Exposed wood floor joists are popular Q. My husband and I are planning some major remodeling on our lake home and I have a couple of questions for you. One is I have seen where the ceiling of an existing room has been removed exposing the wood ceiling framing. I like the look of old beams of like a barn floor. Is SQUARE it possible to do this CORNERS by removing the old and staining the floor joists? This living room Jeff Deahl area has a 7 foot ceiling height. thinking, and yes it does make sense. Exposed wood floor joists are a popular look today. It is often found in restored barn type styles along with exposed post and beam style look. They can be sanded or blasted to expose the natural wood, then refinished or varnished. Just a couple of weeks ago we had an original post and beam structure that was built in the mid-1800s and was covered over with years and years of additions, wall coverings and drywall. Our restoration required removal of all these surfaces and complete exposure of the original post and beam structure. We had it dry-ice blasted (I hadn’t heard of it either) where dry-ice is pressure blasted to remove the old finishes and years of grime off the old beams. Once the dry ice melted the moisture dried and all that was left was

the debris, saving the mess of sand or other materials and definitely healthier. The crews, of course wore masks and body covering. In your application, 7 foot ceiling heights is the minimum allowed by code and exposing the floor joists will give it a feel of a little more height. The problem I might see with your project, though, might be wiring or heating and cooling duct work that might be running through the existing floor system. These items might be unsightly. Prices expected to go up in the spring Q. My wife and I were planning on building in the spring and have already purchased a lot in a small subdivision outside of town. The contractor that has been building in this neighborhood said that after SQUARE the first of the year CORNERS is when building materials usually Jeff Deahl go up and this year the price of things likely will go up more because of the government-imposed tariffs on imports. At first I thought that it was just a tactic to get us to sign the contract, so they could get started, but after I thought about it maybe it would make a difference. Do you think these things

will make the price of my new house go up much? — Kevin of Churubusco A. My guess is that it’s not a ploy to get you to sign up mainly because most good builders are booked into the foreseeable future. I would say now is best the time to get contracted because we are coming into the winter months and I know now we are evaluating what we have booked so that we can effectively work it into the oncoming winter season. The harsh winter is the most difficult time to be productive especially with outdoor work such as concrete, roofing and siding. If you are willing to wait until after the first of the year to get started, then you don’t need to be in a big hurry. Yes, pricing historically will go up in the spring. We

have already started to get price increase notices for after the first of the year. But from a pricing standpoint, we anticipate these increases for all the projects we are estimating this time of year. As far as the tariffs, I have not had any experience with this problem. We have always strived to build with all Americanmade products such as cabinets and hardware. But yes, a lot to today’s framing materials are Canadian-sourced and a lot of engineered products such as beams do come from Canada and might be affected.
