history of buckhead
Buckhead’s history has the area first occupied by Cherokee and Creek Indians, farmers, hunters, traders, and warriors. By the 1820s, however, they had “sold off” to the White man most of their lands, which were subsequently occupied by Andrew Jackson’s military.
In 1838, it is recorded that Henry Irby of South Carolina purchased 203 acres in what is now the center of Buckhead for $650. He built a combination tavern and grocery store near the intersection of Peachtree and Paces Ferry where Charlie Loudermilk Park is located (formerly Triangle Park). First tagged “Irbyville,” it took on the popular designation of “Buckhead” around 1838 when the head of a large buck killed in nearby woods was mounted on a post not far from the tavern. The area was annexed to the city of Atlanta in 1952.


Over the years, Buckhead has led the way for the economic well-being of this region. As early as the 1960s, Fortune magazine described Buckhead as “the top encampment of business executives in the Southeast”. More recently The Wall Street Journal lauded “Buckhead . . . a major commercial and financial center of the Southeast.”

In addition to this Buckhead Community in the city of Atlanta, there is a city of Buckhead, GA — home of the Steffen Thomas Museum of Art — approximately 75 miles east of Atlanta, off Interstate 20 with a population of 2,400. https://steffenthomas.org
Buckhead real estate development milestones include Lenox Square, one of the largest shopping centers in the Southeast (1959), followed shortly by the ultra-posh Phipps Plaza; Tower Place, a 600-thousandsquare-foot office building (1974), which began Buckhead’s high-rise skyline; the Ritz-Carlton, now The Whitley, which led the way for a community of deluxe accommodations, and Park Place, the nation’s largest single-purpose condominium building, built in 1986 and now one of many pedestrian-oriented multi-family properties encircling the business core.
The official boundaries of the Buckhead Community (adopted in 1982 by the Buckhead Business Association, in 1988 by the Buckhead Coalition, in 1990 by the Georgia House of Representatives, and in 1991 by the Atlanta Regional Commission) include that portion of north Atlanta bounded by the city limits/DeKalb County line on the east; the city limits line on the north; the city limits/Cobb County line on the west, and Peachtree Creek from the Chattahoochee River to Interstate 75, Interstate 75 to Interstate 85, and Interstate 85 to DeKalb County on the south. These boundaries were designed with assistance from the Geography Department of Georgia State University using major landmarks, the Atlanta Regional Commission and the US Census Bureau. Having the resource of this database, of course, is of significant importance in planning efforts and other statistically related programs. The total area contains approximately 28 square miles and is about four miles from Atlanta’s central downtown.

IN 1959, the business of retailing changed directions—not how the merchandise was designed or how it was priced, not even how it was displayed, but where it would meet the customer. Ed Noble, the investor from Oklahoma with con siderable oil money, decided the community of Buckhead in Atlanta, Georgia, would be his testing-ground for significant suburban shopping. His retail research of savvy statistical data and his sophisticated salesmanship convinced Dick Rich, presi dent of what was then the South’s major downtown retail store— Rich’s—to open his first suburban operation in Buckhead at No ble’s Lenox Square.
This key retail anchor ensured the success of the major shopping mall, which Simon Properties now owns, with Phipps Plaza, a separate and expansive mall diagonally across the street. With the eventual closing of Rich’s downtown store and subsequently Macy’s major store, also from downtown Atlanta, this type of merchandising was forever changed in Atlanta.
Now add to this our newest mixed-use destination for shoppers called Buckhead Village, an extensive pedestrian welcoming development at Peachtree and East Paces Ferry roads, purchased in 2019 by Jamestown. There is no mystery why our hotels, restaurants, and gas stations handle large volumes on weekends,

Not satisfied being the retail mecca of the Southeast, the dining room of our State, the nightclub of the region, and the art gallery of the city, Buckhead continues to welcome and offer an opportunity to newcomers with new ideas and envelope-pushing concepts.
With Atlanta Tech Village and similar nearby developments, there are paperless business models where space is rented by the human foot, not the square-foot. It makes sense,

Buckhead Public Art
Buckhead plays a leading role in Atlanta’s growing public art scene, extending its longstanding cultural presence beyond galleries and into everyday public spaces. Across parks, corridors, and shared places, art is experienced as part of daily life rather than as a separate destination.
Buckhead’s public art collection reflects both legacy and contemporary investment, bringing together works created across decades.
Pieces such as Georgi Japaridze’s Peace Tree near the Atlanta History Center, The Great Fish by Martin Dawe and Randy Blain along Pharr Road, and John Portman’s Aspiration in Charlie Loudermilk Park illustrate how public art continues to evolve while remaining deeply connected to Buckhead’s architectural and cultural identity.
More recently, murals and installations by artists such as Krista Jones, Ashley Bella, and Angie Jerez have added contemporary voices and color to the public realm, particularly along PATH400 and nearby spaces. Newer places like Mountain Way Common and Old Ivy Park continue this approach, integrating art directly into neighborhood

Peachtree Road Race, July 4, 2026
The Peachtree Road Race is one of Atlanta's signature annual events and a central part of the city's Independence Day holiday. The race's inclusivity, with a 10K distance that's suitable for everyone from elite runners to first-time participants, has made it the world's largest 10K event.
The Peachtree Road Race (indeed a 10k) is also unique in that it is the largest 10k race in the world, with 60,000 registered participants a year (some of which are not from the U.S.). PATH400
PATH400 is a 5.2-mile greenway through the heart of Buckhead connecting neighborhoods, offices and retail locations with a path for bicyclists and pedestrians.








PATH400 runs along the spine of GA 400 and, once complete, will provide a 5.2-mile greenway through the heart of Buckhead, connecting neighborhoods, office and retail locations with a path for bicyclists and pedestrians. The multi-use greenway will eventually join with the Atlanta Beltline in the south and trails in Sandy Springs and north Fulton County, providing a key link in a regional trail network.









Explore the Wild Things on PATH400, a planned safari-themed sculpture garden, a vibrant new addition to Buckhead's beloved greenway.


















Livable Buckhead is spearheading the PATH400 project in partnership with the Buckhead Community Improvement District (Buckhead CID) and the PATH Foundation. Several other agencies and organizations are involved in the development of PATH400, including Georgia Department of Transportation, the City of Atlanta, MARTA, Atlanta Neighborhood Planning Unit B, and Trees Atlanta.

Having opened in April 2010, it offers a nice linkage of parks and playgrounds, but not a lot of art and no dining or retail options unless you go out of your way to Peachtree Street. Expect an atmosphere more like one of the many PATH trails in the adjacent Peachtree Battle area rather than the Eastside Trail. PATH has extended its trail along the golf course side of Northside Drive with an extension along Woodward Way that provides a complete ‘loop’ around the Bobby Jones Golf Course and pathway to the Beltline Tanyard Creek trail.

Built in 1929 by J.W. Jenkins and J.G. Crockett, these apartments are brick with Mediterranean-Revival-style details and a good representation of small apartments in 1920s Buckhead.

Completed in 1957, this modern circular plan house was designed by Atlanta architect Cecil Alexander as his family home.
Andrews-Dunn House

Prior to 1910, this house belonged to Wesley Collier and Sarah Hicks, daughter of Henry Irby, founder of Buckhead.
Bitsy Grant Tennis Center
2125 Northside Dr., NW
The Bitsy Grant Tennis Center is an historic tennis facility with 23 lighted hard and clay courts, plus three new platform courts. It is named after Bryan Morel “Bitsy” Grant (1910-1986), a long-time Atlanta tennis legend known for his remarkable lob and drop-shot. The Center is an Atlanta Historic Landmark and in 2012 was awarded The Georgia Trust’s Excellence in Restoration award. It is also the home of the Atlanta Lawn Tennis Association.
Brookhaven Historic District
This area surrounds Capital City Country Club and is roughly enclosed by Peachtree Rd. and Peachtree-Dunwoody Rd. This early 20th century suburb, planned as a golf course/country club community, is the oldest such community in Georgia. The curvilinear street plan, naturalistic landscaping, and architecture are representative of styles popular from the 1910s to the outbreak of World War II.
Brookwood Hills District
The area enclosed by and closely surrounding Peachtree St., Huntington Rd., and Brighton Rd. Enfamin and Arthur Burdett developed this limited-access, enclave-type subdivision with curvilinear streets and park-like landscaping in the style of Frederick Law Olmstead in the 1920s for the upper middle class.
*Buckhead Forest Neighborhood
A triangle bounded by Peachtree, Piedmont, and Roswell roads, it houses middle-price residences built in the 1960s, back to 1910. On Shadowlawn Avenue, developed around 1910, houses are closer together and closer to the street and sidewalk to facilitate walking along sidewalks to the then closest streetcar stop. You can see how time progressed in this neighborhood and appreciate the changes as you walk through time.
*Canton Apartments
2840-2846 Peachtree Rd.
Built in the 1920s in the English Renaissance style, as opposed to the more common Garden Apartment/Courtyard style, it and other nearby apartments served as a buffer between nearby mansions and the increasing commercialization of Peachtree Rd.
Garden Hills Historic District
The area bordered on three sides by Delmont Dr., Brentwood Dr., and Peachtree Rd. This early 20th century suburban development, with its curvilinear streets set into the natural topography, architect-designed homes, schools, clubhouse, church, small commercial strip, and apartment buildings, is divided into three sections (PeachtreeBeverly Hills, Country Club, and Brentwood).

The former Fulton County Almshouse built in 1911, and after 1932, Haven Home, in Buckhead’s Chastain Park, is listed for its contributions to the social welfare of Fulton County, and as a rich Atlanta example of Neoclassical Revival-style architecture. It is one of five main buildings that form today’s Galloway School.
**May Patterson Goodrum House (also known as the Peacock House) 320 West Paces Ferry Rd.
Formerly the Southern Center for International Studies, this English Regency-style residence was designed by Philip Trammell Shutze and completed in 1932, and said to be his favorite residential commission in Atlanta. Purchased in 2008 by the Watson-Brown Foundation, which is currently undertaking its thorough restoration. Until restoration is complete, tour requests must be submitted to Tad Brown, president of the Watson-Brown Foundation.
Hermi’s Bridge
Parallel to Paces Ferry Bridge over the Chattahoochee River and over 100 years old, this structure is named for civic leader Hermi Alexander, who lost her life in an auto accident nearby.

This Neo-Classical Revival house, designed by the Atlanta architectural firm of Cooper & Cooper, was built in 1932 on what was then the outskirts of Atlanta.

Erected in May 1949 as the original Lustron dealer demonstration home for the Atlanta area franchise, this house is an excellent and intact example of post World War II prefabricated housing, popular at the time due to the housing shortage after the war.

This district, with its three historic apartment buildings, one historic home, mature trees, front gate, fence, retaining wall, and pond, is now considered a single complex and is known as Peachtree Commons.

*New Hope AME Church
3012 Arden Rd., NW
The New Hope African Methodist Episcopal Church is a modest white clapboard building with a tower topped by a simple steeple and four small decorative urns at one side of its entryway. Its main façade features a central front-gabled entrance portico that leads to the sanctuary. The New Hope congregation has owned this property since 1872 when James “Whispering” Smith, a wealthy white Buckhead landowner bequeathed threeacres of his property for use as a church and school for “colored persons”.
Peachtree Heights Historic District
The area enclosed by Peachtree Rd., Habersham, and Wesley Rd.
This district has residential architecture of exceptional quality set within the landscape design of the architectural firm Carrero & Hastings. The landscaping was designed around the natural drainage patterns and native vegetation of the area.
Peachtree Highlands Historic District
The area bordered on three sides by E. Paces Ferry Rd., Piedmont Rd., and Highland Dr.
This streetcar/automobile suburb, designed for the lower-middle class in the 1920s-1930s, provides numerous examples of vernacular housing of the time, which was influenced by the Craftsman, English Cottage, and Colonial Revival styles.
*Peachtree Southern Railway Station (Brookwood Station) 1688 Peachtree St., NW
This suburban passenger station was opened under the regulation of the U.S. Railroad Administration on March 17, 1918, primarily to accommodate passengers of the “Birmingham Special.”
*Sardis Methodist Church and Cemetery

One of Atlanta’s oldest continuous congregations dating back to 1812. Sardis Cemetery features fieldstones and elaborate marble headstones, the earliest marked grave is 1869.
*Spotswood Hall

Built in 1913, Spotswood Hall was one of the first houses built on the old farm land along Peachtree Road, West Paces Ferry Road, and Arden Road. (Old Howell Mill Road). Prominent owners were Shelby Smith, (Fulton County Commissioner, 1911-1912), and Lucian Lamar Knight, who owned Spotswood from 1918 – 1930, and gave it its name.

The interior of this Italian Baroque style villa (also known as the Pink Castle) showcases many Baroque ornaments, including an Allyn Cox (1896-1982) mural. “Trygveson” comes from the Welsh version of the last name of Mary Guy Trigg, wife of Andrew Calhoun, the original owner.

This circa 1840 plantation-plain type house and its detached kitchen, moved to this site from DeKalb county in 1969, is typical of the farmhouses common in the Georgia Piedmont in the 19th century.

An impressive example of Classical Revival-style architecture, this residence was completed in 1921 by Mary Elizabeth “Bessie” Tyler, a seminal figure in the shameful rise of the Ku Klux Klan in the early-20th century.

This fine example of the Italian Renaissance style, built in 1911-1912, with its marble, mosaic tile, tile roof, and Palladian style entrance loggia, is significant as the only known work in Georgia of the nationally-known architect George O. Totten, Jr..

It provides details of founder Phillips Campbell McDuffie and his impressive development plans including a state of-the-art pool, stables, and riding club. Readers enjoy an inside peek at select 1925 architecturally commissioned homes pairing historic photographs with modern views. Current residents share their renovation journeys ushering their homes into the next century. Buckhead Real Estate in 2025: Scarcity Meets Strength buckhead housing market

The $1.8 million Buckhead home is now the norm. Single-family homes in Buckhead averaged $1,801,869 in 2025, up nearly 60% from $1.13 million just seven years ago. It’s a number that would have seemed unfathomable a decade ago, yet here we are, marking the seventh consecutive year of price appreciation in Atlanta’s most coveted neighborhood.
But 2025 wasn’t defined by a single recordbreaking sale the way 2024 was. Instead, it was a year of recalibration—a market catching its breath after the frenzy of the pandemic years while still demonstrating remarkable resilience at the top. Transaction volume pulled back, but prices held firm. Buyers grew more selective, but exceptional properties still commanded exceptional prices.
The 3391 Tuxedo Road Story
The year’s top sale carried a familiar address. In April 2024, I represented the seller of 3391 Tuxedo Road when it sold for $19.8 million—the all-time residential record for metro Atlanta. Eleven months later, that same Scandinavian Modern masterpiece by Siegel Construction resold for $15.75 million after the buyer’s circumstances changed. It’s perhaps the first time in Buckhead history that the same home was the number one sale two years in a row.
The Numbers: Fewer Sales, Higher Prices
Buckhead’s real estate market in 2025 continued a pattern we’ve observed since interest rates began climbing in 2022: transaction volume remains constrained while prices push to new highs. This isn’t a contradiction—it’s classic supply-side economics at work.
Single-Family Homes: 716 homes sold (down 10.9% from 2024), with an average sale price of $1,801,869 (up 3.1%). Volume remains 50% below the 2021 peak of 1,437 sales.
Condos & Townhomes: 988 units sold (down 4.4% from 2024), with an average sale price of $572,593 (up 11.5%). The Dillon Buckhead and Graydon closings drove much of the price surge.
The inverse relationship between volume and price has become the defining characteristic of this market. Sellers who don’t need to sell are staying put, particularly those locked into sub-3% mortgages from 2020 and 2021. This creates scarcity that benefits those who do list—and explains why prices continue climbing even as fewer homes change hands.
Consider the trajectory: from 1,437 singlefamily sales in 2021 to just 716 in 2025. That’s a 50% decline in four years. Yet over that same period, the average sale price increased from $1.36 million to $1.80 million—a gain of more than $440,000 per home.

The Ultra-Luxury Segment
The top 10 sales of 2025 totaled $84 million, with an average sale price of $8.4 million. While that’s down from 2024’s exceptional $109 million (inflated by the record-setting 3391 Tuxedo Road sale), it represents a normalization back toward 2022–2023 levels rather than a retreat.
To make this year’s list, a property needed to sell for at least $6.8 million—the threshold for the final two spots. Several themes emerged: Tuxedo Park dominates. Five of the top 10 sales were in Tuxedo Park, reinforcing its status as Metro Atlanta’s most prestigious address. Looking back over the past four years, 13 of the 40 top sales (32%) have been in this single neighborhood.
“New” commands a premium. Seven of the 10 properties were either newly built or extensively renovated. Buyers at this level want turnkey—they’re paying for the vision, the craftsmanship, and the convenience of walking into a finished home. Notable teams behind this year’s top sales include Siegel Construction (two properties), Tish Mills Interiors (two properties), Harrison Design, and Stan Dixon.
This trend shows no signs of slowing. I’ll be bringing a Siegel Construction masterpiece on Knollwood Drive to market in spring 2026—a

16,225-square-foot estate on 1.58 hilltop acres in Tuxedo Park that’s poised to set a new construction record. And I recently presold a visionary Steven Kemp-designed and Create Fine Homes-built estate on Woodvale Drive for over $10 million off-market before completion. In this market, exceptional new construction doesn’t wait for buyers—buyers wait for it.
The condo market is evolving. The Graydon penthouse at 2520 Peachtree Road sold for $8.7 million—$1,239 per square foot—making it the only attached home on the list. That premium reflects a broader shift: Kolter Urban, the developer behind both The Graydon and The Dillon, has now launched sales for Elyse Buckhead, a 20-story, 194-unit tower at 102 West Paces Ferry Road next to the St. Regis. With presales underway and groundbreaking planned for mid2026, Elyse is expected to command the next wave of luxury condo demand. In Buckhead’s high-rise market, new is always an advantage—and Kolter Urban has proven they understand what these buyers want.
What the Broader Market Is Telling Us
While Buckhead’s luxury segment continues to perform, the broader Metro Atlanta market is showing signs of transition. The S&P Case-Shiller Index for Atlanta turned slightly negative in late 2025—the first annual decline since the pandemic surge began. Active listings across the metro have increased 40–50% year over year, and days on market have stretched from roughly 17 days at the peak to 40+ days today.
These are signs of a market moving from sellerdominated conditions toward balance. For much of Atlanta, 2025 was about adjustment—buyers gaining leverage, inventory normalizing, and the frenetic pace of 2021–2022 becoming a memory.
But Buckhead operates differently. The fundamental constraint here isn’t demand—it’s supply. There are only so many lots in Tuxedo Park, only so many homes on Habersham Road, only so many opportunities to live in one of the most established luxury enclaves in the Southeast. You can build new subdivisions in Forsyth County. You cannot create more Buckhead.
What to Expect in 2026
I spend at least 12 hours a day immersed in this market, and my read heading into 2026 is bullish, but not overconfident.
Inventory is improving. More sellers are coming to terms with the current rate environment and choosing to list. This creates opportunity for buyers who have been waiting on the sidelines.
Rates appear to have stabilized. After averaging around 6.7% in 2025, most forecasters expect 30-year mortgage rates to hover between 6.0% and 6.3% through 2026. That’s not the sub-3% environment of 2021, but it’s no longer a shock to the system. Rates ended 2025 at 6.15%—the lowest level of the year.
Here’s the wildcard: if rates dip into the 5% range, it could fundamentally change the equation.

Jeffrey Sprecher, the Buckhead resident who serves as founder and CEO of Intercontinental Exchange, put it succinctly in the Atlanta Business Chronicle: “There will be a psychological release when mortgage rates start with a 5.” He’s right. That single digit could be the tipping point that unlocks both pent-up buyer demand and— critically—convinces homeowners sitting on low-rate mortgages to finally list. If that scenario materializes, expect a meaningful uptick in transaction volume on both sides of the market.
Atlanta’s fundamentals remain strong. The metro added 64,400 residents last year and now ranks as the nation’s sixth-largest MSA. Corporate relocations continue, and the 2026 FIFA World Cup will bring global attention (and an estimated $500 million to $1 billion in economic impact) to the city.
Buckhead is not a commodity. This is the point I emphasize to clients more than any other. A production home in a new subdivision competes with dozens of similar options. A home in Buckhead competes with a handful—if that. Limited supply will always support values here. These properties aren’t just places to live; they’re assets with enduring appeal.
My expectation is that 2026 will see modest gains in both transaction volume and prices—nothing dramatic, but continued forward progress. The rapid appreciation of 2021–2023 (12%+ annually) has moderated to the 2–3% range, which is sustainable and healthy. Buyers who find the right property shouldn’t hesitate, and sellers who price appropriately will continue to achieve strong results.

Buckhead’s real estate market continues to demonstrate resilience. In 2025, luxury home prices held firm despite lower transaction volume, reinforcing Buckhead’s position as one of the Southeast’s strongest residential submarkets. That performance reflects sustained demand, investor confidence, and long-term value.
At the same time, a parallel set of housing investments is emerging that supports Buckhead’s broader economic engine: its workforce.

One of the most significant is the Lofts at Twenty25, formerly The Darlington. Developed in 1951 as Atlanta’s first post–World War II highrise for working families, the 623-unit property was acquired in late 2025 by Atlantica Properties in partnership with EQ Housing Advisors and preserved as a long-term mixed-income community in the heart of Buckhead.
Under the new ownership structure, 30 percent of the units are reserved for workforce housing serving households earning between 50 and 80 percent of Area Median Income. Affordability is secured for at least 25 years through a ground lease with Atlanta Urban Development, ensuring long-term access to housing in a high-opportunity location.





A second major investment is underway nearby at 579 Garson Drive, a three-acre site owned by the Atlanta BeltLine near Piedmont Road and the Lindbergh MARTA station. The $60 million mixed-use project will deliver 130 units of affordable housing supported by a Low-Income Housing Tax Credit award, along with neighborhood-serving commercial space.
Located on the future BeltLine Northeast Trail, the Garson Drive development will connect residents to MARTA, PATH400, the Peachtree Creek Greenway, and Buckhead’s growing regional trail network.

Trinity School Announces New Leadership Appointments
Trinity School is pleased to announce two key leadership appointments for the 2025–2026 school year. Brad Brown, who has served as the School’s Director of Admissions and Enrollment Management since 2016, has assumed the role of Upper Elementary Division Head, overseeing grades 2–6. Lauren Darden, who also joined Trinity in 2016 and most recently served as Assistant Director of Admissions and Enrollment Management, has been named Director of Admissions.
Brad brings more than 25 years of independent school experience to his new position, including 16 years at The Walker School in Marietta, Georgia, where he is also an alumnus. During his tenure at Walker, Brad served as director of admissions, a Spanish teacher, girls varsity soccer coach, and director of multicultural affairs. At Trinity, he has been a steady and welcoming presence to hundreds of families navigating the admissions process. Brad holds a Certificate in School Leadership and Management (CSML) from the Harvard Graduate School of Education and the Harvard Business School, a Master of Arts in Teaching a Second Language from Bennington College, and a Bachelor of Arts in Spanish Culture and Civilization from Furman University. He is currently pursuing a Master of Arts in Christian Education from Dallas Theological Seminary. In addition to his school-based roles, Brad serves on the board of trustees for Murphy-Harpst Children’s Center and has been a faculty advisor with the Admission Directors Institute (ADI) for the past nine years.


Lauren Darden has been a dedicated member of the Trinity community for nine years, first as a Third Grade Lead Teacher and Grade-Level Team Leader before transitioning to the admissions team, where she has played a vital role over the past five years. Lauren is a graduate of the University of Georgia, holding a Bachelor of Science in Early Childhood Education. In 2020, she received one of Trinity’s prestigious Rollins Quest for Excellence grants in recognition of her exceptional performance and commitment to the School. Prior to joining Trinity, she taught third grade at High Point Elementary in Atlanta, where she served as a grade-level team leader, was twice named a Teacher of the Year finalist, and received the Fulton County Central Learning Community You Rock award.

Northside Youth Organization (NYO)
For over 70 years, the Northside Youth Organization (NYO) has fostered the growth and development of young athletes as part of the North Atlanta community. Beginning with football in 1949, and along the way adding baseball, basketball, softball and cheerleading, NYO has grown to become one of the largest intraleague youth sports programs in the country.
Today we serve nearly 3,500 area families and 5,000+ children registered annually. Most of NYO’s success is the direct result of engaging nearly a thousand volunteers annually – both parents and non-parents, all of whom are introduced to NYO’s Positive Coaching and Parenting Alliance, an initiative that ensures an enriching and supportive athletic environment for our kids.
As a dedicated community partner and longtime lessee of the City of Atlanta, NYO maintains high quality playing fields and a gym at Chastain Park as well as at numerous facilities at local partner schools and churches. Our inclusive environment offers multiple ways for the community’s youth to play at NYO including through our needs-based scholarship program and our Christopher League for children with disabilities. Research shows that children ages 6 to 11 are not meeting the U.S. Surgeon General’s daily recommendation for moderate physical activity. National experts have proposed a solution to address deficits in physical activity, specifically in programs that allow players to sample multiple sports until their preteen years,

On any given evening in Buckhead, public safety is easy to feel. Sidewalks stay active after dark. Restaurants and offices stay busy. Transit stations move people efficiently through the district. That confidence isn’t accidental. It is the result of a community that treats public safety as a shared responsibility and consistently shows up for the people who protect it.
At the center of that effort are the professionals on the front lines, including the Atlanta Police Department, the Atlanta Fire Rescue Department, and the MARTA Police. Their presence in Buckhead is visible and steady, but what sets the district apart is how deeply that work is reinforced by the community around them. That collaboration is guided by a community-developed Public Safety Plan that keeps Buckhead’s many partners aligned around shared priorities.
Support in Buckhead is layered and intentional. The Buckhead Community Improvement District invests directly in public safety, funding Atlanta Police bicycle patrols and traffic officers in high-activity areas and underwriting the workforce housing subsidy for Atlanta Police officers. MARTA Police maintain consistent patrols around stations and transit corridors, while property owners, neighborhood associations, and commercial centers contribute private security teams that coordinate closely with public agencies.
Advocacy and alignment at the city level play a critical role. The Buckhead Coalition works with City of Atlanta leadership and public safety officials to ensure Buckhead receives the resources, coordination, and attention it needs. The Buckhead Business Association helps keep employers and property owners informed and engaged around public safety priorities. The Buckhead Public Safety Foundation strengthens the system by supporting equipment, programs, and direct assistance for first responders.

Livable Buckhead works across this ecosystem, administering the CID-funded housing subsidy, convening the Buckhead Security Council, and collaborating with employers, property owners, and public agencies to align day-to-day coordination. Together, Livable Buckhead and Buckhead Rotary add the human layer through cookouts, holiday meals, and the annual Holiday Ham Haul, reinforcing morale and reminding first responders and their families that Buckhead’s support extends beyond the job.
The results are clear. Buckhead has achieved sustained reductions in crime and earned top public safety recognition for five consecutive years. More importantly, it has proven that when a community plans together, invests together, and shows up for its people, public safety becomes a foundation for economic strength, everyday livability, and long-term confidence.

Buckhead’s growth is guided by Special Public Interest Districts 9 and 12 and their associated Development Review Committees. Livable Buckhead convenes and sits on these committees and maintains the Buckhead Development Project Map, which tracks every major project that comes before the SPI-9 and SPI-12 DRCs from early concept through review and delivery. BUCKHEAD CID
The Buckhead Community Improvement District (BCID) is a self-taxing district that uses commercial property taxes to fund projects and programs that make the community a more accessible and livable urban environment. To date, the Buckhead CID has reinvested more than $90 million of local funding and has brought in $75.6 million from outside the district.

IMPROVEMENT DISTRICT

The BCID has delivered many notable improvements to Buckhead, including an award-winning redevelopment of Charlie Loudermilk Park, transformation of Peachtree Road into a signature boulevard with upgraded sidewalks and landscaping, and construction of a pedestrian bridge spanning GA 400 and connecting to MARTA’s Buckhead Station. The BCID has also guided development across Buckhead by funding studies such as the community master plan BUCKHEAD REdeFINED, the Lenox Road Scoping Study, and the Piedmont Area Transportation Study. Initial planning and leadership for HUB 404, a planned park over GA 400, was also provided by BCID. In addition to these projects, BCID funds programs that increase local safety, such as a supplemental patrol of off-duty Atlanta Police Department officers within the commercial core and an expansion of the Operation Shield security camera network.
