Spring Market Report
After 20 years in the land brokerage business, I’ve witnessed market cycles ranging from the stagnation of the 2009 Great Recession to the historic real estate boom that followed COVID. Looking back over those years, certain patterns consistently repeat. In my experience, one of the most reliable trends is a slowdown in transaction volume as a presidential election approaches. We saw this again in 2024, and 2025 began at a measured pace. However, like a flywheel gradually building momentum, transaction volume strengthened throughout the year and carried that energy into 2026.
Between major market swings, seasonal patterns also emerge. Generally, first-quarter sales are the result of fourth-quarter activity. In other words, most closings in a given quarter begin gaining traction in the prior quarter. When examining the calendar year as a whole, Q4 and Q1 tend to be the most productive quarters, followed by Q2, with Q3 typically being the slowest. Second-quarter sales often represent spillover from Q1, as sellers from early in the year transition into buyers and pursue tax deferral strategies through 1031 exchanges. For the first time in several years, we saw this pattern clearly develop during the fall and winter of 2025–2026.
At present, we are experiencing strong buyer activity but a shortage of sellers willing to list at current market prices. Over the past year, I have completed more market evaluations for potential sellers—with fewer resulting listings—than at any point in my career. Following the 2021–2022 boom, a surplus of agents entered the industry. During the boom, demand absorbed that increase. As the market cooled, however, some agents moved away from sound pricing principles and focused primarily on securing listings. This dynamic, which tends to follow every boom cycle, contributes to longer days on market. It also often results in lower final sale prices, as buyers perceive stale listings as opportunities for negotiation. In short, today’s market reflects elevated seller expectations contrasted with buyers who remain disciplined and focused on current market value.
Looking beyond local land markets, we’re seeing unusual financial conditions globally. Equity markets have continued setting records, while precious metals have experienced sharp volatility. At the same time, cryptocurrency markets have faced significant pressure. In China, recent policy shifts affecting cryptocurrency ownership and precious-metal trade could influence global capital flows. Historically, Chinese households have had strong savings tendencies, and changes in available investment channels may redirect capital into alternative stores of value. How these broader forces ultimately affect U.S. land markets remains to be seen, but global liquidity and investor sentiment always play a role in asset demand.
In summary, the Oklahoma land market remains active and fundamentally sound. Buyers are present across nearly all price ranges for properties that are positioned and priced appropriately.
