Local Schools Steuben County students are served by five public school corporations. Trine University, founded in 1884, attracts students from across the globe. The county also has three public libraries. There are also two private schools, Grace Baptist Academy, Angola, and 101 Lakes Academy and Farm School, Angola. Fremont Community Schools Fremont Community Schools serves the towns of Fremont and Clear Lake and other portions of northeastern Steuben County. Administrative offices are located in Vistula Park at 1100 W. Toledo St. and can be reached at 495-5005. Superintendent is Lori Vaughn. Schools include: • Fremont Elementary School, 501 W. Higher education • Indiana University Purdue University at Fort Wayne, 2101 E. Buildings do not need to breathe Q. My wife and I plan on building a new house in the near future. I have been doing some research and have run across the practice of double wall construction for the exterior walls. Is this a reasonable way to go and is it cost effective? Lowell of Coldwater, Michigan A. The building envelope is the single biggest factor in having a home that is energy efficient. Single 2x4 framed walls are antique ways for new home construction and 2x6 standard construction will become a thing of the past. Heating and cooling amount to the single biggest cost of energy in your home. Indoor air quality and other operating maintenance costs can be directly related to the building envelope. It makes little sense to invest big money into super efficient heating systems without a way to control that valuable conditioned air. You want to build as air tight as possible and “no” buildings do not need to breathe.
A breach in the exterior insulation envelope produced by standard stick framing or bridging as it’s called, any seam in the insulation blanket can be a source of air leakage or thermal convection. A stud or framing SQUARE member can be a CORNERS crack for moist air to pass and will Jeff Deahl produce a cold spot in the walls. This air or thermal exchange is also a source for mold and mildew that gets trapped in the wall. The most common spots are where the single stud separated the insulation and roof and floor connections that provide direct access to the exterior. A double stud wall is a way to have a seamless insulation blanket and this

technique has been around since the energy crunch of the ’70s. The problem is that you are essentially building two walls and are using twice the framing material from the exterior wall. This will make it more expensive but in the long haul it will clearly make for a more efficient and comfortable home. One issue can be that now your window and door openings are 10” deep. Q. I saw a show the other day on TV where they were using a Styrofoam wall panel system for the house they were building. It looked very efficient and easy to assemble. I’m thinking of having a room addition added to my home; is this the way to go? Peter of Crooked Lake A. What you saw is commonly called SIPS walls or structurally insulated panel system. Generally they are laminated panels of OSB sheeting on both sides and a core of polystyrene or foam insulation.

SIPS panels are airtight and provide a continuous insulated wall system that is stronger than conventional wall systems. You can get them in many forms and thicknesses and the insulation “R” value increases dramatically with every inch of wall thickness. They are the highest “R” value wall type for the thickness. There is no heat loss with gaps in the insulation or conduction of the wood studs. It is a sealed wall so there is no chance of moisture trap typical with mold growth. These panels come prefabricated to your specific project and can come completely engineered structurally. You simply assemble with wall studs, called splines, between large wall panels, creating a structural shell including walls and roof members. You can achieve incredibly high “R” value structures using every square inch of interior space. We have built several over the years starting with the first ones in the early ’80s. They have become much more popular in recent years for their energy efficiency. The panels are very common on timber frame structures where simple generic SIPS panels are used to cover the outside of the structure. This is truly one of the best new construction options if you’re building a new house. Unfortunately, they are not my first choice if you are adding on to your existing house. There would be simpler, more cost effective ways to add on to your home and still improve the overall energy efficiency of your current home. I have a six-year-old house and several of the floor tile in the kitchen have cracked. I called the builder and he said it was not his fault and that I should call a tile guy. First off, I thought it was originally installed by a tile guy but no it was an employee of the builder. Can I replace it myself and is it hard to do? Thomas of Angola A. There are a million people out there that say they can lay tile but there are many things to be learned by someone that does it every day and follows the dos and don’ts of tile installation. Beside knowing and understanding the trend and styles of the industry
there are constantly changing installation techniques and products — so a “ tile guy” (professional) is a good thing from the git go. Since the tile was installed reasonably recently it was probably installed over a concrete board substrate with organic mastic. Older houses would have used a mortar bed and can be more involved but yours is simple given you have the right tools and ambition. First, you will need to remove the grout from around the tiles with a rotating bit or an oscillating tool. They make special diamond tip tools just for this task. Once the grout is removed you can pry or break the tile loose to remove it, being careful to not damage the underlayment. Scrape the mastic off the underlayment and dry lay the replacement tile making sure the surface is flush. At this point you can mastic the new (hopefully, old tile left from the original install) into place. Once the tile is set you can grout around the placement. The true trick is to get a proper match in the grout so that the repair is not visible; try to have the exact match of grout along with the exact mixing ratio of grout and additive. Q. We had a beautiful house built a year ago and moved in August. The house contains lots of wood from the flooring to a tongue and groove ceiling, crown molding in the main living spaces and natural wood trim and doors. The problem is now it is winter and the furnace is on we are having warping in the wood floors. The crown molding is separating at the corners and the wood doors are shrinking showing where the stain and finish edge is exposed. When we talk to the builder he says it is just equalizing with the dryer air of winter and left alone will be OK. Is this true and will it go back to normal next summer? Then will the problem return next winter? Thomas of Clear Lake A. My guess is that during the finish stages of your home it was the highest humidity time of the year. If you moved in August, the finish work of the house accrued in the later months of summer. One of the most important elements of wood working is that the wood you are installing is conditioned to the space and normal conditions of your home during use. The very best way is the install these finishes in a conditioned space meaning in the condition that the
house is going to be normally exposed to. It is recommended that any wood be stored on site in what will be normal humidity, heat and cool conditions. Yes, a house under construction still should be dehumidified and cooled during these times of the year if that is going to be normal operating conditions. Basically you want to avoid the big swings of temperature and humidity especially for products that are sensitive to changing conditions such as wood. No, the wood will not go back to its original condition, assuming that the wood was not conditioned Q. We are in the process of building a new house and have been talking to HVAC contractors about options and types of systems. It will be a forced air system with a high efficiency furnace. Often the cold air return to the furnace is formed by fixing metal to the bottom of the floor joists and connecting into the cold air plenum of the furnace. One contractor specified he was going to bring cold air back to the furnace with a metal duct. Which is better? Harold of Fort Wayne A. The type of plenum that you refer to is known as a panned bay or joist cavity. It is made by simply attaching sheet metal to the bottom of the two or more adjacent floor joists to create a duct for air to travel back to the furnace. This type of cold air duct is cheap and easy to do but there are problems associated with it. Often panned bays are in crawl or basement spaces and are typically leaky — meaning that if there are any holes or inconsistencies to the floor joists, if the sheet metal is not sealed you will pull air from areas you didn’t intend on drawing air from. There are cracks and seams of the framing materials and subfloors also allowing air to be sucked in because the cold air return will have a lower air pressure than the rest of the house. This creates system imbalance and could be drawing unwanted air from crawl or basement areas. These areas are prone to have mold or mildew — basically unwanted air that you are sending into your house through the furnace system. Ducts of any type that are outside of the thermal envelope can cause moisture in the air to condensate which can also be fuel for mold growth and bad air. Sealing your ducting system both on the supply side as well as the cold air or return side is important.
