As we celebrate our 20th anniversary as a real estate company and Sotheby’s International Realty affiliate, we are overwhelmed by the support, trust, and confidence you have shared with our company, staff, and more than 100 agents serving Maine and New Hampshire. It has been extremely rewarding to experience the success of so many, all pulling together to ensure that our clients’ experience exceeds even the highest expectations. 2025 was another year in a two-decade streak during which we set many records, including many of our own, across Northern New England. We are so grateful for your ongoing encouragement and partnership in making real estate a rewarding experience for all.
In looking back on the market in 2025, I would characterize it as bumping along the top of a multi-year bull market for home sales. The overall performance, when compared with 2024, was solid, with unit sales growing nearly 5% and median
home prices also showing gains of 3.85%. While this may pale in comparison to the double-digit increases we were experiencing in the past several years, it feels like a more comfortable, stable, and sustainable pace of growth. By comparison, the overall New England market revealed a decline of nearly 2% in units sold and only a 0.2% increase in median prices.
York ($538,000) and Cumberland ($590,000) Counties are outpacing the median home sale price in the US ($409,500), as well as New England ($496,700) and Maine ($405,000), by a solid margin. The increase in median home prices was accompanied by an increase in luxury home sales, defined as single-family homes sold for over $1,000,000. In 2025, there were 1,157 homes sold at or above this threshold, which reflects 7.6% of all homes sold. It is interesting to note that for a home sale to be in the top 5%, it would have to be sold for a price of $1,250,000 or higher. We are confident that the luxury market will continue to expand in 2026.
Looking forward, there are several indications that give Northern New England a strong foundation to maintain a path of steady growth, with a healthy and more balanced market for homes. Most recently, the Consumer Price Index (2.4% for the 12 months ending in January) came in below expectations (2.7%), breathing more hope that lower interest rates may be coming in the near future. Although mortgage rates have certainly improved from their highs, they remain arguably the single most important factor in both buying and selling decisions. Lower rates will drive more sellers to give up their cherished (3% +/-) mortgages and broaden home affordability for more prospective buyers. Interestingly, rent prices continue to climb and were an outlier in the recent modest inflation report. Climbing rent prices will also add to the motivation for a large pool of buyers looking to build equity through homeownership.
Although not at all new to our markets in Maine and New Hampshire, the lack of inventory available for sale remains a persistent challenge. Our states are relatively small from a population perspective, which coincides with fewer homes for sale. At the moment, there are only about 3,000 homes for sale in the entire state of Maine. For reference, there are nearly 7,000 real estate agents in our state. When you look behind the numbers for some of the most highly desirable cities and towns, the supply concern becomes even more challenging. Towns such as Kennebunkport (14), Camden (11), Cape Elizabeth (6), and Yarmouth (4) are even more extreme examples of the shortage in active homes for sale.
Much of the country was able to enjoy some New England-style January weather this year. No doubt, the cold and snowy winter has pushed our typical seasonal surge in new listings out by a month or so, but be assured that there is a very strong calendar and shadow market for inventory developing. It has never been more crucial for motivated buyers to keep in close contact with an agent who is in the flow and focused on emerging homes for sale.
The 2026 market, albeit a bit behind schedule, is forming and will be emerging
in the coming weeks. For those homeowners who want to take advantage of the very low inventory numbers, we have had great success in selling our new listings into a current environment in which buyers greatly outnumber sellers. We do see this moderating as we move into the spring.
