A Message from the General Manager
Dear Members Welcome to what promises to be a wonderful 2026 at your club. I hope your holiday season was fantastic and that everyone is refreshed and ready to enjoy another great season Damon Williams at Lemon Bay. As we look ahead toward May General Manager and the entirety of the season, we have an incredible schedule of social and golf events planned, and I am truly excited about what lies ahead. As I have been interacting with many of you early this season, several common questions continue to come up. I wanted to take the opportunity to share those questions and the answers with the broader membership to help keep everyone informed.
“How are we doing on membership?” This is one of the most frequent questions I receive around the clubhouse and on the course. The answer is somewhat of a mixed bag. The hurricanes last year, along with broader factors such as the real estate market, certainly impacted on our ability to attract new members. That said, we are trending in a very positive direction. Currently, we have 303 members. The encouraging news is our recent momentum: during the comparable six-month period last year, we welcomed four new members. In the past six months, we have welcomed thirteen new members, including four beginning this January, with additional interest continuing to build. Your club offers a welcoming culture, great golf, and a strong sense of community and that message is resonating. As always, our greatest resource for new members is you. If you know someone who may be interested in membership, please let us know. We continue to offer a $500 Pro Shop credit as a referral thank-you for members who introduce a new member to the club.
“What is the current joining fee?” We currently offer three membership options: Age 65 and over: Joining Fee: $100,000 (payable in four installments) or $85,000 if paid upfront. Age 64 and under: Joining Fee: $80,000 (payable in four installments) or $65,000 if paid upfront.
Summer+ Membership: A newer offering with unlimited summer golf privileges. The joining fee is $50,000 (four installments). We currently have two Summer+ members, and interest continues to grow.
“How is the club doing financially?” This question often comes in many forms, but it ultimately speaks of the overall financial health of your club and the rising costs associated with operating your club. Your club remains financially healthy. While the hurricanes did impact our financial results last fiscal year, the support of the membership and the guidance of the Board have allowed us to remain on solid footing and continue moving forward. We currently carry approximately $6.85 million in debt, representing the golf course renovation and the remaining balance from the clubhouse project completed in prior years. Importantly, we have made meaningful progress in reducing this debt, and we will continue to do so responsibly. It is also important to understand how the club is funded: Operating dues support the annual member experience—staffing, course maintenance, dining operations, and daily club activities. These dollars are consumed each year. Joining fees and capital dues are invested back into the club for long-term improvements, maintenance, and upgrades necessary to keep Lemon Bay in excellent condition and relevant for future generations of members. Both are essential to the long-term health of the Club. On the rising cost front, COVID and other external factors have had a significant impact on the operating expenses of your Club. One clear example is the State of Florida’s decision to increase the minimum wage from $8.65 per hour on January 1, 2021, to $15.00 per hour by September 30, 2026. That change alone has added approximately $125,000 to the Green Cap wage line over the course of the phased increases. This minimum wage increase also affects every other department. As the baseline wage rises, departments must adjust pay scales to attract and retain quality staff. These increases, in turn, impact food and ingredient costs as well as many other operating expenses. Simply put, the cost of doing business today is higher than it was even a year ago, and costs will continue to rise, hopefully not at the levels experienced immediately following COVID, when The Eagle Speaks | 3

inflation was exceptionally high. There are many additional examples that could be shared. Despite these pressures, the management team and the Board remain fully committed to operating your Club as efficiently as possible and to finding new ways to control expenses wherever we can. That said, it is important to recognize that operating dues will continue to increase as part of the normal course of running your club. Our goal is to keep those increases in line with industry averages and to avoid large, double-digit increases whenever possible. For the most recent budgeting year, the Finance Committee and the Board made the difficult decision to budget for an operating loss. While this is not considered a best practice, it reflects the recent hurricanes and their aftermath and a desire to balance financial responsibility with the realities faced by the membership. This approach allows the Club to maintain the operating support it needs to be successful while remaining mindful of the cumulative impact on our members.
“What is the long-range plan for the clubhouse?” The Long-Range Planning Committee is currently developing a conceptual plan for a redesigned clubhouse that addresses many of the items identified in our annual member survey. This process is still in its early stages. Please be assured that the membership will be included throughout the process. As plans evolve and reach the point of renderings or potential design options, those concepts will be presented to the membership for feedback and discussion. The likely first step in this long-range plan will be to pave the employee parking area near the Eagle Preserve entrance. This will allow us to beautify that area while also gaining required parking spaces for any future clubhouse renovation or expansion. Any clubhouse expansion would most likely occur in phases during the summer months, when membership levels are higher and the club has the financial flexibility to undertake such projects. It is also important to remember that projects of this magnitude take time. The golf course renovation was not approved one day and started the next, it took nearly five years of planning, and this process will be no different. Thoughtful planning, financial responsibility, and broad member support are essential.
“What about the lights on the entrance columns?”
I am happy to share that we are currently testing lighting options on select columns. 4 | The Eagle Speaks
Mr. Harold Hayek has been a tremendous resource in this process, and his insight, contacts, and thoughtful questions have helped to move this project forward. I expect this to be completed prior to the end of the season.
“I thought we had automatic gratuity—what is the email I receive after dining?” The post-dining email is a new process implemented at the request of the House Committee, chaired by Mr. Jim Grant. It serves two important purposes: 1. It allows us to address billing issues quickly and accurately. 2. It gives members a direct, one-on-one way to provide feedback, which is extremely important to me and the entire management team. Automatic gratuity was removed from individual checks last season and incorporated into annual dues as a commission expense. Much like the cost of maintaining the golf course is shared evenly regardless of rounds played, this approach allows the dining experience to be shared equitably across the membership. These amounts are fairly distributed to the front of the house team. This industry trend adds value and transparency. When you see an advertised event price, there is no gratuity added only Florida sales tax where required. I encourage everyone to take advantage of the outstanding value and quality of the events we have planned. Open communication and member feedback are vitally important to me and the entire management team, which is why we are introducing a new monthly gathering called “Coffee with the Team.” Beginning in January and running through April, we will meet on the first Monday of each month at 8:00 AM. Members of the management team and I will be available to answer questions, hear concerns, and receive feedback—no topics are off-limits. This is your club, and your voice truly matters. Coffee and pastries will be provided, and our first meeting will take place on January 5 at 8:00 AM. Please let Hannah, Michael, or myself if you plan to attend so we can keep the group at a size that allows everyone to be heard. Happy New Year, Lemon Bay Golf Club members! We hope you all enjoyed a wonderful celebration welcoming in the new year. With the new year comes an exciting lineup of events at Lemon Bay. This January, we have plenty planned for you at the club. We’re bringing back our very popular Sunday Brunch beginning Sunday, January 4, and continuing throughout the season. Brunch will be served from 10:00 am to 2:00 pm. We’re also reintroducing our Take-Home Meals on Tuesdays and Wednesdays, starting January 13 and continuing through the season. In addition, our Friday Night Bite series is expanding to include our first Friday Fish Fry with live entertainment starting January 2. We will also

offer Saturday and Sunday evening dining, featuring a limited bar menu and two dinner specials each night. These specials will be shared in our Friday email blast. Dinner hours from Friday through Sunday will be 3:00 pm to 8:00 pm. January also brings several special events. We’ll kick things off with the ever-popular Musical Burgers and Bingo on January 15, followed by a brand-new event on January 22: Pasta and Prime Rib, featuring a chef-attended pasta station and freshly carved prime rib. We’ll wrap up the month with Casino Night on January 29. Please be sure to make your reservations early for our Thursday night special events, as they have become very popular. Where do you draw the line? Weighing the options for sod health on the course Eli Rahz Director of Agronomy
Golf course superintendents face countless daily decisions and often act decisively. Yet some choices demand pause: is the effort truly worth the reward? One recurring dilemma is whether to sod damaged areas or nurture them back to health. When damage stems from clear external causes —such as equipment impacts or pest outbreaks— the answer is straightforward: sod replacement is usually the best option. However, when thinning results from accumulated stresses (heat, traffic, shade, or poor soil), the decision grows complex. Stress impacts turf unevenly, creating a severely thinned core that gradually improves toward the edges. The key question—“Where do you draw the line?”—requires balancing aesthetics, resources, and long-term health. Sod too conservatively, and
the weak patch merely shifts outward; sod too aggressively, and you risk re-turfing vast sections unnecessarily. Replacing the weak zones with sod would deliver rapid results but at high cost. Preparation involves stripping existing turf and amending the soil with compost—a full day's work. Laying the sod requires another uninterrupted day, often with temporary hole closure. Afterward, weeks of gradual mowing are needed to blend the thicker sod down to fairway height. An alternative approach focuses on soil amendment from above, combined with patient cultural practices. In a single afternoon, the area can be heavily topdressed with compost and coreaerified to incorporate the material into the soil. Though disruptive for a day or two, recovery integrates seamlessly with the surrounding turf.

Drawing the line means weighing short-term perfection against long-term resilience—and sometimes choosing the path that strengthens the turf without resetting the clock entirely. For now, we’ve decided to take the path of patience. Weather trends and forecasts are in our favor for continued growth throughout the season, and I believe we can continue to drive improvement in the coming months. Members will see increased traffic control in this area as we work to give the turf every chance at recovery. Please abide the signs and stakes as you play this area.

The Balance Sheet
The Balance Sheet provides a snapshot of the club's financial condition at a specific point in time. It shows what the club owns (assets), what it owes (liabilities), and the difference between the two (equity or net assets). In essence, the balance sheet provides insight into the club's financial health, indicating its ability to meet its obligations and manage its assets efficiently. This information is crucial for club management and members to make informed financial decisions. The results and graphics are DRAFT financial results for the prior fiscal year through all four (4) quarters (11/01/2024 – 10/31/2025).
The P&L Statement
The P&L (Profit and Loss) statement, also known as an income statement, represents the club's financial performance over a specific period. It shows the club's revenues, expenses, and the resulting profit or loss. The P&L statement provides insight into the club's financial health and helps management make informed decisions about budgeting, cost control, and financial planning.
Your Dues Dollars
The pie chart below is a representation of how your operating dues are allocated. This includes the net effects of the revenue and expenses produced in Facilities & Administration, Golf Activities & Maintenance, and Food & Beverage. Facilities & Administration represents the costs associated with the clubhouse, non-golf maintenance staff, insurance, professional services, and administration. Golf Activities & Maintenance is broken down into two categories. Golf Activities includes our Pro Shop, Green-Cap, and Golf Professional Staff along with all golfing revenue and merchandise sales. Golf Maintenance includes the maintenance staff, chemicals, fertilizer, equipment leases, and landscaping on the golf course. Food & Beverage represents the net effect of our F&B operation.

2026 marks the 30th anniversary of the A Better Shot Foundation
Founded by members of Lemon Bay Golf Club in 1996 T h r e e D e c a d e s o f I m p a c t as a summer junior golf program to support youth in our community, A Better Shot has grown to serve more than 4,000 participants. Through the game of golf, we teach the values of honor, integrity, and perseverance—helping young people gain “a better shot” in life. In 1999, we awarded our first scholarship of $6,000 to help a student pursue education beyond high school. Since then, we have provided more than $750,000 in scholarships to over 100 local

students. In 2026 alone, we will award $140,000 in scholarships. We hope you will join us in celebrating our milestone this spring. Please mark your calendar for March 20–21, 2026. Friday evening will feature a cocktail party and live auction, with renowned trick-shot artist Dan Boever serving as our auctioneer. On Saturday, the fun continues with a trick-shot demonstration followed by an 18-hole, five-person par-3 scramble. Several of our junior golfers will be on-site to assist and participate throughout the event.
To honor three decades of service to underserved youth in our community, our goal is to engage 100 donors with a contribution of $3,000 each. All gifts will be dedicated exclusively to building our endowment fund, ensuring the long-term sustainability of our mission. In recognition of their generosity, all donors will be honored on our “Living Wall,” prominently displayed in the clubhouse.
Our annual Junior Clinic for members’ families was held on Saturday, December 27. Ryan and the Grinch (Brady) led a fun-filled morning alongside A Better Shot alumni Marc Kaneko-Fujii (Class of 2020) and Yumi Fujii (Class of 2013). Even Yumi’s
10-month son, Noah enjoyed the event. Fourteen juniors from the Arthurs, Castle, Clark, Lewis, and Shields families participated, enjoying practice time with the Grinch before wrapping up the morning with lunch together in the clubhouse. The Eagle Speaks | 15

Employee of the Month Christi Johnson
We are proud to recognize Christi, who will be celebrating 10 years with us this April. Many members remember her as a well-loved server, and while her role has changed, you can still see her around the clubhouse today, working behind the scenes and supporting daily operations. Originally from Homestead, Florida, Christi brings a warm, old-fashioned charm to everything she does. Outside of work, she enjoys gardening, growing vegetables and herbs, caring for her chickens, and canning her own foods. One of our favorite Christi moments came on her last birthday, when she told members she was 47—only to later discover her kids’ birthday cake said 46. When she admitted the mix-up, Colonel Zarba officially nicknamed her “47,” a title she still carries. Christi’s dedication, reliability, and positive spirit have made a lasting impact over the past decade.
