In any event, this week we join Mayor Don Ryan and the people of Hempstead to wish warm congratulations to former Mayor James A. Garner who, this past Saturday, September 29, was honored with a renaming of Nichols Court in his name on the occasion of the 375th Anniversary Celebration of the Incorporated Village of Hempstead. It’s an honor welldeserved and our thanks and appreciation go to current Mayor Don Ryan for his recognition of the service of former Mayor James Garner. The recognition of former Mayor James Garner was quite fitting, for his administration engendered pride in Hempstead! The former Mayor made history when he was elected Long Island’s first African-American Mayor and served the Village and people with distinction from 1989 to 2005. During his 16 years as Mayor, Mr. James Garner fueled an economic revitalization in the Village that included securing more than $400 million in community development assistance from Federal and State government as well as the private sector. The former Mayor’s efforts resulted in the construction of muchneeded senior housing—Hempstead Commons, Rivoli House—and retail houses such as Staples, Home Depot, TJ Maxx, to name a few. James Garner’s administration help to create hundreds of new jobs and generate significant tax revenues for the Village. The former mayor also made history when he again was elected the first African-American Republican to serve as President of the U.S. Conference of Mayors. As President of the Conference of Mayors, Mayor Garner was the nation’s ambassador on city revitalization. Again, we thank Mayor Don Ryan for the honor he has bestowed upon our dear former mayor James A. Garner. The Hempstead Uniondale Times is your paper, your voice. We thrive on your input, so we hope to hear from your. Any questions, please contact us at (516) 292-1263, or email us at hutimes@aol.com.

County Executive Laura Curran Files Coliseum Lease Amendment To Move Forward With Transformative Development at the Hub HEMPSTEAD, NY –Nassau County Executive Laura Curran on October 1 filed with the Nassau County Legislature proposed amendments to the existing lease agreement with the support of BSE Global (BSE), who manages and operates NYCB Live, home of the Nassau Veterans Memorial Coliseum. The amendments set forth an inclusive and collaborative process for moving forward with proposed plans for BSE and their chosen partner, RXR Realty (RXR), to develop a transformative plan for the Nassau Hub. “The Legislature’s approval of these amendments is critical to moving forward with this top-notch development team and to getting shovels in the ground at the Hub as soon as possible,” said Curran. “Development at the Hub is essential to creating jobs and growing the County’s tax base.” “We’re thrilled to propose a dynamic plan under the rights of our lease and move forward with a concept that focuses on developing a live, work, play environment,” said Brett Yormark, CEO of BSE Global. “By combining the vision of the County Executive and RXR, we are primed to build a project that can serve generations of Long Islanders to come through a combination of uses, including transformational commercial office space and destination and experiential retail. We’re looking forward to getting started.” “We look forward to the opportunity to work with the County Executive, the Legislature, our partners at BSE Global and especially the residents of the surrounding communities to formulate plans to advance this important project,” said Scott Rechler, Chairman and CEO of Uniondale-based RXR Realty. “A successful activation of the Hub site will benefit all of Nassau County and the region beyond.” The $1.5 billion plan calls for housing, experiential retail, and office and biotech research space. If approved by the Nassau County Legislature, development will move forward with $85 million in state funding for onsite structured parking--a critical component to any development of the Hub. Curran is also seeking additional state funds for pedestrian bridges, which would connect the Hub with Hofstra, Nassau Community College and nearby offices, as well as state incentives to attract a biomedical of life sciences employer. Mt. Sinai Health Network has expressed interest in establishing a 100,000-square-foot medical research facility at the site. Highlights of the initial BSE/RXR plan include: ♦ 500 housing units, 600,000 square feet of office, and biotech research space ♦ 200,000 square feet of experiential retail” Parking to meet the program demand, including approximately 3,400 spaces in parking structures to be funded by the State’s $85 million ♦ Bus rapid transit to nearby LIRR stations ♦ Pathways and pedestrian bridges connecting to neighboring education-
al, cultural, recreational, and commercial centers. “This is it. We are going to bring transformative development to the Nassau Hub,” said Curran. “Never before have the stars been aligned. There is funding, political support and zoning approval in place. All the stakeholders are engaged and focused. The county is committed to working with our partners in government and the community. This project epitomizes my vision for a real live-work-play district at the Hub and will transform the landscape of Nassau County.”
CURRAN ATTENDS BREAST CANCER SUMMIT
Mineola, NY—Nassau County Executive Laura Curran on September 28 joined Nassau County Commissioner of Health Dr. Lawrence Eisenstein at the 2018 Breast Cancer Summit hosted by Long Island Plastic Surgical Group, PC. In 2018, an estimated 266,120 new cases of invasive breast cancer are expected to be diagnosed in women in the U.S., along with 63,960 new cases of non-invasive (in situ) breast cancer. (aka: Carcinoma in Situ- CIS). Until we have a cure, our best weapon is still regular screening, early detection and timely treatment. On October 17th at 6:00 p.m. Nassau County will host a Breast Cancer Awareness Month ceremony to illuminate in pink, the dome of the Theodore Roosevelt Executive and Legislative Building to commemorate women and men who have been impacted by breast cancer and those who have lost their lives. The light will represent a glow of hope – that we can fight the disease and the best prevention is screening and early detection

ating significant tax revenues for the Village.
Each year, during National Hispanic Heritage Month (September 15 to October 15) we celebrate the histories, cultures and contributions made and the important presence of Hispanic and Latino Americans in the United States.
This Week’s Best of Hempstead
The observation started in 1968 as Hispanic Heritage Week under President Lyndon Johnson and was expanded by President Ronald Reagan in 1988 to cover a 30-day period starting on September 15 and ending on October 15. The day of September 15 is significant because it is the anniversary of independence for Latin American countries Costa Rica, El Salvador, Guatemala, Honduras and Nicaragua. In addition, Mexico, Chile and Belize celebrate their independence days during this period and Columbus Day or Día de la Raza, which is officially October 12 and falls within this 30 day period as well. Here in Hempstead Village, Hispanics make up a significant portion of our multicultural population and have had a profound and positive influence on our community through their strong commitment to family, faith, hard work, and service. As we celebrate the unique influences of Hispanic cultures during Hispanic Heritage Month, let us also rededicate ourselves to realizing our shared aspirations. In recognition of Hispanic Heritage Month, the Village will be hosting a celebration on Monday, October 15 from 6-8 p.m. at Kennedy Memorial Park (335 Greenwich Street). At this special gathering we will recognize the many contributions of Hispanic and Latino Americans to our heritage and culture. I, along with all of our Trustees, invite the entire
Hempstead community to join us for this festive celebration. Our Department of Park and Recreation will also be hosting its annual Halloween Party. This safe and family fun event will be held on Tuesday, October 31 from 4-7 p.m. at Kennedy Memorial Park (335 Greenwich St.). There will be games, a bouncy house, face painting, popcorn, a DJ and goodie bag for all the kids. For information about any of these programs, please call 516-478-6286 or visit our website at www.villageofhempstead.org.
This past Saturday as part of our 375th Anniversary Celebration, I had the distinct pleasure of joining a large crowd of Hempstead residents and an impressive array of local and regional dignitaries as we recognized former Mayor James Garner during a special street renaming ceremony that officially changed the name of Nichols Court to James A. Garner Way. Therefore, I found it only fitting to followup that memorable occasion by extending Best of Hempstead honors to Jim Garner this week as well. A U.S. military veteran of the Vietnam era, Jim has led a distinguished career that includes success as a businessman and entrepreneur. Jim entered politics back in 1984 when he became a Village Trustee. After serving five years in that position, Jim made history when he was elected Long Island’s first African-American Mayor, the start of a four term administration that ran from 1989 to 2005. During his 16 years as Mayor, Jim helped fuel an economic revitalization in the Village that included securing more than $400 million in community development assistance from Federal and State government as well as the private sector. Those efforts resulted in the construction of much needed senior housing and retail projects such as The Hub and Hempstead Commons, creating hundreds of new jobs and gener-
In 2003, Jim made history again when he was elected the first African-American Republican to serve as President of the U.S. Conference of Mayors. As President of the Conference of Mayors, Garner was the nation’s ambassador on city revitalization, community development and public/private partnerships to other city mayors and to corporate America. After his tenure as Mayor ended in 2005, Garner opened his own consulting firm, Garner Group International and also served as Chief Deputy and Deputy Comptroller for Nassau County from 20112017. Over the years, Garner has received numerous awards in recognition of his long list of accomplishments. Jim, you’ve been a friend and colleague of mine for decades and your positive contributions to our Village will leave an indelible mark for future generations to come. I’m proud to know you and delighted to recognize you as one of Hempstead’s best. Congratulations. Sincerely, Don Ryan Mayor of the Incorporated Village of Hempstead

We have built a huge reputation in this business and we will not mortgage our reputation and confidence that our families have placed in us. People who live in our buildings are happy and don’t hesitate to tell us what is wrong. We are accountable to our tenants.” “And I will encourage residents at the Rivoli to speak up about any issue they have,” added Aron Goldstein. “We want them to feel free report what is going on in the building. We want to know what needs to be repaired. We want to know about security issues and other things that might hamper their comfort at the Rivoli.” Repairs to Rivoli House are ongoing, with a projected completion of 6 months, after which a grand opening of the building will take place.

Communication is an essential attribute of an organization. We spend our time either receiving or requesting information. Lack of communication creates tension and demolishes both personal and organizational relationships. The ability to exchange information or conversation with others is essential to the success of the individual, family or organization. Communication can be hindered when a person cannot make sense of a message. This could be due to a number of circumstances such as language barrier, defensiveness, inarticulateness, poor writing skills and interpersonal skills. In New York the staffs of most organizations are very diverse. Although this is a great asset to an organization, at times you will come across an individual that knows English as a second language. Sometimes these workers may be leaders in the organization. This may cause miscommunication and misunderstanding, which may result in staff members or leaders becoming defensive. When one is defensive it becomes difficult for them to be articulate. In addition, poor writing skills can hinder the communication process. In today’s society, we spend a great deal of time sending text messages. As a professor, I noticed that sometimes my students use some abbreviation to communicate in class. Using abbreviation at times can stop the flow of communication on a professional level. Some leaders lack interpersonal skills, thus
causing them to be unapproachable. Staff members may avoid communicating with these leaders in fear that they may not have a positive result. Individuals bring to organizations set of characteristics that influence how information is processed. Organizational communication contributes to creating relationships and assists both individuals and organizations in achieving diverse purpose. Effective communication is best achieved when the idea of the message is clear and the subordinate ideas effectively identify and relate to the main purpose in a naturally convincing manner. Some solutions to lessen the impact due to the hindering of communication includes having face to face meetings with your employees, documenting your conversation, writing in a manner that is readable by all staff members, and being approachable. Effective communication is necessary for an organization’s development. Any hindrance can prevent an organization’s growth, and therefore it should be eliminated. —Dr. Neva Helena Alexander, an educator and motivational speaker, and author, is Founder/President of Neva Global Alliance. camps close to home and small enough to accommodate your daughter. Good luck!
Q. My daughter has Attention Deficit Hyperactivity Disorder-ADHD and I’m having a hard time finding a summer camp that will accept her and that will understand Lisa-Anne Ray-Byers her special needs. How can I find her a good special needs camp? A. It can be very hard to find a summer camp for children who have any kind of learning disability. For any summer camp, you need to start looking now! First, you must decide if you want a fun camp, day care or an academic camp. Either way, camps should involve fun. Second, you want to find ones that will accommodate your daughter’s needs. How much do they know about ADHD? How do they discipline? Are they easy to contact, especially in an emergency? Do you want day camps only or overnight camps? Are there enough adults per child? Then finally, you want one that fits your budget. To accomplish this, you must start looking early. Here are some resources that I hope you find helpful: 1. to retire and drop the business into the lap of a brother or daughter with little training or notice. Start teaching your heir apparent about the business’s operations and finances now, and assume it may take many months or even a year or two to pass on all the knowledge. Notice their weak points and either train or hire professionals to help. If they have poor customer-service skills, for instance, you want to fix that before you hand off the baton.

Planning to Step Back or Exit from Your Small Business Planning an Exit from Your Small Business You may be thinking about working “on” your business rather than “in” your business. You may even be thinking of selling. I’m not one to recommend giving up but for some business owners, hard times may force you to wonder whether it’s time to cash in and move on — or at least, sell a stake to someone who might eventually buy you out.
3. Create a great communicator. Your successor needs top-of-the-line communication skills to influence clients, vendors, employees and others. If you don’t build this skill it’s like the “substitute-teacher” phenomenon: the kids will act up, not listen and accomplish little until either the sub builds confidence, or the “permanent teacher” — you — return to clean up the mess. 4. Show your faith. If you don’t instill confidence in the proposed successor and demonstrate to workers that you trust this person to take over and keep the business growing, you’re sowing the seeds of future problems. Make sure everyone knows who your choice is and that you’re excited about how this new leader will approach the business.
Let them be who they are. Your leader should not try to mimic your personal style or your management style. The new leader needs his or her own vision and approach. Leaders with their own strong brand will be better able to succeed as they take over the top role. If you’re thinking about leaving your business behind, My tip: Think of letting go in stages, if possible. Even if you’re selling to an outsider, you may want to negoor stepping back to work on the strategic rather then tiate for a transitional consulting/training period tactical side, some careful planning up front can where you’re still on board. make it a smooth transition that ensures your company thrives after you’re gone. What do you want to happen after you leave? Write up a plan that spells out your wishes. If you’re considering passing on or selling the business to a family member or employee, notify them of your intentions. Ensure that your plan answers questions about who will be in charge, how much of a stake they will acquire and at what cost. It should also offer a timeline for the transfer of power. 2. Groom a successor. The world of family business is full of sad stories about owners who suddenly decide

By Phil Andrews Financial management for African -Americans must be centered around goals. What gets measured in life gets done. a goal is not a goal until it is set and a plan gets underway for its achievement. Time is one of our greatest allies along with faith in God. Now is the best time to start your financial goals. The first goal should be to become financially literate. Knowledge is power. The old saying reinforces this concept, “a fool and his money are soon parted.” The first ritual of wealth is to set a goal of pay yourself first, no matter how small the amount. Financial success is as much about discipline, character, and integrity as it is about large sums of money. In the financial world, small advantages have a way of adding up. How much value would you put on a sound financial education? In the book Rich Dad Poor Dad, it is taught that we much acquire education , experience, and then we will acquire excessive cash. Each of us has different goals, and our financial plan should cater to those goals. We should develop a healthy passion for financial goal we set which should be reinforced by our daily actions. Tithing, saving, and investing can be a ritual in our lives. A sense of stewardship over our resources is the highest way of dealing our God-given blessings. Financial goal-setting requires that we give a good accounting of our cash flow. The age-old adage that “As a man thinketh so shall he be” all that he achieves or fails to achieve is the direct result of his own thinking. The cry of all humanity should be higher yet. How many individuals in our community know the power of compound interest, but does that number equate to that number that follow its principles? Financial goal setting requires that we develop a philosophy of success and achievement. A millionaire once said that “Everyday that I find a penny, it is one day that I do not have to work for it.” Do you value the pennies, nickels, dimes, quarters, and dollars that flow through your hands? The rich gets richer because respect of the money attracts more money. If you need verification of this fact, just analyze the mentality of a spender verses an investor. The investor say don't spend your last dollar until you know where your next one is coming from, the spender spends everything and then looks around for money. The richest man in “Babylon goal” was to keep a part of all the money he made. Saving a part of all the money you make is said to be a secret because so few people follow its principles but profess to know its premise. Knowing and doing are opposite sides of the coin, but real financial power is gained through action. Remember it's not what you make, it's what you keep. It's not what you know, it's what you do. It is not what you are, it is what you become, what you become will determine what you make. Winners are not born, they are made. The top 3% of all financially successful people are goal-setters. a financial plan and goal are the roadmap for an upwardly mobile African-American community. Remember, time is one of your greatest allies. A journey of a thousand mile begins with one step. May you reach all of your financial, mental, physical, and spiritual goals with God speed. Let's do it! __________ Phil Andrews is President of Power Networking Business Seminar Series Group and he also serves as President of the Long Island African-American Chamber of Commerce. —————————————————————————————————————
