Dear Friends, As we prepare to close the books on another year in the Maine real estate business, it is impossible not to be incredibly grateful for all the trust, support, collaboration, and engagement shared by so many of you. We are a close-knit team spanning Maine and New Hampshire that seeks to tackle new challenges and open the door to new opportunities for our buyer and seller clients from all over the world. We have firsthand experience meeting a growing regional, national, and international audience drawn to the many wonders of our area. Although we are most famous for our glorious summers along our nearly 3,500 miles of coastline, which is more than California, there is so much more to discover and enjoy. It has been and continues to be extremely rewarding to help you along your journey. Unlike much of the country, which is slipping away from its all-time pandemic highs, the Maine real estate market has been staunchly resilient. We have enjoyed
a healthy and stable single-digit year-over-year increase in median home sale prices, accompanied by a much-needed rise in the number of homes available for sale. You will see in the chart below that we have experienced a couple of very small dips in recent months, but the overall market has been remarkably solid. The numbers below demonstrate the relatively tight range in recent months that has set the tone for more of the same as we move into 2026.
The Maine market continues to be characterized by an imbalance of buyers and
sellers, with ready, willing, and able buyers exceeding the available inventory for sale. Despite the imbalance, Maine has been moving closer to equilibrium, with notable shifts in negotiating terms and buyer leverage. There are more properties on the market for longer periods of time, giving buyers the opportunity to be selective and better positioned to secure favorable contract contingencies, such as financing and inspections. Appropriate listing prices have been and continue to be a critical driver of sales success. However, it is unclear how sustainable current conditions will be as inventory declines substantially through the winter months. The early indications are very positive for a robust spring market in Maine. As a company, our agents are lining up more than 150 new listings to hit the spring market. Some of these properties may be available for consideration for weeks or even months before they reach the public market. If you are a serious buyer with strong interest, I highly recommend that you connect with one of our agents to stay informed about any new inventory developments. I can assure you that they will include some of the most desirable properties in the state. With recent economic data suggesting weaker employment, the CPI released on Thursday was unexpectedly moderate, at 2.7%. The government is open again after a prolonged closure, and the Federal Reserve appears poised to lower rates even further in early 2026. All of these factors point to lower mortgage rates, which are already approaching the upper 5% range. There is a widely held belief that mortgage rates from 5% to 6% will help to bring back more buyers as affordability begins to return. This will also likely bring more sellers and inventory back into the market. We recently had a buyer lock in a 5.5% sevenyear adjustable-rate mortgage in this environment. This may be the new normal for rates for some time to come. I caution anyone waiting for 3% mortgages to return that you may want to adjust your expectations higher for the foreseeable
future. As for Legacy Properties Sotheby’s International Realty, we had another record year, totaling well over $1 billion in real estate sales. This is a rare feat for Maine and an extraordinary result for a company of our size. We broke many of our own sales records, and surpassed many benchmarks when compared to our competitors.
