The end of summer signals the second home buying and selling season in Ahwatukee. Today’s market has found balance. Seller can expect to negotiate, offer concessions, and perform repairs. Looking at the latest data reveals the changes. The table below shows the high, low, and median for price per square foot, sold price and percent of list price of sold properties in the last 30 days. Not all homes sell near list price. In August, of the 62 properties sold, 46 sold for less than list price, 9 exactly at list and 7 sold for over list price. Food Ideas For Everyone Happy October Friends! This month kicks off the start of the holiday season and the days get shorter. Bring on the food – comfort foods like soups and stews, as well as the many festive dishes we make for the upcoming special occasions. I love to cook. I enjoy the fairly quick sense of accomplishment that you get and show my love to those I care about by feeding them. I grew up in a family of cooks where everything was made from scratch: rolls, pies, pastries and more. I do enjoy baking but like to craft a meal even more. “We want to take what is already wonderful about Nello’s Ahwatukee and add to it.” - Bob Schulken Since 1996, Nello’s Ahwatukee has been a neighborhood staple dedicated to creating a welcoming space for family and friends to gather and enjoy delicious food. Recently, its original owners retired and long-time Ahwatukee resident Roque Jimenez and his business partner Bob Schulken purchased the popular local restaurant. Both new owners are enthusiastic about continuing the traditions that have made Nello’s a success while also offering customers a refreshed look and adding to the already delicious menu. “I’m a native of Arizona and grew up in the Southeast Valley,” says Roque Jimenez. “Nello’s was an institution while I was growing up. My wife and I went there when we were dating and now we take our kids there. Nello’s has always been my favorite pizza restaurant, and I’m grateful for the opportunity to continue the traditions that have made Nello’s a household favorite.” Jimenez and Schulken are long-time friends and business partners with extensive restaurant experience and expertise. The duo has owned Cien Agaves Tacos & Tequila, a popular restaurant with two Scottsdale locations, for 15 years. “We want to take what is already wonderful about Nello’s Ahwatukee and add to it,” Schulken explains. “Our experience with running Cien Agaves combined with our knowledge about Nello’s and the local community is a winning combination to help Nello’s continue to be a local favorite and even draw in Ahwatukee residents who have never been there.” Jimenez says that one of the things that makes Nello’s Ahwatukee one-of-a-kind is its staff. “The people of Nello’s make all the difference; most employees have been there for many years,” he explains. “There are servers who have been with the restaurant over 20 years, a chef who has been there over 25 years. Keeping employees, the backbone of Nello’s, is important to us—they’re like one big family.” CONTINUED >

“The people of Nello’s make all the difference; most employees have been there for many years,” Jimenez explains. “There are servers who have been with the restaurant over 20 years, a chef who has been there over 25 years. Keeping employees, the backbone of Nello’s, is important to us—they’re like one big family.” In addition to the people, Jimenez points to the quality food that Nello’s is known for. “It’s all made from scratch—the dough and pasta are made fresh every morning,” he says. “It’s made with the highest quality ingredients, and you can truly taste that when you take your first bite.” Some delicious news to share with Nello’s fans is to look out for brunch options and a freshly remodeled patio with new furniture. In addition, for the first time in its history, Nello’s will be open on Mondays and feature fun specials, such as a “Board and Bottle” special with bruschetta paired with a favorite wine. For Nello’s patrons who want to try their favorite bites from home, the restaurant is refreshing their website with local delivery and take-out options. “During the height of the pandemic they had to scale down the menu a bit, but now we’re bringing everything customers love back, including wood fire pizzas nightly, our famous parlour burgers, and bruschetta, just to name a few,” Schulken says. “We’re also bringing in some new dishes that fit Nello’s perfectly—of course, we’re keeping the current favorites as well.” This fall, there will also be monthly beer and wine dinners, with details available on Facebook (@NellosAhwatukee) and in the restaurant’s regular newsletters that customers can sign up for on their website. “Nello’s is a place you can always see your friends and neighbors, it’s like the ‘Cheers’ of Ahwatukee,” Jimenez says. “While we plan to make some positive changes, it’s important to us that Nello’s never loses that local spark that has made it what it is today.” Nello’s Ahwatukee is located at 4710 E. INGREDIENTS: Pomo mix • 1 cup small diced tomatoes • ¼ cup cold tomato sauce • 1 teaspoon finely chopped basil • 1 teaspoon finely chopped oregano • 1 teaspoon minced garlic • 1 tablespoon minced shallot • ½ tablespoon balsamic vinegar • ½ teaspoon salt • ½ teaspoon pepper • 6 slices from a baguette roll (sliced into rounds) • 6 pieces of thinly sliced cucumber • 2 oz. balsamic reduction • 1 teaspoon shredded Reggiano cheese • 1 teaspoon chopped parsley

DIRECTIONS: 1. Mix all ingredients for Pomo mix and allow it to marinate in a fridge for 30 minutes. 2. After the Pomo is ready, lightly toast the slices of bread. Divide the Pomo mix evenly over the top of each piece of bread. 3. Roll up your cucumber slice and place it over the top of each piece of bread. 4. Garnish each piece of bread with a drizzle of the balsamic reduction, Reggiano and parsley.

As in the fashion world, kitchen trends frequently evolve. Contemporary kitchens feature a host of elements designed to streamline functionality and aesthetics. General contracting company Weeks and Mitchell (WeeksAndMitchell.com) established itself as the premier place for home renovations in the Ahwatukee area, and kitchen remodels are a big part of their business. Founded in 2005 by Ahwatukee residents Kevin and Holly Mitchell, the business is a family affair as Kevin’s siblings, Kyle and Kayla Weeks, also work for the company.

Weeks and Mitchell recently opened a new design center located at 56th Street and Ray Road. The facility is a state-of-theart showroom that highlights the latest in home design and renovation trends. “Our showroom helps inspire clients from concept to design,” says Kyle Weeks. Here, Weeks shares some popular kitchen trends that marry form and function.

Weeks says drawers are more practical for storage than cabinets as they allow contents to be more visible and more easily accessible. “It's easier for you to open a drawer and view what's inside from above than it is to squat down and rummage through to the back of a cabinet,” says Weeks.

Weeks says adding a place for dog bowls in the cabinetry is a way to help keep a streamlined, modern look. “The trend is really about clean lines and functionality,” he says. “Built-in dog bowls give something that would usually just be on the ground its own neat little place.”

Other trends to look for include stacked cabinets with glass panel doors and downdrafts vents for center island stoves which hide in the island instead of coming down from the ceiling.

“Everyone wants more counter space and small appliances can take up a lot of room.” Adding designated areas in the cabinetry for such appliances can help eliminate the issue.

Adding a pot filler near the kitchen stove can help enhance the cooking experience while adding beauty to the space. “We all know what a pain it is to carry a heavy pot of water across the kitchen to the stove, so pot fillers add convenience,” Weeks says. “But they are also a great statement piece and add a beautiful aesthetic to the kitchen.”

The flashy, splashy RH Yountville is hard to miss as it takes up nearly a full block along Yountville’s ultra-walkable downtown. The Restoration Hardware-owned property is a wine, food and shopping mecca comprised of five separate experiences: an indoor/outdoor restaurant with a glass roof surrounded by 100-year-old olive trees and adorned with dramatic crystal chandeliers; a two-story wine tasting space with its own share of crystal chandeliers and sleek limestone bar; a limited-production wine center; an espresso bar; and a boutique design gallery grander in scale than even its ever-so-lavish sister property at the Scottsdale Quarter. Award-winning chef Brendan Sodikoff leads the kitchen, sourcing seasonal ingredients from nearby farms and using them as inspiration for both whimsical and shareable New American fare as well as twists on comfort-food classics. TASTING ROOM TREATS Yountville’s many wineries and vineyards toss out tradition – bellying up to a bar for a flight of wine with crackers to cleanse the palate or a basic meat and cheese board – in favor of interactive foodie fun when it comes to its tastings. Handwritten Wines, for example, offers a Breadand-Butter Experience. During the 90-minute seated event, guests will enjoy white truffle potato chips and Bouchon Bakery baguettes along with multiple mouthwatering artisan butters. The butters are hand-made to complement five of the winery’s most awarded varietals that are made on the Napa Valley hillside and most coveted vineyard blocks. Thanks to two restaurants in the Valley The Americano and Mora Italian - he’s a familiar face around town, too.
