As we move through the first quarter of 2026, the Maine real estate market is sending a clear signal: conditions are stabilizing, not weakening, and the foundation for the spring market is strengthening. During the past few weeks, Legacy Properties Sotheby’s International Realty has listed nearly 100 homes for sale. While these new listings have been slower to come to market, we appear to be making up for lost time. Importantly, this increase in activity has not translated into a buildup of available inventory. You are not likely to see this surge materially affect overall statewide listing inventory, as most of our homes for sale are meeting strong demand and have already been absorbed by a more motivated buyer pool.
The beginning of 2026 saw modestly lower transaction volume when compared with previous years. January and February both posted year-
over-year declines in sales, and while March leveled off, the first quarter overall reflects a slight pullback in activity. This is not a surprise. Winter seasonality, combined with lingering affordability pressures and a slower pace of new listings late last year, has naturally tempered the number of transactions. However, these factors are cyclical rather than structural. We expect that the recent uptick in volume will continue to accelerate as the peak listing season progresses.
What is more telling, however, is what has happened with pricing. After several years of record-breaking appreciation, home values across Maine have stabilized. Statewide median prices are essentially unchanged compared with last year, and approximately half of Maine’s counties experienced price declines in the first quarter. This marks an important shift. It is fair to say that prices are still at or near their all-time highs, but price growth has moderated in all but the most desirable locations.
This moderation reflects normalization, not deterioration. Pricing power is no longer universal; it is local, nuanced, and increasingly dependent on accurate price positioning, property quality, location, and a very strong marketing package.
At the same time, inventory remains tight. This continues to be the defining factor in the market. Even with a surge in activity, the limited supply of available homes is preventing any meaningful downward pressure on values at a statewide level. In effect, constrained supply is offsetting softer demand conditions. In short, demand has not disappeared; it has simply become more selective.
The result is a more balanced and disciplined market. Buyers are taking more time, asking more questions, and negotiating with greater confidence. Sellers, in turn, are being rewarded for realistic pricing and thoughtful preparation, rather than simply benefiting from market momentum. Execution has replaced timing as the primary driver of successful outcomes.
We are also seeing increasing divergence across regions. Southern counties and coastal markets continue to demonstrate relative stability and modest price growth. In contrast, some inland and less densely populated areas are showing more variability, with signs of price weakness depending on local conditions. This divergence further reinforces the importance of expertise in pricing and marketing strategy.
Looking ahead, the spring market is developing nicely. As more homes come onto the market in late April, May, and June, we will gain a clearer sense of direction for the balance of the year. If inventory expands meaningfully, we should have a more balanced market, with sufficient inventory to meet the
needs of highly motivated buyers. Even in that scenario, current supplydemand dynamics suggest a transition toward equilibrium rather than a shift toward oversupply.
It is a special time of year, with days getting longer, the weather warming, golf courses opening, and ski areas nearing closure. Seasonal momentum, combined with improving listing activity, is positioning the market for a more active second quarter. We have high expectations for another strong year of helping our buyer and seller clients achieve their real estate goals.
