Commemorating Independence Day Dear Valued Residents, As we prepare to gather with our friends, family, or community members this Independence Day, we want to take a moment to acknowledge that there is a deeper meaning behind the fireworks and barbecues. Each year, we celebrate more than the passage of the Declaration of Independence by the Continental Congress in 1776 – we commemorate the bravery and sacrifices of those who so valiantly have served in our nation's military. May you and your loved ones enjoy this annual reminder of the resilience and unity that defines us as a country. We are thankful for the privilege to support those who serve our country and protect the freedoms of our extraordinary nation. How Can We Help? Do you have a needed repair, a suggestion, or a concern? Liberty Military housing is committed to enriching the lives of military families through providing homes and vibrant communities. Your feedback is an important piece in helping us accomplish this goal, and we want to ensure we provide you with an avenue to initially address your needed repair, suggestion, or concern and the process to escalate it, should that be necessary. Below is an outline of our easy Three-Step process for concerns and opportunities for feedback.

Resident Frequently Asked Questions You ask, we answer! Below are a few commonly asked questions from our residents that you may have been wondering about too. Where is the self-help warehouse located and what can I get from there for free? We have two self-help warehouses located on both Lewis North and McChord. Lewis North self-help warehouse is located at 7910 Plant Road. McChord’s self-help warehouse is located at 3080 Woodbrook Road Southwest. Residents can pick up grass seed, touch up paint and brush, furnace filters and hose bibs (seasonal). How can I get a copy of my lease? Your designated district office has your lease on file and can provide that to you. Who do I contact about my trash not being picked up? If you are having issues with your trash service, please reach out to your designated district office. They will then work with LeMay to help resolve the issue. I am PCSing soon, who do I contact about the move-out process and what do I need to do? When you receive orders, reach out to your designated district office to complete a notice to vacate form. You will receive a copy of the move out checklist, schedule a pre-inspection and a final inspection of your home. What district office do I reach out to for my neighborhood? Each of our district offices oversee and manage specific communities. Please refer to the list below for your designated district office for your community.

Pet Policy Reminders All pets are to remain leashed while outside of the home or fenced in areas. Pets tethered to trees or the home without supervision outside is strictly prohibited. Pet waste must be picked up from the yard daily. All pets must be registered with Liberty Military Housing and have a$250 pet deposit per pet. While work is being completed within your home by a Liberty Military Housing team member or a vendor, we ask that you please secure your pet in another room or kennel away from the area being worked on. All Liberty Military Housing team members and vendors are prohibited from interacting with any pets within the home.
Need to Register a New Pet? Reach out to your designated district office for the following: Request and submit the pet addendum form. Submit the $250 per pet. Create a PetScreening Profile per pet (District Office will send a linkfor this).
Need to report a pet caused injury? If an animal has caused bodily harm to a human:: Report animal and injury by calling 911. Notify your District Housing Office.
Need to report a loose pet in your community? If the pet is non-aggressive: Reach out to surrounding neighbors and community to find the owner. If no owner is located, take the animal to Pierce County Animal Shelter. If the pet is aggressive: Report aggressive animal by calling 911. Notify your District Housing Office. Note: Liberty Military Housing is unable to take in stray animals or pick them up in the neighborhood.

Air Conditioner Policy Window and portable air conditioners are permitted in all homes. Residents no longer need to submit a request form prior to selfinstalling an air conditioner unit. Please contact your district office for a copy of the policy and installation guidelines. Things to remember when installing your own unit.

Unit Size: 6,000 BTU maximum Unit Weight: 46 pounds maximum Power Requirements: 110 Volt, 5.6 Amp maximum. No 220 Volt units are permitted. Clear plexi-glass material or plywood material painted to match the color of the window frame must be used for all exposed areas of installation. Liberty Military Housing will not be responsible for added electrical loading imposed by your equipment. (i.e. added utility costs on your Minol utility billing). Liberty Military Housing will not be responsible for any damage to the window or structure, including but not limited to window warping, mounting hardware damage, condensation leakage, or residue from foams or tapes, charges may apply for these damages.

Fire Pits & BBQ Grills Safety Reminders
Fire Pits Only commercially purchased, above ground fire pits are allowed in family housing. Must be used at least 15 feet from your home and within your yard. Firepits are not to be used in tall dry grass or below low hanging tree limbs. Firepits are not to be used in overhangs , eaves in garages or carports.
BBQ Grills Town Center may only use a gas grill on their designated patio. BBQ grills must be used at least 15 feet from your home to prevent damage to the sliding. BBQ grills are not to be used in overhangs , eaves in garages or carports.
All communities need to properly store flammable materials, keep a fire extinguisher or water source readily available and have adult supervision by all fires until extinguished. PAGE 4

A WORD FROM OUR WEST ARMY PARTNERS Smart Yard Care: How to Keep Your Lawn Green Without Polluting JBLM’s Water By: James McEwan, DPW Environmental Division, AGEISS A green, well-maintained lawn adds beauty to residential spaces. Improper lawn care contributes to water pollution. At Joint Base Lewis-McChord (JBLM), fertilizers and yard waste often wash into storm drains, carrying harmful nutrients into lakes and rivers. Small adjustments in lawn care practices protect water quality while preserving a healthy, green yard. The Problem with Over-Fertilizing Fertilizers contain nitrogen and phosphorus—nutrients that promote plant growth. When overapplied or misapplied, these nutrients do not remain in the soil. Rain or irrigation washes them into storm drains and nearby waterways. This runoff contributes to algal blooms that reduce oxygen levels, harming fish and aquatic life. Best Practices for Fertilizing Your Lawn Use JBLM-Approved Fertilizers Some fertilizers include chemicals that worsen water pollution. Contact Liberty Military Housing to identify approved options that reduce runoff risk. Fertilize at the Right Time Optimal fertilization occurs in the fall, when grass roots store nutrients before winter dormancy. If spring fertilization is necessary, delay until May, when growth slows and runoff risk diminishes. Apply the Right Amount Follow all label instructions. Over-application leads to waste and pollution. Additional fertilizer does not improve results. Keep Fertilizer Off Hard Surfaces If fertilizer lands on sidewalks, driveways, or streets, sweep it back onto the lawn. This action prevents stormwater contamination. Eco-Friendly Lawn Care Tips Mow High Set the mower blade height to 3 inches or higher. Taller grass develops deeper roots, conserves moisture, and suppresses weeds naturally. Water Wisely Water deeply but infrequently. This promotes strong root systems. Conduct watering early in the morning to reduce evaporation and surface runoff. Consider Native Plants Native species require less water. These plants possess natural resistance to local pests and diseases. Use them for sustainable landscaping. Why It Matters Improved lawn care prevents pollution, protects wildlife, and sustains JBLM’s water resources. Aesthetic landscaping should never compromise environmental integrity.
