Welcome to the home issue. Our homes are a place of retreat, rest, love, and a shelter from the outside world – a place where you can let your guard down and just be. Some homes feel just like that, and some can be filled with conflict and strife. It is never too late to change the climate of our homes. In the offices of architect Z.W. (Zeb) Jarosz, a space designed for the purpose of encouraging creativity, books detailing Florida’s building codes and construction laws fill a six-foot-long bookshelf from end to end. “When I started here in Miami, I had one very thick three-ring binder – maybe four or five inches wide – which was the entire code book,” Zeb said. “It's my fantasy to be an architect, maybe, a hundred years ago, when you could really put all your energy into the creative process, versus trying to comply with all the zoning rules and regulations.” Born in Poland, Zeb studied at Krakow University of Technology and started his career working on historical restoration and preservation projects. In the 1980s, he moved to the U.S. and passed the state board exam four years later, then opened his own office. “I enjoy the creative process that's a big part of being an architect,” he said. “It's very stimulating, very exciting, and also very stressful because of the realities of dealing with applicable codes, construction methods and techniques. At the same time, though, it’s very rewarding because as an architect, you are also an artist.” Zeb’s firm, Z.W. Jarosz Architect, P.A., has been successful for a variety of reasons, characteristics that differentiate the company from other architecture firms. CONTINUED >

“We are a design-build firm and because I am both an architect and a contractor, that is rather uncommon,” he said. “As a team, we bring a wealth of international experience. I have people literally from all over the world, including Argentina and Lebanon and, of course, myself being from Poland. That influences our work and we range from very traditional, classic design, all the way to very modern architecture.” Focusing mainly on high-end residential projects, Zeb says that his approach to working with clients involves truly understanding what will make them happy and comfortable in their home. “You almost have to become a psychologist,” he said. “With certain clients, you may have to become a psychiatrist. Very often, the client will say, ‘Oh, this is what I want,’ and tell you their ideas. The next question is, ‘Why?’ And as you go through that analytical process, I will make recommendations and the design completely changes.” To illustrate the point, he described working with a well-known couple involved in sports on their new home. “They both have excellent taste,” he said. “But they seemed to be jumping from one style to another. Finally, we were able to refine the process and I think that's due to the fact that I emphasized background, their preferences, and why those preferences exist. They were very pleased with the final design.” Finally, Zeb added that his being drawn to South Florida actually has roots going back to his upbringing in Poland, which included a love of boating. “I have always loved boating and sailing. In fact, I am still known in certain parts of the Bahamas as ‘Captain Z.’”

Growing up in Budapest, Hungary, Roland Elek developed a deep connection with, and appreciation for, the value of hard work. More to the point, he gained an understanding of how important the quality of the work combined with a disciplined approach could lead to success in life. “That's why my nature is to truly connect with my customers,” he said. “You have to understand what's important to them to get to that level of quality. It's all about communicating with them and really listening so you can understand.” As the owner of Miami Tile & Renovation, Roland has made a home in South Florida. “Miami has a go-with-the-flow culture that I really like,” he said. “It even has kind of an island feel, like the Caribbean, but with its own pattern at its own pace. And I've found that, if you get that, you can be really successful here.” His company, which was founded in 2010, provides remodeling and building services for residential and
commercial properties. The projects they work on include tile installation, home remodeling, custom bathrooms and kitchens, and outdoor kitchens, as well as patios and decks and much more. Roland says that he sees the key to his success coming down to a couple of factors. The first is his laser-like focus on the needs of his customer. “Having a strong connection with the customer is the most important part of it,” he said. “I work directly with my customers to make sure their expectations are being met. I'll never give up that connection with my customer.” The second factor stretches all the way back to his youth and his family. “On every project, I ask myself if my dad would be proud of the work that I'm doing. That really pushes me to make sure the quality of the work is the highest it can possibly be.”

And Jason Zarco believes that, if you’re interested in buying it, the showing should be as luxurious as the property itself. “That begins the moment they drive through the gates of the property,” Jason said. “A unique aspect of this property

is that it's a quarter-mile drive through nature off the main road just to get to the entrance. That creates an enchanting experience off the bat. So, when guests arrive, I have specific music playing in the background to create an ambience. This is a 14½-acre property with two private beaches and a thousand feet of waterfront, so you want to create a vibe that tells the story of this estate.”

It should come as no surprise that, before becoming a realtor representing luxury properties, Jason spent over seven years in a variety of management positions at the RitzCarlton New York on Central Park, including director of operations. “This is a five-star, five-diamond property catering to royal families, heads of state, celebrities, high-net-worth individuals,” he said. “In that environment, your highest priority is making sure the guest’s experience is as luxurious as possible down to the finest detail. I've taken a lot of what I did in the hotel business and have applied it to real estate.” According to Jason, this involves just the right amount of showmanship whenever he is showing the Orchid Cove Estate property. For example, as prospective buyers arrive, they are greeted warmly and served a specially made Orchid Cove Cocktail, kept chilled with an orchid frozen inside an ice sphere.
“As we tour the property, I'll often have a boat set up in the back for a tour of the waterfront,” he said. “Sometimes, I'll even have a seaplane just to show how easy it is to land one on the property. I then take them on a proper tour of the entire house and grounds, including an incredible nature trail that's been curated over the last 25 years with wild orchids everywhere. I'm infusing my five-star hotel background and it's truly a unique experience in the real estate business.” While the showings he puts on are clearly a lot of fun, for both him and the prospective buyer, the bottom line is that it's simply the best way to market a high-end luxury property. “You can tell that people are wowed by the whole experience, and when you’re looking at properties like these, you should be wowed. Ever since Frank Sinatra and the Rat Pack started frequenting Miami Beach in the 1950s, the city has been known for its style and trendiness. By the 1980s, the hit TV show Miami Vice was showing the world the bright neon colors and eye-popping flash of a city that had grown into one of the largest metropolitan areas in the United States. This pop culture phenomenon could be seen throughout South Florida. And even today, Miami Beach and the surrounding areas are steeped in its unique style, from the clothes people wear to the cars they drive. So, it stands to reason that people's homes, and especially how they are decorated, also reflects that style. That's not to say that interior design in Miami Beach and throughout South Florida is static, unchanging, stuck in the nostalgia of past decades. Like all aspects of taste and style, it is influenced by the culture surrounding it and is constantly evolving. In fact, according to Sofia Joelsson of Sofia Joelsson Design, new trends are currently taking shape. “We're seeing exciting trends that include advanced technology in porcelain slabs, for example, that look exactly like marble,” she said. “We also see people going back to natural materials to appreciate their origin and beauty.” Irene Fister owner of Fister Design agrees, citing new products that present creative opportunities that have never been seen before.

“Wood-looking porcelain tiles and vinyl floor coverings have been around for a while, but they've never looked as natural as the products coming out now,” she said. “When they first came out, they looked like a photocopy of wood printed on the tile. Now, it's really hard to tell the difference.” Irene then added that it is a unique professional experience to be an interior designer working in South Florida, especially Miami Beach. “Miami Beach is all about what's different, new, and modern,” she said. “You don't tend to see heavy ornate wood as a focal point. People's tastes lean more toward clean and modern. Comfort is also a priority for my clients. I call it ‘livable luxury’ that balances function and beauty. For Sofia, Miami Beach is a special place that offers interior designers plenty of inspiration. “The lighting in South Florida is so special,” she said. “Everything from the reflection of the ocean to our sunrises and sunsets has an impact on our creative decisions.” Originally from Sweden, Sofia has been working as an interior designer in South Florida for more than 20 years. For years you’ve been hearing friends and neighbors extol the virtues of solar energy. Today, the benefits of installing solar panels are more appealing than ever – savings on electric bills, cleaner energy, increased home values, and in some cases, complete independence from the grid. And the list keeps getting longer. Renewable energy is now the fastest-growing source of energy in the country, which in turn helps reduce the planet’s carbon footprint. But things aren’t always as straightforward as they look, cautions Chris Chelius of ASP SuperHome. “There are two main points I always try to stress with homeowners,” he said. “The work needs to be done by people who really understand what they’re doing, because in most cases they’re working off the structure of the home. The roof and the technology work together as a system. If not done properly, the installation can actually cause damage.” Also, be sure to choose a company that’s knowledgeable about more than just the physical installation. When designed correctly using a battery backup system, about 90% of installations have the potential to run without any attachment to the grid – a big plus during power outages. Quite often, Chris has to remind people to manage their expectations. “The challenge with solar is that it’s a great idea and definitely worth doing, but homeowners need to understand that the payoff takes place over time. The financial benefits are definitely there, but it’s different for everyone.” One of these benefits is the big bump in home resale value that solar energy panels can provide. According to Chris, houses with solar panels sell for a premium – as much as 4.6 percent in Florida. His final words of advice? Get away from focusing just on the cheapest price. Instead, consider whether the company is providing great value and is going to be around for many years after the renovation is done.

For just a moment, take a step back and think window treatments. That’s right. Now, picture the natural light that shines through the windows of your home, office, or patio. Have you ever wondered whether these spaces have the ideal mix of natural and artificial light? Whether the window coverings are enhancing – or limiting – the light that shines through? Or, what you can do to filter and control this natural light while still enjoying its benefits? At Total Window, these are questions that CEO Jesse Stowlow and his team help clients answer every day. The company’s driving principal is that every custom window treatment can enhance the light control and privacy needs of a space in both functional and decorative ways. Their slogan, “We Control Light,” pretty much says it all. Jesse and his father Steve Stowlow, who founded the business in 1985, have spent close to 40 years serving South Florida. “Our passion is to identify the best ratio of light control for every room in a project,” Jesse explains. “We believe that all living spaces must have a proper balance of natural and artificial light.” As a full-service company with a 2,000-square-foot facility in the Stirling Design Center, Total Window doesn’t just sell quality window treatments. They also fully manage projects from measurement to installation, not resting until a job is completed to their satisfaction. This attention to detail and quality of workmanship has set the company apart in its field. When Jesse and his team first meet with a prospective client, they go through the space window by window, room by room. “We want to fully understand the need before we recommend
a solution. What is the homeowner, the office manager, trying to do in this space?” From there, a team of professionals gets engaged in all aspects of production and fulfillment. “They’ll take final measurements,” he explains. “They’ll coordinate and collaborate with electricians or contractors or architects to figure out how you can get these window treatments integrated into your space.” Back in the office, there’s another team managing the project during the production phase. “They translate all this information for the real world – for those making the product in a factory. Then we have our own team of installers, who work until the product is fully integrated into the home or office to our client’s satisfaction.” One of the most important ingredients in this whole process is accountability – something Jesse learned early in the business when he joined his father on a project. They were working in a corner condo unit at Il Villaggio, which stood near the intersection of Ocean Drive and Collins Avenue. “Our client wanted to go big, to match the flow of the windows,” he recalls. “She had gorgeous open spaces, and the overall width of the windows measured 40 feet. So, we thought about splitting it in half – two shades, each 20 feet wide.” But before recommending this approach, Jesse’s dad pulled out his tape measure and extended it to 20 feet. After walking through the condominium hallway, they concluded this size shade wouldn’t fit and came up with a better solution with their client. “That day has always stuck with me. I learned you have to be sure that what you’re selling can actually be accomplished. Just trying to get the deal isn’t good business.”
