FALL MARKET REPORT As temperatures climbed this summer, so did activity across the Oklahoma land and ranch market. The year began at a slower pace, but momentum steadily built through the warmer months as improved weather and steady buyer demand brought more transactions to the table. Consistent rainfall made this one of the wettest summers in recent memory — a welcome change after several drier years — and we were fortunate to list and sell a number of properties showcasing exceptional water features. Ponds, creeks, and live water continue to be among the most requested attributes from today’s buyers. As summer turned to fall, the market remained steady and dependable. Appropriately priced properties continued to move, while those stretched above market value tended to linger. The pace may not match the frenzy of the post-COVID years, but demand for quality land has held strong. Ranches and recreational tracts with good access, water, and improvements are still drawing serious attention. While interest rates and general economic uncertainty have created a more thoughtful buyer pool, solid listings continue to generate competitive offers. Oklahoma’s broader economy has also played a role in maintaining stability. Strong energy activity and resilient agricultural markets have supported land values statewide. The abundant rainfall this year has replenished ponds, revived pastures, and added measurable value to grazing and recreational tracts alike. Buyers recognize the longterm importance of reliable water and productive soils, and that focus is evident in every conversation we have in the field. Both buyers and sellers remain optimistic but practical. Buyers are patient, wellinformed, and ready to act when the right property becomes available. Sellers who take the time to prepare their land for market — cleaning up entrances, improving fences, and presenting accurate information — continue to see the best results. As always, location and land quality matter most. The best dirt with the most desirable features consistently commands the highest prices and moves the quickest. As we approach the end of 2025, the market outlook remains encouraging. There is healthy demand across most regions of the state, particularly for turnkey ranches and water-rich recreational tracts.
