Consumers are most comforted by dealing with one of the big Canadian banks and we’re not sure why. Perhaps it’s because they believe the money comes from a different source. It doesn’t. Let’s go over some terms and some extremely misleading advertising by the banks.

IRD: Interest Rate Differential. Banks have posted rates and discounted rates. Here’s why they have posted rates. If you obtain a bank mortgage at 4.5% and the posted rate on that same mortgage is 5.99% you pay the difference if you want out of the mortgage. The bank will use the higher posted rate when calculating the pre-payment penalty, they will charge you. Could be $50,000 or much more forcing you to stay with the bank. That’s an Interest Rate Differential. Most bank employees have never heard of it.

Re-advance clause. All bank mortgages now have a re-advance clause authorizing the bank to register, on title, 100% to 125% of your home value. Even if you have a $150,000 mortgage on a $300,000 home the bank will register $300,000 or more. Going forward you cannot borrow money on your home without your bank’s permission. By controlling your home the bank controls you.

Mortgage Specialists: This is a person that works exclusively for the bank and sells only that bank’s products. This person is not licensed to broker mortgages in any province. This person’s knowledge is limited to the interest of the bank. This person is a bank employee and the furthest thing from independent.

Your home is most likely your biggest investment so maintaining it is a must. A home operates with the seasons. It comes to life in the spring and hunkers down for the winter.

Spring is a traditional time for a deep cleaning, hence the term “spring cleaning”. This is the time to give your home a thorough going over. Here are a few things to look for. Check the eavestroughs and downspouts for leaves and debris. Inspect the roofing for missing, loose, or damaged shingles and leaks. Check that windows and screens are operating properly, and clean the screens. Check the exterior finishes; now is a good time to give your home a bath. Repair or replace caulk-

ing and weatherstripping, where needed, around windows, doors, and mechanicals. Check driveways and walkways for frost damage. Check the ground around the foundation of your home and re-grade it if necessary (the ground around the foundation should slope away from the house).

Summer means BBQ’s and playtime. You don’t want to be bothered with an overload of chores but there are a few things that should be addressed. Inspect air conditioning and clean the unit. Check the exhaust fans. It is also the perfect time to air out basements on a dry, sunny day.

What is Probate?

Probate is the judicial process where a will is proved valid by the court. When a loved one passes away, the deceased usually leaves behind a will detailing how they would like to handle their estate. Typically dealing with probate requires an expert family law team dedicated to probate applications and the probate process.

Dealing with the estate left behind requires a Grant of Probate issued by the Court

of Queen’s Bench. A Grant of Probate is required to prove that the will is legally valid. If there is no will left behind, the court assigns an administrator of the estate and they are responsible to administer the deceased’s estate. If you are named an executor in someone’s will, you still may have to apply for probate.

The Executor

The executor is responsible for dealing with the deceased’s estate. The estate includes everything the deceased had owned such as real estate, assets, life insurance policies, stocks, investments, etc.

However, this also means that the executor is responsible with any leftover debts, filing tax returns and any other legal issues. Hiring a probate lawyer makes the process for

applying for a Grant of Probate a lot easier.

Why It’s Necessary?

Probate can be avoided if the estate is small or simple. This usually means having just a single beneficiary. However, most estates have complications which no matter how small, would require probating.

Fees for probate in Alberta, Canada are worth it to minimize risks and complications, compared to what could happen if you decide not to go through the probate process. Avoiding probate introduces a lot of risks, such as the court making claims against the estate. With probate, wills are ensured to be legally binding.

Rooms are nice and clean. Hotel was either at capacity or close to it but we heard no noise from the rooms on either side so nice sound proofing! The only extra we used was the breakfast. When choosing the right type of wood for your cabinets, there are a few things to consider. With so many beautiful choices for wood cabinets, where do you begin?

Wood choices can range from the more common place, like oak, maple, and birch, to the less common, like cherry,

walnut, and pecan. Key considerations when choosing wood cabinets include the natural characteristics of wood cabinets in general, as well as the unique characteristics of individual woods. Cabinet finishes can also play an important part in this decision. Cabinet finishes can include stains, paints, and glazes. Certain woods will lend themselves better to certain finishes. This is especially true when it comes to stain finishes.

Oak, for example, has a very distinct grain pattern and large, open pores that

absorb stain readily. For this reason, oak is attractive with nearly any color of stain and does not tend to turn blotchy. Other woods that take stain well include ash and chestnut.

Maple, on the other hand, is a tight grained wood that can end up with dark, splotchy areas after stain is applied. Other woods that are notoriously difficult to stain include pine, cherry, and birch. With so many choices out there, the wood and finishing combinations can be endless. 1. Fishing Tips for Spring in Alberta: Time of Day: Early mornings and late afternoons are often the best times to fish, as fish tend to be more active during these periods.

Water Temperature: As the water warms up in the spring, fish become more active. Target areas where the water is slightly warmer, such as shallow bays or where water from melting snow enters the lakes or rivers.

Shallow Water: Many species move into shallower waters during the spring for feeding and spawning. Focus on fishing near the shorelines, weed beds, drop-offs, and shallow points.

Wind and Weather: Overcast days are often the most productive for fishing, as fish feel more secure in less light. Windy days can stir up the water, making fish less cautious.

Species Focus: In spring, popular species to target in Alberta include rainbow trout, brown trout, pike, walleye, and perch. Use of Live Bait: Spring fishing can be great for using live bait such as worms, minnows, and leeches, depending on the species you’re targeting.

2. Recommended Lures for Spring: Jigs: Soft plastic or hair jigs work well for walleye, pike, and trout in spring. Use lighter colors (chartreuse, white, and silver) in murky water, and darker colors (black, purple) in clearer water.

Spinnerbaits: For pike and walleye, spinnerbaits can be very effective in spring. The flashing blades attract fish and help trigger strikes.

Crankbaits: Shallow-diving crankbaits in natural colors (shad, perch, or bluegill) work well for targeting rainbow trout, walleye, and northern pike. These can mimic the behavior of a struggling baitfish.

Spoons: Metal spoons like the Williams Wabler, or Little Cleo, are great for targeting trout, pike, and walleye. These lures reflect light and mimic injured baitfish, making them irresistible to predatory fish.

Swimbaits: Soft swimbaits with a realistic action can be effective, especially when fishing for pike and walleye in spring. Natural colors like white, shad, or bluegill work well.

Topwater Lures: If fishing for pike or bass in shallow waters, topwater lures (e.g., poppers or walking baits) can create an exciting strike as fish are more aggressive in spring.

3. Techniques to Try:

Trolling: Trolling at a slow speed is effective for walleye, lake trout, and pike, especially when they are holding deeper in the water.

Casting and Retrieving: For pike and trout, casting near structure (e.g., submerged rocks, fallen trees) and retrieving at varying speeds can entice strikes.

Slow Presentation: In cooler water temperatures, fish are less aggressive, so using a slow and steady retrieve with jigs or worms often leads to better success.

The lymphatic system is the housekeeper, handyman, nurse, and garbage removal all rolled into one. Think about the function of your household, with just one of these under performing…. When we think of a troubled lymph system, the first thing that often comes to mind is swelling or lymphoedema. Well, these are indeed, common signs, it is important to note that they are not the only indicators of a struggling lymphatic system. In fact, you could have a compromised lymph system without experiencing any swelling at all.

There are various factors that can contribute to a lymphatic system that is not functioning optimally. These factors can be external, meaning, they are not related to any structural issues within the lymph system itself. Two common external factors that can impede the proper functioning of the lymphatic system are tissue restriction and lack of physical movement. Tissue restriction occurs when certain tissues in the body creates barriers or blockages that prevent the smooth Flow of lymphatic fluid. This can happen due to scar tissue, tight, muscles, or even excessive fat deposits. On the other hand, a sedentary lifestyle or lack of physical movement can also hinder lymphatic systems, ability to circulate fluid effectively.

So how can you tell if your lymph system is struggling? While swelling is a common symptom, there are other signs that

may indicate an underlying issue. Here are some potential indicators that your lymphatic system may be compromised.:

• Fatigue: feeling constantly tired, or lacking energy, even after getting enough rest, could be a sign of a struggling lymph system.

• Brain Fog: difficulty concentrating, memory problems, or a general feeling of mental fogginess may be linked to a compromised lymphatic system.

• Repeating Colds: if you find yourself catching, colds frequently or struggling to recover from them, it could be a sign that your lymph system is not effectively fighting off infections.

• Heightened Allergies: allergies, that seem to be more severe or persistent, than usual, may be a result of an overwhelmed lymphatic system.

• Unexplained Aches and Pains: chronic or reoccurring pain in different parts of the body, without any clear cause, could be a manifestation of a struggling lymph system.

• Morning Stiffness: waking up with stiffness or discomfort in your joints or muscles, which improves throughout the day, may be related to lymphatic congestion.

Beef is a pretty big deal. Let’s face it: For many of us, it’s the go-to meat. But not everyone knows that much about the beef that they’re eating, buying and cooking -- especially when it comes to steak. That’s where we come in.

To get a perspective on the best cuts of beef, we talked to Marty Carpenter, an executive director at Canada Beef. His entire job is to know and advocate for beef.

Instead of just assuming the highest-ticket item in the restaurant is the most flavorful cut of beef you can get, let’s look at the distinctions between the best cuts.

There is no one best cut for any given person, but knowing what makes them different and what to expect when you cook or order them will give you a better steak experience.

5. Top Sirloin Cap

The top sirloin cap is a rarer cut of meat to find as it’s usually already sectioned out into steaks. The cut comes from the triangular-shaped muscle immediate above the top sirloin. It’s a very versatile cut of meat, both lean and flavorful, with a variety of different preparation options like grilling, broiling, and pan searing available. The top sirloin cap works really well when marinated or seasoned with a dry rub.

4. Tenderloin

The tenderloin, referred to in other parts of the world as a filet, is a cut from the loin of beef. The tenderloin exists beneath the ribs and next to the backbone. The tenderloin is, as its name implies, the most tender cut of beef. Those who do not prefer the marbling of the rib eye and strip loin will thoroughly enjoy the tenderloin.

3. Top Sirloin

The top sirloin is a cut from the loin that offers good flavor in a thick cut ideal for grilling, broiling, sautéeing or pan-frying. While the top sirloin doesn’t have as much marbling as a rib eye or New York strip, it certainly has enough to provide good flavor for a steak. Preferred thickness for top sirloin cuts tends to be in the 1-inch to 2-inch range, with 2 inches being ideal. Thicker steaks don’t run the risk of drying out as easily when cooked.

2. Strip Loin/ New York Strip

The strip loin, sometimes referred to as strip steak, New York strip, and internationally, a club steak, is a cut from the short loin. The short loin is a large muscle allowing for very thick cuts, and provides a great alternative for those who don’t enjoy the significant internal fat content of the rib eye. When the strip loin is sold with a piece of the tenderloin included, it is referred to as a T-bone steak, or a porterhouse. The main difference between these two is that the porterhouse has a more sizable chunk of the tenderloin included.

1. Rib Eye

The rib eye is the ultimate steak-lover’s steak. It’s the most flavorful cut of the animal, and comes with very rich marbling, which provides superior taste when cooked. The cut itself comes from the rib section, where it gets its name. The bone from the rib is typically removed before sale, although some restaurants specifically sell “bone-in rib eye” preparations of the cut. Its abundance of marbling makes it a great cut for grilling and slow roasting.

hen it comes to winter I’m kind of like a grizzly bear. After a hard season of roofing I’m happy to hibernate for a few months to ride out the winter. When it comes to roofing, most winter weather is too cold for PROPER installation. Sure you can get “Joe Blow” roofer to tear your old shingles off and put new ones on in the dead of winter. All for a free whirly bird or to save the gst. But the truth is, the shingles need to be a certain temperature to properly lay flat and for the adhesive strip to properly seal. Bottom line is, whether you are having us do your home or another contractor, try to wait for warm weather if you can.

When Should I Repair Instead of Replace an Appliance?

Generally, you should get the appliance repaired if it would cost more to replace it. For example, if a washing machine repair costs $50, then it doesn’t make sense to toss a machine you paid $1,000 for. A good rule of thumb is if the repair costs less than 50% of the cost of a replacement, go with the repair. Any price tag above that and you’re better off buying a new appliance.

So, for example, if you bought a $1,500 refrigerator and the repair will cost you $300, go ahead and get the repair. But if you’ve gotten a quote for $800, it’s probably time to shop for a new fridge.

3. When You Want a New Style

There’s something to be said for simply loving the look of your appliances. If you crave a stylistic update to your kitchen, bathroom, or laundry room, your best bet is to replace your appliances. Keep in mind, though, a coat of paint can go a long way if you’re simply looking to refinish your outdated appliances.
