Well, you are in for a treat! After sitting down and discussing this with fellow members, I have decided to launch a brand new mentor training program exclusive for members of KREIA. Are more people moving inside the Watterson? Is Louisville seeing a reversal of urban flight? Not according to real estate website Redfin, although the population in and near downtown is growing. Caitlin Bowling of Insider Louisville breaks down the Redfin analysis and consults with local leaders. A 2015 U of L study cited in the article predicted that “the population of most neighborhoods within the Watterson Expressway is expected to grow between 0.8 percent and 14 percent by 2040 when compared with 2010 numbers.” But the U of L study also projects a population decline of 19 percent in Louisville’s northwest area, which includes the Russell, Portland and Shawnee neighborhoods. Population in the “Southeast Core” — the Highlands, Germantown, Schnitzelburg and Parkway Village — is expected to drop as well: 3.8 percent. Government Affairs Update Greater Louisville Association of Realtors April 17, 2017 Louisville Metro Councilman Bill Hollander filed an ordinance on March 23rd that would place a temporary 6-month moratorium on the issuance of zoning approvals along the corridor of Lexington Road from Baxter to Payne Street until the Planning Commission staff can do a study on the appropriateness of the zoning along the corridor. It was heard in committee on Tuesday March 28th in the Planning and Zoning Committee of Metro Council and passed 4-2. It was heard in front of the full Metro Council on April 13th and passed on a 16-8 vote. GLAR sent a letter in opposition to the moratorium portion of the Ordinance to the full Metro Council. Louisville Metro Councilman Bill Hollander introduced a tree canopy ordinance on Monday December 5th. The focus of the ordinance is on public property and public right of way trees. The ordinance sets the requirements for the trimming and taking down of these trees. Also, the ordinance does affect private property in two ways. First, the ordinance allows a private property owner to place a conservation easement on a particular tree on one’s particular property if that tree is of significance. Determination of what is a significant tree will be determined by a Tree Advisory Commission. Also, the ordinance will require a private property owner that is adjacent to a public right of way to not only care and maintain the public right of way tree, which is the current law, but to also replace that tree if it were to die. The ordinance was introduced for first reading on Thursday December 8th. In December, GLAR representatives met with the sponsor of the ordinance and went through several issues and concerns. It looks like Councilman Hollander is willing to make some changes to make the ordinance better. It remains tabled in Committee.

Things like not using insulation when adding new drywall to a ceiling. “You’re constantly going to get dinged for insulation,” he said. Nobody Wins When You Bring a 2x4 to Closing By Tamara West So, what happens when negotiations go south? No, I’m not talking about a trip to the Bahamas. I’m talking about when the warm and fuzzy Kumbaya feeling of “we got under contract and we are a real estate god” goes out the window. Sometimes it’s sudden: One minute everything’s hunky-dory, and the next instant you’re talking to Sasquatch. Or sometimes it’s subtle little snowflakes that turn into a rolling snowball and then an avalanche of “Oh, crap, this is not working.” And of course there’s the bipolar transactions we have where one minute the other party is Mary Poppins and the next they’re Bloody Freaking Mary. So, how do we deal with Tamara West difficult people and situations? I personally wanted to bring a 2x4 to my last closing (I had one in my car — it was so handy) to knock some sense into the other ignoramus broker. But besides making me feel really great, it would have had devastating consequences for my real estate career and my kids. Ummm, criminal record… little stuff like that. We’ve all had difficult transactions at one time or another. Here are a few things you can do when you feel like bringing a 2x4 to a closing: 1. Suck It Up, Buttercup! It’s not personal, it’s business. I know that’s extremely hard to separate when that son-of-asandbag on the other side of the negotiation is acting like domaas, but we are the professional and we must rise above. 2. Wooosaaaa. Deep breath. Deep calming breath. There are times when I literally couldn’t answer the phone because I had to breathe instead of talk to that person, because I knew they were going to tick me off. Which leads me to my next point. 3. Exploit Technology. Technology is wonderful sometimes, like the sometimes when the best thing for you not to do is to talk to the other party. If they continue to act like their shoe size instead of their belt size, then sometimes the best course of action is not to talk but to get everything in writing, text or email. 4. WWE Tag team. No, I don’t mean you and your partner go clothes-line the other person. I mean that you should have someone who can take over with a fresh perspective and no

emotional involvement — another agent at your brokerage, or your broker, or maybe an attorney facilitating the closing. Having someone to unburden on is key. Hopefully next time you have to deal with that special someone who doesn’t have the sense God gave an ant, and you feel like taking a 2x4 to the closing, one of these suggestions will come to mind.
