Balance is key for ventilation Q. I am going to replace the roof of my house by stripping the old roofing to the existing roof decking, installing an ice and water barrier and felt paper. After reading your column, I will rework the flashings around the chimney and along the dormer walls. I want to get the attic ventilation right and plan on installing SQUARE a shingle over roof CORNERS vent on the ridge. My roofing supplier Jeff Deahl recommended one standard square roof vent or 3 L/F of ridge vent per 250 sq/ft of attic area. Does this requirement change with roof pitch? — Tom of Kendallville A. Roof ventilation requirements can be a little confusing and your supplier has got it narrowed down to a canned response based on the Net Free Area (NFA) of a box vent of 51 square inches or .71 sq/ft. He will also tell you the key is to have a balanced attic ventilation system between the eves and the ridge or upper vents. The IRC code requires 1:150 ratios NFA of vent to total square foot area of attic based on a 7:12 pitch roof. If you have a 1,000 sq/ft attic and you divided by 150 the result is 6.6 sq/ft of vent area. A balanced ventilation system would have half or 3.3 sq/ft in the eves and 3.3 sq/ft in the ridge vent. So a 1,000 sq/ft attic requires 4.6 regular roof vents in the roof with the same or more square footage of ventilation in the soffit or eves of your roof. The whole principle is that warm air rises from the eves of your house up through the attic and is exhausted out the roof vents. Wind traveling across the roof can also cause a draft pulling the air out of the ridge vents. Yes, we increase the venting calculation as the roof pitch increases, 20 percent for a roof with a pitch from 7-10:12 and 30 percent if above 10:12 pitch roof.

Q. Sir, I disagree with your statement about septic tanks and leech beds in your column “Septic system is pivotal to project” that appeared July 10. You state, “Systems installed before the 1980s paid no consideration to soil types or proper depths.” This is untrue. I worked for a new

home contractor in the summer of 1954 when I was 16 years old. One of my jobs was to do a “perk test” before the home was started. At that time the lots were rather large. One of the subdivisions we worked in was Cedar Canyons, north of Fort Wayne. I was instructed to walk 50 feet from the edge of the home foundation in and over the direction of the septic tank location. I then took post-hole diggers and a shovel and dug a hole the size of a 5-gallon bucket. I then poured a 5-gallon bucket of water into the hole. The contractor inspected the hole 24 to 48 hours later. If the water was gone everything was OK to start building. I do not recall if he made a report to any county official. Since most construction was done during the summer months the ground was usually dry. Clay tile were place on a bed of road gravel (I did the shovel work) and covered with several layers of newspaper to keep the dirt out of the tile until everything had settled. The bottom of the trench had to be “belt deep.” Who on earth would construct a new home knowing that the septic system would ultimately fail? This would ruin the contractor’s reputation — Dal Wolf of Auburn A. Wow, somebody does read the Square Corners column. Dal, you are exactly right! You are a few years older than I but I, too, remember digging holes for perk tests, filling them with water and timing the absorption of water by the soil. This was not an evaluation of soil type but was an effective test in days gone past. Thank you very much for your input. Q. We are in the process of having some extensive remodeling done on our home along with an addition for added space. We are going to reconfigure the interior walls some but use the same kitchen cabinets. My question is should we think about trying to wire for Internet or TV or rely on Wi-Fi? — Carlton from near Kendallville A. Being connected is considered to be a hot spot in today’s home planning. To have a home that is controlled remotely has become a popular feature. The most interested are customers in an under age 40 category where they stress the importance of connected home systems with portable devices. Yes, today you can control almost anything from heating and cooling

systems to turning on and off your master bath shower remotely. You can now control water temperature of the shower along with lighting for the whole house. Basically if you can think of something that you want to control you can do it remotely with the right app. Most of the age 40-60 homeowners that we work for have got basic things they want to control or monitor. Of course, we are in an area that has a lot of second homes so the common request is for temperature and security monitoring. Sometimes folks want to operate their blinds or have a camera to monitor house activity. I will always recommend that we work with a professional audio/video company because they are the professionals that stay informed with the industry and pros and cons of different systems. So many systems nowadays are going wireless but I recommend to home run wire to areas that are potential rooms of use. Today’s kitchens almost always have a plug in for AC/USB outlet that can be used as a charging station and can power a lap top for recipes. Q. My husband and I are going to do some remodeling to our 25-year-old house, like expand the master bedroom and bath. There is only one other bath in the house and it has a 5-foot shower for the two kids’ bedrooms. The master bath has the only tub in the house. Can we take out the tub and put in a 5-foot shower? I really want a large shower; we both work and have a tight morning routine. Will it hurt our resale in the future without a tub? Maggie of Noble County A. You can put a shower in the new master bath area and that is very common. The typical daily use in most active families is the shower and a very nice option is a large 60” shower that’s comfortable and easy to take care of. You are making the master bath space suited just for your use. If you are planning on staying in the house for a least the next several years why put up with something you don’t want to use? Yes, not having a tub will be a factor in the resale of your house and all Realtors you would ask say it’s critical. They will say that not having a tub takes your house out of the market of young families with children. This is very true.

I think a tub is important for many uses from soaking to washing the dog and now that affects almost all homeowners some way or another. If your house has a slop sink in the garage or utility room maybe it wouldn’t be a big problem. If your plan is to sell your house you might get an estimate on changing the kids’ bath to a standard tub so any potential buyers will know what that cost would be if it’s a deal breaker. Q. We about to undertake a fairly reasonable size expansion of our third generation farm house for my family and I. I want to basically double the square footage with added bedroom and bathroom space while expanding the family/ recreation room. My problem is the septic system is older and when we went to the health department they did not have a record of a septic permit. The builder that we have contacted says “no problem you’re grandfathered,” so long as we don’t add more bedrooms. Should we consider getting someone to locate the old system and septic tank if we have one? Richard of Ashley A. I think your septic system is pivotal to your expansion project. You indicated that you wanted to increase bedroom and bath space and a functional up to date septic system is critical. There is no sense doing a building expansion that you intend to last 50 years or so without a septic system that will last that long. Also and there is no better time to address it than right now. Some systems that were installed pre-1970 were nothing more than a sewer line running into a makeshift holding tank and a down slope outlet into a gravel filled farm tile with the outlet into a ditch or creek. These systems are illegal and are not grandfathered under any circumstances. Systems that were installed before the 1980s paid no consideration to soil types or proper depths. These systems are not illegal so long as they are working properly. If your system was installed after the 1980s it would meet current specifications, be of improved modern design and would of course also have a permit record. It would be to your best interest to get a professional to try to locate your current tank (normally less than 2 feet deep) and the gravel leach field. If you have difficul-

ties with locating it because of age, a new system designed to meet the demands of your expanded home would be money well spent.

Q. My wife and I are going to have a new house built for our family this summer. We have been looking at builder’s standard house plans trying to settle on a floor plan that works. Floor plans also affect foundation type because of location of mechanicals such as in the basement. Some builders recommend a crawl space and some have a poured slab on grade. Which foundation type do you recommend? A. Foundation types can vary throughout the country depending on soil types, ground water conditions and heating and cooling requirements. Homes in the Northeast and Midwest typically have basements. Footings that are dug 8-or 9-feet deep have a poured footing and concrete walls that support the house framing up out of the ground. Consider insulating all of the basement walls and ridged insulation under the floor slab for better comfort and performance. These lower levels can be future extra space and invaluable extra storage. Crawl spaces are similar except there is a shorter stem wall poured to support the elevated framed house. Crawl space walls should also be insulated and it has become more common in better built homes to have a poured concrete crawl space floor. In either an insulated basement or crawl space the mechanical systems of the house can be housed there increasing the usable upstairs living space. These foundations can be either poured concrete or concrete block depending on soil types and water conditions. A slab on grade type foundation is more common in southern climates because of the potential thermal loss and ground water conditions. If there are any ground water or water runoff conditions any foundation type needs to be waterproofed on the outside. Slab foundations are more susceptible to adverse conditions because they are typically close to the outside grade level that usually increases over time with landscaping. Snow and ice can also build up around bottoms of framed walls causing moisture issues. You want to do everything you can to prevent potential mold and mildew. Q. We are looking to have a new home built and have talked to a couple of builders to take a look at. All speak of a warranty they have on a new house. One

builder speaks of a national warranty that is underwritten by an insurance company. Is this the way to go? A reader in north Fort Wayne. A. Nowadays, you can get a warranty for anything. It feels to me like legitimate gambling, because they (insurance companies) are basically betting on whether your house is going to have a failure of some type. People figure all that stuff out regarding what the probability is that your hot water heater or furnace is going to go out and when. Some warranties have inspections, others don’t, just like life insurance medical exams. There are warranty programs for when you purchase an existing home from a Realtor and with the high replacement costs of some of these home systems it can be a good precautionary step to take. When you talk of a warranty on a new built home you are looking for a commitment from your builder that they are going to take care of problems in the future if there is something wrong with your new house. Really the most important thing at this point is whether your builder is going to still be around and will he be willing to come make repairs. Yes, there are insurance companies that underwrite new home warranty programs but that’s more of a case when you don’t know whether the builders still going to be around or that you don’t trust them to repair the things that might be wrong. In either case, I don’t think I would use that builder in the first place. Look for a builder that has been around and has for years taken care of projects that they have built. Yes, it’s important to get it in writing and have a builder that can also navigate the material manufacturers’ warranties. Q. We have been considering a remodeling project on our 40 year-old home for a couple of months now and have talked to several contractors about the project. Several contractors never returned with any ideas or pricing, but two returned with sketches and pricing. We kind of decided who we wanted to go with and talked with them but they can’t start until next spring and we were hoping to get this work done this winter. Should we wait for them or continue looking for a contractor that can start right away? Don and Amy A. While finding the right contractor for your project is never simple, it does not need to be difficult and will require effort.

You can hire a designer or architect to work through the planning process (it will cost money, typically 3-5 percent of total construction cost). Then you have a set of drawings and specifications that you can get the contractors to look at and make recommendations and pricing. If you don’t do that, I suggest you have a good narrowed-down idea of what you want so the design ideas and pricing are at least close for comparison. It is always a good idea to interview two or three different contractors and typically you want to see what their approach will be. Yes, you want to see references, proof of insurances, licenses and certifications, but also check neighbors, friends and banks for recommendations. Make sure this is a type of project that they are used to completing; a contractor that installs the tile floor at your neighbor’s kitchen may not be the best to build a room addition. Don’t expect a contractor to be able to start tomorrow; you want to find a contractor that is busy for they are the best. But experienced construction companies with a workforce can get to any project in a timely manner. If the contractor you chose was a one-man show with occasional help from his brother it will take him months to finish what he is working on and hence will take months to finish your project also. I suggest you keep looking. Q. My wife and I are going to put our hQ. My girlfriend is building a new house in Fort Wayne and is in the process of making final kitchen decisions. She asked her builder about what to do for the back splash in the kitchen on the wall behind the cabinets like a row of tile or countertop material. He said that was a feature that is out of date and suggested to do the whole wall. Is this true? Marsha of LaGrange County A. Yes, some features of kitchen backsplash design can have hot and cold spots in design history. The day of having a laminate counter with a 4” backsplash are pretty much gone in kitchen planning, especially if the kitchen has above standard features. Running a single tile and bull nose on the counter backsplash is pretty outdated today. Nowadays even a simple kitchen can have many exciting options for what to do with the backsplash. A lot of kitchens today don’t have a soffit above the wall cabinets and standard

valances are rare. Wall cabinets are placed on walls independently with space for three dimensional range hood units that go all the way to the ceiling. These walls are very popular to cover in the countertop material such as quartz or marble; natural products such as small stone patterns have become very desirable. The use of glass and metal to accent a tile backsplash can be fun and have a dramatic effect on end look. Areas under and around the range hood and duct can create a focal point made from tile or border material. Subway tile with smaller accent strips can have a lasting Old World charm that is simply outstanding. The advent of specialty tiles and patterns leaves you with an endless amount of options and can remain easy to maintain. Q. I have a 20 year-old home and have managed to keep things well maintained on the outside. One problem I have is that the finish has come off the surface of my outside concrete. The driveway and sidewalk have pits deterioration of the surface. Is there a way I can fix this up? Mike from Kendallville A. We have talked about good installation being critical to long term performance on anything regarding your home that you want to last 20 or 30 years. Roofs, concrete, masonry and framing things should last that long but that is way out of standard warranties. Of course, you can jack hammer all the outside concrete up and after proper preparation and forming pour new walks and driveways. If that is more than you were planning, yes, you can resurface your exterior concrete. Does it look the same as new concrete? No, not if you look close enough. But, yes, you can resurface and get excellent results and most would not know the difference. After the development of latex or polymer modified Portland cement resurface materials you can now mix and apply a coating that will restore your exterior concrete. First off it has to be concrete that is structurally sound and will not continue to crumble. Waterproof gloves and eye protection is a must for this process. You will have to thoroughly clean the concrete surface with power washer and scrub with mild acid wash to make sure the surface is clean and free of any oil or dirt. Then you’ll wet down the surface especially if it’s warmer weather and apply a primer. Now you can tape off sections and apply restoration cement material by toweling or squeegee across existing

concrete. If your cracks and voids are large, filling those before the finish coat is recommended. This resurfacing is typically done be a professional for optimum performance; the skilled guys can add colors and all kinds of tricks such as texturing for stone type patterns along with imitation brick or paver look. Q. I saw a show the other day on TV where they were using a Styrofoam wall panel system for the house they were building. It looked very efficient and easy to assemble. I’m thinking of having a room addition added to my home; is this the way to go? Peter of Crooked Lake A. What you saw is commonly called SIPS walls or structurally insulated panel system. Generally they are laminated panels of OSB sheeting on both sides and a core of polystyrene or foam insulation. SIPS panels are airtight and provide a continuous insulated wall system that is stronger than conventional wall systems. You can get them in many forms and thicknesses and the insulation “R” value increases dramatically with every inch of wall thickness. They are the highest “R” value wall type for the thickness. There is no heat loss with gaps in the insulation or conduction of the wood studs. It is a sealed wall so there is no chance of moisture trap typical with mold growth. These panels come prefabricated to your specific project and can come completely engineered structurally. You simply assemble with wall studs, called splines, between large wall panels, creating a structural shell including walls and roof members. You can achieve incredibly high “R” value structures using every square inch of interior space. We have built several over the years starting with the first ones in the early ’80s. They have become much more popular in recent years for their energy efficiency. The panels are very common on timber frame structures where simple generic SIPS panels are used to cover the outside of the structure. This is truly one of the best new construction options if you’re building a new house. Unfortunately, they are not my first choice if you are adding on to your existing house. There would be simpler, more cost effective ways to add on to your home and still improve the overall energy efficiency of your current home. Steuben County Lakes Steuben County might best be known for its lakes, of which there are more than 100 (for tourism marketing purposes, the number 101 is used). The county’s lakes range in size from a few acres to 1,034 acres, which is Lake James, one of the state’s largest natural lakes. A majority of the lakes are in Jamestown and Pleasant townships. That’s where the Lake James chain is located, which includes Big and Little Otter lakes, Snow Lake, Lake James and Jimmerson Lake. Other major lakes in these two townships include Lake George, Barton Lake, Crooked Lake, Fox Lake and Loon Lake. Clear Lake, in the northeastern corner of the county, is considered to have some of the best water quality in the state, according to authorities with Indiana University and the Indiana Department of Environmental Management. Hamilton Lake, which is practically surrounded by the town of Hamilton in the southeastern corner of the county, has 802 surface acres. Lake Gage, a round, kettle-shaped lake near Orland, is about 332 acres and like Clear Lake, has extremely high water quality.

With all of the lakes along with Pigeon River, Fish Creek and Fawn River (Crooked Creek) it shouldn’t come as a surprise that Steuben County has a lot of water. In fact, about 9 percent of the county’s surface acreage is water. Some of the county’s lakes are highly developed, such as Lake James and Crooked Lake. Crooked Lake was one of the earliest in the county to be developed for recreational use. There once were passenger trains that carried visitors to Crooked Lake and Lake James. Many of the early cottages on county lakes have either been converted to year-round use or have been knocked down and replaced with permanent homes, or modern second homes. A study sponsored by the Steuben County Community Foundation to inventory historic structures in Steuben County was buoyed upward due to the many older cottages on some of the lakes. Lake James’ hilly, wooded shoreline is dotted with lake cottages and homes. However, about one-fourth of the natural shoreline of James, in Pokagon State Park, remains much as it was when it was created by the glaciers. Pokagon’s shoreline extends to its northern boundary on Snow

Lake. There, a steep, tree-covered hill drops off sharply to the water’s edge. Some of the county’s lakes remain natural wonders, with little encroachment by humans. Those include the Seven Sisters Lakes, near Pokagon State Park, where a nature preserve, privately-owned wetlands and Trine State Recreation Area surround the shoreline. The Seven Sisters, the largest of which is Gentian Lake, are some of the most pristine lakes in the Midwest. Also, there’s Walters Lake, near Fremont. There are only two access points, and both are privately owned. If you can get there, Walters Lake produces some of the best pan fishing around. Somewhat more accessible is Loon Lake, west of Angola. Much of Loon Lake is preserved by the Nature Conservancy, a private, international land conservation group. Loon Lake is home to many different species of rare and endangered plants and wildflowers, including carnivorous plants. The Indiana Department of Natural Resources maintains a fish hatchery along the Fawn River in Orland. There, DNR Fish and Wildlife biologists raise fish for stocking in Indiana lakes and also use the facility as a base from which to conduct research on fish and fisheries in Indiana.
