LIFESTYLE LETTER
A Light Beyond the Grief Anyone who has walked through loss and grief needs to know this: healing is possible. There is light at the end of the suffering. Life can be restored— filled once again with peace, beauty, and even joy. Many hearts long for that transformation. When I first saw the photograph that now graces our cover, my response was immediate. My sister-in-law said it best: “I didn’t see the image—I felt it.” The subject, Nina Davenport, and photographer Brian Davenport, captured something deeply moving: the very essence of emotional renewal. If you look closely, you’ll notice a dragonfly nestled within the scene, a powerful symbol of hope, change, and new beginnings. It’s a quiet reminder that joy can follow sorrow, and that even in brokenness, beauty can emerge. At Boerne Lifestyle, our mission is to shine a light on all that is good, beautiful, and inspiring in our community. We hope this issue speaks especially to those who are still walking through grief, and assures them they’re not alone. In the wake of the devastating July 4th flood, our community has been tested, and we’ve witnessed compassion rise in remarkable ways. Neighbors are helping neighbors. Volunteers and strangers alike are stepping up with acts of kindness, generosity, and grit. Some have returned to their routines, forever changed. Others remain in the thick of recovery, clearing debris, offering aid, and rebuilding from the ground up. Many are still piecing their lives together, grappling with what was lost while clinging to what remains. Their stories are raw, courageous, and deeply human. In this issue and those to come, we will share these stories of strength, resilience, and the community that surrounds them. As part of City Lifestyle’s national network, Boerne Lifestyle is proud to help launch this year’s relief campaign early, right here in the greater Boerne area. Normally offered each December, the program provides direct financial aid to individuals facing urgent needs. Last year alone, it delivered over $1 million to help with food, shelter, and medical care. To nominate someone—a family, first responder, or community leader—visit relief.citylifestyle.com. You’ll also find more details in the story in this issue (“We Are Hill Country Strong,” p. 38). Together, let’s shine a light where it’s needed most. Your nomination could be the lifeline someone has been waiting for. KEVIN BOVÉ, EXECUTIVE DIRECTOR @BOERNELIFESTYLE

A Kerrville family of nine with a storied history shares their escape from the Guadalupe River floods.

Penny Deupree is the great-granddaughter of legendary author Frances Hodgson Burnett, who penned the novel A Little Princess in 1905 and The Secret Garden in 1911. Burnett’s stories have become classics and have stood the test of time. But after the July 4th flood in Hunt, Penny and her family found remaining books from Burnett in the rubble. Reflecting on the night that destroyed her home, Deupree tells of a moment when personal survival was all that mattered. The house was full of nine family members at the time, including a one-year-old and Penny’s three-year-old great-grandchild. Somehow, everyone made it to safety, an outcome she says was nothing short of a miracle.
THE STORM
In the early morning of July 4th, Penny’s son Tad Deupree woke to water from the Guadalupe River rushing into his mother’s home. Tad and Penny rushed to wake the other seven family members. But they soon found it impossible to escape through any doors on the first floor as water rushed around them. Instead, all nine ascended a ladder to an upstairs loft, hoping for safe ground. Tad found a decorative buoy from a lobster cage that the family began using as a battering ram to break through the upstairs wall of the house in hopes of escaping the home. After 20 minutes
of desperate pounding, the family created an 18-inch hole, just wide enough for each person to slip through. Once outside, the family waded into deadly waters, but were able to grip the home’s gutters and climb onto the roof. There, they spent the next two hours wondering what might happen next. “I just knew we were going to get out. I mean, there was no other option,” Penny remembers. In those furious and desperate moments, Penny says her attitude was clear and simple: “Don’t ever give up. And say a lot of prayers.” During their time on the roof, surrounded by storms and lightning, family members sang to the young children to help them fall asleep. A bright light broke through the darkness from a neighbor who heard their cries on the roof. Penny instructed the neighbor to get a ladder near her garage. But Penny recalls, “He came back after he looked for it and said, ‘There is no garage.’” CONTINUED >

THE AFTERMATH
Like many families along the Guadalupe River, the Deupree family found themselves digging through debris and managing the remains of a house ravaged by water. “We have three kids and seven grandchildren and two great-grandchildren,” Penny says, “and I’m telling you, all the children have been down here taking their turn helping us through the litter that’s all around the property.” Hundreds of households along the Guadalupe have been trying to clean up and heal, especially around Hunt, the small community hit hardest by the floodwaters. The area’s destruction didn’t spare Camp Mystic and Heart of the Hills—both youth camps—which experienced some of the greatest loss of the flood tragedy, including the deaths of several young children. That’s a fact not lost on Penny. “I’m grateful that the list of missing is going down,” Penny says. CONTINUED >

Penny says her attitude was clear and simple: “DON’T EVER GIVE UP. AND SAY A LOT OF “And I hurt so much that all these kids, and anybody who was killed by this, was just…well, we were lucky.” Penny believes that her family now consists of nine walking miracles. When asked why they survived, she credits only God and a lot of prayer. “God was with us every second of the way. And we are a prayerful family,” Penny declares. “You can’t question what’s going on. We made it, and that’s all that matters.” Because of the miracle of their survival, Penny hopes to keep sharing their story—perhaps carrying on the legacy of her great-grandmother. “I know that people need to hear it. God was at work the whole time. He was pretty busy that night.”

T-SHIRTS AND SIGNS BECOME SYMBOLS OF HOPE AND UNITY AFTER THE JULY 4TH FLOODS.
34
LOCA L LIM E LIGH T | L I FE + CU LT U RE
In the wake of the devastating July 4th floods, the Texas Hill Country has once again shown that its heart beats strongest in times of crisis. Across Boerne and surrounding communities, local businesses and individuals are stepping up—not just with words, but with action—demonstrating a powerful love for their neighbors. One of the most visible ways this generosity is showing up? T-shirts and signs. These shirts aren’t just fabric; they’re symbols of hope and unity, proudly worn throughout the region. From boutiques to breweries, fitness studios to floral shops, each one tells a story of a community coming together. At Branded J Boutique, 100% of proceeds from their “Texas Strong” shirts go directly to flood relief. Blume Haus Fine Flowers is doing the same with their “Hill Country Strong” tees and stickers, benefiting the Red Cross. Gunpowder & Cabernet, in partnership with Free Roam Brewing Co., has created a “Pray
for Texas – Flood Relief” shirt, covering all costs so that every dollar raised supports those affected. Meanwhile, wrestling royalty, the Von Erich family, has launched an "ISAIAH 43:2" shirt, donating all profits to families and first responders, many of whom are still recovering even as the headlines fade. And Tamara Strait is contributing 100% of proceeds from every shirt and sticker sold through the end of 2025 to support victims and emergency crews alike. Not all generosity has come in the form of clothing. Matt and Kelly Mattingly, owners of Signarama, have made a tremendous impact through their donation and distribution of “Hill Country Strong” yard signs. Their work is now seen across the region as a visual statement of unity. Whether big or small, these acts of kindness serve as visual reminders that the Hill Country’s strength is in its people.

NIGHTLASE
®
Sleep No Matter the Distance As we age the flaccidity(looseness) of tissues increases. This is especially important for the entire airway. Upper airways become more restricted due to hard structures and soft tissue hypertrophy (Enlargement). The result is less airflow or volume. This resistance can be detrimental to sleep quality and athletic performance. NightLase ® utilizes a twin laser system patented by Fotona Lasers. This procedure is a nonablative(no surgical cutting) technique utilizing laser impulses to tighten connective tissue, muscles, and their attachments to hold open the soft palate area and the upper nasal passages. The net result is increased airflow and volume during normal function, sleeping, and athletic performance. This twin laser system is FDA approved for safety and effectiveness on the tissues treated. The standard procedure takes approximately 45 minutes and needs to be repeated 21 days apart for 3-4 sessions. No anesthetic is needed, and there is no downtime. Protocol maintenance is usually a one-session touch-up every 1-2 years or as needed.

WE ARE HILL COUNTRY STRONG
When many of us awoke on July 4th, we woke with perhaps a bit of disappointment that Independence Day celebrations were canceled due to the weather, but we were grateful for the day off and the muchneeded rain. For many of our friends and neighbors to the northwest along the Guadalupe River, however, the floodwaters and the nightmare had already been raging for hours by the time the sun began to rise. As the news of destruction and tragedy began to spread that day, we were, of course, shocked by the devastation and loss of life. But something else welled up in our hearts that was more powerful and unstoppable than any flood: compassion. What came next was an outpouring of support for the days, weeks, and months that followed. Boerne’s first responders rushed to the scene to pluck survivors from trees. Local restaurants and grocery stores gave away tons of food and supplies prepared and delivered with hope and love. Businesses and organizations held flash sales, created signs and t-shirts, and gave to support the relief efforts. Even after the

waters receded, the attention faded, and the clean-up slogged on, our community remained determined to help and committed to action. For all the ways you did and continue to step up, we at Boerne Lifestyle Magazine say “thank you” from the bottom of our hearts. And we invite you to help us help where it’s still needed most: individuals and families directly impacted. You don’t have to give any money. All we ask is that you take a moment to tell us whom we can help. Our national network, City Lifestyle, provides direct monetary assistance to people around the holidays each year. But to support the efforts already underway in our community, City Lifestyle is looking for nominations to provide relief to those greatly impacted by the floods. You’ll find more details on the next page. While not all of us suffered an immediate loss that day, we all felt the impact. We know that tragedy for one of our neighbors is a tragedy for us all. So, together, we can grieve. Together, we can rise, rebuild, and recover. Together, we can put compassion into action. Together, we can be Hill Country strong.
When the waters rise, so do we. When disaster strikes, we show up for each other.
Flooding across Texas has uprooted families and disrupted daily life across entire communities — but hope is never far when neighbors come together. City Lifestyle is identifying those most affected and helping deliver real support where it’s needed most.

WHAT’S HOT IN WINDOW COVERING FASHIONS RIGHT NOW?
We’re seeing a beautiful mix of natural textures, clean lines, and smart functionality. First, natural materials are huge—woven wood shades, linen drapery, bamboo blinds. They add warmth and a relaxed, organic feel that people really want right now. Motorization is becoming standard. Clients love being able to control shades with their phone or voice assistant. We’re even layering motorized roller shades behind stationary drapery panels for a tech-meets-textile vibe. Sheer fabrics are also having a moment— especially when layered with blackout panels or roman shades. It adds depth and flexibility with light. Meanwhile, clients are moving away from all-neutrals and leaning into earth tones like deep greens and terracottas. Details like banding and custom pleats help make things feel tailored. Ripplefold draperies are big. They’re modern, minimal, and clean, and the ideal style for wide expanses or a streamlined, upscale look. And we can’t forget outdoor shades. Motorized exterior treatments are one of the fastest-growing trends. They add comfort and usability to patios and porches while protecting from glare and UV. If I had to sum it up, today’s style is textural, intentional, and smarter than ever.
WHY DO WINDOW COVERINGS MATTER SO MUCH?
It’s one of the most underestimated elements in a home. Good window treatments help you control light, protect your interiors, and set the tone for the space. Light control really affects mood. With the right treatment, you can manage glare, heat, and fading, keeping your space functional and comfortable throughout the day. Aesthetically, treatments add CONTINUED >

softness, height, and polish. They frame your views and make the whole room feel more finished. Whether it’s relaxed linen or tailored ripplefolds, window treatments are like the wardrobe of your home. Today’s options also deliver on energy efficiency and privacy without sacrificing style. It’s form meeting function in the best way.
WHAT DO YOU LOOK AT WHEN HELPING A HOMEOWNER CHOOSE THE RIGHT TREATMENT?
When I design window treatments with a homeowner, I take a holistic approach, blending their lifestyle and preferences with specifics of the home and the desired function of the treatment. I start with the home’s architecture and window layout. A historic home might call for pleated panels or shutters. A modern home might lean toward rollers or sheers. Then I consider light and privacy needs in each room. For example, bedrooms often require blackout options, while bathrooms need privacy that still lets in light. Your personal style matters, too. I look at your furniture, paint, textures, and the feel you’re going for—cozy and layered or light and minimal. Function is huge. Motorized for hard-to-reach windows, cordless for safety, daily-use shades that operate easily. And of course, we keep the budget in mind and invest where it counts, like in durable fabrics or custom sizing. Ultimately, the goal is to make it feel like the window treatment was always meant to be there.
WHAT SHOULD HOMEOWNERS CONSIDER WHEN SHOPPING FOR BLINDS OR SHADES?
Start with function. Ask: “What do I need the treatments to do?” That might mean darkening a room, managing glare, or just adding privacy.

Next, think about energy efficiency. Treatments like honeycomb shades insulate well, and solar screens protect furniture without blocking views. Safety is key, especially for homes with kids or pets. Cordless and motorized options are cleaner, safer, and look great, too. Aesthetics matter, but it’s not just about matching colors. You want the treatment to suit the window size, ceiling height, and trim. That influences fabric weight, pleat style, and how things are mounted. Operation is another factor. If you’re adjusting the treatment daily or have tall windows, motorization can make life so much easier. Finally, prioritize quality. A well-made treatment lasts longer, looks better, and functions smoothly. It’s one of those areas where thoughtful investment pays off.
WHAT’S YOUR BEST ADVICE WHEN SOMEONE IS UPDATING WINDOW COVERINGS?
Don’t settle! Too many people think they have to choose between style and function, or they’re limited to what’s available off the shelf. That’s just not true anymore. Today’s treatments are incredibly customizable, offering smart home integration, blackout options, energy savings, and kid-safe cordless systems. Whether your style is bold or clean, we can tailor something to your space and lifestyle. And working with a professional takes the stress out of the process. At Bumble Bee Blinds, we walk you through every step—from inspiration to installation—so you get a polished, made-for-you result. Window coverings aren’t just the finishing touch. They’re foundational elements that impact how you live in your space every day, so it’s worth getting them right!

QUALITY & STYLE FOR GENERATIONS
O.W. Lee makes patio pieces with longevity and design to last—and they do it right here in the Hill Country. ARTICLE BY TANESHA DILLARD

It’s hard to imagine outdoor furniture standing the test of time, especially here in Texas. But like this family-owned business, O.W. Lee’s patio furniture and fire pits are built to last. O.W. Lee Company is named after its founder, Oddist Winfred Lee, who was born in Brownsville in 1910. In the ‘30s, Oddist moved his family to California, where he founded his firm in 1947, making gates and railing before adding wrought iron dinettes. He did the design and fabrication while his wife, Gerda, made all of the cushions. The company began to produce patio furniture under Oddist and Gerda’s son and daughter-in-law, Bob and Beverly Lee. Now in its fourth-generation of family ownership, O.W. Lee has moved back to Texas, settling into a 412,000 square foot manufacturing facility on 27 acres in Comfort. After all these years, the most significant aspects of O.W. Lee’s design philosophy remain quality and comfort. Breanna Powers, the company’s marketing manager, says this has helped them stand out in the patio furniture industry. “We want to build it to last and for it to be incredibly comfortable for the long-term,” she says. Powers shares that O.W. Lee strives to use “the highest quality materials and processes, so that it's not going to rust out or break and fall apart.” This quality also goes into the cushioning. Powers says, “We use indoor quality foam so that you experience the
same kind of comfort that you would sitting on your living room couch.” This quality is backed by what Powers distinguishes as “one of the best warranties in the industry.” While some of the manufacturing is done by machine, Powers emphasizes that a significant amount is still done by hand. “It's made by people who live here in Boerne and Comfort and Kerrville,” she says. “For example, our ‘Classico' collection has a lot of metal strapping. That's not done by a machine. That's done by a guy standing there hammering it onto the chair,” Powers points out. “There's a level of craftsmanship and human touch to our brand.” Quality and comfort are important, but the look often leads the way. O.W. Lee has that covered, too. Each year O.W. Lee curates

its collections, finishes, tiles, and fabrics, ensuring the styles are up-to-date and that there’s something for everyone. “We typically try to keep our eye on the trends,” Powers shares. “We have a pretty good sense of what people are looking for.” And what is in-demand these days? “Fabrics in blues and beiges seem to be the most popular right now, but I think greens and bolder colors are about to make a comback,” Powers notes. They’re also introducing lighter finishes in response
to customer feedback. There are over 100 fabric choices, and O.W. Lee offers a wide range of color options and patterns, including southwestern, geometric, and medallion designs. Even the solid color options bring visual interest with variations in weaving, including plain, chevron, and basket weave patterns. O.W. Lee is excited to debut a modern seating collection for 2026, “Horizon,” and reintroduce a previously discontinued line, “San Cristobal,” which features a hard-to-find Old World aesthetic. Plus, new fire pit collections debut in October. “In Texas, our fire pits are hugely popular,” Powers says. “They're perfect for those fall and winter evenings to keep you cozy.”
“Texas tends to lean a little more towards the traditional collections versus the modern lines,” according to Powers, “because they fit the more rustic aesthetic found here.” Powers notes that their top-selling collection “Monterra” is particularly popular in the Lone Star State. “It's very unique. It’s wrought iron, has that rugged sort of look, and is unbelievably comfortable.” If you want to see their designs for yourself, Home & Patio in San Antonio carries their lines. Powers points out that
showrooms can’t keep everything they make in stock, so dealers are equipped to place custom orders. Retailers like Home & Patio have all of the tile, fabric, and finish samples on hand, enabling you to design the perfect piece for your patio now and in the future. “The thing that sets O.W. Lee apart is that we really strive to make things that last. It's made to be heirloom quality. It's going to last long enough to pass down to your kids and your grandkids.” OW Lee | owlee.com | 830-267-9533 1206 Fifth St., Comfort Home & Patio | homeandpatio.com 210-698-5052 | 19727 I-10 W, San Antonio

Closing With Confidence Branscomb Law Shares Expert Tips for Navigating Real Estate Deals in Texas Whether you’re selling a family ranch, negotiating a pipeline easement, or buying your dream Hill Country getaway, real estate deals can be more complex than they first appear. From water rights to survey disputes, even the most straightforward transactions can come with hidden legal landmines. That’s why it pays to have the right experts in your corner. Branscomb Law—a firm with deep experience in both real estate transactions and litigation— knows the ins and outs of land deals across Texas. Their team has helped individuals, families, businesses, and municipalities navigate the fine print and protect their property rights. We spoke with the attorneys at Branscomb about the common pitfalls landowners face, how to avoid costly mistakes, and when it’s worth bringing in legal backup. Whether you’re closing next month or just starting to consider a sale, their advice can help you move forward with confidence. branscomblaw.com | 210-598-5400 4630 Loop 1604 W., Ste. 206, San Antonio (Responses edited for length and clarity.)

rights issues. Meanwhile, our litigation team represents clients in court and before administrative bodies for a wide range of real estate disputes.
WHAT ARE SOME DEAL POINTS TYPICALLY NEGOTIATED IN A REAL ESTATE CONTRACT?
Negotiations always depend on our client’s goals. Major items like price are often set early. But we also negotiate timelines, such as the due diligence period, who pays for surveys, and whether personal property (like farm equipment) is included. We aim to secure the most favorable terms for our clients while keeping deals on track.
HOW CAN LANDOWNERS PROTECT THEMSELVES IN A TRANSACTION?
Read every word before signing anything. Don’t dismiss confusing terms or assume something isn’t a big deal. Many landowners
unknowingly give up rights or grant interests without fully appreciating the consequences. Fixing it later is difficult and expensive—if it’s even possible. Texas courts take contracts seriously, and the excuse that you did not understand the terms is rarely a winning argument.
HOW DO I KNOW IF I NEED A REAL ESTATE LAWYER?
A lawyer can answer legal questions, interpret confusing language, spot potential issues, and help negotiate better terms. Even if you don’t think you “need” one, a lawyer can be especially helpful if you're new to real estate deals or for high-stakes or complex transactions.
WHAT DOES A TYPICAL REAL ESTATE LAWSUIT LOOK LIKE?
No two lawsuits are the same. A breach-of-contract case looks very different from a dispute over land ownership. However, most follow a similar process: pleadings, discovery (where both sides gather and share information), and ultimately, a trial or settlement— although that process can take months or even years.
HOW CAN I BEST AVOID ENDING UP IN A LAWSUIT?
Involve an attorney early in the process. Many disputes stem from unclear contracts or poor planning. Still, even well-drafted deals can hit unexpected snags. If issues arise that can’t be resolved informally, mediation is one common alternative to litigation. In mediation, a neutral third party helps both sides work toward a resolution, and some courts require it before trial. THE NEW ORIGINAL Lincoln’s 2025 Nav igator Merges Herit age With High-Tech Lu x ur y
ARTICLE BY CHAD BINDER
When the Lincoln Navigator debuted in 1998, it didn’t just enter the market; it created a new one. As the first full-size luxury SUV, it set a bold standard for American sophistication, long before the arrival of the Escalade, Denali, or import rivals. Nearly three decades later, the 2025 Navigator continues the trend of leading with confidence, glamor, and innovation. Fully redesigned for its fifth generation, the new Navigator pairs timeless elegance with wellness-focused tech. Lincoln calls it a rejuvenation, and the features prove it. The cabin is anchored by a stunning 48-inch panoramic display, stretching nearly edge to edge across the dash. Navigation, media, fuel economy, and more are presented in customizable widgets, all within easy view and reach. The display enhances both form and function, encouraging drivers to stay focused while reducing visual clutter.

Lincoln’s award-winning BlueCruise hands-free driving system is also front and center. Rated the best in its class by Consumer Reports for two consecutive years, it utilizes camera-based eye tracking to verify the driver’s attention, ensuring a safer, smarter driving experience. Whether you’re commuting on I-10 or heading to the coast, the system can take over on pre-mapped “blue routes,” keeping the car centered and maintaining a safe distance from others. Before lane merges or curves, BlueCruise gives you a heads-up to take the wheel again, blending peace of mind with convenience. For long trips, the result is real: drivers arrive noticeably more relaxed. CONTINUED >

Inside, comfort is a standout. Lincoln’s signature Perfect Position seats offer extensive adjustability, along with heating, cooling, and an impressively refined massage function. Choose from several programs and three intensity levels, including Circular Cushion and Relax Recovery. Unlike some competitors, Lincoln’s massaging seats are available while driving; an everyday luxury you’ll quickly get used to. For those who need more room, the extended-length Navigator L stretches 12 inches longer than the standard model, translating into a generous 37 cubic feet of cargo space behind the third row. That extra room matters if you're often hauling gear, luggage, or kids’ sports equipment. The standard model is perfect for those who only occasionally use the third row for passengers and prefer more flexible cargo configurations. The rear hatch has also been reimagined. New for 2025 is a split gate design—part of it opens up, part folds down—making loading easier and creating a built-in tailgate bench perfect for sporting events, beach trips, or Hill Country picnics. The 2025 Navigator proves that true originals don’t just endure, they evolve beautifully. Still refined. Still bold. Still the one to beat. nplincolndominion.com | 210-405-4000 20985 I-10, San Antonio

As Penny marks her 50th anniversary in the fine jewelry world, her work continues to captivate with a distinctive blend of timeless elegance and modern femininity. Raised in an artistic family, Penny began designing jewelry in the 1970s, selling her handmade pieces from a red wagon on Fire Island. Today, her heirloom-quality designs are cherished by clients around the world—including Jackie Kennedy, Jennifer Lawrence, and Oprah Winfrey—and are exclusively handcrafted in 18K gold with ethically sourced stones and materials. Designs are inspired by antique motifs, art, architecture, and the women who wear her pieces. That makes Penny Preville’s collections refined yet versatile, meant to be worn, layered, and lived in. Each necklace, bracelet, or ring is designed with intricate detail, milgrain edges, and hand-engraved flourishes. Penny’s jewelry offers an opportunity for self-expression that’s both personal and transformative, which flows from her philosophy rooted in emotion and memory. While the game has long been a staple in many Asian communities, it’s recently gained popularity beyond its roots. From boutique coffee shops to your Instagram feed, mahjong is suddenly everywhere. with glamour and good company, offering a new kind of social gathering that’s both nostalgic and on-trend. “Mahjong is the perfect mix of strategy, style, and socializing—it checks all the boxes!” says Powell. “I think people are craving more analog ways to connect in this very digital world. Mahjong is timeless, but it feels fresh right now because we’re playing it with a modern, colorful twist.” Her introduction to the game came in January 2023 at a friend’s game night. Powell knew nothing going in but was immediately captivated. That evening changed everything. “I instantly fell in love. It was challenging in the best way, and I left thinking, ‘I have to figure this out.’”

Once she got the hang of it, her imagination took off. Already known for her vivid party themes and dazzling tablescapes, Powell began dreaming up ways to make mahjong feel accessible and celebratory. She saw an opportunity to turn something classic into something unexpected: a game night experience that was equal parts learning, laughter, and sparkle. “I wanted to share it with everyone. But I also wanted to make it fun, not intimidating. I thought, ‘What if I create a space where women could come together, learn to play, and feel like they’re part of something special?’” That idea blossomed into Troop Mahjong, a whimsical, style-infused take on traditional gameplay that offers open play events, lessons, a membership society, and even a mahjong-themed summer camp. Its name and spirit draw inspiration from the cult classic ‘80s movie Troop Beverly Hills, and the brand is infused with the same blend of heart, humor, and glam. “Phyllis Neffler is my spirit animal!” Powell laughs. “She was thrown into something totally new and had no clue what she was doing, but she gave it 110% and made it fabulous along the way. That was me with mahjong.” One of the most playful elements of Troop Mahjong is its signature merit sticker system, a nod to the movie’s merit patches. These collectible, colorful stickers reward players for quirky achievements, from winning with dragon tiles to being the night’s most encouraging player. “It adds a layer of joy and gamification that sets us apart,” says Powell. “There are over 200 Troop Mahjong merit stickers to collect in your Merit Book!”
The gameplay is only half the experience. Powell treats each event as a celebration, thoughtfully curating every detail—think vintage-inspired tablecloths, bright mahjong mats, and beautiful tiles. Each space features playful touches, including a themed menu, floral arrangements, a photo backdrop, and branded signage that match the night’s vibe. Music is always part of the scene, with Taylor Swift, nostalgic throwbacks, and girl-power anthems setting the tone for a joyful, immersive experience. The aesthetic reflects Powell’s own “grandmillennial-meets-Palm-Beach-prep” style, which shines through every element of Troop Mahjong. “We love florals, bows, chinoiserie, all things sparkly. Basically, if it feels like a mashup of Clueless, Troop Beverly Hills, and a garden party, we’re in the right place.” Guests are encouraged to dress accordingly. Whether it’s a Palm Beach dinner party or “Christmas in July” theme, attendees show up ready to dazzle in statement earrings and colorful outfits. The wardrobe is part of the fun. “I love a theme!” Powell says. “I always say, ‘Come cute, and come ready to play!’” Beyond the gameplay and stylish aesthetic, it’s the sense of community and shared experience that keeps players coming back. Powell emphasizes that the events are more about connection than competition. She’s watched complete strangers become fast friends after a few games. “Troop Mahjong isn’t just about the tiles—it’s about belonging. We’re building a sisterhood one game night at a time.”

For Powell, the most rewarding moments come when guests feel that spark of surprise and delight. One evening stands out in particular. During a craft night where members decorated their Merit Books over wine and conversation, Powell overheard someone say, “I didn’t know I needed this until now.” She reflects, “That’s the magic. It’s not just about mahjong. It’s about creating space for joy, connection, and community.” For newcomers who are curious but intimidated, Powell wants to remove the fear factor altogether. If you’re hesitant to try the game, her advice is simple: “First of all, you’ve got this! Everyone starts somewhere, and I promise it’s more approachable than it looks. Find a group that’s welcoming and fun (like Troop Mahjong) and don’t be afraid to ask questions.” With the heart of a host and the enthusiasm of a glam camp counselor, Powell is on a mission to demystify the game and build community one event at a time. “We make learning feel like summer camp, not a spelling bee,” she says. “Whether you’re brand new or a seasoned pro, there’s a seat at the table for you.”

On Nature, Style, & Grace A REFLECTION ABOUT LEGACY, LAND, AND LIVING WITH INTENTION INSPIRED BY THE CIBOLO CENTER FOR CONSERVATION.
When we think of style, it's easy to get caught up in the visual elements: what we wear, how we look, and the trends we follow. But true style is more than fabric and color. It reflects how we live, how we treat others, and the choices we make to uplift our community. When we live with intention, style and grace take on new meaning. They show up not just in our interactions with others, but in how we care for the places we call home. Conservation, then, becomes a natural expression of intentional living.
The Essence of Graceful Living At its core, living with style means embracing a mindset of grace. It’s about how we speak to those around us, the time we dedicate to meaningful pursuits, and the motivations behind
“By making thoughtful decisions about where we invest our time and resources, we adopt a way of life that is not only about looking good but also about doing good.” 80

our actions. A truly stylish individual is one who considers the impact of their choices not just on themselves but on the community as a whole. This is where conservation efforts, such as those championed by The Cibolo, come into play. One of the key initiatives we've dedicated ourselves to is educating the public about conservation easements. These easements are voluntary agreements that guide the future use of land to support the health of natural resources like watersheds, scenic views, and wildlife habitat. In the end, they benefit the entire community.
Understanding the Bigger Picture From time to time, questions arise about the use of public funds in support of conservation easements, particularly when they involve privately owned land. It can be easy to assume that such support serves only the interests of the landowner. In truth, the broader community is the primary beneficiary. Thoughtfully guiding how land is used over time helps preserve water resources, scenic character, and quality of life for everyone. While landowners may receive some financial support in these arrangements, the potential benefits are often outweighed by the long-term implications. Properties encumbered by conservation easements typically have reduced resale value and a narrower pool of future buyers due to the permanent limitations on land use. These are not decisions made for personal gain, but rather thoughtful commitments to stewardship. They are quiet acts of generosity that deserve recognition.
Choosing What Lasts In essence, choosing to support conservation easements is a stylish decision because it reflects a commitment to the greater good. It's a way of living that prioritizes the well-being of our local environment and community. By making thoughtful decisions about where we invest our time and resources, we adopt a way of life that is not only about looking good but also about doing good. As you consider what style means to you, remember that it extends far beyond the wardrobe. It is evident in how we care for one another and how we protect the places we call home. That, ultimately, is the most enduring and impactful style of all.

A Place With a Purpose HOW THE CENTER’S UPDATED LOOK REFLECTS ITS DEEPER MISSION
It started in 1983 with a borrowed kitchen and a mission to serve seniors. Decades later, that small act of service has evolved into a vital community hub—one that now serves nearly 2,000 people throughout Kendall County. And now, The Center has a whole new look. The Center’s recent interior transformation has reshaped the experience of walking through its doors. The changes are easy to see: new artwork, updated furniture, better lighting, and inviting spaces for gathering. And while the refreshed look fits neatly into any conversation about style, the impact of this design runs deeper. “We’ve taken a purposeful, intentional approach to our space,” says Olivia Burdick, CEO of The Center. “We are so grateful for everything we had before, but now it’s designed specifically with us in mind. The space feels warm and welcoming.” The renovation has helped change how members experience the space, transforming it into a place where even the ambiance reminds them that they’re important. It’s a shift from functional to thoughtful, from donated odds and ends to a space that reflects dignity and purpose. For an organization serving older adults, that matters. Programs at The Center include daily activities and classes at Kronkosky Place, county-wide Meals on Wheels delivery, transportation to The Center and other essential appointments, and a medical supply loan closet.

Whether someone needs a ride to the doctor, a walker after surgery, or a place to connect and stay active, The Center provides critical support that helps older adults live independently. The recent renovations are just one part of how the organization is preparing to meet the growing need for its services: with intention, warmth, and community at its core.
COMMUNITY-DRIVEN, COMMUNITY-SUPPORTED
Kendall County’s older adult population now makes up 27% of residents, surpassing the proportion of children in our community. Boerne has grown rapidly, and The Center remains the only organization in the area focused solely on non-medical, non-residential support for aging adults. That includes everything from transportation and nutrition to fitness classes and daily social connection. The remodel is just the latest chapter in a long history of support from the broader community. The Center has grown through partnerships, volunteer efforts, and donations over the past four decades. Even Kronkosky Place itself, despite its foundation name, is operated independently. “We apply for funding and grants just like every other nonprofit organization,” Burdick explains. “We’re not fully funded by any one foundation.” The entire remodel—every new chair, every wall hanging—was made possible by individual donors. “Not a dime came from our operating budget,” Burdick emphasizes. Instead, it was the result of the generosity of people in this community. That generosity is needed now more than ever. “We’ve seen a 50% decline in funding through the Older Americans Act over the last two years,” Burdick says. She says that recent cuts to federal programs have made it more challenging to meet the growing needs of the older population. With over 2,000 clients on its roster each year, Burdick says they strive never to put anyone on a wait list, especially for food.
“We’re here to support older adults in the community through non-medical, non-residential services that keep them active, connected, and engaged.” CONTINUED >

“We’ve taken a purposeful, intentional approach to our space. We are so grateful for everything we had before, but now it’s designed specifically with us in mind. The space feels warm and welcoming.”
In addition to donors, volunteers make much of the work at The Center possible. More than 300 people dedicate their time each year to teaching classes, leading activities, and assisting with daily operations. On weekdays, up to 150 volunteers deliver food across Kendall County to keep the Meals on Wheels program rolling.
STOP BY AND SAY “HI”
Reading about it is one thing, but the best way to understand the impact of The Center’s work is to see for yourself. The new space doesn’t feel like a stereotypical facility for older adults. There’s energy. People are chatting and smiling, gathering for classes, volunteering, laughing, and making plans. It feels less like a service agency and more like a community—one you’re invited to become a part of by participating, volunteering, or giving. Visitors are often surprised by how lively and engaging the space is. People aren’t here just because they have to be; they come because they want to be a part of something. That experience is what sets The Center apart. It’s not just the fresh aesthetic, but the elevated atmosphere of belonging and activity that reflects a more profound commitment to aging with dignity, purpose, and connection. thecenterboerne.org | 830-249-2114 | 17 Old San Antonio Rd.

IN A WORLD THAT’S MORE AND MORE DIGITAL, ALAMO PRINTS IS BRINGING BACK INNOVATIVE, INTERPERSONAL WAYS OF MARKETING YOUR BUSINESS.

Walk into almost any office, and you'll spot branded pens, notepads, calendars, even mugs, each subtly but clearly promoting a company’s brand and message. When the COVID-19 pandemic
endless possibilities for companies to stand out. That’s her team’s focus: ensuring the products and print collateral they design for each client align with their purpose and strategic goals.
“TRY TO INCREASE FACE-TO-FACE ENCOUNTERS. IT’S GOING TO BRING YOUR BUSINESS MORE VALUE.” hit, companies pulled back on in-person marketing, which meant they also scaled back on physical items emblazoned with their logo and tagline that they could leave behind. However, faceto-face marketing has made a comeback today, and Alamo Prints in The Dominion is leading the way in helping businesses stand out once again. Alamo Prints, a growing force in Boerne’s print marketing scene, partners with businesses to create those custom-designed products that leave a lasting impression. “Try to increase faceto-face encounters,” Christiana Jurca, CEO and co-founder of Alamo Prints, says. “It's going to bring your business more value. You're going to hold value in that person's eyes by taking time out of your day to understand them.” By incorporating creative print elements into your business, Jurca says you can distinguish your identity from that of your competitors. She says strong branding through print opens
“We sit down with business owners every day and see their vision come to life,” Jurca says. “We design it and then see it physically, and people get excited about reigniting their passion for print.” In a crowded marketplace, every business needs creative elements to bring its vision to life. Jurca points out that a strategic vision for promotional products further enhances the level of commitment to your consumers, allowing them to tangibly engage each of their five senses with your brand. “As a kid, when I read books, I loved smelling them,” Jurca recalls. “I loved the sensory feeling of the raised lettering. When I started Alamo Prints, I got excited about creating that feeling for others.” Before firing up the printers, Jurca had over a decade of experience in healthcare print marketing, working with clients who frequently struggled to receive high-quality materials.

“We were disappointed,” Jurca says. “It was just a vicious cycle of paying into a broken system.” She says that about 25% of the print orders she placed were incorrect or never arrived at all. Having suffered through the problem firsthand, Jurca launched Alamo Prints in June 2024 to meet that need for reliable, quality-focused printing service. Powered by the slogan, “From Possibility to Print,” she worked to streamline the process and meet all of a client’s print needs under one roof. Clients walking into Alamo Prints embark on a creative process that can lead to a variety of outcomes, ranging from notepads designed for doodling to branded gum packages. Jurca’s team is committed to thinking outside the box for each client. “I pride myself on always giving 100%,” Jurca says. “And if we can't make an idea happen, we're transparent with the customers.” People crave face-to-face interaction throughout the creative journey, so the Alamo Prints team strives to deliver that hands-on approach to every client. “We want to focus on making you and your customers happy,” Jurca says. “Because if our customers are happy, we're happy. It's a beautiful change.” For each customer at Alamo Prints, the items created enable them to further strengthen relationships with their customers. Through personalized designs and relationships, businesses can promote themselves at a higher level than before. And Jurca says her team’s commitment to detail builds trust.

“PEOPLE DON’T REALIZE HOW MUCH PRINT IS ALL AROUND US.”
“We don't give products to our clients unless it's 100% what the client ordered,” Jurca says. “We want to keep your business by catching those little mistakes nobody else will.” And that lets the businesses they work with shine. Real-time feedback, quality control, and honesty are the pillars for print marketing businesses to enhance the customer experience. Despite having a wide range of clients, Jurca and her team believe that the key to success lies in personal relationships. “I want Boerne to know we're here,” Jurca says. “People don't know we're here because we're hidden, but we're a hidden gem.” In a world racing toward digital everything, Alamo Prints reminds us of the power of something tangible. “People don’t realize how much print is all around us,” Jurca says. And with the right creative partner, those everyday print pieces become tools for connection, brand recognition, and long-lasting business impact. alamoprints.com | 210-233-6395 4 Dominion Dr., Bldg. 4, Ste. 100, San Antonio

LUXURY SPORTING RESORT
“I visited Joshua Creek for a corporate event. We hunted behind dogs the first afternoon and had a great experience. The guide was knowledgeable, knew his dogs well and was enjoyable to be around. The second day we did a driven hunt and had a great time as well. Overall, this place was beautiful, the staff were professional, and the hunts were exceptional. Lodge, food, and bar were also wonderful.” Will C. | Orvis.com Review
