Larger appliances sometimes a good upgrade Q. My wife and I are planning on remodeling our kitchen this spring and are working on kitchen layouts. Our kitchen space is not large but we would have room for larger appliances. We are thinking about having a 48” stove with double oven and a larger refrigerator than our SQUARE existing 36” model. Upgrades and options to cabinetry,

countertops and appliances have been hard to keep up with. Yes, trends have been toward small efficient kitchens as part of the tiny home movement. But basic family kitchen design still falls back on a couple of basic rules. The kitchen triangle has always been a base line. The triangle consisting of stove, refrigerator and sink that is not larger than 25 feet or smaller than 10 feet has been the starting point. Each unit has its own use and the sink is generally the most used item. From there you want to make sure the kitchen matches the house regarding size and use. Large family homes with more than three bedrooms commonly have a much larger family kitchen. These larger kitchens can be spectacular and multi-functional with eating areas for lunch or to gather family members and other areas for

cooking and preparation. Today’s specialty cooking areas for larger families almost always have larger cooking appliances with double ovens. To have a large double refrigerator with lots of storage is typical in a larger family kitchen. Other appliance options for larger family kitchens are trash compactors, appliance garages for multiple counter appliances and even beverage refrigerators, wine coolers, steaming drawers and larger dishwashers. Just don’t put in large appliances if your house doesn’t have the room or you don’t have the need.

DEKALB COUNTY DeKalb Central The DeKalb Central school district includes six townships in DeKalb County — Fairfield, Smithfield, Richland, Grant, Union and Jackson. They include the communities of Ashley, Corunna, Auburn and Waterloo. The school corporation operates six schools. DeKalb High School/ DeKalb New Tech and DeKalb Middle School are midway between Auburn and Waterloo. Four elementary schools include McKenney-Harrison and James R. Watson, both in Auburn; Waterloo Elementary School; and Country Meadow Elementary School south of Ashley. DeKalb Eastern The DeKalb County Eastern Community School District includes six

Local Schools townships in eastern DeKalb County — Concord, Newville, Spencer, Stafford, Troy and Wilmington. The school district also includes the communities of Butler, St. Joe and Spencerville. The district operates three schools: Eastside Junior-Senior High School on the east side of Butler; Butler Elementary School; and Riverdale Elementary School in St. Joe. Garrett-Keyser-Butler Community Schools The Garrett-Keyser-Butler school district includes the city of Garrett, town of Altona, and Keyser and Butler townships. Slow season gives contractors more time for helpful ideas Q. My wife and I tried to get some estimates for remodeling this last summer from a couple of local guys. We had ideas of what we wanted but also wanted their input as to how to achieve our goals. First it was like pulling teeth to get them to come out, and second, once they left we couldn’t get them to follow up with an estimate. Well, certainly you can contact anyone who will respond to your needs in a timely manner. But remember that the farther they have to come to see you, work on your project and provide service in the future, the more it is bound to cost. Specialty contractors install patio rooms, counter tops or things like that under the general contract of a local builder. That way you have someone locally who can respond to your needs. Steuben County is normally about 35,000 people and during the summer it grows to 135,000 people so to get a lot of attention is very difficult. In the summer the best contractors are working at full capacity. You also mentioned that you were looking for quotes and that their input was needed. If you are looking for them to do home work on design drawings and different ideas for a free estimate for you — it is worse than pulling teeth especially in the summer. Maybe try now that things have slowed down a little. Local contractors can now spend a little more time on coming up with helpful ideas and providing cost options. You might try to bring in the scope a little by asking for two or three options and try to be specific. Also try not to prioritize what the price is.

If you’re looking for options, expect that specifics have not been worked out yet. Once you have a better handle on your specific direction you can whittle on the price by selections that are made. Q. We have been getting a leak around the chimney down in the basement. After it rains I will find a wet area around the chimney but see no signs of it in the upper two floors. I have been up on the roof and I don’t see where it could possibly be coming in from the roofing or flashing. We had our roof replaced about eight years ago and we called them and they assured us that it was not coming from the roof. Where else could the leak be coming from? Vince of near Angola A. There could be a couple of possible leak locations. Depending on the masonry of the chimney, the exterior finish of the chimney could tell us a lot. If it is masonry brick or stone, water seepages could accrue when the mortar joints begin to fail; this can cause voids that could be a channel for water. Water could come into the chimney and then leak into the basement when it reaches the concrete floor. Another possible point of concern would be the chimney cap. If it is a poured mortar or concrete cap and there are any cracks in the top, a leak would be a possibility. I have seen certain weather conditions blow water into the chimney flue that would then run down the interior of the chimney and show up on the basement floor. One tip is to not neglect your chimney. Often homeowners will maintain their roofs and ignore their chimneys. I have seen chimneys above the roof left to deteriorate to the point of literally falling apart. Masonry chimneys are not cheap to fix. Q. Jeff, a few months ago, my wife and I discovered low water pressure at the kitchen sink on the hot water

side of the faucet. We could hear the running of water. We turned off the main house water valve and the sound went away; then we turned back on each individual faucet in the house and finally again the kitchen sink where we found the noise is coming from. Is there any way to know for sure and how do we fix it? Laurie in Kendallville A. How can this be? Under slab plumbing piping is supposed to last as long as the house and never have a problem, right? No, several times in my 30-plus years of working on houses we have found a failure with the under slab plumbing lines. Typically they are copper water lines because this is a common construction practice for slab style foundations and there were hundreds of thousands of houses built this way across the country. As the copper water line deteriorates, the wall of the pipe becomes thin and can easily cause a leak. I bet many leaks of this type go unnoticed for years especially if they are small. Another problem is that during this construction era welded wire mesh was commonly used to help strengthen the concrete floor slab. If the copper pipe is at all in contact with the steel wire mesh this will quickly deteriorate the wall of a copper pipe. If it is a hot water line I have been able to detect the location by the concrete slab being warm in that area. Once the leak is located, the slab can be broken up in that area and the gravel fill removed. When the copper line is exposed, the leaking pipe can be fixed. Several years ago we had a leak that we just couldn’t find. We ran a new water line through the wall around to the sink location and abandoned the under slab water line.
