2. Escrow Team Opens Order
Once the escrow team receives the contract the escrow team will receipt for the earnest money and send the receipted contract out to all parties in the contract.
The escrow team opens the new order and requests the tax certificate in their system and the examination process begins. The earnest money is also deposited into a new escrow account for the transaction.
5. Commitment for Title Insurance Issued Once the initial title commitment is issued, the curative work begins. Curative work is the process to “cure” defects in chains of title, such as correcting instruments that are inaccurate or unclear. If these items are not removed or released before closing, the title examiner will list as exceptions on the final title policy and will not be covered. Our intent is to clear any title issues as soon as possible in order to transfer the property title to the new owner.
6. All Agree To Close Once title is clear and all agree to close, the mortgage company sends the escrow team their closing instructions and closing documents needed for closing.

The escrow team reaches out to all parties in the contract to request information needed for closing. This can include payoff information, ss#, DOB, marital status, forwarding address, and citizenship status.
The title examiner reviews recorded documents relating to the property’s past ownership and location. This can include deeds, judgments, liens, HOA documents, and restrictions. If any issues appear from the searches that need to be addressed before closing the transaction they will be included in the initial title commitment.
7. Preparation of Documents During document-preparation, the appropriate forms are prepared by the escrow team. If applicable, the buyer’s lender sends the escrow team their closing documents to have executed at closing. The escrow team prepares a final settlement statement for the buyer and seller that discloses all funds being disbursed and to whom.
8. Closing At the closing, the escrow officer will ensure the closing or signing of the transaction meets all the requirements. After all signatures are obtained and funds have been collected, the escrow officer will complete the remaining steps necessary to finalize the transaction and disburse monies. Once these steps have been completed and, if applicable, the buyer’s lender has authorized funding, the escrow officer will let all parties know the file has funded and all funds will be disbursed.

Boerne Celebrates Christmas 2020 Despite COVID-19 restrictions service projects and holiday decorations were evidenced by a colorful Hill Country Mile in downtown historic Boerne. Between the Blue Santa and Angel Tree service projects, underserved children received toys to help make their holidays brighter. Dodging Duck's Toffee Brownie
DODGING DUCK IS KNOWN FOR ITS BREWS AND GOOD FOOD. The only dessert on the menu is a Toffee Brownie and it is a great one! Moist and chewy, the large triple chocolate brownie is served warm in a cast iron skillet. Topped with Haagen-Dazs Dulce de Leche ice cream, crumbled toffee and whipped cream, it was a fabulous offering for my chocoholic taste buds! Paul Thompson at Cypress Grille in Boerne served me the best Bread Pudding I have ever eaten! The "bread" was croissants baked with white and chocolate chips, butterscotch and Bailey's Irish Cream. Topped with Chantilly Cream, the flaky dessert was light and extremely moist. I've never been a fan of this dessert ... perhaps the consistency. However, Chef Luis served me a dish of a fabulous Crème brûlée that I thoroughly

The Key Lime Pie at The Creek Restaurant was a beautiful and colorful dessert. The topping was a work of art with house-made whipped cream and lime zest. The lime glaze on the plate was tasty as well as pretty. The tangy lime dessert is a popular item.

FROM ACRYLICS TO ENCAUSTICS TO KNIFE PAINTINGS
GUY JACKSON I find painting with knife in oils to be a very expressive, powerful and enjoyable experience. The unique marks and texture left with the knife help me produce bold, clean color and mysterious, dramatic effects. I enjoy the three-dimensional and sculptural quality. And there is a certain delightful surprise I experience with each knife stroke — you never know for certain just exactly what is going to be deposited by the knife on the canvas! Painting with a knife is a very natural, intuitive technique. I picked up a knife and started doing “what felt right.” I want to create an emotion and impression, something more powerful than just the literal. I want “to deepen the mystery” ... allow the viewer to engage and “fill in the blanks.” For the first art competition I entered, I submitted a knife painting from a photo I had taken in Savannah of the interior of a coffee bar. I had no idea if I had any talent, and whether I was “painting the right way” or not. I almost fainted when the judge announced I won first place by stating, “I love, love, love this painting!”

SHARON WHISNAND I am an intuitive abstract artist and work in three mediums - acrylic, mixed media and encaustic. As an intuitive artist, I begin with no preconceived idea and I play around with lines, asemic writing, areas of color and constantly turn the canvas 45 degrees to work on different areas. By painting this way, I do not become “wedded” to an idea, but let things evolve in abstract. At some point, after looking at the canvas from all four directions, something starts to take shape for me and I will develop the painting from there, taking things out, adding other things. I often leave a suggestion of footprints or bridges - different ways that connect the parts of the painting. Mixed media is usually not quite as unstructured. I can add elements to suggest a landscape or strictly use balance and color to create abstract patterns. I use hand-painted papers and other items such as drywall tape, string, gesso, and even strings made from hot glue. Encaustic paintings are done with a melted beeswax/damar combination maintained at 200 degrees. Encaustic paintings are intriguing because of the layering and fusing of the wax, giving a luminosity unachievable with other mediums. I embed a lot of different elements into encaustic paintings: handpainted papers, old letters, or any natural fiber.

VIRGINIA FLOYD I’ve been painting regularly since I retired — about ten years. I continue to go to a class with Sidney Sinclair, a local artist. Sometimes I compare painting to learning to play the piano — there are skills that you can learn, but it takes practice, practice, practice. Since my retirement, I also have taken many workshops to study with different artists to hone my skills. I wanted to learn to paint in a more impressionist style, so I bought books by Kevin Macpherson, and painted my way through those books. Copying a master’s paintings is one of the oldest techniques in art and helpful because he had already solved the problems — where to put highlights, shadows, even color choices. Nancy Bush has been the most influential in the techniques I use. She is an internationally renowned artist living in Fredericksburg. She introduced me to a style of painting called Tonalism - a style popular in the 1880s when American artists began to paint landscapes with colored atmosphere or mist. These paintings were generally of a simplified subject matter, were misty or vaporous, and quiet and minimal. They evoked emotions rather than reality. I have gradually incorporated this method into my own voice using the color of warmer hues, evoking a peaceful mood. I believe artists develop a recognizable style; however, I occasionally paint a bright, impressionistic painting.
