As we navigate the "new normal," creating in-home experiences will continue trending in 2022. Pandemic shutdowns and shelter in place orders kept us from our favorite places and routines. As a result, we gravitated to fixing and updating our homes in ways that allowed us to reclaim some of those favorite pleasures. Here are some of the top trends in home design and renovation that bring luxury into our homes. Smart home automation allows you to tap into hightech functionality and luxury that wasn't possible in the past. As technology development continues to expand, so will the possibilities for consumer home automation to make life easier and more enjoyable. Home theatres create the ultimate movie-watching experience with wireless surround sound speakers, stereo, and massive screens. However, room lighting definitely affects the TV and video projector viewing experience, so converting basements is a popular choice. Massive shutdowns during the pandemic had many of us craving fitness. As a result, we became obsessed with trying to create functional spaces like home gyms, spas, and other wellness spaces. Also, an uptick of interest in features like pools, hot tubs, and infrared saunas are unlikely to slow. Some 2022 trend reports predict that homeowners will ditch their desks and double monitors in favor of a ping-pong table or pool tables. However, the trend isn’t limited to games. Hobbies of all kinds will be getting their own dedicated spaces, from sewing and crafting rooms to paint studios. Not everyone has space for a rec room, so finding a balance between fun and functionality can be tricky, but worth it. Home upgrades are of utmost importance since many stay closer to home these days. Unfortunately, the pandemic made us miss out on our favorite restaurants and

bars. Upgrades in homes include full chef kitchens with the latest high-end appliances, cookware, gadgets, wine cellars, full cocktail bars, etc. Outdoor spaces are now a must. A sleek pool with a hot tub and a dedicated fire pit are popular projects for homeowners who want more out of their backyard spaces. Pizza ovens and outdoor kitchens are top wish lists also. In addition, according to experts, outdoor decks, pergolas, gazebos, canopies, and pavilions are all highly searched desired. Another pandemic trend that is here to stay is garden spaces. Whether we had successful or unsuccessful, gardens made people feel like they had some control over the chaos. We didn't realize how meditative and good digging in the dirt felt. It may not sound like a luxury item but tell that to someone living in a crowded city with window or balcony space only. Spa-retreat bathrooms are one of the most significant upgrades to homes with showers with fancy fixtures and steam options. In addition, heated floors, plush towels and robes, soft lighting, and music are all features that cannot be ignored in creating in-home luxury. People are getting out again as we adjust to “the new norm”, but home gatherings are here to stay. We have grown to love our homes again and realize we can create spaces that work for a number of activities. We encourage you to create a list of your favorite activities and see how you can make space to enjoy them in your home.

So you've binge-watched the popular home improvement shows on television where homeowners grapple with whether a homeowner should move or improve their existing home. It's a decision that is typically unavoidable as your home ages and as family circumstances change. While we may not be able to get you on T.V., we can offer some helpful pointers. Whether your family has grown, your home no longer fits your lifestyle, or whatever the case may be, here are some things to consider to arrive at the right decision for you and your family.
THE CURRENT REAL ESTATE MARKET While it appears to be a seller's market with premium profits right now, don't forget you'll also need to find a new place to live. According to Realtor.com, the current supply of homes on the market is at an all-time low, and mortgage rates are still at record lows. In addition, many millennials are entering their peak homebuying years, and more people are moving into the state. This extreme demand exceeding supply has driven prices like we've never seen. Furthermore, FOMO (the fear of missing out) could motivate potential home buyers to enter the market quickly with recent buzz about rising mortgage rates. The Federal Reserve has signaled an end to ultra-low rates, which observers expect to start climbing as soon as March. While rates will still be at historic lows, they will be well above what buyers have grown accustomed to in recent years. Combined, all factors could spark a buying spree during the spring season, further limiting inventory, increasing bidding wars, etc. Clearly, it is a seller's market.
EMOTIONAL TIES A home is so much more than just a roof, four walls and the stuff inside. It may be the first home you and your spouse owned together or where you watched your children take their first steps. We undeniably develop an emotional attachment to our homes, so this decision shouldn't be taken lightly. Besides your home, how connected are you to your neighborhood? Do you have a good relationship with your neighbors? Can you rely on them in case of an emergency or watch your home while away? Remember, you can change your home, but you can't change your neighbors or the neighborhood.
THE PRICE TAG There's no doubt about it – remodeling is expensive. But then again, so is moving. But just how expensive is expensive in these two cases? Let's take a look:
RENOVATION COSTS According to Home Advisor, U.S. home renovation costs range between $18,372 – $77,016, with an average of $46,788. However, not all renovations will add value to your home, so carefully research renovations and get multiple quotes and bids before starting. Sometimes you just need a fresh start and upgrading your home simply will not cut it. If this is the case, moving to a new home could be exactly what you and your family need! However, several costs go along with selling a home that you need to consider.

MOVING COSTS Typically, 15% of a home's sale price will go towards the sale process. Several potential fees go along with selling your home and may include but are not limited to: • Agent commission, 6% of the sale price. • Home preparations and minor repairs $500-$5,000. • Potential Major Repairs, $20,000 - $50,000. Some homes may not need this, but many older homes require significant work to meet housing and safety codes before being sold. • Title Insurance, $2,000 - $4,000.

Simplicity. Appetizers are generous piles of a few different things – olives, hunks of parmesan, spiced nuts, torn bread with herby oil to dunk in, sliced Persian cucumbers with a pool of labne or Greek yogurt, olive oil, and flaky salt for dipping. I look for recipes that are simple or that I’ve made 100 times before that are always crowd pleasers and leave me plenty of time to enjoy my company. The whole point of a beautiful evening together is to make sure you, the host, are relaxed and comfortable, because your guests will take their cue from you.
