Home: Our Favorite Four-Letter Word Home. So much contained in that little four-letter word. Home is our grounding. Our base. Our launchpad. It’s where we start and end each day. And while the particulars look different for each of us, the meaning and value it holds for all of us is undeniable. Author Wendy Wunder said, “The magic thing about home is that it feels good to leave, and it feels even better to come back." As we thought about home, we wanted to highlight what makes it special to our readers. That of course includes the food and drinks, the aesthetic and design, but most importantly, the people. Looking at your décor in each room of your home, could you remember where the inspiration came from, what are your memories that influenced your decisions, or was it a theme or current interior design? More importantly, how it makes you and your guests feel. We feel like the lucky ones as we get to learn more about the businesses and individuals that comprise this city and hope the small lens into their lives and work brings people in this community together. Home Tastes Sweeter WITH BLONDIES MANDY'S SUGAR FORGE SHARES A FAVORITE RECIPE

When we think of home, we often think of fresh-baked goodies. The smell that permeates the house after a good day of baking always evokes wonderful memories. This month, Mandy Oliveira, owner of Mandy’s Sugar Forge in Anthem, shares with us her recipe for mouthwatering blondies. The lighter cousin of brownies, blondies can likewise be gooey or cakey depending on the ingredients and how long you cook them. As Mandy shares, “My boys do not like baked goods with nuts in them, but they devour these blondies!” If you don’t like nuts, you can omit them. And if you choose to replace the white chocolate chips with semi-sweet chips, you’ll transform your blondies into tannies! Blondies INGREDIENTS • • • • • • • • • • • •

1 cup butter, melted 1 1/4 cups brown sugar 1/2 cup sugar 2 large eggs + 1 egg yolk 1 Tbs vanilla 1 1/4 cups all-purpose flour 1 cup bread flour 2 tsp cornstarch 1/2 tsp baking powder 1 tsp salt 1 cup white chocolate chips 2/3 cup chopped walnuts or pecans (or 1/3 cup each)

INSTRUCTIONS 1. Preheat oven to 350F and line a 13x9" pan with parchment paper** Combine melted butter and sugar in a large bowl and stir well. Add eggs, egg yolk, and vanilla extract and stir until completely combined. Set aside. 2. In a separate bowl, whisk together flour, cornstarch, baking powder, and salt. Gradually stir dry ingredients into wet until completely combined. Fold in white chocolate chips and nuts, if using. 3. Spread blondie batter into prepared pan and transfer to oven. Bake at 350F for 25–30 minutes** or until a toothpick inserted in the center comes out clean or with a few fudgy crumbs. Allow to cool before cutting and enjoying Makes 28 blondies. **For cupcake-size blondies, line cupcake pan with liners and bake for 20–25 minutes.

PURCHASING A HOME? PROTECT IT! Attorney Sam Crump Answers Your Home-Buying Questions

Sam Crump has been practicing law for more than 30 years and started the firm that became Anthem Law 20 years ago. His firm provides legal services in the areas of estate planning, business law, probate, family law, civil litigation, and bankruptcy. A home is the largest purchase most of us make in our lifetime, and Sam shares his thoughts on how to best protect your investment.

WHAT LEGAL ASPECTS SHOULD BUYERS KNOW WHEN PURCHASING A HOUSE? First, who is buying it, and second, how will you hold title. For the purchase, it can be in an individual’s name, the names of a couple, bought through a living trust, or if it’s purchased for investment purposes, it can be under the name of an LLC. When it comes to the title of the house, the three most common ways to hold the title are: 1. Community property with right of survivorship. This is standard for married couples and allows the property to pass to the surviving spouse when one dies.

2. Joint tenancy with right of survivorship. This could be for any two people, whether they are married or not. When one person dies, the property will transfer to the other person automatically. 3. Tenants in common. If the parties prefer that the property doesn’t automatically transfer to the other person upon death, they can designate another beneficiary. WHY WOULD SOMEONE WANT TO BUY A HOUSE AS PART OF THEIR LIVING TRUST? The main reason people create a living trust is to avoid probate. Regardless of how many properties you own, make sure they are all in your trust, unless you have other plans for it or have spoken to an attorney who has made a different suggestion. SHOULD HOMEBUYERS CONSULT WITH AN ATTORNEY BEFORE THEY PURCHASE A HOUSE? On the East Coast of the US, many states require purchasers to consult with an attorney. In Arizona, though, it’s not necessary. If you pay for the home with cash, it can be purchased by your trust, but if you get a mortgage, you cannot take the home in the name of the trust. In that case, you’ll have to work with an attorney to transfer it after the purchase. WHAT’S THE BEST WAY TO LEAVE PROPERTY TO A CHILD WHEN YOU PASS ON? A living will or trust will allow you to leave property to your child. To avoid probate, a living trust is best; alternately, you can create a beneficiary deed that specifies who will receive your property when you and your spouse die. Remember to review your estate plan every five years or following any life event.

Appetizers are generous piles of a few different things – olives, hunks of parmesan, spiced nuts, torn bread with herby oil to dunk in, sliced Persian cucumbers with a pool of labne or Greek yogurt, olive oil, and flaky salt for dipping. I look for recipes that are simple or that I’ve made 100 times before that are always crowd pleasers and leave me plenty of time to enjoy my company. The whole point of a beautiful evening together is to make sure you, the host, are relaxed and comfortable, because your guests will take their cue from you.

PLANTS FOR BEGINNERS I am obsessed with plants! But, truth be told, I have a painted green thumb. This can be translated as “having a love for plants, killing some while successfully growing others.” I confess that in spite my best efforts, I cannot keep orchids, ferns or succulents alive for more than a few weeks. I can, however, grow some things and do so very well! I can’t wait to share with you the plants that have lived in my home for over 15 years… successfully!! If you’re new to the plant world then I hope knowing that about me gives you the courage to try your hand at growing too. The Seasonal Cycles are not just in the outdoor plant world! Did you know that indoor plants go through seasonal cycles too? Indoor plants require regular water and

fertilizer in the summer and then go through a dormant period in the winter requiring minimal water and fertilizer. My seasonal rhythm is to treat Oct-February as dormant months and March-Sept as growing months.

Fertilizing is key. We don’t live on water alone and the same is true with plants. Plants need water AND food to thrive! I use a general indoor liquid plant food and simply add to my plants water as recommended on the label.

When designing your dream kitchen, it’s important to balance timeless features with elements that reflect your personality and design aesthetic. You may not plan to remodel your kitchen each year (does anyone do that?), but that doesn’t mean there aren’t creative ways to keep your space feeling modern and fresh. We spoke with interior designer Brooke Cover about the trends in kitchen design she’s seeing this year, touching on everything from cabinet colors and lighting to tile and countertop combos she’s loving.

WA R M I N G U P THE WHITE We doubt the classic white kitchen will ever completely go out of style, but trends show people are going away from the white kitchen and gray cabinets. They’re opting for white mixed with warmer wood tones, dark greens and blues. Some homeowners are mixing vintage in with the new and modern through butcher block islands or other unique cabinetry choices. Black is making a bold comeback in some kitchens, while

others usher in warmth through painted islands or other darker contrast tiles in the bar area. You don’t have to leave behind the timelessness when you warm up your space if you opt for equally timeless black and wood-stained accents. If you want a quick refresh, consider adding pops of wood through cutting boards or other decor accents on countertops or open shelves.

HIDDEN STORAGE, VISIBLE APPLIANCES Gone are the days of it being a given to hide the fridge behind custom cabinets. Many brands of appliances are so beautiful and sleek these days, homeowners want to see them rather than hide them behind a cabinet facade. Small appliances, however, are another story. Custom cabinets and “appliance garages” aren’t going away anytime soon. Form and function make them a desirable addition to any kitchen.

BOLD H A R D WA R E Mixed metals and sizes are having a moment in kitchens across America. Brooke says not to shy away from a variety of sizes of pulls and handles, depending on the drawer and door size. For instance, you may see a mixture of longer pulls on larger drawers and square knobs on smaller glassware cabinets - and that’s more than just ok - that’s recommended. As the heart of the home, kitchens shouldn’t feel sterile and hyper-coordinated - they should feel inviting and tailored to the space. Since no two kitchens will be exactly alike, feel free to boldly mix the hardware sizes and styles to the needs of your kitchen. CONTINUED >

Brooke’s Pro Tip: I suggest viewing countertop slabs in person vs. a small sample piece because each slab has unique movement and colors. They are all so beautiful and works of art. Taking a trip to the warehouse will really help a client to understand the different types available and see the difference in the look of the material.

You’ll see this juxtaposition between clean white and darker colors or even this year’s favorite - greens and blues - all over newly designed kitchens. You’re not breaking any rules by coordinating sculptural pendants over the kitchen island with more vintage-inspired gooseneck sconces over the standalone bar or a chandelier over the eat-in kitchen.
