As we approach the middle of the year it’s time for elections of the Board and Officers once again. I am Dennis Erhard prepared to turn the gavel over to our next president. There have been tons of accomplishments over the last two years. As an organization we have been recognized by local Government officials over and over thanks to the LOTS program and the endless effort of our Government Affairs Committee. Let’s not forget our lobbyist working for US in Frankfort, Tim Corrigan and his company The Rotunda Group. This is very important for KREIA because they influence the passing / changing of laws that could really be detrimental to us like (The Dog Bite Law). We have implemented another new website which promises to propel us into the future. We became a Chapter Member of NREIA and open the door for numerous new benefits for our members. During my tenure as President I am proud of the efforts of our Board and Officers to implement and change the way we do business. I am proud to say I have been a part of KREIA’s pass, present, and future. I would like to THANK each member of KREIA, the Volunteers, and the fellow Board members whom have taken away from their families to help make KREIA Get Up and Go!!!! The last meeting was Great! We invited 1 Government official and 4 showed up!! Goes to show you KREIA is being recognized as one of the leaders in our community. The Lots program was outstanding, and by the way check out the video. Thanks Eric and Erik for the follow up visit at such a unique project. PERSONAL PROTECTION Do You Carry  Pepper Spray,  Taser, or  Uncle Smith & Wesson? when meeting prospects who act like they are interested in renting or buying real estate? PROTECT Yourself, family members, loved ones, friends, and co-workers. Warn them about all of the evil idiots running amuck in America. CAUTION: Real Estate Investors and Agents are getting robbed and thumped. Just last year, a Realtor was meeting a prospect and ended up dead. Today in southern Florida, 2 more real estate professionals robbed when meeting folks at a vacant property. At minimum, give your family and loved ones a key chain pepper spray. Police can not respond fast enough. They usually arrive after it’s over and end up taking a police report.

Government Affairs Update Two Louisville Metro Councilmen introduced an ordinance that eliminates the 10-year rolling period of the 50% rule from the 2006 LM Flood Ordinance for up to 6 months.

They want to repeal a provision in the 2006 flood ordinance that forbids homeowners from fixing their waterlogged houses if improvement costs exceed half of the home's value over a rolling ten-year period. The goal of repealing this provision is to allow for quicker repair of the flood damaged properties and make the 50% rule on an incident basis This ordinance was up for a committee vote on Wednesday May 20th at the Public Safety Committee meeting at City Hall. The Ordinance passed and was on the agenda for full Council vote on Thursday May 28th. The Metro Council passed the Ordinance and will go into effect immediately. So for the next 6 months, individuals who were unable to obtain a permit due to this rule will be able to get a MSD permit for repairs. Additionally, the Mayor and Metro Council President David Tandy have appointed a work group to deal with this issue on a long term basis. This group will be meeting over the next few months to deal with issues including disclosure to buyers of the amount already spent on damage repair.

The Louisville Metro Council will debate over the regulation of Airbnb and similar short-term rental services following months of uncertainty for homeowners for rent their home for short term rentals. The Ordinance had its first reading this past Thursday at Metro Council and will be heard in the Metro Council’s Public Safety Committee this Friday morning at 11 am at City Hall. The ordinance proposes charging a $250 annual application fee and instituting health and safety requirements similar to hotels.
