Brett Caldwell
Brett is a licensed real estate broker in Georgia and Texas and a multi–market center Operating Principal for Keller Williams Realty International He leads the Heart of Atlanta Group across Metro Atlanta, Georgia, and Rockwall, Texas, supporting more than 1,900 Keller Williams Agent Partners He lives in Atlanta, Georgia with his family In February 2021, Brett partnered with Rick Hale to take over leadership of the Heart of Atlanta Group, which has since grown from five offices to six franchise locations and ten physical offices throughout Georgia.
Brett has an extensive leadership background within Keller Williams From 2017 to 2020, he served as Executive Leadership Director for the Southeast Region, coaching and developing leadership teams across 60 offices in Alabama, Tennessee, and Georgia, helping grow the region to over 13,500 agents. Prior to relocating to Atlanta, he was CEO/Team Leader of the Dallas Preston Road Market Center from 2008 to 2017, where he led growth to more than 615 agents, $1.5 billion in annual sales, and a Top 10 international ranking. He has also held leadership and investor roles in multiple Texas market centers, including Frisco, Celina, Rockwall, and Cedar Creek Lake
In addition to his operational roles, Brett is a MAPS Leadership Coach, having reached the Executive Coaching level in 2021, and currently coaches Operating Partners around the world His earlier career includes selling real estate in North Dallas and serving as Vice President of Business Development for Republic Title of Texas. Brett holds a Marketing degree with a minor in Management Information Systems from Texas Tech University and has served in leadership roles with MetroTex and the Collin County Association of Realtors. Outside of work, he enjoys time with his wife Carolina, step-daughter Nathalie, friends, two dogs, traveling, sports, and movies, and attends Buckhead Church in Atlanta

Team Commission Structures and Team Cap
KW understands that we need to help Mega Agents retain agents in their team and having a favorable commission structure for agents on your team to help you make you retain agents and make it a win-win Your team agents will get a reduced brokerage cap of $9,000 (instead of $18k) and a more favorable commission split Also, we reward if you if you make you agents successful with a Team Cap If your team splits more than $30k in any year, the Market Center will share any overage back to the you!

Agent Commission Structure
80% to you/20% to the Market Center commission split
You will have a 80% to you / 20% to the Market Center split You will still be required to pay a 10% referral fee if enrolled in launch coaching (If coaching applies to you)
$18,000 Annual Cap with the Market Center
You will have a cap with the Market Center of $18,000 per year Once your commission splits to the Market Center exceed the cap during your current anniversary year, you will receive 100% of your commission for the remainder of that year till your annual anniversary date
6% Royalty Fee to KW International capped at $3,000
KW also has a Royalty Fee that is paid to KW International at a rate of 6% of the commission amount Please note that every major franchise brokerage has a Royalty Fee paid to corporate, however KW is the ONLY major franchise which CAPS the Royalty Fee at $3,000 annually, which is about 3-5 transactions
Broker Audit Fee
There is a Broker Audit Fee of $125 per transaction up to 30 transactions annually and $50 thereafter We have an auditor on staff that audits all transactions to protect you from liability
E&O Insurance/Tech Fee
KW carries E&O insurance to protect you in the event of a lawsuit You have three options on how you would like to pay your E&O Insurance Also, KW’s website, Command, Apps and training are also provided for a small fee Together this is called your E&O/Tech Fee
As a new agent, you initially have two options by which to pay the E&O/Tech Fee:
