Home
Home. Just four letters, yet it holds so much meaning. It's been said, “The magic thing about home is that it feels good to leave, and it feels even better to come back.” With that in mind, this month’s issue focuses on ways we can make our homes even more special.
We had the privilege of connecting with Ken Sunzeri, founder of Deschutes Custom Homes, who shares the latest trends in bathroom designs. Who would have thought that the smallest room in your home could inspire such creative design and functionality?
We also talked with the owners of Aqua Clear Hot Tubs, who recently expanded to a new showroom in Bend from their flagship location in Sisters. The following pages show you how you can add the benefits of a swim spa or hot tub to your outdoor space, or a sauna. Adding these healthy new benefits to your home makes spending time at home even more relaxing and enjoyable.
This issue spotlights a beautiful mid-century home design feature, with ideas to warm up your home as well.
And, on the “home” theme, we share the story of Erica Psaltis, founder of Silver Linings Rescue Ranch, whose mission is to find forever homes for senior dogs in our community. This issue also spotlights ways you can integrate customized features into your home design to make it more pet-friendly with intention.
As you flip through the pages of this issue, we hope you’ll find ideas to make your home more meaningful to truly be your sanctuary.

HOW BATHROOMS HAVE BECOME A DESIGN STATEMENT IN LUXURY HOMES
THE BATHROOM REVOLUTION
A powder room is often a basic space, mainly for guests to use. Often not much thought is put into its décor, but that’s been changing. “Powder rooms have significantly evolved from merely functional spaces into areas that reflect personal style and design preferences,” states Ken Sunzeri, the founder of Deschutes Custom Homes in Bend. “In recent years, they have become a focal point in home design, incorporating luxurious features and sophisticated aesthetics.”
Now, he explains, modern powder rooms often feature bold color palettes, unique wallpapers, and custom lighting fixtures. Designers are embracing statement pieces like elegant vanities, decorative mirrors, and artistic plumbing fixtures that make the space feel special.
There’s also an emphasis on providing efficiency and functionality without sacrificing style. “Innovations include efficient sinks and toilets that save space and water while providing a touch of luxury,” says Sunzeri.
Deschutes Custom Homes has created a multitude of powder rooms that are not only visually striking, but also cater to the homeowners’ lifestyle needs. Here, he outlines some of the company’s recent projects, which showcase a mix of styles:
Transitional: A recent design featured a mix of classic and contemporary elements with a wall-mounted sink, quartz countertops, and a striking patterned tile backsplash.
Nature-Inspired: Another powder room utilized natural materials, including reclaimed wood accents and a stone vessel sink, providing a retreat-like feel.
Bold Color Statements: We’ve also explored daring color choices, such as deep navy walls paired with gold fixtures, creating a sense of warmth and elegance.
In addition to powder rooms, Deschutes Custom Homes also designs durable and functional hallway or family bathrooms. “With families using these spaces, materials must withstand wear and tear, including water-resistant flooring and easy-to-clean surfaces,” Sunzeri explains.
“DESIGNERS ARE EMBRACING STATEMENT PIECES LIKE ELEGANT VANITIES, DECORATIVE MIRRORS, AND ARTISTIC PLUMBING FIXTURES THAT MAKE THE SPACE FEEL SPECIAL."
—KEN SUNZERI, FOUNDER OF DESCHUTES CUSTOM HOMES
Ken Sunzeri, founder of Deschutes Custom Homes.
Providing ample storage space is also paramount for keeping toiletries and personal items organized. Built-in cabinetry and creative shelving are popular features often incorporated into designs.
“Features like double sinks and accessible showers are also highly valued, making the space functional for multiple users,” he notes.
When it comes to primary bathrooms, homeowners, he emphasizes, have higher expectations. They are focusing on luxury and comforts, so a spa-like atmosphere is important. They are often seeking freestanding tubs, rainfall showers, and heated flooring for an indulgent experience.
Since it’s a more private space, personalization is often a key feature as well. “Whether it’s unique tile designs, personalized storage solutions, or smart-home integrations, homeowners want a space tailored to their tastes,” Sunzeri explains.
As in other rooms of the home, efficiency and sustainability play an important role too, with more people choosing eco-friendly fixtures that maintain elegance while being environmentally responsible.
Whether building a home from the ground up or renovating spaces in an existing house, Deschutes Custom Homes can meet the demand. Its team consists of

experienced and talented builders, designers, project managers, renovation specialists, and more.
Before starting his own business, Sunzeri worked for 17 years building 6,000 to 10,000-square-foot houses in California. When he moved to Bend a few years ago and discovered a need in the luxury housing market, he and his business partner, John Knauss, combined talents. Knauss had also been in the building industry for many years, having started in construction in order to pay for his college education. That job turned into a lifelong passion for hands-on craftsmanship and design, which he still maintains today. In 2022, he teamed up with Sunzeri to launch Deschutes Custom Homes. Now, Sunzeri focuses on new builds while Knauss handles large residential remodels.
Homeowners can trust Deschutes Custom Homes for several compelling reasons. Here, Sunzeri explains them in more detail:
1. Expert Craftsmanship: Our commitment to quality is unwavering. We collaborate with experienced craftsmen who understand the nuances of unique design.
2. Individual Attention: We listen to our clients, ensuring their aesthetic preferences and lifestyle requirements shape the final design.
3. Innovative Solutions: Keeping abreast of current design trends, we incorporate innovative solutions that enhance functionality while maintaining style.
4. Local Experience: With a deep understanding of local tastes and preferences, we’ve successfully transformed numerous homes to reflect the community’s unique character and lifestyle.
5. Turnkey Service: From initial design to project completion, we provide comprehensive services that ensure a smooth and satisfying home renovation experience.
Feedback from homeowners has been nothing but positive. Remarks one client, “The team was excellent at communicating with me throughout the process, keeping me informed of progress and any changes that needed to be made. Best of all, they were able
to meet the schedule that we had agreed upon, which was a huge relief. The end result was a beautiful, functional space that I’m absolutely thrilled with. I would highly recommend Deschutes Custom Homes to anyone looking for a reliable, professional contractor!”

SILVER LININGS Rescue RANCH
ARTICLE BY JULIE E. FURNAS
With its abundance of hiking trails, restaurant patios and easily accessible lakes - Central Oregon is known as one of the most dog-friendly places in the Pacific Northwest. Our region also offers top-quality veterinary services, dedicated rescue organizations and numerous open spaces to hold fundraising and adoption events.
Central Oregon is also home to several pet-centric businesses, such as Wag Bend, S’Opie, Dancin’ Woofs, See Spot Run, and Scoop Rangers, all who support rescue organizations year-round.
Fostering and adoption rates in Central Oregon remain steady. An exception is for senior and special needs dogs, which is statistically lower nationwide than the rate for puppies and middle-aged dogs. In recent years, hospice fostering, often referred to as ‘fospice’, has played an increasingly vital role for surrendered senior and disabled dogs.
Erica Psaltis, owner and operator of Silver Linings Rescue Ranch, a rescue dedicated to rehoming senior dogs, believes that every dog should be able to live out its golden years in a warm, comfortable space where they can thrive. Her experience with senior dogs began when she fostered an elderly poodle.
“When the vet gave the poodle to me, she thought that the dog had a couple weeks. I took her everywhere with me, she had a car seat in my passenger seat, a closet full of clothes, a drawer with hair accessories and dog-safe nail polish. She was sassy and bright, full of attitude and life and opinions. I had her for 54 weeks before she crossed the rainbow bridge,” recalls Psaltis.
Psaltis is from Olympia, Washington, and has lived in Europe, Florida, New Jersey and Maryland. After graduate school in 2011, Psaltis missed the Pacific Northwest way of life, so she and her husband moved to Bend.
Aside from fostering, Psaltis volunteered in the past with non-profit animal rescues and she also worked at BrightSide Animal Center in Redmond for two years. During her time at Brightside, she interacted with several people who surrendered their senior dogs to the shelter for various reasons. Some of the dogs had belonged to family members who passed away. In some cases, the owners were moving into a living situation where dogs were not allowed. But, sometimes, the owners simply decided they could no longer care for an aging or special needs dog.
“People often don’t think about what will happen to their pet in the instance that they (the owner) predeceases their companion. They assume that friends, family or neighbors will take them, without having that conversation about whether that is feasible for the other party. It’s a difficult situation for all involved, and the animal is the one to pay the price,” Psaltis notes.
A New Beginning
During all her time working with rescue groups and fostering senior dogs, Psaltis had been kicking around the idea of starting her own rescue organization for senior dogs who needed fosters or a final

forever home. “I love senior pets, and I know that they are a great fit for people who don’t want to go through the puppy stage, or who are looking for a mellower dog, one who doesn’t have greater needs in terms of exercise and training. Seniors are often a great fit for senior dogs,” says Psaltis. “Taking dogs that have lost their person and helping them find someone new often can help two hearts feel whole.”
While not having a lot of small business experience, Psaltis leaned in on her overall skills caring for senior dogs and followed her passion to start her non-profit.
The goals at Silver Linings Rescue Ranch are straightforward:
1. Their first goal is to rescue senior dogs and place them into temporary homes through the foster network, allowing the foster to get to know the dogs better.
2. Their second goal is to adopt senior dogs into new loving forever homes where they can live out their golden years with new families.
3. Their final goal is to start conversations about planning for pets in case their guardianship needs change and to help provide information and resources to execute long-term planning and care.

“There is something to be said for dogs that have ‘been around the block’. They have a lot to offer even though they may not have as much time ahead of them, and they’ll pack plenty of love and life into their time with you,” Psaltis says. “Building those relationships with our adopters, our fosters, our volunteers, and local businesses has been so wonderful. When I started Silver Linings Rescue Ranch, I didn’t know if others would be interested in adopting senior pups — but instead, I’ve found a whole community of people. To date, Silver Linings Rescue Ranch has rehomed 303 dogs in four years!” she adds.

TIPS FOR FOSTERING AND ADOPTING SENIOR DOGS
• Never be surprised by an older or special needs dog’s energy, drive and willingness to learn. Contrary to popular belief, they can learn new tricks!
• Always be patient because it can take a little bit longer for a senior dog to get comfortable in their new environment.
• Be ready for health issues and modifications they might need. Senior and special needs dogs tend to be on a special diet, have medications or body devices.
• These dogs will need appropriate exercise, making it important to have a plan in place to keep them healthy and engaged.

A New Showroom for Outdoor Spa Enjoyment
ARTICLE BY SUE BALDANI
Aqua Clear Hot Tubs announces its new showroom and warehouse in Bend. At 6,000 square feet, half of it is a modern, welcoming space filled with products customers can see, touch, and even experience.
“It’s the largest showroom for hot tubs, saunas, and swim spas in central Oregon,” says Christian Zundel, chief financial officer and one of its owners. “Historically, we have been in Sisters and did really well with the Black Butte crowd, but Bend is a population that’s 10 times the size of Sisters. Now it’s more convenient for those here looking to shop or to just get everyday things like chemicals or do water testing.”
One thing he and co-owners Jared and Mackenzie Fillmore are most excited about is the unveiling of the demo deck at the new showroom. “This deck is going to go around a swim spa that has an automated cover,” says Zundel. “There’s going to be a television behind that on the wall, and then a large built-in hot tub with some patio furniture and a big built-up display.”
This way, customers can see what these items might look like in their own backyards. Not only will they be able to see the display, this demo deck will also give customers the chance to test out the swim spa by actually swimming in it. “It’s going to be the only place in town where people can schedule a demo and test out a swim spa product.” To provide a complete experience, beverages will also be served.
(l to r): Aqua Clear Hot Tubs Owner Jared Filmore and Chief Financial Officer Christian Zundel.
Swim spas are in high demand in the Bend area. Zundel notes that some people want them for recreation and to enjoy with their kids or grandkids. Others are true athletes who use them like a home gym.
“They make a lot of sense in central Oregon because the cost to build a regular pool can be a quarter million to half a million dollars for something that’s going to be open for about two months. People are pivoting from pools and realizing that swim spas are better suited to their needs.”
Hot tubs and saunas are also quite popular in the area. “I’m not sure if this is a true statistic, but I was told a couple of years ago that per capita, Central Oregon had the highest Google rate for buying a hot tub,” Zundel states.
The reasons for this are varied. The temperate weather plays a part, as does the preference for being outdoors. “A hot tub is a convenient way for people to get out of their house and spend time in a very comfortable setting,” he says. “It’s a lot less work than heading out to the lake or hot springs.”
Aqua Clear Hot Tub's newest showroom at 20505 Robal Lane in Bend.
While some people like the solitary aspect of sitting in a hot tub while reading a book, looking at the stars, and enjoying some peace and quiet, others love connecting with significant others or groups of friends and family in a relaxing setting.
“A lot of people are getting spas for medical reasons as well,” notes Zundel. “We do have an older population here, and we’ve started to work with massage therapists and chiropractors in town. We’re getting people with neck injuries, lower back pain, sciatica and other issues who are looking for hot tubs, saunas, and cold plunge pools.”
When it comes to saunas, Aqua Clear Hot Tubs is still the only company in the area to offer traditional Finnish saunas made by Finlandia. “Finlandia is the oldest sauna company in the nation,” Zundel states. “The company is family owned, and its high-quality saunas are made close by in Portland, Oregon.”
Many of their saunas are purchased by general contractors building custom homes, but plenty of homeowners also buy them to place on their patios and decks or in an existing bathroom.
“Another sauna product that we’ve started carrying is infrared saunas. Not only do people enjoy the therapeutic effects of the heat, but infrared saunas also offer skin and beauty benefits.”
Since Aqua Clear Hot Tubs can provide all the maintenance for its products, it also makes owning them easy. “We are primarily a service company, so we end up servicing 50% or more of the spas that we sell,” states Zundel.
The company also offers what they call “white glove service.”
A large number of their customers are buying these products for a second home, so they might not live in the area. This can make it difficult for them to find the best general contractor or electrician.
“They’ll come in and tell us what they want to do, and we’ll coordinate with the general contractors and the electricians so when a client gets back to their house, everything is good to go,” he says. “We facilitate everything and make it really seamless.”

The Heart of Home
Making Your Home Pet-Friendly with Intention
For many in Bend, pets rule the hearts – and sometimes the homes – of their adoring humans. And, in some cases, these homes find custom touches that revolve around these precious pets – cats and dogs alike. From trail-to-tub dog washing stations to backyard agility zones and handcrafted catios, many homeowners enjoy finding ways to keep their pets happy and healthy and their homes clean, tidy and organized. With a bit of planning and thought, believe it or not, both are possible.
MUDROOMS WITH A PURPOSE
No matter the season, whether its river swims, forest hikes or snowy romps, any dog owner can share tales of the daily pursuit, or losing battle, to keep paws and floors clean. In a town where outdoor adventures are often a daily ritual, pets are often beloved trail companions.
For some homeowners, mudrooms have become the unsung heroes of home design. Built-in dog-wash stations, heated tile floors, towel storage, leash hooks and treat drawers are just a few practical home update ideas that might just make for a happy household. Many pet-focused features are now part of many home renovation plans. A well-designed mudroom keeps the rest of the home cleaner, but it also symbolizes something deeper: pets are woven into the rhythm of daily life here.

CATS CLAIM THEIR TERRITORY
While its easy to take your dogs out on the trail or to the park, cats are more homebodies who enjoy basking in the sun near a window. Wall-mounted climbing shelves, cozy window perches, and hidden cat litter cabinetry are ideas for helping cats enjoy their own space at home. And, taking it a step further, a new charming trend for feline family members – the custom catio.
Handcrafted outdoor enclosures allow cats to enjoy the great outdoors safely. “A common motivator for clients is the desire to enrich and enhance their cat’s lives by adding safe and secure spaces where they can enjoy the natural sights, smells, and vistas of the great outdoors,” states Jonathan Elwing, owner of Elwing Works, LLC, responsible for building custom catios for local families. “Whether a simple window-mounted “Catioette” or a larger outdoor complex with jumping, climbing, and hiding structures, with a little creativity and ingenuity, traditionally under-utilized areas of yards and homes can be transformed into amazing spaces for our furry family members.”
Although Elwing has relocated to the Oregon coast, he encourages local cat owners to check out his website bendcatios.com for inspiration and design ideas for custom catios of all shapes and sizes.
BACKYARD PARADISE FOR PETS
While cats need fully enclosed spaces for safety, dogs enjoy venturing out past the backdoor into the yard. Fully fenced yards, dog doors leading to covered patios, native pet-safe landscaping, and shady lounging spots are common in pet loving homes. Some homeowners even add mini agility courses or winding paths that mimic trails their dogs love most.
These outdoor spaces are more than convenience. They are intentional, safe environments for dogs to exercise, soak up sunshine and stay connected to the flow of the everyday at home. After all, in a town that values fresh air and outdoor exploration, it makes sense that pets have their own slice of outdoor paradise right at home.
FINALLY, FURNITURE THAT FORGIVES
It doesn’t take extensive home renovations or custom-built spaces to make a home pet-centric. Pets are influencing simple furniture choices as well. Performance fabrics that resist stains, washable slipcovers, leather that wears gracefully, and rugs, throw blankets and pillows with patterns and colors that hide paw prints and fur are top choices for many pet owners. Durable, stylish interior options are making living with pets both beautiful and practical.
HOME IS WHERE THE HEART IS
Our pets are the heartbeat of our homes. They greet us at the door, nap in warm sunshine, wait eagerly for the next trail adventure, and curl up beside us at the end of the day. Always present, always loving, it’s no wonder a house doesn’t quite feel like a home until someone with four paws has claimed the comfiest chair – and our hearts along with it.

MID-CENTURY WARMTH, REIMAGINED
There’s a certain moment when a house stops feeling new and starts feeling like home. It isn’t marked by square footage or finishes alone. It is something quieter, more emotional. In this home, designer Kate Manz set out to do exactly that: give a newly built home a heartbeat and a soul.
Rather than treating the house as one sweeping statement, she approached each room as its own story, layered with meaning, memory, and texture. The result is a home that feels collected, personal, and deeply lived-in.
“Tackling each space and room as its own story and concept is how to make a new space feel personal,” Manz explains. “But bringing it all together cohesively is always the challenge.”
Her solution? Warmth, intention, and a strong belief in the power of people. In new builds it can take years for a home to shed its newness. For this project, the goal was to fast-track that sense of belonging by layering in pieces with history and heart. Vintage market finds, local artists, and meaningful objects play a starring role throughout the home.
“My love for design goes hand in hand with the people and stories that bring it to life,” she says. “I absolutely love seeing the evolution from concept to completion and all the elements and people that help bring those ideas to reality.”
That philosophy becomes especially important in the home’s expansive open-concept living area, where scale could easily overpower intimacy.

In large rooms, architectural details like niches, built-ins, or material changes can create visual rhythm while giving meaningful objects a true home.
THE OPEN CONCEPT, REIMAGINED
The main living space is defined by bringing the outside in with sweeping outdoor views and generous proportions. Rather than fighting that openness, embrace it.
“The big open concept room really highlights the expansive outdoor views,” she says, “but making intimate spaces within that open room was really important.”
A layered niche wall, created in collaboration with the interior architect Nick Flower, brings both structure and softness to the room. It introduces texture, depth, and a place for unique objects and family heirlooms to live, turning negative space into a personal gallery.

LOUNGE: A STUDY IN CALM AND DEPTH
Designed as a counterpoint to the openness of the main living area, the lounge is a cocoon, both peaceful, layered, and deeply versatile. It’s a place for reading, movie nights and slow mornings.
Rich tones and varied textures do the heavy lifting here, creating depth without heaviness. Soft lighting and custom upholstery make the room feel both intentional and effortless.

When a room serves many purposes, let texture and tone create cohesion. A restrained palette with varied finishes keeps the space flexible and serene.
ENTRYWAY: A WARM WELCOME
The entryway sets the tone with a simple but powerful goal: Welcome to my home.
Natural stone underfoot grounds the space, while a soft vintage rug and living greenery immediately soften the experience. Art with personal meaning invites guests to linger rather than rush through.

An entryway doesn’t need to be loud to be memorable. Combine tactile materials with one or two meaningful elements to create an instant emotional connection.
POWDER BATH: SMALL ROOM, BOLD SPIRIT
If there’s one place Manz encourages clients to take risks, it’s the powder room. Here, she leaned into terracotta earth tones, layering textures and tile sizes for visual interest and warmth. Patterned and solid tiles work together, while textured wall coverings and a sculptural stone sink elevate the space from functional to delightful.

Particular Tile in Satin Terracotta and Vanilla Bean, Arté Wallcovering Shards in Brick Red, Red travertine sink, Rachel Donath chunky mirror, Playful art work by Olivia Fields
DESIGN TAKEAWAY:
Small spaces are ideal for experimentation. Mix patterns, finishes, and textures within a tight color family to create depth without overwhelm.
PRIMARY BATH PERSPECTIVE:
Restraint is key. A simple, elevated foundation allows for flexibility—style can evolve through art, accessories, and soft textures.
At its core, this home is a reminder that design isn’t about perfection, but rather it’s about feeling. By treating each room as its own narrative while weaving in warmth, history, and human connection, a space was created that already feels loved.
