Get Ready for E-Notaries Starting in January 2020, you may have documents notarized electronically, over the Internet. Kentucky Senate Bill 114, enacted March 25, states that: • “a paper copy of an electronic record shall satisfy a law requiring a tangible document”; • “electronic signatures on transactions relating to the conveyance of interests in real property and the creation or transfer of negotiable instruments” will be allowed; • it will “no longer require the county clerk to deliver the original deed of release.” Read more about the bill at bit.ly/k1906_sb114
Sheriff Services Fees Rising Effective July 1st, the costs for Sheriff process services are going up $20 statewide, with a $10 discretionary fee that counties may add. In Jefferson County, where you’re accustomed to paying the Sheriff $40 to serve subpoenas and other court documents, expect the fee to rise to $60 – or possibly even to $70 if the discretionary fee is applied. Distributing Information? Create Your Own Ebooks By Lauren Willoughby Do you create and distribute PDF files for your team? For things like lengthy instruction sheets or procedure manuals? If the people reading your documents are doing so from smartphones and tablets, there’s a better way to distribute that information – as ebooks. Yes, just like the ebooks you buy for your Kindle or iPad. Here’s why: Ebooks remember where you left off! More importantly, ebooks allow readers to choose their own font size on phones and tablets. They can make the type as big as they need and still read normally – no zooming and panning required – because ebook margins are fluid. (A PDF layout is inflexible, intended for print; PDFs cram a document that’s 8½ inches wide onto a screen that could be as small as 2 inches wide. Either court eye strain or spend all day panning and zooming. Ouch!) Want to know how to create ebook files that look as good as anything you buy on the Kindle Store? Here are some free ways to do it: 1. Use the free Google Docs online word processor (docs.google.com) to create a document – or upload one you’ve created in Microsoft Word – then click File/Download As and choose Epub (a popular ebook format). That’s it!
2. Use the free, open-source ebook editor called Sigil (sigil-ebook.com). It’s available for Windows, Mac and Linux, and it looks a lot like a word processor. You can create an ebook file from scratch and save in the epub format. Or open an HTML file in Sigil and save it as epub. What can create an HTML file? Any word processor on the planet. 3. If you’re on a Mac or an iOS device, use the free Pages app. Create your document and export as epub. Tips • Use your word processor’s built-in heading styles to organize your documents, because those will automatically turn into table of contents headings in the ebook. • If you’ve got a Kindle, there’s one more step to take: Convert the epub file into a mobi file using a free program called Calibre (calibre-ebook.com). Kindle can read the mobi format but not epub. Note that iPads, iPhones, Sony’s reader and Barnes & Noble’s Nook read epub files just fine. • The easiest way to get a homemade ebook file onto your device is to email it to yourself as an attachment. Tap on the file and it’ll usually load right into your ebook app. • Android devices may not have a built-in epub reader. You’ll need to download an app like Cool Reader.

National Flood Insurance Program Extended 5 Years From dsnews.com: Financial Services Committee Chair Maxine Waters and Ranking Member Patrick McHenry have reached an agreement on a five-year reauthorization of the National Flood Insurance Program (NFIP) through Sept. 30, 2024. Opportunity Zones have been called one of the most exciting and game-changing investment incentives to come down the proverbial pike. Recently, National REIA teamed up with the law firm Frost Brown Todd, LLC, to discuss the recently released regulations (issued in April, 2019) as well the overall practical application of Opportunity Zones themselves. In their latest U.S. Home Flipping Report, ATTOM Data is reporting that 49,059 homes were flipped in the first quarter of 2019 representing 7.2% of all home sales – which is the highest home flipping rate since Q1 of 2010. Homes during Q1 2019 sold at an average gross profit of $60k, which translates into an average 38.7% return on investment compared to the original acquisition price. Frank Miller scores another hit with bread-and-butter ranch Driving up the Shively street where Frank Miller was hosting May’s L.O.T.S. event, it was easy to pick out which house belonged to Frank. The crowd of people in the shaded front yard was the first clue. The second was sponsor MM Lending’s banner in the window. Third, and unnecessarily, the GPS announced that the destination had been reached. Then you take a closer look at the house – it’s hard to miss the color: blue brick accented with white shutters, gutters, downspouts and door. A snappy combo, a nautical theme. KREIA 2019 Elections By Michelle R. Rawn It’s that time of year again for the KREIA election. The Election Committee would like to inform you of the election procedure. KREIA is run by a board of directors consisting of five officers (President, Vice President, Secretary, Treasurer and Treasurer Elect), twelve at-large board members, the immediate PastPresident and the Parliamentarian. The officer positions serve for a one-year term, while the at-large board members serve for a two-year term, with six new members being elected each year. The only exceptions are when an at-large board member chooses to run for an officer position before his/her two-year term has expired, or an at-large board member has to resign before his/her two-year term has expired. There are no term limits, and all incumbents may run for re-election if he/she so desires. The election will be held at the June regular meeting. If you are unable to attend the June regular meeting and are a member in good standing, then please email me for a ballot. Those elected at the June meeting will be sworn in take office at the July regular meeting. All board members are required to participate on at least one committee. Several members are actively involved with more than one committee and several are a committee chair. In order for KREIA to be successful, all board members are required to be an active member helping at all KREIA events. Laura Kampschaefer Hi! My name is Laura Kampschaefer and I am running for one of the open positions on the KREIA board. I am a Licensed Realtor with Champion Properties and also a Real Estate Investor. I have had my real estate license for about 3 years now and have completed a couple of rehabs. I have been mentored by several investors including a few strongly active KREIA members to which I would like to thank for the knowledge and experience I have gained from them. I have taken a lot of real estate courses and have also completed Frank Miller's Believe Investment Group mentoring program. My father and brother are contractors,
therefore I have been around the industry my whole life from watching houses built from scratch to distressed properties being improved into beautiful homes. I would like to become a board member as a way to give back to others in the group who have helped me along the way and also to help anyone else in the group to reach their goals. Jordan Pohn I have been a sponsor and member of KREIA for just over three years. I now feel it is my turn to give back and contribute my time and efforts to build a stronger association that serves more people in a greater capacity. There are several ways that my legal and real estate experience would benefit KREIA. I started my career as a corporate real estate attorney. My ability to assist with legal issues is a clear benefit to KREIA and its members. Next, I was the owner and CEO of a national mortgage lender that funded over $10 Billion in loan volume under my leadership. Although I led the organization through many years of strong market conditions, I am
most proud of the fact that our company flourished through the 2008 real estate crisis when 75% of our competitors went out of business. Katie Crotzer Hello, fellow members. Since 1991, I have enjoyed and profited from my KREIA membership and contacts. KREIA has been with me throughout my nearly 30 years of investing, building, selling, and transacting in real estate. For some eight years during this time, it was a privilege for me to give back to the organization, serving as Social Director, board member, Education Committee member and Secretary. As some time has passed since I last served on the board, I ask for your support to once again join the Board. Each of our fellow members contributes a unique skill set. I believe mine is defined through the depth and breadth of my real estate career. This includes operating residential and

Through his business consulting services, Ken provides strategic business and financial counseling to small business owners and real estate investors. Ken has been involved with KREIA since 1999. He values the organization, its mission, and its members who so willingly share their knowledge and experience. Although Ken has
served on several non-profit and governmental boards, this is his first time running for the KREIA board. Ken was asked to run by a long-time board member and looks forward to the opportunity to take a more active role in supporting KREIA’s mission and members. Ken’s experience in public accounting, non-profit management, national consulting, teaching, financial counseling, new home construction, remodeling, and real estate investing enable him to draw upon a broad range of knowledge as he seeks to join others in advancing the mission of KREIA. Ken appreciates the insight gained and friendships made at KREIA. He looks forward to the opportunity to give back to the organization and would be honored to be elected to help lead the organization and serve its members.
