Amasé, the newest offering from Icon
combines luxury escapes in extraordinary places to create bespoke experiences throughout the country and the world.
Lorie Woodward sat down with Lance Irving, Vice President of the Leopold Conservation Award Program, to discuss the Sand County Foundation.

From the working ranches of the Southwest to the sporting properties of the Southeast, the agricultural heartland of the Midwest, the timberlands of the Northeast, and the wide-open legacy holdings of the West, each region reflects a distinct heritage shaped by stewardship, productivity and long-term vision.
This Spring 2026 issue marks an important milestone for LAND magazine as we introduce our reimagined national edition, which better reflects the depth, diversity and significance of land ownership across the country. While the look has changed, our purpose remains steadfast, presenting the finest properties, recognizing the professionals who represent them and celebrating
the enduring value of land as both an investment and a legacy.
In this issue, we proudly recognize the 2025 Land Star Award winners. These individuals and firms represent the top 5 percent of land professionals nationally based on production measured in acres and total consideration. Their work sets the standard for expertise, market knowledge and service to landowners. By organizing these accomplishments within five national regions—West, Midwest, Northeast, Southeast and Southwest—we highlight not only achievement, but also the regional character that defines the land business itself.
Equally important are the Land Specialists featured throughout these
pages. Land brokerage remains a discipline built on experience, relationships and an understanding that no two properties— and no two owners—are alike. The professionals represented here bring uncommon insight to complex transactions involving agricultural operations, recreational holdings, conservation tracts and legacy ranches. Their role is essential to preserving both value and continuity for the families and institutions they serve.
You will also find a collection of distinctive properties selected not simply for scale, but for quality, location and significance. Whether measured in productivity, recreation, investment potential or heritage value, these offerings represent the strength and resilience of the American land market as we move further into 2026.
As LAND magazine continues to evolve, we remain committed to serving as a trusted voice for landowners, brokers, investors and stewards of rural property across the United States. Land has always been more than acreage. It is opportunity, responsibility and continuity across generations.
We are honored to share this issue with you and to recognize those who are shaping the future of landownership in America.

Lance Irving took the helm of the Sand County Foundation's Leopold Conservation Award program in 2016 after more than 15 years of experience in the outdoor sporting goods industry, and prior to that as a professional wilderness hunting and fishing guide. As chief sales and marketing officer at two outdoor manufacturing companies, Irving recognized the impacts of conservation on both natural resources and outdoor recreation. Irving has adopted the lessons and impacts of Aldo Leopold and the Leopold Conservation Award program winners to guide his own prairie restoration project and hobby farm improvement. For more information, see sandcountyfoundation.org.

Sand County Foundation is a national non-profit working at the intersection of agriculture and environmental improvement. Located in Madison, Wisconsin, the foundation’s creation was inspired by the work of pioneering conservationist Aldo Leopold, whose masterwork “Sand County Almanac” identified and explored the concept of a land ethic. The foundation’s work inspires and empowers farmers, ranchers and forestland owners to ethically care for the land to sustain water resources, build healthy soil and enhance wildlife habitat. SCF’s multipronged programming includes the Leopold Conservation Awards, which honor farmers, ranchers and forestland owners who go “above and beyond” managing the natural resources on their working land. For more information, see sandcountyfoundation.org.

Kimberly Lowry began her real estate career over twenty years ago by marketing luxury, recreational, resort, and ranch properties. Spending several years marketing properties before obtaining her real estate license helped her build a foundation that has allowed her to develop a career as one of the most successful female farm and ranch real estate Brokers in Montana.
As a Broker at Fay Ranches Inc., Kimberly applies her years of experience while working with buyers and sellers of some of the finest luxury properties, working ranches, farms, and recreational properties throughout much of the State of Montana.
In addition to real estate, Kimberly raises cattle and lambs, focusing on producing livestock that can be competitive for 4H and FFA showmen. She is passionate about mentoring youth and helping them learn how to work with and feed their livestock project animals to ensure the highest level of success. Her livestock also provide excellent carcass traits and a high-quality finished product. Offspring from her cattle breeding program achieved top honors and Prime Grading—winning the State of Montana beef carcass contest several years in a row. Calves and lambs from her breeding program can be
seen in show rings across the state of Montana and throughout the northwest, as well as nationally.
A former college athlete (she was a National Champion rower for the University of Massachusetts at Amherst crew team), Kimberly attended the US Olympic Development and Training Camp for rowing. Goal setting is essential to Kimberly, who has passed it on to her children. At the 2020 National Western Stock Show in Denver, Colorado, she proudly witnessed her daughter achieve a cherished milestone—showing her market steer to win first place in its class, earning the esteemed title of Grand Champion Intermediate Beef Showmanship. This achievement sparked a series of successes as her daughter continued to excel, earning Reserve Champion Showmanship at subsequent National
Western Stock Shows and securing top honors at prestigious events like the Arizona Nationals and Aksarben and Reserve Champion at the American Royal.
Today, she remains deeply involved in her community, supporting her daughter’s academic pursuits in agriculture at Oklahoma State University and her son’s collegiate athletic career in football and business studies at Montana Tech. Her family’s journey embodies a commitment to excellence and active participation in their cherished agricultural and sporting communities. °

With more than fifteen years of experience in timberland sales at LandVest, Dan brings a comprehensive and results-driven approach to marketing and transacting forestland assets. His expertise spans the full spectrum of the market— from recreational woodlots to large-scale institutional timberland investments—across both traditional listings and competitive bid sale processes.
Dan has successfully managed a wide range of projects involving diverse natural resource values including timber, maple sugaring, carbon credits, conservation easements, cell tower leases, recreational camp leasing, subsurface OGM rights, and wetland mitigation assets. His ability to identify, evaluate, and clearly articulate these value components allows clients to fully realize the potential of their land.
While Dan’s primary focus is Vermont and the northern Adirondack region of New York, his experience extends throughout the Northeast and Mid-
Atlantic, from Maine to Maryland. He has also contributed to complex, large-scale projects across the Lake States, Appalachia, and beyond, and more recently has been involved in mitigation banking and environmental credit transactions in markets including Kentucky, Ohio, West Virginia, California, and Oregon.
Dan holds a joint Juris Doctorate from Vermont Law School and Master of Forestry degree from Yale School of Forestry, combining legal insight with technical forestry expertise to guide clients through complex transactions
with confidence. He is a licensed real estate professional in Vermont, New York, Maine, and Pennsylvania.
Known for his thorough, boots-onthe-ground approach, Dan is deeply committed to understanding each property at a fundamental level. His hands-on due diligence and market knowledge enable him to position properties effectively and deliver strong outcomes for both buyers and sellers. °

retreats, and development tracts. Each listing is supported by a tailored marketing plan that highlights what makes the land valuable— wildlife habitat, water resources, agricultural productivity, or long-term investment potential.
Based in Denton, Texas, Ranchman Properties specializes in farm, ranch, recreational, and development land across Texas and Oklahoma. The firm was founded by land brokers Ben Clark and Jason Trosper, whose passion for rural property and the western lifestyle shaped the company’s direction.
From the start, the goal was to be more than a traditional brokerage—to understand the landowner and the land. Ranchman represents legacy ranches held for generations, helps buyers secure their first recreational property, and guides investors toward strategic opportunities.
Clark and Trosper also serve as CoDirectors of KW Land, Keller Williams’ global community of land specialists. Through that work, they connect and support land-focused agents nationwide and help raise the bar for training, collaboration, and professionalism in land brokerage.
Trosper brings deep agricultural roots— four generations of farming and ranching

in the Texas Panhandle—along with nearly two decades in corporate marketing and leadership. That blend of stewardship and strategy informs how Ranchman positions properties and reaches the right buyers.
Clark’s focus is growth and leadership, building systems and training that help land specialists serve clients well. Through Ranchman Properties and KW Land, he continues shaping a more connected, informed land brokerage community.
Together, Clark and Trosper built Ranchman Properties on a simple belief: relationships matter more than transactions.
Selling or acquiring land often carries financial, emotional, and generational weight. Ranchman approaches each relationship with trust, clear communication, and a long-term mindset.
The firm represents working ranches and agricultural land, recreational
Ranchman is also defined by a genuine connection to the land lifestyle. The team shares many of the same interests as its clients—hunting, fishing, ranching, and raising families rooted in rural values.
That shared understanding helps Ranchman serve as both broker and trusted advisor for landowners navigating important decisions.
As Texas and Oklahoma continue to grow and land demand evolves, Ranchman Properties remains focused on its core mission: helping families buy, sell, and steward land in ways that honor the past while creating opportunity for the future. °

INTERVIEW BY LORIE A.
WOODWARD
PHOTOS COURTESY OF SAND COUNTY FOUNDATION

Known as the father of wildlife management, Aldo Leopold was a visionary conservationist and an accomplished writer whose groundbreaking ideas changed conservation in America—and continue to shape the landscape today. “A Sand County Almanac,” published in 1949 and widely considered Leopold’s masterwork, has sold more than 2 million copies world-wide and has been translated into 15 languages.
In its pages, Leopold described a land ethic, the inherent desire and motivation of a landowner to do what is right for the land simply because it is the right thing to do. The then-revolutionary idea and its results demonstrated on Leopold’s once-degraded farm motivated family friend, Reed Coleman, to found the Sand County Foundation more than 60 years ago. The foundation, based in Madison, Wisconsin, is a non-profit organization that inspires and empowers farmers, ranchers, and forestland owners to ethically care for the land to sustain water resources, build healthy soil and enhance wildlife habitat.
I sat down with Lance Irving, Vice President of the Leopold Conservation Award Program, to discuss the foundation’s programs and the conservation ripple effects of the award program and its visionary winners. To catch the entire conversation, listen to “The Land Ethic in Action with Lance Irving” Episode 43 of the Land.com Podcast.
Give me an overview of the Sand County Foundation.
LI: At the Sand County Foundation, we work at the intersection of agriculture and environmental improvement and focus primarily on private working lands. Essentially, our team works to empower all these landowners to make good conservation decisions through education and applied research. Then, we recognize those innovative ideas through an award program that presents farmers, ranchers and forestland owners with a $10,0000 cash award and promotes their stories to the conservation community and the public.
When it comes to research, we have an Agriculture Conservation team that works on the ground. Oftentimes, they help translate pure research conducted on test plots at universities and other institutions and into applied research in the environments where landowners work to help develop new techniques and tools that improve the environment and strengthen the landowners’ bottom lines.
Our Land Ethic Mentorship program allows our Leopold Conservation Award recipients to serve as mentors to beginning and historically underserved farmers, ranchers
and forestland owners. It’s a way for experienced innovators to share what they know, which shortens the learning curve for other land stewards.
What is the Leopold Conservation Award Program and how does it fit into the foundation’s mission?
LI: The Leopold Conservation Award Program is a state-level award that recognizes farmers, ranchers and forestland owners who are voluntarily going above and beyond to care for their land and creating examples of private stewardship that we share widely.
The nomination process and criteria are fairly loose because each state has different ecoregions that can vary widely from one another and each operation within a state can vary widely from one another. There is no minimum acreage requirement.
People can apply themselves or be nominated by someone. Many times, the nominations come from professionals who have assisted the landowners in some way. Generally, our award nominees and recipients are humble people who don’t always recognize that they’re doing something special because from their perspective, they’re just doing what is right.
The applications are essays instead of check boxes. The questions are designed to uncover and highlight the owners’ land ethic, their ecological community, their leadership, communication, innovation and resilience. As the landowners answer these questions, we want to learn the story of how they’re doing their best with their unique opportunities. The applications also require recommendation letters.
Although the Sand County Foundation partners with other organizations to present these awards, we don’t participate

in judging the applications. Instead, we rely on diverse panels of experts located in the state where the award is to be presented. It makes no sense for us in Wisconsin to judge what works in Oklahoma, for instance, when that’s not where we live.
The recipients, who are honored at a high-profile state-level event, receive a $10,000 cash award and are featured in a short professionally produced video that tells their story.
Knowing that each operation and each winner are unique, what adjectives would you use to describe them collectively?
LI: The first word that comes to mind is
fearless. Our winners are not approaching things in their industry the way others are. They are taking bold risks knowing that eyes are on them because they’re doing something completely different than their neighbors are doing.
All our winners are intelligent, geniuslevel intelligent as demonstrated by their ability to put all the pieces—environmental, economic and social—together. They look at their own operations and figure out how to produce food and fiber economically and efficiently while also producing clean water, clean air, wildlife habitat and healthy soil while also supporting their families, their rural economies and having a quality of life that inspires the next generation to live the same way.
And although these people accomplish all this, they’re humble. Instead of saying look at what I invented or what I did, they share what they’ve learned and maintain that they simply did what needed to be done.
So that people understand the depth and breadth of the conservation innovations that the program recognizes, please give me an example of a past winner and his or her achievements.
LI: There are so many people who are doing so many good things, it’s hard to choose just one. With that said, I’ll just reach back to 2025. One recipient who stood out was a Maryland producer who raises 1 million chickens annually and farms 1,500 acres of crops including corn, soybeans and lima beans.
First, he pioneered the use of wooden trussed poultry barns. His design improved construction efficiency, lowered costs, and became the regional industry standard. Then, in his search for better bedding for his chicken flocks, he began growing miscanthus, a sterile,
non-invasive perennial grass. The harvested grass provides clean, soft, dry, absorbent, dust-free bedding that reduces flies, pests and odors.
Miscanthus fields also stabilize soils, filter runoff, improve water retention, and enhance carbon sequestration, with no herbicides and minimal fertilizer. It produces enormous amounts of biomass and dries naturally in the field, reducing energy requirements.
Over time, he expanded the acreage, which significantly reduced stored phosphorous and nitrate. These nutrients have historically threatened nearby Chesapeake Bay.
As if that wasn’t enough, he founded the Mid Atlantic Resource Company, which transforms agricultural by-products such as used miscanthus bedding, manure, hatchery waste and grain waste into organic compost, diverting almost 20,000 tons of solid waste from landfills to date while producing almost 27,000 tons of organic compost.
LI: The reason for sharing these stories with the public is very basic. When looking at current media, there aren’t all that many good news stories about agriculture, conservation or the environment. And yet, as these stories prove, there is good news every day on working farms, ranches and forestlands across America. These stories are crucial not only to provide hope, but perspective.
When it comes to sharing within the landowner community, we’ve found that the most effective and most inspiring teachers for landowners are other landowners. When we bring their knowledge to the community, it shortens the learning curve for everyone, especially since our award recipients are willing to share their failures as freely as their successes. °
