Many people want a bigger garage door Q. I have an older garage with two small overhead doors, 9-feet wide and 7-feet tall. The garage is good size, 26 feet on the side with the doors. The walls are 9-feet high and I would love to put in a 16-feet-wide by 8-feet-high door. Can I make a larger opening for a bigger overhead door? Paul of Orland A. It is common to want a bigger overhead door, SQUARE especially if you CORNERS have a truck or larger vehicle. Jeff Deahl Yes, you can modify the existing door opening to get a bigger door. It will require, at the least, a complete new header to support the roof load of your garage. Whether the garage was stick built or has roof trusses can affect the header size required. If there is an upstairs of the garage then even more needs to be calculated to get the proper header size. Nowadays we have the benefit of engineered headers that can carry much more than nailed together headers of years past. Be sure to look at the floor area to determine if the foundation is cut out or is higher than the floor. Modification may be required to create a smooth entrance to the garage. Also an 8-feet-high garage door needs 15 inches to accept the rails for the overhead. Doors can be special ordered for a 12-inch radius of the rails. Special consideration to opener space should be given. The roof or wall load must be temporarily supported so that you can remove the current garage header. The existing door and the surrounding framing will need to be removed including the siding from the outside. Once the new header and framing is complete you just need to finish the install of siding and trim. Generally

the finished size wants to be exactly 16 feet by 8 feet or slightly less so that when the overhead door is installed the trim will finish the opening. Q. I want to side my house with vinyl siding and install stone around the front door for detail. The house has 50-year-old aluminum siding over original wood siding. I know I have to remove aluminum siding but can I leave the wood siding? Ken of Kendallville A. Yes, always you want to remove aluminum siding or old vinyl siding and sometimes the old wood needs to be removed or repaired, especially if it is rotted or decayed. You want to end up with a smooth surface for the new siding and over a house wrap to control moisture of some sort. The old wood siding may be covering damaged subsiding or hidden decay so careful examination is important. If the house originally had tongue and groove wood siding and is in good shape typically we would then properly air seal any holes or seams especially around the bottom where it meets the foundation. Flash any areas that will prevent water, moisture or air from getting behind siding then cover with a house wrap sealing all seams. Generally the door and window trims need to be thickened to allow for the added thickness of the new siding. Be sure to properly flash on top to shed water past any trim of the siding. Remember vinyl siding has to move so you wouldn’t want to nail tight. Vinyl siding is not absolutely water tight. There are seams to all the pieces and blowing rain and weather has to be considered. Sometimes we will remove old wood to get down to applying a good foam insulation barrier and house wrap mostly when it is a lap wood siding that has wood trim on corners and along eaves (the overhang). A solid flat subsurface will also be required for the stone installation also be sure to think about the thickness and where it meets the siding.

Q. My wife and I have been considering a room addition to our existing house but we have limited lot space. I saw a project on a house in another city where they added a second floor on part of the house. Is this a cost sensible way to add square footage? Can a crane come in and lift off the roof, build the second story, then set it back on? Thomas of Big Long Lake A. Adding a second story is a common way to add additional space especially if you’re adding bedrooms. Every situation is different. Often families don’t want to move out of their existing neighborhood for all kinds of reasons, so adding on additional space is needed. If your lot is limited and expanding the footprint is not a good option or you want to preserve precious outdoor deck or yard space, adding another floor is considered. Generally the roof is not lifted off, then placed back after the second story has been built. Only once did we do that and it was a garage and we were mostly adding wall height. Most of the time you are not adding a second story to the complete house, rather a portion of the house that works with use of space and adds detail to the exterior elevation. Sometimes the existing second floor is expanded out over a garage or porch space. Careful examination of the structure, foundation and attic space is critical to reduce problems once the roof is off. We would generally remove the roof of the portion that we wanted to expand leaving the existing ceiling joists. This preserves the existing downstairs space, wiring and venting in an effort to keep costs in line. Proper planning of the stairs and how it integrates with the existing floor plan is also important. JEFF DEAHL is president of the Builders Association of Northeast Indiana. Updating with paints, trims THE ASSOCIATED PRESS

Color and decorative pieces can improve the look of a home outside as well as in. Add trim boards, columns or porch accessories and you can dress up the facade of a house, improving its value and curb appeal. Just be sure to consider the home’s style, age and location. “The style of the house drives the type of materials you might add,” said architect Carolyn Dias of Lampert Dias Architects in San Clemente, California. “A cottage can’t be transformed to a Spanish Colonial.” Neighborhood associations or local building departments also might impose restrictions on what can be done to a home’s exterior and what paint colors can be used. In any case, pay attention to how neighboring homes look when changing yours. You want your house to look like it belongs, said Shari Hiller of PBS’ “Around the House with Matt and Shari.” She recommends scouting nearby streets for inspiration.

Paint See what paint colors the neighbors have chosen, what features they are highlighting and how many colors they have used. Hiller typically recommends just two to four colors for a house’s exterior. Often, homeowners choose one color for the bulk of the house; similar or complementary colors for windows, gutters and other trim pieces; and a pop of contrasting color on the door or shutters. Highlighting the door or shutters with color is an easy way to make a big impact, said Hiller. And drawing attention to the front door is always a good idea. “You want people to notice where guests generally enter your home,” she explained. “It’s nice to make a statement there.” Consider the roof color as well, she added. Roofs tend to be in either cool or warm colors, and your paint choice should be in the same family. Where you live could drive your choices. Florida houses tend to be painted in a different palette — often shades of peach, beige and gold — than homes in New England or the Midwest, for example, said Hiller, who lives in Sarasota. Some colors, such as maroon and other earthy

shades, make more sense on Colonial homes than coastal cottages, which are often painted in ocean-inspired blues and greens, she said.

Trim and other embellishments Veneers — layers of material added after construction that do not offer structural support — are another way to change the outside of a home. Adding a wood, brick or stone veneer creates color and texture, Dias said. Veneers cost about $10 to $20 a square foot. “There are many kinds of veneers and they are fairly easy to apply,” Dias said. Exterior wainscoting panels are another way to add interest to a facade. The panels, usually embellished with a raised or recessed design, can draw attention to a window, porch or other architectural detail. If you have a front porch, you can create a new look by adding or embellishing its columns, said Dave Morris of Nashville, Tennessee, who operates the website www.front-porch-ideas-and-more. com . Changes can be simple, like hanging decorative brackets where the columns meet the roof, or complex, like installing

columns or adding stone or brickwork to them. Morris, too, emphasizes staying true to the architectural style of your home. For example, don’t add Victorian-style gingerbread trim to a modern house. Brackets and balusters come in a variety of materials and styles. “Think about what effect you want to have — something subtle or something that really stands out,” Morris said. When Lynn and Dennis Zawie decided to add rails and balusters to the porch that runs around two sides of their 1925 Dutch Colonial house, they wanted the trim pieces to look as original as possible. The Stony Brook, New York, residents visited lumber yards and big-box stores, and looked at dozens of photos of houses online. “I really wanted it to look like it had been here forever,” said Lynn Zawie. “I was very concerned about changing the look and the feel of the house.” The couple finally decided to go with wood balusters, even though they would require more upkeep. The addition of 300 white balusters and a stained-wood top railing dramatically improved the look of the home, they say. “It just adds to it,” she said. “It makes it stand out more.”

Neti pots and saline nasal sprays are often used to rinse allergens and mucous from the sinus cavity and keep congestion and infections at bay. If you use a neti pot, be sure to fill it with distilled, sterile or previously boiled water to prevent introducing infections into the sinuses.

Heated driveways: Goodbye to the snow shovel? THE ASSOCIATED PRESS While the rest of the neighborhood was digging out, Alex Geier had little problem leaving his Hinsdale, Illinois, house around 7:30 each morning last winter, no matter how much snow had piled up during the night. No, Geier didn’t pay some kid to shovel at the crack of dawn, and he didn’t hire a private plow service. He and his family were able to navigate even snowy mornings with relative ease thanks to a heated driveway, which melts snow as soon as it hits it. “It’s a classic example how you can’t put a price tag on peace of mind,” says Geier, who put in the (pricy) heated driveway when his house was built in 2005. “Given the climate of Chicago in the winter, it was really nice not to have to shovel.” As posh as it sounds, a whole lot of people are looking into heated driveways after an unusually harsh winter in much of the country. “It’s becoming more and more popular because of an aging population of boomers who are just tired of shoveling,” says Bryan Morris, director of sales for Warmzone, a Utah-based company that designs and supplies radiant heat systems. “We sell a

great deal. to whoever gets snow.” David Veron, who owns The Veron Co., a landscape and design business in Marlborough, Massachusetts, sees the popularity of heated driveways as part of a larger trend: Homeowners are trying to build outdoor spaces they can use year-round. In addition to driveways, his customers are heating walkways that lead to amenities such as hot tubs and fire pits. “It’s nice to sit around those in the winter,” Veron says. “But if you have to shovel first, it’s too much of a chore.” Morris says the uptick in business started last winter: “People were calling us saying, ‘I can’t keep up.’” Interest has persisted, since the warmer months are prime time for doing the work to install heated driveways. That generally entails ripping up the existing driveway and laying down snow-melting cables and mats, which can then be covered with asphalt, concrete or pavers, Morris says. You can zone a driveway so that one part of it is heated and another isn’t. And heated driveways can be programmed to turn on automatically when the temperature drops to a certain level. Although heated driveways unquestion-

ably qualify as luxury items, Morris says there are so many ways to design and build them that they don’t have to be cost-prohibitive. Prices range from, say, $6,000 for a small driveway that’s about 30 feet long to the $50,000 that Geier paid for his 200-footlong driveway. The cost of electricity is also a factor. Again, it depends on the size of the driveway, although Morris says that heating a small driveway for the duration of a typical six-hour storm could cost as little as $13. A driveway heated by electricity is also cheaper than one heated by hydronics, or hot water systems. The choice often depends on the house’s heating system, Morris says. And many homeowners, he says, heat just enough of the driveway to drive their car out. Despite his peace of mind last winter, Geier, who is selling his Hinsdale house, says he doesn’t think he’ll put a heated driveway in his new home given the cost and other issues, like having to still shovel walkways and sidewalks. But you never know. “We haven’t been through winter in our new home yet,” he says.

Many of us have one room in the house that doesn’t really have a job. Maybe we set it up with an air bed once in a while for guests, or shove out-of-season clothing boxes in there, or use it as a holding zone for stuff we’re not sure what to do with. But when your house is on the market, every room has a role to play to make the sale. Next to fixing whatever’s broken, staging — decorating rooms in an inviting way to help people imagine living in them — is important. “The purpose of home staging is to draw the buyers into the house emotionally so they say, ‘Wow, we want to live here!’” says Melinda Bartling, a real-estate agent and home stager in Overland Park, Kansas. “Buyers must be able to see themselves living in the house, not questioning why it looks the way it does. For example, if you use your finished basement as a catch-all, buyers will wonder what’s wrong with the space.” New York-based real-estate agent Nathalie Clark’s motto is “minimalism with personality.” “The owner’s presence must be as discreet as possible, but the rooms have to feel inhabited and should clearly state their function,” she says. Some ideas from stagers on what to do with an unused space:

Make it a closet Everyone wants good storage. Turn a potential shortcoming into a valuable feature by transforming a small room into a large closet or dressing room. Install a shelving system; if money’s an issue, just outfit one long wall to achieve the purpose. Add a chair or ottoman and a large mirror, perhaps, so buyers can imagine a dressing room. If your home is short on storage, consider outfitting an under-stair niche or other “dead” space with shelving, and stock the shelves with smart-looking boxes and bins. But leave some empty space in a closet, too. “Closets filled with items other than clothes send the message there isn’t

MAKE IT AN OFFICE Real-estate agents tend to prefer that bedrooms be staged as bedrooms, because buyers usually want lots of those. But depending on your market, it may pay off to stage one of those rooms as a home office. If you’ve got more than four

bedrooms, Clark says, turn one into a home office. In a four-bedroom home, “use the room farthest from a bathroom,” she advises. Add a desk, chair and lamp, and lay down a fresh new rug in either a chic neutral hue or a style-savvy pattern that ties it into neighboring rooms. MAKE IT A WORKOUT SPACE Empty nesters often have basements that once were playrooms. Clark suggests converting a space like that into a cozy TV room or gym. “For a gym, you don’t need a lot of fancy equipment,” she says. “A bench, some neatly stacked weights, a few ropes or bands hung on pretty hooks, a mirror and a mat can all easily be arranged to create a powerful visual effect.”
