Investing in What Lasts
There is something powerful about the word investment. It implies foresight. Intention. A quiet confidence in what will endure.
In this month’s Investment Issue, we explore how our community is choosing to invest thoughtfully in the future of Bellevue and beyond. Investment is not simply about financial return. It is about standards. It is the choice to prioritize craftsmanship over convenience and longevity over fleeting trends.
From a Bellevue based luxury knitwear brand redefining sustainability through responsibly sourced, ethically produced yarns, to a family owned company building strength and structural integrity into some of our city’s most beautiful homes, this issue highlights leaders who understand that true value is established at the foundation. These decisions are made long before the final result is visible.
As the World Cup approaches Seattle, we also consider what it means to invest in a global moment and how preparation today can create meaningful opportunity for Bellevue businesses tomorrow.
The strongest investments are rarely the loudest. They are measured. Strategic. Designed to endure.
Spring offers a natural moment to reflect on what we are building and where we hope to see returns not only this year, but for years to come.
My hope is that these pages inspire you to think expansively about investment in your own life, whether in your home, your wardrobe, your business, or your community.
Because the most meaningful returns often come from investing in what reflects who we are and the future we are shaping together.
With gratitude,

The Foundation of Lasting Value
How a Local Family Business is Building Strength, Structure, and Long Term Investment into Bellevue’s Most Beautiful Homes
ARTICLE BY TAYLOR ROBINSON | PHOTOGRAPHY BY AKIHA MARKETING
In Bellevue’s most refined neighborhoods, where design and durability go hand in hand, Custom Concrete Northwest is quietly shaping the foundation of some of the area’s most beautiful homes.
Built on a shared belief that quality craftsmanship and integrity still matter, this family run company was created with something far greater in mind than simply pouring concrete. As Dustin and Sarah Edgar share, “As a family, we wanted to create something lasting, work we could be proud of and a business our kids could grow up around.” That vision continues to guide their work today. Every project carries their family name, reinforcing a standard rooted in accountability, pride, and long term relationships rather than shortcuts.
Living and raising their family in Bellevue adds another layer of responsibility. These are the same neighborhoods where their children play, where they coach youth sports, and where they teach. That proximity shapes the way they approach every build. They understand that their work becomes part of the community’s landscape for decades to come. Bellevue homeowners value quality, longevity, and thoughtful design, and Custom Concrete Northwest approaches each project with that same respect for both structure and setting.
The featured project reflects their philosophy of blending structural necessity with refined design. The homeowners were seeking strength and reliability while also elevating the overall aesthetic of their home. Through careful grading, precise forming, smooth pours, and custom finishes, the result feels seamless and intentional. Clean lines complement the surrounding landscaping and lighting, proving that concrete can be both functional and architectural. The finished space feels integrated rather than added on, enhancing both curb appeal and usability.
“Every project reflects our family name, and that responsibility drives us to do things right.”
What often sets their work apart are the details most homeowners never see. Proper drainage planning, reinforced structural preparation, exact edge transitions, and meticulous finishing all contribute to long term performance. As they explain, “We don’t rush steps, and that care shows in both the durability and the final appearance.” That discipline ensures that what lies beneath the surface is just as strong as what is visible.
When homeowners invest in quality concrete work early, the impact extends far beyond curb appeal. Strong foundations protect structural integrity, prevent costly repairs, and support long term property value. In a market like Bellevue, where investment and design go hand in hand, those unseen elements quietly make all the difference.

INSIDE THE AGENCY ART HOUSE
How Art Advisory Is Reshaping Luxury Living in Bellevue
ARTICLE BY SUSIE NAFICY | PHOTOGRAPHY AS NOTED
The Agency Art House officially launched in 2024 as the art advisory division of The Agency - an internationally recognized boutique real estate brokerage. The Agency integrates fine art into the luxury real estate experience, and the model has already proven successful in upscale markets like Beverly Hills and Miami. Now, that same vision has arrived in Bellevue.
“Art was never abstract or decorative; it was tied to how people live, build, and collect over generations.”
But what exactly does The Agency Art House do? And perhaps more importantly, what does it mean for someone brand new to the world of art, and art collection?
At its core, The Agency Art House is an art advisory. It guides individuals in building thoughtful, lasting art collections. That guidance may sound exclusive, but the approach is deliberately the opposite of intimidating.
Arushi Kapoor heads The Agency Art House in Bellevue, and her entry into the art world did not come through the traditional job pipeline. Arushi’s path as an art advisor and collector came through long-standing relationships, time spent around other serious collectors, and deep exposure to how art functions in real life. Growing up across multiple cultures fostered an early sensitivity to quality, context, and legacy. “Art was never abstract or decorative; it was tied to how people live, build, and collect over generations,” Arushi notes.
Clients range from successful professionals, designled homeowners, established collectors, and art lovers who simply have not been given structured access to the art world. The Agency Art House provides that structure. Over time, clients develop their own point of view. That is the goal. Strong collectors are informed collectors.
When a new client walks through the door, they are not immediately shown art to purchase. Instead, the process begins with perspective. Advisors take time to understand how a client lives, what environments they gravitate toward, and what they ultimately want to achieve. Only then does the conversation move to how the art market actually works.
Clients are introduced to concepts like the primary versus secondary market, liquidity, institutional relevance, and long-term value. These are often unfamiliar terms, but they are explained clearly and directly. “Education in art is foundational to our work at The Agency Art House,” Arushi explains.

Sourcing is global and discreet. Long-standing relationships with galleries, artists, estates, and private collections allow the advisory to access works before they reach the open market. Some clients prefer to attend fairs, visit studios, and participate in private viewings. Others want a fully managed approach in which options are carefully presented and decisions are streamlined.
There is also a common misconception that art as an investment and art for enjoyment are separate ideas. The Agency Art House views them as intertwined. The best collections sit at the intersection of emotional resonance in art and long-term value. It is similar to owning a primary residence: you live with it and enjoy it, while remaining aware of its long-term investment potential. Art that retains value tends to have substance and institutional relevance.
Beyond private advisory, the firm offers staging services rooted in curatorial thinking rather than decoration. Instead of filling a property with generic artwork, museum-quality pieces are selected to elevate architecture and create narrative. In luxury real estate, art becomes part of the home’s story. This approach has proven particularly powerful in competitive markets, where sophisticated buyers recognize thoughtful curation.
The art world often feels opaque. The Agency Art House exists to make it clear. You do not need expertise to begin. Whether acquiring a first work or building a long-term collection, clients are given access, education, and guidance at every stage.
In Bellevue, a city quietly shaping its own cultural identity, this opening into the sometimes mystical world of high-end art arrives at just the right moment.

INTENTIONAL, TIMELESS, AND SUSTAINABLE
ELISA YIP DISCUSSES HER KNITWEAR BRAND AND THE IDEALS THAT SHAPE HER BUSINESS AND DESIGN CHOICES
ARTICLE BY BREE O’BRIEN | PHOTOGRAPHY BY PHILLIP BAILEY AND JESSICA GARCIA
Born and raised in New York City, Elisa Yip had been in the fashion world for over 20 years before launching Sskein (pronounced skān) in 2020. “I left Nordstrom during Covid and this was the perfect opportunity to finally create my own brand,” she says. Yip runs the company from Bellevue now, and has built up a devoted clientele who purchase Sskein for timeless, high-quality knitwear that is crafted from natural fibers and easy to pair with other pieces in one’s closet. Investing in clothing that is durable, beautiful, and won’t go out of style makes getting dressed each morning a pleasure.
Yip positioned her company firmly in the “slow fashion” lane, and says, “I’ve seen the good and the bad in fashion. If I’m going to put more clothing out there, it needs to be intentional and have a reason to exist.” Choosing alpaca fiber as one of her main materials was just such an intentional choice. Warmer than cashmere, with hollow fibers that trap heat, alpaca is a sustainable material in multiple ways: The animals have soft hooves that don’t cause soil erosion

in the way that sheep do, it’s naturally anti-microbial so resists odor and doesn’t require frequent washing, and it lasts much longer than other knitwear textiles. Sskein contracts with a fair-wage factory in Peru, which employs mostly single moms and teaches them the skills to manufacture the garments. In the service of longevity, each Sskein piece comes with extra yarn wrapped around the hang tag, so if a repair is needed, a perfect match is available. Sskein works with FXRY, a local alteration and knitwear mending shop, to help extend the life of its clothing. When a customer is ready to retire a Sskein product, another partner called Givebackify makes it easy for her to send in the item, and receive an incentive for doing so, thus keeping it out of the landfill. “There are always new ways to make the world a little bit better,” says Yip, “I love to see Sskein available for resale too, for customers who buy second-hand luxury clothing.”
Sskein’s customers are often women from their 30’s-60’s, with established careers and/or families. They value elegance and versatility in their wardrobes, and appreciate that the brand’s fit remains the same with every release, so it’s easy to add to their collections. Yip says, “I’m designing for the modern woman, women with evolving careers and lives. Style is all about self-expression - when I’m designing knitwear, I have to love it, and I think about how I would wear it. When I design a capsule collection, it’s not just about the products, it’s about the practice; the ritual and the lifestyle.”
Word of mouth, influencers, and stylists across the country help Sskein continue to develop its clientele. Yip hosts eight to ten pop-up shops in the last few months of each year (refer to the “Events” page of Sskein.co for information), and offers personal styling online. In addition, the line is offered from the Nordstrom website and app, allowing new customers to be introduced to Sskein products. Yip educates her own teenage daughter about the value of buying less and buying better quality, and plans to continue using intentionality as her north star for design.

STATEMENT IN STRUCTURE AND STYLE
VISION, PRECISION, AND QUIET BOLDNESS
In a market where luxury can sometimes feel predictable, true distinction is rare. One newly completed residence stands apart, not because it is louder or larger, but because it is intentional. At the center of that intention is Max Rombakh, the number one real estate agent in Kirkland, whose role in this project extended far beyond representation.
ARTICLE BY COURTNEY EVANS
PHOTOGRAPHY BY MATTHEW GALLANT OF CLARITY NW PHOTOGRAPHY
The land has been in Skylar Jewett’s family since the 1970s. A third generation developer, Skylar grew up watching property evolve with care. Over time, portions of the original parcel were subdivided and sold, leaving two
final lots. This home represents one of them, a legacy piece. Rather than pursue a predictable build, Skylar chose to create something meaningful and lasting.
Recognizing that luxury construction was not his primary specialty, Skylar made a deliberate decision. If this home was going to be exceptional, it required the right guidance. That is when he called Max.
Max’s strength extends well beyond sales. He listens carefully, understands the expectations of the luxury market, and knows which professionals can transform vision into reality. For this project, he became the connector, assembling a five-party collaboration that included architect Phil McCullough of McCullough Architects, luxury builder Mirikeen Homes, and interior designer Jennifer Kowalski of 6 Walls Interior Design, alongside Skylar and himself.
Early design meetings set the tone. Phil sketched while a team member built a live 3D model in real time, allowing ideas to evolve organically. The architectural direction leaned toward mid-century modern with subtle Japanese wabi-sabi influence. The result balances clean lines with warmth and natural texture.
Every exceptional home has a defining element. Here, it is the suspended fireplace sourced from France. Discovered by Max in a Scandinavian design publication, the piece had no local distributors. The team secured the only installer capable of importing and fitting it. It is the first of its kind in Washington. They often joke that the home was built around it, and in many ways that is true. When deciding where to make a bold statement, this was it.
The fireplace became the architectural anchor, sculptural, floating, and unmistakably bold.
Still, the true strength of the residence lies in its livability. Max worked closely on the floor plan, drawing from the thousands of homes he has toured throughout his career. The layout feels natural and intuitive. Nearly every bedroom includes an ensuite bath. Spaces flow without friction. The home functions as beautifully as it looks.
The primary suite elevates the experience even further. A skylit corridor leads to a bath wrapped in hand-fluted, green marble tile, threaded with subtle gold veining. It is both dramatic and serene, leaving a lasting impression on nearly everyone who enters.
A ten-foot glass pivot door creates a striking arrival. Dramatic roof lines, steel and wood custom shelving, and a central staircase positioned to frame glimpses of Lake Washington. Two multi-slide doors open the living areas to the outdoors, creating seamless flow for both daily life and entertaining.
CONTINUED
The process was not without complexity, updated floor area ratio regulations required adjustments, ultimately leading to the addition of a basement. What first appeared to be a limitation ultimately strengthened the design. Mechanical systems were relocated below, a recreation room was added, and the main living spaces became quieter and more refined.
For Skylar, the project demonstrates his ability to navigate regulatory and architectural challenges at a high level, with the thoughtful
execution of a long-held vision. For Max, it reinforces something equally important. His ability to listen carefully, assemble the right team, and guide a vision into something tangible is what sets him apart.
The result is a residence defined by intention, craftsmanship, and presence. It reflects those priorities with clarity and confidence, thoughtfully connected and beautifully executed. Composed and elevated in every detail, it is a home that is both distinctive and unlikely to be replicated.

HOW IS BELLEVUE PREPARING FOR FIFA WORLD CUP 2026™?
ARTICLE BY BREE O’BRIEN
Photo by: John & Lisa Merrill/Danita Delimont
Jesse Canedo, Chief Economic Development Officer for the City of Bellevue, has his eye on the upcoming FIFA World Cup 2026 matches coming to Seattle this summer. In addition to his position with Bellevue, he serves as a Commissioner with the Seattle Sports Commission, which “connects and empowers the vibrant sports community in Greater Seattle. We champion our region as a world-class sports destination that drives positive economic impact and creates a lasting legacy in our community.” (seattlesports.org ) Canedo is helping the city invest in improvements that will serve World Cup visitors, and all people spending time in Bellevue for years to come.
Given the global attention that the games will bring to Seattle and the surrounding area, Bellevue is committing to ongoing capacity building, permitting reform, public safety initiatives, and ensuring downtown shines as a welcoming space for visitors and residents alike. Bellevue is the second largest hotel market in the state, with 5500 rooms and these hotels already run at 80-85% occupancy in the summer. While the city anticipates an increase in visitors while the World Cup matches are happening, it won’t be a huge influx.
Matt King, Director of Sales & Marketing for the InterContinental Hotel in Bellevue, says, “We are very excited about the positive momentum the Seattle FIFA World Cup matches will bring to the greater Bellevue market. We see the World Cup as a meaningful opportunity to showcase Bellevue and InterContinental Seattle Bellevue specifically as a premier luxury destination for global travelers.”
Outside of lodgings, restaurants and retail storefronts are expected to see an uptick in out-of-town customers. Amenities like the BellHop – Bellevue’s electric,
on-demand, and free shuttle service – and improved wayfinding and signage will allow guests to easily navigate the city, and the light rail East Link Extension, otherwise known as the 2 Line, lets passengers flow between the Eastside and Seattle without having to worry about sitting in traffic and parking. Bellevue’s signature downtown placemaking program, the Grand Connection, “functions as a series of cohesive, connected and memorable spaces and pedestrian-focused experiences and initiatives through Bellevue’s thriving central business district,” (bellevuewa.gov) and serves as part of the infrastructure that makes Bellevue so welcoming to visitors.
For those who aren’t able to score tickets to the any of the six World Cup matches in Seattle, Bellevue’s hometown pre-professional soccer team Midlakes United represents the Eastside in the USL League Two. Team founder and General Manager Treencee Russell says, “Watching the World Cup is the pinnacle of soccer fandom. To have the World Cup in my city is…well, it’s hard to find the words! Pinnacle? Once in a lifetime? Glorious? Unforgettable? It’s all those things. If you want to see what all the fuss is about, join us at a Midlakes United game. We have four home games before the World Cup kicks off. See soccer up-close and personal, featuring collegiate players from our backyard. We’re family-friendly and affordable – and our parking is easy to navigate.” Midlakes United will be hosting soccer trivia nights at various places on the Eastside through April and May to help the community learn more about soccer.
“We’re using a cooperative approach with other cities in the region,” says Canedo, “with a focus on a lasting legacy. All of the investments in permitting reform, building capacity and public safety are about making things easier and better for the public.”
“To have the World Cup in my city is…well, it’s hard to find the words!
Once in a lifetime? Glorious?
INVESTING with Intention
Preserving Wealth, Purpose, and Legacy Across Generations
As the conversation around investing evolves from pure accumulation to thoughtful preservation and legacy, clarity and intention become more important than ever. We sat down with Terry Cook, CEO and Managing Principal of Parcion Private Wealth here in Bellevue, to explore what strategic stewardship looks like in today’s economic landscape. With decades of experience advising entrepreneurs, business owners, and multi-generational families, Terry shares insight on building resilient portfolios, preparing for major milestones, and aligning wealth with long-term purpose.
ONCE SOMEONE HAS BUILT A SOLID FINANCIAL FOUNDATION, HOW SHOULD THEIR INVESTMENT STRATEGY EVOLVE AS THEY START THINKING MORE ABOUT PRESERVATION AND LEGACY?
As wealth grows, the focus naturally shifts from accumulation to intentional stewardship. That means reducing unnecessary risk, emphasizing diversification, and prioritizing resilience across market cycles. Strategies often expand to include income generation, tax efficiency, and estate planning considerations. At this stage, investing becomes less about maximizing returns in any given year and more about sustaining wealth over decades, supporting family, philanthropy, and long-term goals with clarity and purpose.
IN TODAY’S ECONOMIC CLIMATE, WHAT DOES A WELLBALANCED PORTFOLIO LOOK LIKE FOR SOMEONE SEEKING BOTH MEANINGFUL GROWTH AND LONG-TERM PROTECTION?
A well-balanced portfolio today blends growth-oriented assets with durable, defensive exposures. Equities remain important for long-term growth, but they’re complemented by high-quality fixed income, real assets, and alternative strategies that can help
manage volatility. Thoughtful diversification across geographies, sectors, and investment styles is key. The goal isn’t to predict markets, but to build a portfolio that can adapt, participating in upside while providing stability through inevitable periods of uncertainty.
ARE YOU SEEING MORE INDIVIDUALS AND FAMILIES
INTERESTED IN ALIGNING THEIR INVESTMENTS WITH THEIR VALUES, SUCH AS PHILANTHROPY OR IMPACT INVESTING?
Yes, there’s a clear and growing interest in aligning capital with values. Many individuals and families want their wealth to reflect what matters most to them, whether that’s philanthropy, sustainability, or community impact. This often shows up through impact-focused investments, donor-advised funds, or mission-aligned portfolio tilts. When done thoughtfully, values-based investing can complement long-term financial objectives while adding a deeper sense of purpose to a family’s overall wealth strategy.
WHAT FINANCIAL PLANNING STEPS BECOME MOST IMPORTANT WHEN PREPARING FOR MAJOR LIFE OR BUSINESS MILESTONES, LIKE SELLING A COMPANY OR TRANSFERRING WEALTH TO THE NEXT GENERATION?
Preparation and coordination are important. Well ahead of a major transition, it’s important to align tax, estate, investment, and legal planning to avoid costly surprises. Clarifying goals, both financial and personal, helps guide decisions around liquidity, gifting, and governance. Just as important is communication: making sure family members and trusted advisors are aligned. Thoughtful planning creates flexibility, preserves optionality, and helps major milestones become opportunities rather than sources of stress.

FOUR SIMPLE WAYS TO INVEST IN YOUR MORNING AND START YOUR DAY OFF ON THE RIGHT FOOT
habits for morning success
One of the best ways to invest in yourself is by creating a consistent and intentional morning routine. No matter how unpredictable or chaotic the rest of your day may become, starting your morning with self-care and purpose sets a positive tone that stays with you throughout the day. Once you develop a morning routine that truly resonates with you, you’ll look forward to it every night, knowing it will set the foundation for a productive and fulfilling day.
If you’re ready to elevate your mornings, here are some meaningful ways to invest in your routine and start each day on the right foot.
Be Your Own Barista:
One of life’s simplest pleasures is savoring a homemade coffee each morning. While skipping the drive-thru may be tough at first, brewing your own allows you to appreciate the process—and chances are, you’ll end up preferring your own perfect cup of joe.
Get Your Steps In:
An hour-long gym session before work may not be realistic, but a quick morning walk is. Use this time to clear your mind, enjoy nature, and listen to your favorite podcast or artist—an easy way to start your day feeling relaxed.
Enjoy Some Breakfast:
Breakfast is the most important meal of the day, yet often the most overlooked. Setting your alarm just minutes earlier to prepare a fresh, nutritious meal can transform your morning, fueling your body and mind for a more energized and productive day.
Read A Book:
Starting your day with a book is far more calming than scrolling through social media. Reading in the morning helps ease you into the day, providing a peaceful and mindful escape that sets a positive, focused tone for what’s ahead.
