Fundamentals for Success Hit the ground running with what you need to make a go of real estate If you can’t sing like Adele, play like Kobe, or innovate like Elon, and you want to be rich — or at least financially free — try real estate. Dog Bite Ruling Bites the Dust Kentucky lawmakers have approved a bill that removes liability from landlords whose tenants’ dogs bite others while on the landlord’s rental property. Associated Press reporter Bruce Schreiner writes that the bill, which received a 32-5 vote in the Kentucky Senate in early March, negates a 2012 Pixabay.com ruling that would make landlords liable even in cases where they weren’t even aware of the dog’s existence. Responsibility is returned to the dog’s owner. The bill is now headed to Governor Matt Bevin’s desk. Read the full usnews.com story here: http://bit.ly/k1703dog

HB112 - AN ACT relating to dogs. Amend KRS 258.095 to modify the definition of persons who would qualify as the owner of a dog for purposes of that chapter. Current Status: Bill sent to Gov. Bevin (see Page 6 for more info) HB243 - TRESPASS (MOFFETT, P) AN ACT relating to trespass. Amend KRS 511.070 to allow notice of trespass to be given through the placement of identifying purple paint marks on property; require any owner or lessee who marks his or her real property in such a manner to also provide clear written notice forbidding entry; provide that the written notice requirement will cease to be operative within one year of the effective date of this Act; create a new section of KRS Chapter 150 to require that the Department of Fish and Wildlife Resorces inform the public of these provisions. Fairdale L.O.T.S. Home: A Closer Look Dave and Lynn Fralick tackle a HUD house off New Cut Road Dave and Lynn Fralick got into real estate investing in January 2014 after attending a FortuneBuilders seminar. At the time Dave was working for the Post Office and Lynn as a social worker for the city. There was little traction for their real estate endeavors at first, Dave said, but over a year ago he retired from his day job. “That’s when our business started growing, and I started dedicating more time to it.” Then Dave asked Lynn to come work with him, and together they’ve flipped a few houses and purchased five rentals. As long as you figure his cost into your budget, you’re OK.” Lessons Learned The house he flipped just before this one, the older house in Germantown, went way over budget ─ the planned budget of $55,000 ballooned to $90,000. But Dave said that the project turned out to be a great learning experience, and he’s sharing some of the lessons: • “Vet your contractor extremely well. Go look at their projects.” In particular, make sure your contractor has completed a project as big and complex as the one you’re planning to undertake. “I had worked with this guy before, but he had done a small project for me. He didn’t really have the infrastructure to do that job.” • “On those old houses over there, you probably need to add 20-25% to your budget as a contingency.” Dave said there were things they missed ─ a leaky basement and a leaking incoming water line ─ that needed to be dealt with. But the market was appreciating and the area was hot, so they ended up making money. Dave also offered this tip to new investors: “Don’t get discouraged. The first couple of years I was comparing myself to other people.”

#4. Professional Photos Don’t we all hate this one? Most of us would rather have a root canal than have a professional photo shoot; however, this is really important when it comes to branding. It’s also important to have the right photographer for your photo shoot. You need someone who will be able to capture your personality in those photos. Here’s an example. If you are a casual guy even when you are dressed up, you won’t want formal photos (think suit and tie) for your branding photos. For a woman, you definitely don’t want to be thinking “glamour shot.” It’s important that they capture your true personality. When you consider the huge impact it will have on your brand, this is money well spent. #5. Your Authority Book So, you think you don’t have enough expertise to write an authority book? I want to tell you that just simply isn’t true. If you have been in business for any length of time, you have a book in you. Writing an authority book is the ultimate credibility piece. Take a look at your competitors for just a minute. Who in your immediate area has written an authority book? I’m pretty sure that answer is “almost no one” no matter where you’re located.

Amend KRS 132.690, relating to property valuation administrator (PVA) inspections to establish that improvements to real property be inspected on-site, in person visually by the PVA or his or her deputy, and that subsequent inspections may be either on-site, through the use of digital imaging technology, or by other means approved by the Department of Revenue; amend KRS 133.120 to provide for an extension of PVA taxpayer conferences and subsequent appeals for up to 25 days, as approved by the department; amend KRS 133.030, relative to the county board of assessment appeals, to accommodate the changes relative to the extension of appeals; amend KRS 133.125, 132.220, and 133.045 to conform; EMERGENCY.
