A BOERNE HOME. It is meant to be a place of retreat, rest, love, and shelter from the outside world—a place where you can let your guard down and just be. Some homes feel just like that, and some can be filled with conflict and strife. It is never too late to change the climate of our homes. In a world that can be cruel, let the home be a place where we build each other up. Make a continual effort to teach with love, correct with love and express love every day. Take time to enjoy all the small moments with family instead of getting caught up in all the daily tasks that can steal our attention away—to be truly present when spending time with our family instead of dividing our attention with our technology or to-do list. Although we usually aren’t perfect at accomplishing these things, it is worthwhile to strive for them every day. Creating a home that you want to spend all of your time in isn’t easy. The memories that are made within the walls of our home are what last regardless of whether our home has the latest trends or if it hasn’t been updated in years. While it is fun to look at beautiful homes and dream about renovations, we all know that the love we share in our homes is truly what matters most. BILL WAECHTER SERVING SAN ANTONIO AND THE BOERNE AREA FOR BAPTIST HOSPITAL SYSTEM William “Bill” Waechter has served as President of North Central Baptist Hospital since 2010. He led that hospital through significant expansion programs that include Baptist Regional Children’s Center. North Central also is a key provider of adult services like cardiovascular, orthopedic, neurosurgery, cancer, and women’s services, a level III-B NICU as well as neonatal, maternal and pediatric transport services. Also, part of the North Central system is the Baptist Orthopedic Hospital. “I don't brag on my husband nearly enough," announced Michal Moore Waechter in December. "North Central Baptist Hospital was one of two hospitals in Texas awarded The Leapfrog Group Top General Hospital Award. This means it is one of the highest performing hospitals in the country for patient safety!” The vision for the hospital system is: Compassionate Service Inspired By Faith. Born in San Antonio and raised in the New Braunfels

area, Bill comes by his affinity for patient care from his mother who was a nurse and paramedic for Bracken EMS. He rode along with her on calls and learned from actual experience what it takes to be a first responder. Bill started his career with the Baptist Hospital System in 1994 as a flight paramedic and then held leadership positions for San Antonio AirLIFE, the air medical transport service now owned jointly by Baptist Health System and University Health System. He excelled in a number of leadership positions at Northeast Baptist Hospital and in regional departments. He was responsible for developing “Heart Alert”, San Antonio’s first organized approach to treating patients with a STEMI. The Baptist Hospital System is developing a hospital campus on twenty-three acres on the northwest corner I-10 and State Highway 46 in Boerne. The LEEDS structure and grounds are due to open late 2023 or early 2024.

One focus of my business is occupied staging to prepare your home for sale while you are living in it. I work with both real estate agents and individual home owners to help prepare for photography, to depersonalize, to appeal to the greatest number of buyers, and to sell the listing quickly for a higher price. This means you need to view your home as a marketable object and to detach emotionally. Make a great first impression. From curbside to inside, your yard and home should be clean, tidy, and odor free. The goal is to make the home feel as new and spacious as possible. RESA staging statistics have shown that buyers form an opinion of the home within the first 15 seconds of entering the door. Declutter. This word has many different meanings depending on the individual because we all have our forms of clutter. You are planning to sell and move quickly, so give away or sell what

you no longer need or want. Box up any items you are not using in staging and store until you are ready to move. Clutter may send a message that the home really doesn’t have enough space. Depersonalize. You want your buyer to see your home and imagine themselves living there. Family photos, trophies, diplomas and items with names on them need to be removed. Photos. Make the most of your space by rearranging or removing extra furnishings as needed. If your room looks crowded in person, it will look crowded in the picture. The rooms need to feel spacious. Have those counters clean and free of clutter. Open your window blinds or curtains to allow the most light into the room. Spend a little money. Your living area, kitchen, master bedroom and bath are some of the main rooms buyers focus on. Lori Ziegler started her professional organizer business in 2018 and in January 2021 created Hill Country Organized. “I advise that, when hiring an organizer, it becomes very personal so it is important to feel comfortable and trust that person.” Following are some excellent tips for organizing closets and pantries.

CLOSET • If possible, pull everything out of your closet and place on a bed or table. • Wipe down any shelves and rods. Clean out bins and vacuum/sweep floors • Go through each item of clothing and decide at that moment if it’s a keep, donate or toss. • Don’t save clothes that you are hoping to fit into. Instead, keep one item as your “goal” piece. • Repair items or throw them away. • Sort like items together: sweaters, t-shirts, dresses, pants, et cetera. • Decide if item should go back in closet or in a drawer. • Place hangers backward and turn around once you wear the item. At the end of the year you can see what you wore and get rid of what you didn’t. • There are many ways to fold clothes that take less space and continue to store that way.

Remove all food and place on table or counters. Wipe down shelves, bins, drawers. Sort like items together. Throw away expired, stale, or unwanted food. Donate any unwanted new item to your local food bank. • Some people like to decant their food. There are many cute storage items for pantries at retailers. • Have a bin on a lower shelf with healthy snacks for children. You can even have bins for lunch items so children can make their own lunches. • Have every item within eyesight if possible so nothing gets forgotten. Remember, you don’t have to have a Pinterest-perfect house. You need a house that you are comfortable with and that fits your personality. Not all storage solutions fit everyone. The company is a third-generation general contractor with Leon and Darcee Grivel as owners/operators today. “We specialize in insurance claims reconstruction for residential and commercial properties,” explains Darcee. Vintage Reconstruction can also remodel your home or finish out a business. They are unique in Boerne because they can make custom cabinets on-site. The company also does roofing repair; however, unlike other roofers, the crew will work inside a home or office as well. Because they are a local Boerne business and have their offices, warehouse and cabinet shop in Boerne, they are able to respond quickly to emergencies. In fact, they have a social media ad that offers a donation of $100 to your favorite charity if you call them with an emergency need. The Grivels believe in giving back to the community. Darcee sits on many Boards of non-profits and donates her time, company hours, and funding to many people in need or crisis.

Examples of Vintage Construction’s work include a kitchen insurance claim that morphed into a remodel for the owners. Since they make cabinets from scratch, many can create their dream cabinet. As the news reported, there was huge devastation to the Coast when Hurricane Harvey hit a few years ago. Mission Haus Foundation Offers Programs for Youth, Seniors, Special Needs Empowerment, and Community Support ARTICLE BY DANIELLE KRUCIAK In the spring of 2019, Danielle Kruciak made a big change in her life and decided that she not only wanted to serve her clients, but she also wanted to use the gifts that God gave her to give back to her community. This desire blossomed into Mission Haus Group. Danielle is the team lead of MHG with a belief in “Real Estate with a Purpose”. For each closed transaction MHG tithes ten percent to the ministry. The realtors joining Danielle are Claire Neutze, Angela Brooks, and Vyanka Rojas. Under the Mission Haus Foundation (www.missionhaus.org), are programs for Youth, Seniors, "Empowered" (individuals with disabilities), and Community Support. The vision of the Foundation is to enable a successful “ever-after” to the underserved in our communities. We want to offer hope to each participant in their journey to break the cycles of failure and fear that often comes with transition/ change. The under-served includes but is not limited to youth aging out of foster care, young single parents, and youth with little to no family support. This ministry is near and dear to my heart as I too was in a difficult season of life after having my

first daughter. I learned so much and God blessed me with so many amazing people in my journey. If I can give just a little taste of what I experienced back, I will be happy and feel like I did something to make a difference. Every strategic plan we have implemented with these kids are tasks I have quite literally experienced and done myself. My goal will continue to be using my specific gifts to glorify God and to serve others. Danielle is married to a San Antonio Firefighter (her best friend since eighth grade) and a mom to two precious daughters Heidi Kate and June Elizabeth. She has been in the real estate industry since she was nineteen-years-old. During the years 2014 through 2019, she worked on a top-producing team that sold over $30 million for four consecutive years. The current Board is recruiting additional Board members and volunteers to help in the ministry. Businesses offering internships are welcome. Fundraising plans in 2022 include a Denim & Diamonds Gala on March 5 and an Enneagram Retreat in April.

When I need to get information about the state of Kendall County’s conservation efforts of our precious natural resources, my go-to expert is Milan Michalec, representing Precinct 2 and President of the Board of Directors for the Cow Creek Groundwater Conservation District. I’ve included his information on Rainwater Harvesting and Water Conservation for Hill Country residents. Kendall County is part of a Priority Groundwater Management Area due to, in part, water quality and decline in wells and creeks and springs drying up in the nearer future. That is why water conservation is so important and a top priority for home usage. Some of the changes will be behavioral and some retrofitting of current parts is necessary. Install water efficient shower heads and faucet aerators. Test toilets for leaks and install high efficiency ones. Insulate hot water pipes. Use greywater for laundry. Run the dishwasher only when full; dry scrape dishes; compost instead of using the garbage disposal; use a full sink for rinsing versus running water. Use cold water for all washer full loads.

Be mindful that outdoor pools, landscaping and fountains use huge amounts of water. Don’t overwater yards; prevent evaporation by watering in the morning and evening; keep pools and spas covered; use landscaping mulch. We harvest rainwater because our supply is fragile, finite, rainfall is unpredictable and the population is increasing daily. Harvesting rainwater assists in becoming water self-sufficient, it saves money, is simple and flexible as well as safe and affordable and rainwater quality is excellent. Additional benefits include the backup water supply and tax incentives. We all need to be more water-conscious. Cisterns, tanks and rain barrels all provide easy storage of rainwater – cisterns and tanks being the most effective. Ceramic urns are attractive but likely to crack in winter weather. We need to consider our water use, money and space, HOA considerations and storage capacity. “When you look to the sky for your water supply, what you can capture is limited only by your imagination.” Milan J. Pollinator Gardens PROVIDE FOOD AND HABITAT FOR WILDLIFE

There’s no time like the Spring to add native plants to your property to attract the Hill Country’s beautiful butterflies and birds to your home. The Pollinator Garden Assistance and Recognition Program (PGARP) is a joint project between the Texas Master Naturalist and the Boerne Chapter of the Native Plant Society of Texas. Volunteers from these organizations consult with homeowners or businesses (FOR FREE) about adding native plants to their landscapes not only to attract pollinators but to help preserve the plants that are unique to the Texas Hill Country.

Pollinator gardens provide much needed food and habitat for the wildlife of our beautiful Texas Hill Country. Without the pollinators, 80% of food we eat could not be produced, and most of our wildflowers would be lost due to lack of pollination. Based in Boerne in collaboration with the Foster Care Ministry at First Baptist Church and with a warehouse in San Antonio, the not for profit organization supports and equips foster families with essential items for emergency placements within the first 60 days. Given only a few hours’ notice, Vault desires to rally alongside these families to lend essential items, provide a community and equip local foster families with information and resources that they may need. Vault Fostering Community was developed in January 2014 over coffee by co-founders Rachel Russo and Misty McElhannon Stout, who were discussing the orphan crisis. They rallied friends as they took the leap of faith into making a difference in the world by loving orphans the way God loves them. The mission became to provide support for local foster families as they meet the need of foster children in this overwhelming process. “We cannot all be foster parents, but we can all be a part of ending the orphan crisis in some way.
