Fall Market Report Farm & Ranch Market Report: A Strong Year Finds Its Summer Pace The farm and ranch real estate market entered 2026 with considerable momentum, and through the first half of the year, sales volume remained very strong. What has changed is the pace. Since June, activity has slowed considerably as summer temperatures climbed and remained in record-breaking territory for weeks on end. That slowdown is not necessarily a sign of weakness in the underlying market. In our experience, it looks much more like the traditional seasonal pause that was once common in the farm and ranch business. In fact, the fall of 2025 through the spring of 2026 may have been the first period since before COVID that the market behaved in what we would call a “normal” cycle. Ranch sales began picking up during the third quarter of 2025, strengthened through the fourth quarter, and much of that activity translated into closings during Q4 2025 and Q1 2026. Momentum continued into the spring before activity began slowing in Q2 and into the heat of summer. Texas rural-land data showed similar improvement during 2025, with annualized sales beginning to increase in the second quarter and the market demonstrating notable resilience through year-end (Texas Real Estate Research Center). There are also some unusually strong financial tailwinds supporting today’s land buyer. The stock market continues to create wealth despite elevated interest rates and geopolitical uncertainty. As of mid-August, the S&P 500 had recorded 27 record-high closes in 2026 alone. That performance matters to the land market. When investors see significant appreciation in equities, hard assets such as productive farms, recreational ranches and legacy properties remain an attractive place to diversify and preserve capital (MarketWatch). Perhaps nowhere is the strength more visible than in the cattle business. Cattle producers have experienced an extraordinary run in prices as historically tight supplies meet persistent demand. USDA reported feeder steers at the Oklahoma City National Stockyards reaching a record $388.06 per hundredweight in May, with the 2026 annual average forecast near $377. Using comparable USDA feeder-cattle benchmarks, prices have climbed roughly 70% from 2023 levels. USDA also notes that the U.S. cattle herd remains exceptionally tight, while CME describes the national herd as being at a 75-year low. For ranch owners and cattle producers, that strength has improved balance sheets and purchasing power at a time when many other agricultural sectors remain under pressure (Economic Research Service). Another developing source of demand is coming south of the Red River. The rapid expansion of data centers across Texas is changing the land market in several areas. Large technology and infrastructure projects are assembling hundreds—and in some cases thousands—of acres of rural property. One proposed Hill County data-center site involved contracts with four landowning families covering more than 800 acres, while another data-center-related acquisition near Weatherford assembled more than 2,000 acres. Texas officials have become concerned enough about the conversion of agricultural land that the state’s Agriculture Commissioner has publicly called for measures to protect prime farm and ranchland (https://www.kwtx.com). For the farm and ranch brokerage business, the important second-order effect is capital migration. Landowners receiving substantial proceeds from development sales are increasingly potential buyers elsewhere. Many do not want to leave land ownership behind; they want to relocate that equity into another ranch, farm or investment property, often in markets where the same dollars purchase substantially more acreage. Oklahoma and surrounding states are naturally positioned to benefit from that movement of capital. Meanwhile, the continuing conflict involving Iran has certainly introduced another layer of geopolitical uncertainty and has influenced energy and financial markets. Yet, from what we are seeing on the ground, it has not materially changed the decision-making of serious farm and ranch buyers. Buyers remain disciplined, but quality properties are still attracting attention and well-capitalized purchasers continue to act when the right opportunity becomes available. We believe that pricing properties as close as possible to their true and current market value is the most effective way to create opportunity and competition—allowing them to stand out in a market crowded with overpriced listings.

As we move toward fall, we believe the broader fundamentals remain favorable. Strong cattle prices, significant accumulated equity, gains in the financial markets and new sources of 1031- exchange and development-driven capital all remain supportive of land values. If the market follows the more traditional pattern we saw return last year, the summer slowdown may prove to be exactly that—a seasonal slowdown— setting the stage for renewed activity as temperatures cool and buyers return to the field.
