The Mike Thomas Associates Team Mike Thomas Associates is making an investment in a larger facility that will be poised for growing the community. In February, Mike Thomas Associates held a groundbreaking ceremony to begin construction of a new, 3,000-square-foot office in Angola on County Road 200 North. A grand opening of the office is planned for late summer of 2015. “We are committed to being a part of the business development community in Steuben County to meet the area’s residential and commercial real estate needs,” said Jennifer Callison, vice president of Mike Thomas Associates. “We are excited to be a part of the county’s growth.” Mike Thomas Associates has

expanded consistently since 1977 to serve the region through two locations in Fort Wayne, one office in Auburn and one office in Angola. Its nearly 100 real estate agents work together to meet their clients’ needs. The Angola office, established in June 2010, is home to eight full-time agents who serve Steuben, LaGrange and DeKalb counties. “For 37 years, Mike Thomas Associates has specialized in connecting buyers and sellers for all segments of real estate including: existing homes, lake, commercial, agricultural property and new development. We represent a network of quality builders. The agency is strongly focused on relocation services and offers a full staff dedicated to this segment of the real estate market. Add value to your home with these renovations METRO CREATIVE CONNECTION

Homeowners choose renovation projects for a variety of reasons. Although many improvements are made to increase functionality and comfort of a home, several others are seen as worthwhile investments. These investments can add up to a higher resale value when the time comes to sell a home. Certain projects have a history of providing a greater return on homeowners’ investments than others. The following renovation tips can add beauty to your home and generate great returns when you put the home up for sale. • Invest in your kitchen. Kitchen remodels are a safe bet when it comes to putting money into improving a home. Residents tend to spend a great deal of time in the kitchen, but a dated, poorly functioning kitchen can detract from the value of a home, even if the rest of the home is in good shape. It’s possible to recoup between 60 and 120 percent of your kitchen remodel investment, especially if the kitchen matches up well with the rest of your home. Homeowners should know that a deluxe renovation may not be necessary, as relatively moderate improvements can create a whole new look for a kitchen. • Look to paint. One of the least expensive improvement materials, but one that has a significant impact, is paint. Neutral, modern colors can easily liven up any space. If you paint with low-VOC paint, you also can advertise an eco-friendly home, which is very desireable these days. • Put in another bathroom. Multiple bathrooms are an attractive selling point, particularly in older homes that may not have been equipped with more than one bathroom. Finding extra space for a bathroom can be tricky, but consider closets, areas under stairs or even taking some space away from another room. Popular home-improvement television channel HGTV advises that half-bathrooms require at least 18 square feet of space, while full baths need 30 to 35 square feet for a stand-up shower or bathtub. • Renovate the HVAC system.

METRO CREATIVE CONNECTION

Finding space to install an extra bathroom in a home can be a worthwhile investment.

Aesthetic improvements aren’t the only ones that add value to a home. Many home buyers are eager to purchase a home that has a new heating and cooling system, as buyers understand that furnaces and air conditioning units are substantial investments that can last for years. Other improvements, such as adding attic insulation or replacing older windows and doors with more energy efficient options, also are smart bets. • Add illumination to rooms. A dark home is a dreary home. Adding light can mean including more overhead and accent lighting. Under-cabinet task lighting is a nice touch. Inclusion of skylights and sun tubes can bring natural light into rooms that may not have south- or west-facing windows. • Put a deck addition outdoors. Outdoor living spaces have become more desireable, especially as the “staycation” has grown in popularity. Decks and patios

can make backyards more appealing. The scope of your investment will depend on the size of the deck and design. Doing the work yourself can cut the cost of decks in half, but only if you have the specific tools or experience to tackle such a project. • Improve curb appeal. Adding attractive landscaping and freshening up the entryway to a home can add considerable value to your home, as buyers judge homes by their exteriors. Completely renovated interiors may never be seen if buyers pass up your home because of a less attractive exterior. Classy, subtle changes, like well-placed shrubbery and a green lawn, can work wonders. An inviting front door and well-lit entryway also add curb appeal to a home. Before making improvements, homeowners should determine if a given project will provide a solid return on their investment.

Factors to consider before selling your home Selling a home is no small undertaking. It often pays to be patient when putting a property up for sale, but waiting for an acceptable offer can be stressful, especially for those homeowners who have already found their next homes. Because so much tends to be riding on the decision of whether or not to sell a home, homeowners would be wise to consider the following factors before putting that “For Sale” sign in their front yards. • Motivation: Many homeowners sell their homes because their families are growing and they have outgrown their current residences. Others may recognize a seller’s real estate market and want to strike while the iron is hot, while still others might be moving for a new job. The factors that motivate homeowners to sell their homes vary with each individual case, but prospective sellers should keep in mind that moving can be expensive, and finding a new home may not be so easy, nor is the grass necessarily greener on the other side. When deciding if now is the best time to sell your home, make sure you will be selling for the right reason. That can make the often trying process of selling a home a lot easier to handle. • Market: The local real estate market is another factor to consider when deciding whether or not to sell your home. A home is a significant investment, and you want to earn as substantial a return on that investment as possible. Selling when the market is struggling will make your investment less valuable. Research recently sold homes in your neighborhood to get an idea of how much you can expect to get if you sold your home in the current market. It might be worth it to sell now, or it might pay off to be patient and wait until the market rebounds. • Kids: Selling your home will impact your family just like it will impact your bottom line. Unless you plan to move down the street or to another home in your community, selling may mean you and your family no longer see your friends and neighbors. That can be a difficult adjustment, especially for schoolaged kids who will have to adjust to a new school. The potentially negative

impact that selling can have on your children may not be worth the financial benefits of selling, so the decision of whether or not to sell should not be taken lightly by homeowners who also happen to be parents. • Quality of life: It can be difficult to turn down an opportunity to make a lot of money on your real estate investment. But if you plan to sell and move further away from your office and your friends and family, the financial windfall you earn when selling your home may not be

worth the sacrifices you have to make in order to earn that money. Studies have shown that longer commutes can elevate stress levels, and even the most affordable property may not be worth moving to if you won’t be able to enjoy the home with your friends and family. When deciding whether or not to sell their homes, many homeowners make the decision a strictly financial one. But there is more than money to consider when deciding if now is the right time to sell your home.
