Q&A With Sara Koelzer WHAT IT'S LIKE BEING A FINANCIAL LENDER IN THE BOZEMAN COMMUNITY

Sara, a lifelong Montanan, moved to Bozeman in 1999 and built a career in the mortgage industry rooted in passion and expertise. With 20+ years of experience, she’s helped clients navigate Bozeman’s growth with confidence. She offers more than competitive rates; she provides trusted guidance, personal service, and a commitment to lasting relationships. We sat down with her to chat about finances, her life, and more.

Tell us about your career path. It feels like I was destined to work in finance and lending. Even as a child, I was interested in business and money. I wanted to run lemonade stands at an early age, and when other kids picked out cute little cards of their favorite characters for their valentines, I opted for the “checkbook” edition so I could practice writing checks to my friends. I worked in a bank right out of high school and throughout college at MSU, where I earned my degree in Business Management. I started dabbling in buying my first piece of real estate when I was 21, and I now own both long-term and short-term rentals and manage them myself. It feels natural to want to help others do the same.

What is the most fulfilling thing about the work you do? The biggest joy for me is helping clients achieve homeownership, especially when they think it might not be possible. Age doesn’t matter; I recently closed a loan for a 68-year-old who was perhaps more excited to buy her first home than some of my younger homebuyers! I am also passionate about financial advising and debt consolidation/strategy. With me, you won’t just get a pre-approval letter. I like to dive deeper with my clients and understand their long-term goals, working through their finances to figure out the best possible plan.

What do you love about the business community in Bozeman? Everyone is so supportive, especially other small business owners. We live in a town that is expanding rapidly, but deep down I think the Bozeman locals really love to support their fellow friends and local businesses. I love to see that!

What do you appreciate most about your clients in the Bozeman area? I am incredibly fortunate that I’ve gotten to spend the last 22 years working with thousands of clients in the Gallatin Valley. I love their appreciation and loyalty to myself, and referring their family and friends. Montanans love to support other Montanans that were born and raised in this beautiful state. My team works really hard to treat each client like they are our only one. CONTINUED >

What are some of your favorite Bozeman activities? I love how healthy and active this community is. Health and physical fitness are a big part of my life, so living in a community that really embraces an active lifestyle and healthy eating is a big plus for me. I try to eat very clean, and the restaurants in Bozeman are the best in the state. I have traveled all over and you can’t find the selection that you can in Bozeman for all sorts of amazing restaurant options and exceptionally good gluten free/ dairy free options for me.

What are some financial practices you use in your daily life? First, I opt for credit cards; never debit! I like to have two to three credit cards and no more. I try to keep my balance below 30% of the credit limit; optimally, I keep it below 10%. If my limit isn’t high enough, I call the credit card company and work with them to increase it instead of opening new cards. Little things like this make a big difference in one’s FICO score. Second, I sit down once a month and look at my credit card statements. You would be surprised at how many people have signed up for all sorts of subscriptions that they never use, and have no idea where their funds are going; reviewing your monthly statements as a habit is a great way to mitigate this.. Third, I budget. I set goals for myself and make sure I am diversified when it comes to my financial assets. I see far too many clients worrying about throwing all of their cash into real estate when they should be diversifying, working with a financial planner, investing in the market, and planning for retirement. Lastly, I do consignment and use Facebook marketplace to sell gently used items that I no longer need. This is a great way to make additional cash for a vacation, house projects, etc. Donation definitely has its place, but it’s worth investing a little time into selling your higher quality items online. Bespoke, hand-crafted hats designed by artist Karen Filos

Frik & Frak

When Karen Filos was a teenager growing up in New Jersey in the late 1980s and early 1990s, she would spend weekends driving to the East Village in New York City to go thrifting. It was there, searching for music on mix tapes sold on the street and scouring art alleys for one-of-a-kind wardrobe items and hats, that her love of fashion was born. “Curating original outfits and shaping hairstyles became an outlet for creative expression for me back then, and has shaped how I express myself even today,” Karen says.

“We both had a passion for creating editorial styles and working together as stylists through our 25 years of friendship,” Karen says. “’Frik & Frak’ is a play on words of the original ‘Frick and Frack’, which means any two people who are closely linked in a special way through a work partnership or friendship. During our years working together our nicknames were Frick and Frack.” Each Frik & Frak design is a one-of-kind, fashion-forward wearable piece of art, created in moments of inspiration drawn from people, places, music and life stories. They are not traditional hat styles; each one is curated to tell a story. Just as an artist paints or sculpts, each hat is an art form created from the thoughts, feelings and visions in Karen’s head that can’t be replicated. CONTINUED >

Growing up, Karen’s family didn’t have much money, so she began to work with her parents at age 13, coming home after school to help her parents with their respective trades; her father, a tailor, and her mother, a hairstylist. Using the skills she learned from her parents during those years, she launched a 30 year career as a hair, makeup and wardrobe stylist on the east coast. Three and a half years ago, her career path changed. After experiencing some work-related health issues, she began channeling her creativity into crafting custom hats as gifts for friends. “I drew my inspiration for hat making from my career as a stylist where I merged my passion for design, art, fashion and storytelling all into one art form,” Karen says. With the encouragement of friends and strangers who would see her hats worn around town, her hat-making hobby quickly turned into a business called Frik & Frak. Her bespoke, original hat designs are inspired by a love for creativity, storytelling and a lifelong friendship that honors her late friend Naomi who lost her battle with colon cancer.

Each hat is hand-crafted without the help of machines, with additional assistance from handheld tools, a steamer, and an iron. “It’s in the inspired moments alone in my studio that I can bring these designs to life,” says Karen. “By blocking, steaming, sewing, shaping, burning, I add layers of mediums into the hat to create each individual design. It’s in the long process of creating these bespoke designs with intention where my art can fully be expressed without the pressure of mass production.” When it comes to coming up with new ideas for designs, Karen turns to music, fashion, stories, and most importantly, nature and her community. She calls Paradise Valley, Montana home, which means she is surrounded by both every day. “The beauty of Paradise Valley brought us here on a visit five years ago, but it was the people and support of the creative community in Paradise Valley, Livingston and Bozeman that helped us make our decision to move out here permanently two years ago,” she says. “There’s magic when creatives exchange ideas and support each other. I’m so fortunate to have found that in the magnificence of the mountains, the beauty of the valley, and the people of Montana.” It was all of these things that also inspired one of her latest projects, a retreat haven in Paradise Valley named Peace of Paradise, which she co-owns with her husband of 26 years, Doug. At this space, nestled in the mountains with sweeping views of the valley below, Karen and Doug are fostering an intersection

of art and wellness, inviting individuals to immerse themselves in transformative experiences to live a more authentic and creative life. These landscapes have become the perfect backdrop for hosting photoshoots for Frik & Frak and other local brands. Frik & Frak’s latest creations can be found in downtown Livingston, Montana at an art collective called Aspen Lane, as well as at yearly pop-up shops in Atlanta, Georgia, Charleston, South Carolina, and most recently in Bend, Oregon. HGTV star shares her secrets to make a home look both beautiful and livable.

Tamara Day, star of HGTV’s Bargain Mansions, describes her style as “laid-back luxe.” “I am a mom of four, and I like pretty, shiny things,” Tamara says. “The two don’t always mix well. I design with lifestyle and family in mind but with that touch of glam.” This mixture of practicality and flare can be accomplished throughout the home on a budget, Tamara says. When it comes to the kitchen, she says replacing the backsplash is one of the most cost-effective ways to refresh the room. Additionally, she says paint is the most inexpensive option to update cabinets, and there is a de-glosser on the market that will reduce the labor involved by helping paint adhere to cabinets. “You can get a whole new kitchen with some fresh paint,” Tamara says. In the bathroom, Tamara suggests putting up new light fixtures and wallpaper for a fresh look. She suggests using wallpaper on just one wall to create contrast. “Wallpaper transforms everything and puts in a hominess factor,” Tamara says. To give a new feel to the living room, Tamara suggests using decorative pillows as well as displaying design books and layering with a candle or other interesting object to create a sentimental focal point. and rugs because less expensive options will not typically withstand the amount of wear and tear they receive from a family. Overall, Tamara says there is a balance between mixing expensive and inexpensive items and materials around the home, all without having it looking cluttered. She says every space needs something that is thrifted. Tamara finds many people enjoy elements of different types of styles and have a hard time defining their personal style. To help narrow down to a preferred look, she suggests taking a hundred room images and sorting them into piles of likes and dislikes. She says when someone completes this exercise, they typically find a theme to their preferences.

MAKING COLOR, TEXTURE AND PATTERN STAND OUT

Tamara has a natural eye for using great colors and textures in design. What is her approach to making a room look great?

HERE ARE TAMARA’S TOP TIPS: Find a base color with pops of other colors. “Every room needs a touch of black and a pop of color,” Tamara says. “The black will anchor it, but the color will give it life.” If the home is urban, she suggests more bold pops. If it is a traditional home, use a mixture of colors. Additionally, she suggests using one basic color throughout a home with pops of other colors as opposed to having a different color in each room. Consider wallpaper. “Wallpaper can be scary for a lot of people, but there are so may wallpapers out there that are removable,” Tamara says. Tamara says wallpaper adds texture and warmth, and she includes it in most of the homes she designs. Layer with baskets, blankets and greenery. All three make a room feel cozy and add color and interest to a space.

“I describe my aesthetic as modern prairie or mountain mama, because I believe that our female ancestors did everything that men would do, but in a skirt or a dress,” says Laura Fisher, founder of RevivALL Clothing. RevivALL, a slow fashion lifestyle brand based out of Bozeman, Montana, was created by Fisher in 2008, and features small batch clothing for women. “What inspires me are the women of the West, both currently and historically,” Fisher says. “I believe in designing practical clothing that is made to be lived in no matter your lifestyle. I also believe in showcasing and finding strength in femininity.” Fisher has been designing fashion pieces since she was in college in the early 2000s, when she started making clothing from up-cycled CONTINUED >

fabric, particularly crafting dresses out of men’s shirts. The name RevivALL is a direct play on that, speaking to reviving all clothing and fabrics rather than buying new. “We could stop producing clothes today and still clothe an entire population of the planet for many years,” says Fisher. “I believe in reusing what has already been made instead of making new fabric. I believe that clothing should be made to last, and our culture of throwaway fashion is one of the leading contributors to excess and waste on the planet.”

Fisher says that being a designer is something she feels the need to do as much as she needs to eat and sleep, but she doesn’t want to contribute to more waste and trash. There are many things that can help a room feel relaxing, but let’s keep it simple and focus on my top three. I would say that one must incorporate good lighting, great textures, and a decluttered space to truly get the cozy vibes. Let’s tackle each.

GOOD LIGHTING It’s imperative that there are multiple sources of light in a space. Rooms need a soft warm light, so I always like to use a light bulb between 2,700k and 3,000k. Also, all lights should have the same temperature light bulb to avoid clashing. It’s not enough to just have recessed or pendant lighting. I add a table or floor lamp to a space to truly have ambient light. Candles are a must for me. They can be scented candles (an extra way to add relaxation) or I like to use remote control tapered candles, so I don’t have to worry about cleaning up wax later.

DECLUTTERING So many times, a person thinks that every nook and cranny and every wall need to have something, and this is not the case. A decluttered space is actually more relaxing because overcrowding of items doesn’t quiet the mind. Decluttering a space can be overwhelming, I get it, so just do it in stages.
