Time To Invest

Investment by definition is the act of devoting time, effort, energy or finances to a particular undertaking with the expectation of a worthwhile result. We can invest in a lot of things such as our community, our relationships, our finances and our health with the hope that the effort will have a positive impact. We can invest in our community by supporting our local businesses, schools and local organizations. We can serve the community through volunteerism and investment in future generations.

On a larger scale, we can participate in public surveys and stay educated and involved with future city planning. Investing in our finances helps create wealth, meets long-term financial goals and secures our retirement. On a personal level, we can invest in our families and enrich relationships by giving time and effort to the people in our lives that mean the most to us. This type of investment has the most meaningful impact to not only ourselves but to the people closest to us.

While investing in ourselves, relationships, community and finances can look very different from person to person, the effort we put into these areas of our lives is done with the common goal of having a positive impact that yields results. In this edition, we wanted to share about some of the ways that we can invest in our community and with those who we love.

Historic Arch At Parmer Park Is Being Restored

Founded in 1927 to create Parmer School, land that's now Parmer Park wasn't established as parkland until 1986. The school burned in 1985, leaving only the walkway and arch. Now the arch is being restored. Stone fabrication took six to eight weeks after laser scanning in February, and another four to six weeks to complete on-site work. Kevin Saghy, communications/marketing representative for The Tradesmen Group LLC, says the project should be finished before August.

New Police Tool Results In Recovery Of Stolen Vehicle

Belle Meade police recently completed training and installation of new GPSenabled tracking StarChase systems, launched from patrol vehicles to safely track and apprehend suspects without engaging in what often becomes a highspeed and potentially dangerous pursuit. Police received an LPR hit about a stolen vehicle and Officer Scarbrough located the stolen vehicle on Belle Meade Boulevard. The vehicle was tracked by GPS and Metro Police arrested the suspect while sitting in the parked stolen vehicle.

New Lynwood Intersection Crosswalk Will Have Pedestrian Signals, Push Buttons

With 95 percent project funding from the Tennessee Department of Transportation, Belle Meade city officers are currently working with engineers to complete a new portion of sidewalks on the east side of Harding Pike. It will connect pedestrians from the intersection with Belle Meade Boulevard into the existing sidewalk just past the Hillwood Boulevard/Lynwood Boulevard intersection. The new sidewalk reportedly will be 5 feet in width and comply with the Americans for Disabilities Act.

Bennett Galleries houses a distinctive collection of contemporary fine art paintings and sculptures by both established and emerging artists. Curator of Bennett Galleries, Miranda Herrick, assures that customers can choose from a constantly evolving selection of abstract, landscape and figurative works by local, regional and international artists working in all mediums.

"One of the first reasons to invest in art is because you love it and select pieces that bring you joy," Miranda starts, reflecting on her 13 years of working at the gallery. "People secure art to beautify their surroundings and to make their spaces more habitable and pleasing."

Having a genuine passion for art, especially artwork that resonates, can satisfy the yearnings of art collectors. Those who collect art often are known for having a good eye for it and a solid knowledge of the art world, which can give an upper hand when investing in it, sourcing rare finds or identifying limited-edition pieces.

"There are different levels of collections. In general, a collector is someone who has more than one of a certain type of art or artist. Assisting our customers is mostly an organic process. They describe what they're looking for and we help them find it. Or, if someone is collecting a particular artist, we notify them when we get a piece in from that artist," Miranda explains.

Some people invest in art, enjoy it at home or at an office to lift their moods, and then sell it at a later date, potentially for a profit.

"If someone is seeking art hoping for a financial boon down the line, it's best to look out for talented, up-and-coming artists whose art will appreciate over time. The gallery had a perfect example of that through artist Anton Weiss. We carried his art for years, then he became what I would call a modern master in art, a bit iconic, but he passed in 2019, so his artwork is finite. Now, it's extremely special to still handle a few of his pieces," Miranda says.

Miranda adds another reason to invest in art is while other markets may be affected by economic instability, there's likely to be a steady supply of art investors and art for sale. Consider the COVID-19 pandemic. Many other markets were hugely affected during that difficult economic time, but Miranda says the need and desire for art during that same period remained strong.

Art is a tangible investment to which connections are formed, as opposed to other forms of investment, such as stocks and bonds or consumable collections such as wine.

Miranda says she's had clients who contact her 10 years after seeing certain art pieces because they can't get them out of their mind and it's still haunting them. "Many times, we can identify the artist and secure a similar, current piece."

She adds because the gallery's team deliberately carries such a variety of art in unusual materials and representing different topics, they usually can assist just about every type of art admirer.

When looking to invest one’s money, it’s important to determine what strategies should be in place to help achieve long-term goals. This isn’t always easy to do, so partnering with a financial advisor may be the best investment overall.

However, starting the second half of last year, these types of investments began to play a much larger role in portfolios.

“By working with an advisor who makes understanding your personal, family and business goals a priority, you have a true partner in helping you navigate everything finance-related,” says Ann Hollis-Young, managing director and senior wealth advisor at Southern Oak Wealth Group in Brentwood. “Whether you’re talking about investments, lending, or how to get the most out of your business, all of those things and more will tie in together and play a part in what your and your family’s net worth will be.”

With the fluctuations in interest rates, what to invest in has really changed. “After years of rates being historically low, there was no need to take on interest rate risk by being too heavy in long-duration fixed income,” says Patrick Poling, Southern Oak managing director and senior portfolio manager. “If you were holding a bond when rates went up, that bond was probably negatively impacted from a price perspective. Basically, the low bond yields were not enough of a return

When it comes to retirement funds, the same strategy applies. “With rates being higher, assets we suggest you have in your retirement account include fixed-income investments of a longer duration,” says Jonathan Trusty, Southern Oak managing director and senior wealth advisor. “And, we are always proponents of doing one of two things. If you have a 401(k) and your company matches what you put in, at least force yourself to contribute up to that match if you’re able to. And then beyond that is to completely maximize your 401(k) contributions if you can. If you’re under 50, that’s $23,000 a year, and if you’re over 50, it’s $30,000.”

Similar advice holds true for college savings accounts. “While we still suggest adding as much as you can, what has really changed is what you’re holding inside of these accounts,” he says. “The choices you get in these are very similar to retirement accounts, so you're probably picking from about 30 different mutual funds. Two years ago, we would not have put nearly as much of

a percentage in fixed income instruments (bonds mostly), but now, especially if you're getting close to using these funds, we suggest going much heavier on these.”

So, what exactly are bonds? “The difference between a stock and a bond is that with a stock, you’re owning a piece of that company, but with a bond, you’re lending them money and they are promising to pay you back an interest rate over a specified period of time and eventually paying your principal back,” he says.

Patrick stresses it’s important to not try to chase returns too much. “In the past let’s say 15 months, most of the gains we’ve seen have come from big-tech stocks, and when people see that, they can have that fear of missing out and start to pile into investments that have already doubled in the past year and a half. But, it’s important to not get in over your head and put too much into the high-flying investments after a run-up. From a volatility standpoint, diversification usually works best.”

Another sound piece of advice: “When the market is going up like this and there are so many options, be careful not to be taken in by something that sounds too good to be true,” he says. “There are new strategies out there that work well, but you definitely want to do your due diligence and make sure that one, you're not getting into something risky, and two, you're not locking your money up into something where you can't access it.”

For this team, the most enjoyable part of their jobs is working with long-term clients who are coming up on retirement. “We showed them a plan so now they don’t have to worry about spending what they want to, living as long as they want to, and being able to do the same things they were doing before,” says Patrick. “It puts their minds at ease and allows them to breathe a sigh of relief.”

Providence Builder Group Team is Historic Home Qualified Remodeler

While Providence Builder Group professionals are known for excelling equally in residential and commercial custom construction, one of their recent remodeling projects for a 134-year-old abode stands out as a home enthusiast favorite.

Providence Builder Group owner Will Barron says it was a delight to renovate this historic house that was built in 1890 in Nashville at 416 N. 16th St. The 3,177 square-foot house with 11-foot main floor ceilings contains three bedrooms and four bathrooms, with all three bedrooms having en suite bathrooms.

"This project was a huge task to bring history back to life because the entire house was sagging. Every aspect we looked at required critical thinking. We first had to reinforce its framing and foundation to rebuild its infrastructure strength," Will says. "But we performed a spectacular total renovation of this beautiful, historic Lockeland Springs home. We kept the historic charm by refinishing four gorgeous fireplaces, 9-foot pocket doors and detailed trim work."

The Lockeland Springs historic neighborhood is a turn-of-the-20th-century streetcar suburb in East Nashville. Overall Lockeland Springs Neighborhood Association members work diligently to preserve this historic community and to

revitalize its park areas. In the case of this house, Will says after the original owner, three generations of the same family lived in it.

The house sports all hardwood trim work. Will says they discovered gorgeous, old-growth heart pine floors underneath it all, but had to cover them up with straight-grain pine floors.

He says the kitchen and hearth room were made completely cozy and functional for entertaining, and that all of the kitchen cabinets were made by hand from maple wood so they could stain them to match the shade of the mantle wood on the original fireplace. The area includes a quartz waterfall island, ZLINE range, panel-front appliances, walk-in pantry, instant hot water and wireless range hood, too.

"We value history as much as we do those that live in the present. We wanted to highlight what was there while not reducing its character; but we added modern conveniences, such as WiFi-controlled water heaters. This project definitely was a labor of love, but really worth it," verifies Will.

Some of the house's custom-cut original wood siding had to be removed, but Will says some was reused when they fabricated certain flooring. He says they also found huge French doors made of chestnut wood and other irreplaceable items embedded between walls when they disassembled rooms.

He says this is the oldest house to date that he's renovated and preserved, and that he enjoyed the challenge of bringing proper justice to life for it. While it was like solving a complex puzzle at times, he says his crew ambitiously finished the remodeling within six months. Because he personally had purchased the property prior to the renovation, it was an especially bittersweet moment when it was then bought because "this house has all the significant character you'd like to see in a home."

The secret to beauty is more than just skin deep, a sentiment defending the notion that the best part of us is beneath the surface; our intellect, emotional well-being and spirituality.

“I wasn't willing to throw in the towel and accept this as reality,” remarked Nashville’s Pamelyn Rocco, author, public speaker and founder of House of Health. She developed a program that enables mature women to tap into a mindset of modified behavior to help them look and feel like their best selves.

Though regularly exercising and living a healthy lifestyle, Pamelyn shares, “At 43, I started to not feel or look as good as I wanted to. What I had been doing wasn’t working anymore.”

She enjoyed a 20-year career as a celebrity party stylist, then as an interior designer under the House of Bashery. "Much of my energy was spent enhancing the lives of others," she says.

Inundated with feedback and relatable articles on norms of aging, she says she slipped on her boxing gloves, ready to fight, and hired fitness medalist/coach Jamie Pearsen; a decision that changed her life.

Pamelyn shared her newfound knowledge and results online, divulging aspects of her life that women began resonating with immediately; from experiencing C-sections to juggling her children’s activities with a full-time job. Her circumstances became instantly relatable.

In spite of holding a communications bachelor’s degree and a business master’s degree, she pivoted and got her health and wellness certification.

Pamelyn slowly began coaching on houseofpamelyn, an Instagram account on which she previously amassed an impressive 109,000 followers. In 2023, she developed an App, then hired Jamie to teach classes on her newly launched House of Health platform. A loyal, international client base participates in the virtual program. The program also addresses the body’s gut microbiome, as the belief is that over a lifetime it can be the cause of systemic issues, such as hormonal disruption and inflammation.

Perpetual access to an education platform is available for every person who goes through the program.

Pamelyn encourages weekly accountability through personalized video tracking progress reports, as well as weekly Zoom calls.

Recently delivering a keynote speech on Investing in Yourself, Pamelyn reminded those in attendance that, “We’re doing and buying all these things to have a great life. Without investing in our physical health, if we don’t feel amazing, are we really living optimally?”

INGREDIENTS:

• 2 6 oz. filets of wild caught salmon

• 1 Tbsp. avocado oil

• 1 Tbsp. coconut aminos

• Zest and juice from one lemon

• 1 Tbsp. stone ground mustard

• 1 4 oz. container coconut yogurt, unsweetened

• 2 Tbsp. fresh dill, minced

• 2 Tbsp. capers, drained and minced

• Salt and freshly ground pepper, to taste

DIRECTIONS:

1. Marinate the salmon in the lemon juice, coconut aminos, and stone ground mustard for up to two hours.

2. Drizzle salmon with avocado oil, sprinkle with salt and ground pepper, and broil on high for five to seven minutes, until cooked to desired temperature.

3. Mix coconut cream, lemon zest, dill, capers, and ground pepper together.

4. Top salmon with coconut cream, serve with roasted or sautéed veggies, brown or cauliflower rice, or fresh greens. Enjoy!

Downsizing or resizing a living space while keeping most beloved items and prized possessions is possible through an estate transition and interior decorating firm in Nashville whose team specializes in senior living. "Realizing that many seniors are going through what might feel like one of the most vulnerable stages of their lives when they are changing where they live, I start with the approach of reallocating their personal items in new, reinvented ways," explains Geena.

Instead of only thinking of a home transition as downsizing, Geena says it's important to determine how to best use one's estate objects that embody unique emotional bonds or sentimental value in smaller spaces.

"Sometimes it is about curating what is considered overcluttered. Sometimes, the goal is to consolidate collections in meaningful ways. Or to decide what should be donated or sold. But other times, it's about inventorying items to work with and envisioning how to include them in new spaces, based particularly on aesthetics, emotional appeal, accessibility and new space limitation factors or needs," she says.

She adds that she approaches such projects with the mission of making them positive experiences for clients, starting with the fact that her company name is in honor of her paternal grandparents. Growing up with parents who were antique furniture dealers also helped shape her understanding of, and dedication to, preloved and still cherished items along with the concept of upcycling.

Main services of Polly Luther include space planning, estate reinvention, interior decorating and sourcing or purchasing. Geena says she plans to add other services, such as space staging, furniture rental and storage planning.

Through strategic estate consolidation planning, Geena says she guides clients and stakeholders through the process of establishing what objects hold emotional value and which ones could possibly navigate to familial new possessors.

"You might be surprised by what people have the strongest connections to. It could be a jewelry box, a dish, a lamp, a quilt, a chair or bowls, all because of the memories associated with them. So, it's beneficial to not assume everything 'old' should be discarded without discussions," Geena says.

In fact, she encourages families to have these types of conversations before a relocation is imminent. "That way, family and friends can decide what needs to stay in the family, who gets what, and they get to hear and understand the story behind each piece. Do these conversations before they get heavy or sad, and treat them rather as special storytelling opportunities."

Such relocation periods typically aren't easy and carefree for many clients, but they are chances for people to relive their lives and memories. Sometimes, clients enthusiastically look forward to relocating to retirement communities or to fresh condos or townhouses. Geena says as a well-meaning, intentional support person to clients, she gets to see what rich lives have been lived, and she discusses with each one how to relive them in new ways.
