts they have made in our community. Their stories are sure to plant a seed or two of philanthropy and goodwill. Broomfield Lifestyle would first like to spotlight and bid farewell to Sam Taylor as he steps down as President & CEO of the Broomfield Chamber. Sam attributes his success to having an open mind to learning from others’ perspectives and letting disagreements shape how he interacts with others. Broomfield is “home” to Sam, and he envisions the very best for its future.

Sam Taylor • Former President/CEO Broomfield Chamber of Commerce (5/16/22) • Director of Community and Employment Services, Imagine! • Mental Health Partners Board Member • Colorado Disability Funding Committee
“There is no such thing as failure- only a learning experience on the way to success.” These words to live by come from Sam Taylor, who has never shied away from adversity if it was along the path he had set. The former Broomfield Chamber President and CEO moved to Colorado after dropping out of college and took the first job offered to him: working in a factory. Within two years he had worked his way through a supervisor role in this factory and into sales. which has been a part of his profession ever since, regardless of title. This natural sales leader was first introduced to the Chamber in 1990 when he opened his own manufacturing company in Broomfield. He was involved with the Chamber in several capacities before accepting his former position, as an ambassador and board member at various times over the years. What drives Sam’s passion for Broomfield and the businesses that call it home? He says, “There are many things to like about Broomfield: its master planning, good city management over the years, a desire so many have to help their neighbors, and the strong ties that businesses and nonprofits have to the community. Our compact size and integrated services give us more flexibility and shared community than most other areas could ever have.” Sam Taylor grew up in a family that encouraged him to try new things, which will undoubtedly serve as a source of inspiration as he steps into his new role as Director of Community and Employment Services at Imagine! Colorado. According to its website, Imagine! Is a nonprofit which provides services designed to incorporate people with developmental, cognitive, and physical challenges into the fabric of communities. Pete Crouse has been in the pizza business for nearly 40 years, and founded Infinitus Pie with his daughter, Katie, in 2010. His passion for food and flavor started around the age of six and grew into adulthood, its prominence quickly surpassing that of his college degree in geology. Two million pies later, “Pizza Pete” reflects that he made the right choice for his career. When it comes to giving credit for his success, Pete is quick to point to his mother and father, who both made lasting contributions to the Broomfield community. His father, Peter Sr., was on several boards and councils, including one of the early Broomfield City Councils and the Boys Club of Denver. He and Pete’s mother, Anne, were founding members of the United Church of Broomfield, where the extended Crouse family still attends today. Among other things, Anne also founded Broomfield FISH, the Rotary Club of Broomfield Crossing, and was active in Broomfield Mental Health. “They created pretty large shoes for me to fill,” Pete says. “These are the parents that raised me and imparted to me a genuine passion for people and service.” Infinitus Pie is no stranger to serving others. Once a month, they host a local community organization via “iPie Gives Day”, and donates 31.4% of the day’s sales back into the group. Pete feels the most consistent element in the heart of Broomfield is the continuity of its residents. “Many people that grew up here stayed or returned because it is a great place to work, live and play. We continue to welcome people to join us and provide ample volunteer opportunities for them to participate in nurturing our city and supporting its citizens.” He and his wife, Carol, not only raised their children here, but now also have five grandchildren who call Broomfield home.

First Western Trust, where he serves as Market President, doubles down on this belief of social responsibility, having invested over $19 million back into the community it serves since it opened its doors in 2004. This has been donated in the form of sponsorships, community development loans, and affordable housing
investments and organizations and projects that make a lasting difference. Boni was raised a true “Colorado kid”, taught to enjoy the outdoors. Both then and now, he enjoys biking as often as possible, along with camping and fishing. You might find him golfing in his spare time, which he enjoys “including all of its frustrations.” When asked about what he likes about Broomfield, he remembers driving by on his way to Boulder when it was still a separate little town. He likes the fact that Broomfield has been able to maintain the small town feel while not ignoring the pressures that come along with growth and the pace of modern life. Persistence and a general desire to help people are the keys to his professional success. His piece of advice for the next generation is to be kind to others, and just as importantly, to yourself.

Kurt Wederquist
• Commander, Administrative Services Division, Broomfield Police Department • Bal Swan Board of Directors • The Tom Deland Memorial Golf Tournament Committee Member
Kurt Wederquist knew from the age of seven that he wanted to be a police officer, and other than a short stint dreaming of becoming a Hollywood stuntman, he never felt the pull to deviate from this plan. (Had fear of heights not course-corrected him, Kurt may have instead become the next Burt Reynolds!) The Commander and his siblings were raised on a farm in Niwot, and taught that each of them was responsible for their own successes and failures. He is a true family man and very humble, quick to credit a host of others for who he is today. His parents served as role models on how to value family and build and manage relationships. He was taught to push through fear and failure by his grandfather, who was the type of cowboy that we’ve all learned life lessons from by watching old westerns. On a professional level, Kurt was shaped in part by two men in blue, former Lieutenant Joe Clay of the La Junta Police Department and former Broomfield Police Chief Tom Deland. On Police Chief Deland, “He was a man who knew his community and his police department, and could always help me navigate the sometimes murky waters of politics and policing.” Kurt also knows and thinks highly of his community. “People here collectively work really hard to keep Broomfield a vibrant, warm and friendly place. I see our community as being advantageously positioned in such a way to invite business opportunities that will carry us into a prosperous future. This is also a great community for families to establish roots and raise children, and for people of all ages to grow and experience life.” In his spare time, Kurt enjoys spending time with his wife, Terri, along with their children and grandchildren. You might also find him fly fishing, playing or repairing guitars, or on the golf course.

Twenty-three years ago, Rabin Walter’s mother put a letter into his 5th grade time capsule. In the letter, she wrote, “I predict Rabin will be working with kids or adults with intellectual and developmental disabilities.” Always and today, he has a heart to do just that. As a child, Rabin was exposed to people coming from all different walks of life, and learned at a young age to see the good in people rather than view them for what material goods they had. He spent summers in Missouri with his stepmother and father, who was a chef in a number of restaurants. The rest of the time he lived with his mother, who worked primarily in fundraising, along with his stepfather and brother. Rabin was always touched by the change and joy brought by nonprofits while volunteering for/ attending his mother’s fundraisers. The FRIENDS of Broomfield Development Officer knew right away that he wanted to make a career out of helping others. He says he has always connected with individuals with intellectual and developmental disabilities, so his role is a perfect fit. Rabin loves that Broomfield feels like a tight knit community, and sees its future becoming more inclusive with opportunities such as affordable housing & social enterprise for people like our friends with intellectual and developmental disabilities. He says these things “will help them meet their basic needs so that they can live with dignity, engage actively, and be able to contribute to their community.” His success is attributed to his family and friends, who never measured “success” by the amount of money a person made, but rather by whether or not you were a good person. To this same end he gives a timeless piece of advice to follow the Golden Rule: to do unto others as you would have done unto you.

Colorado Ties to D-Day, June 6, 1944 ARTICLE BY FLINT WHITLOCK PHOTOGRAPHY BY VETERANS MUSEUM BROOMFIELD
First, let’s explain what “D-Day” means. Most people think it refers to the Allied (American, British, Canadian, and French) invasion of the Normandy coast of France on June 6, 1944. Which it does. But “D-Day” is simply means the day that a military operation will begin. In that regard, there were hundreds of “d-days” during World War II. The code name for the invasion of Normandy was Operation Overlord, and it was the largest air-and-sea invasion in history. The Allies sent over 175,000 men in ships, airplanes, and gliders across the English Channel on a single day; hundreds of thousands more would follow in the weeks to come. The Germans had spent many years trying to build up an impregnable wall of beach defenses, bunkers, minefields, and heavy gun positions that the German leader, Adolf Hitler, hoped would stop any invasion as the water’s edge. He called it the “Atlantic Wall,” and he knew that if the Allies were to establish a foothold on the European continent, his forces would be unable to stop them from liberating Europe and defeating Nazi Germany. General Dwight D. Eisenhower, who had strong ties to Colorado (his wife Mamie was from Denver) was in overall command of the Allied forces. There were five beach-heads

along a 50-mile-long stretch of the Normandy coast at which the amphibious troops would land. While the British, Canadian, and French came ashore at Gold, Juno, and Sword Beaches in the eastern sector of the invasion area, the Americans landed at Utah and Omaha Beaches to the west. Airborne and glider troops landed in the dark before the seaborne invasion began in order to confuse the German defenders and seal off the eastern and western ends of the invasion area. Generally speaking, Allied casualties were lighter than expected, except at Omaha Beach, where the Germans were especially strong. Nevertheless, the Allies punched through the Atlantic Wall at all five beachheads in the span of the morning. From then on, it was only a matter of time (eleven months to be exact) before Nazi Germany was defeated. Overlord literally changed the course of history. Hundreds of Coloradans took part in Operation Overlord – from infantrymen wading onto the beaches, to sailors on the ships, to the pilots of the planes and gliders, to parachutists who dropped onto the continent. Since it is impossible for the Veterans Museum Broomfield to honor them all, we have chosen three to represent all those who took part in the greatest invasion of all time. CONTINUED >
THREE LOCAL MEN PERFORMED HEROICALLY IN THE D-DAY LANDINGS
Army Sgt. Robert Hilbert
ARMY SGT. ROBERT HILBERT Before joining the U.S. Army, Denver native Bob Hilbert attended Regis University and CSU. After seeing action in North Africa and Sicily, he landed on Omaha beach with the 1st Infantry Division on June 6, 1944. Although wounded, he carried out his duties as a radioman in an exemplary manner and was subsequently awarded the Silver Star, Bronze Star with cluster, and Purple Heart medals. NAVY CORPSMAN ROBERT A. RUDZINSKI Corpsmen were non-combatants but they were often exposed to enemy fire; four physicians and 37 corpsmen were killed during D-Day. Robert Rudzinski served as a navy corpsman aboard LST 351 at Utah Beach on June 6, 1944. He treated many wounded soldiers of the 4th Infantry Division and moved the injured to the shoreline where they were evacuated to landing craft and hospital ships. In 1978 he moved to Broomfield.
Navy Corpsman Robert A. Rudinski Coast Guardsman Willard (Wil) E. Staub
COAST GUARDSMAN WILLARD (WIL) E. STAUB After enlisting in the Coast Guard in 1943, Wil was assigned to the USS Samuel Chase (APA-26), an attack transport ship. During the Normandy invasion, he served on a Higgins boat (LCVP-26) at Omaha Beach, delivering troops in spite of withering fire and retrieving the wounded and rushing them to hospital ships. He was a Broomfield resident after the war.
Flint Whitlock is a member of the board of directors at the Veterans Museum Broomfield where he is chair of the Display & Exhibits Committee. He is also an award-winning author of 14 books, including two on D-Day: • The Fighting First: The Untold Story of the Big Red One on D-Day • If Chaos Reigns: The Near-Disaster and Ultimate Triumph of Allied Airborne Forces on D-Day

ANNOUNCING THE TOM DEL AND MEMORIAL GOLF TOURNAMENT
Former Chief of Police Tom Deland

H OM E TOWN H E R O | L IFE + CULTURE
Formerly called the Broomfield Rotary Police & Fire Golf Tournament, this annual event has been renamed in honor of former Chief of Police Tom Deland. Now, the Tom Deland Memorial Golf Tournament will continue to serve police and firefighters in remembrance of a man who strived to “never lose an officer.” According to Maj. R. Cameron Marshall, “Whether in uniform or out, he never stopped working to make Broomfield a better place to live and raise a family. Broomfield was in his bones. He knew our town because he had lived here his whole life.” On February 1st of this year, the community was devastated by the loss of Tom Deland, who served the Broomfield Police Department for 37 years, 23 of those years as Chief of Police. As a long-time member of the Broomfield Rotary Club, Tom, along with retired North Metro Fire Chief, John O’Hayre and former Fire Board President, John Abboud, were instrumental in starting the Broomfield Police & Fire Fund. Tom served as a director of the golf tournament. “This is a celebration of life” said Steve Higgins, Director of the Broomfield Rotary. “We’re honoring Tom’s life, and the lives of every beneficiary. It’s an opportunity to raise funds and help people through some tough times.” Tom was many things to many people in Broomfield, but above all, he was an adored husband, father, and grandfather. He was the epitome of a community steward and it is in that same spirit that this tournament has been renamed in his memory. Linda Deland, Tom’s wife, has taken his place as director of the tournament. “He was a cop’s cop, his number one goal was to never lose an officer” she said with the love and adoration only a wife of 46 years could express. “I want to honor him and the community by taking on the task of continuing his legacy through this golf tournament. It meant so much to him, this is what he would want.” The golf tournament exists because Broomfield is made up of people that love and care deeply about the community. The generosity and support of the people has helped police and firefighters take on some of the toughest challenges and circumstances that the life of a first responder can dish out. The mission to provide assistance to our local heroes is clear. First responders volunteer to give selflessly to protect and help others. They are the ones that run towards danger, not away from it. Through programs like this, the community can take a step towards them in their time of need. Chris Hickey, a former motorcycle officer for the Broomfield Police Department, has plenty of fond memories about former Chief Deland. A recent beneficiary of the Police and Fire Fund,

his daughter Katelyn is able to attend college and pursue her dreams thanks to the generosity of the community and the people that help fund the program. “You just don’t run into many people like that (Tom), people that truly care. Even after Tom retired, he never slowed down. He just went deeper into his work with the Broomfield Rotary and helping the Broomfield community.” On July 11th, 2022, the Broomfield Rotary Club is proud to host the 19th annual tournament to benefit the Broomfield Rotary Foundation's Police and Fire Fund serving to provide financial assistance to police officers & firefighters who are injured or lost in the line of duty. They want you to be part of this mission! Consider this your open invitation to learn more about some of the beneficiaries of this fund and the positive impact it has had on them and their families.
