Rafters can be ventilated Q. We have a house that was built in 1992 and is recessed back into a hill — meaning there is dirt around the house as the slope of the lot goes up. There is not much wall that sticks out of the ground up to the roof line and there is no overhang. I want to finish the unfinished area above but I don’t SQUARE see any means of into the CORNERS ventilation attic. The attic floor Jeff Deahl goes all the way to the outside wall and the rafters sit on the floor. How can I ventilate the rafter space? — Home owner in Steuben County

A.There is a lot to consider here in your homes description but I’m getting a visual. Your current living space is on the lower level and the ceiling of the lower is really a floor system with 3/4 inch sheeting. The roof rafters sit on a plate around the perimeter of the floor. The attic is unfinished and open probably with a fairly steep roof pitch. You don’t speak of any ventilation at all in the current storage attic area. The ventilation that you make in the low part of the roof would want to match the ventilation that could go out the high point of the roof. If you want to insulate the rafter spaces and finish the ceiling, ventilation would be required on the bottom of the roof sheeting. You would want to install air chutes on the bottom of the sheeting that

would allow air flow up and out a ridge vent. On the outside they do make a drip edge that is designed to not leak water but will provide air ventilation in the edge of the roof. You might have to cut a thin piece out of the current fascia to allow air in at that intersection. Q. My brothers and I want to build a new deck for my house and we have come up with a design and have worked out the structural dimensional lumber that is needed. I started shopping at lumber companies and found several different types of SQUARE treated lumber. Some CORNERS are rated for above ground and some Jeff Deahl say OK for ground contact. Different materials are used in the process — so which material is best? — Reuben in Noble County A. Treated wood for exterior purposes was developed in the 1940s basically with the introduction of CCA pressure treated wood.

Pressure treated wood is typically a soft wood such as southern yellow pine and has been chemically treated by running through pressurized tanks. The chemical preservatives are forced deep into the wood’s fibers. The result is an exterior-grade lumber suitable for decks, fences and other outdoor projects. Treated wood comes in several different types of treating. The CCA (chromate copper arsenate) originally developed is not too often used anymore because of its toxic properties. It is still used in commercial or larger decks, docks and telephone poles and is available from the right supplier. In 2004 its residential use stopped with the development of less toxic products for pressure treating. When looking at these treated woods, the label will tell you the chemical used. A number is used as a rating; the higher the number the stronger it was treated. These labels

will tell you whether it is suited for above ground use or use in contact with the ground. Today lumber companies carry wood with several different types of inorganic chemical treatment rather than arsenate. Alkaline Quaternary (ACQ), Copper Azole (CA), Sodium Borate (SBX) and Micronized Copper Quaternary (MCQ) are used for treated wood today. All of these contain high levels of copper which makes it more corrosive so you can’t use standard nails and flashings without failure. Most manufacturers will recommend stainless steel or hot dipped galvanized nails and screws and it is best used with vinyl, copper or rubber flashing. JEFF DEAHL is past president of the

Code officials can help you Q. I have an older home in the country and have always kept things up as much as I can, being a do-it-yourselfer. I want to build a bedroom addition on the first floor and I have a couple of electrical issues in the house that I know are not up to code. If I add on to the house will I have to bring the whole house up to code? — Wilmer of rural Steuben County A. My best answer is to talk to your local or county code official and ask. They are there SQUARE to help you — not to you for problems. CORNERS bustEvery year national codes are written and Jeff Deahl adopted and every several years state governing bodies adopt code requirements for the state. All old or wiring done prior to specific code adoption on your house is considered “grandfathered” and allowed. The problem comes if something is unsafe or dangerous and in these cases a violation can be issued. The room addition can for the most part stand on its own and be required to meet all current codes for the new work that you are doing. The existing house does not have to meet any current codes unless renovation work is being completed in these areas. If your new wiring connects to your existing service panel then that would also be required to meet current standards. Where the addition attaches to the existing can affect the original existing and can be subject to meeting current codes. Some things to look for that will be issues if looked at by a building official: If your existing panel is a fuse panel typically they are overloaded. If there are any uncovered junction boxes or if there are no GFCI outlets in bathroom and kitchen areas and especially if the outlets are too close to water sources. If the current house has knob and tube wiring there are generally wear issues and there is no way to ground any of the wiring. Also sensitive safety issues are bulbs; if they are over the size rating for any fixtures they can cause overheating. Another issue is over-used extension cords or multi-plug adapters. Q. My wife and I purchased a 20 year-old home last summer and have

enjoyed living in it. When we looked at the home we noticed that all the interior walls were textured. We didn’t really like this but we figured we could sand them later to make the walls smooth. Once we lived there a few months we began to notice where the walls had been patched and repainted, the texture doesn’t look the same. How hard is it to sand our walls smooth and paint? — Mark of Crooked Lake A. I have never been a fan of textured wall finishes without some sort of styling purpose. Most of the time when builders apply a full wall texture it is because they can get away with poorer taping and drywall work. I have seen builders/remodelers texture walls; they still see tape joints of the drywall underneath. When they try to put on another coat of mud over the existing texture generally they end up making things worse. Good looking texture is like the signature of the tradesman who is applying it. Think of years ago when beautiful sand swirl textures were norm on walls and ceilings. The texture should be consistent across the whole wall and throughout the room and throughout the house. To try and patch the walls leaves a recognizable spot of patch even if the wall is repainted. You might have to look at it real close to see the difference in texture. This is why you could see where the walls were patched. When we texture walls, I make sure the drywall is finished smooth so that when the texture is applied there will be no imperfections that will show through. Same thing goes with ceilings that are textured. Sanding is not going to bring the walls to a smooth finish. You will need to sand to take off the high spots but then you will need to skim coat the entire wall surface. Generally it is best to apply two thin coats of topping and sand between coats. The end wall will be smooth similar to a plaster wall. Q. My family is having a new house built (the digging just started) and is making choices on interior finishes. We have picked a cabinet style and countertops and are now working on bathroom fixtures. We asked our builder about interior trim options and he indicated that virtually everything they do is stained pine or painted trim with January 2018 • Page 25

painted being the most common. I had envisioned maybe stained oak woodwork with possibly the doors painted — or should we just have everything painted? — Jill of Noble County A. There are many types of interior trim and they all have different uses. A list of trim types would be base, base shoe, door and window casing, crown molding or cornice, wall paneling, chair and picture rail, door stop, cap and panel molding, stool and apron — just to name a few. These trims can be combined to form all kinds of profiles. Most of today’s production builders will only use a few of these trims to complete a typical family home. Generally, they want to get a pre-finished trim package either stained or pre-painted because that reduces the labor for installation and finish. It is common that some composites such as doors can easily be ordered painted. Variations to these basics usually are considered an upgrade. An example is a window can have standard 2 2/8” casing that goes all the way around (picture framed) or it can have a stool or window sill with a wood apron underneath. As you have seen in typical older homes, there are many variations to standard trim details. Some general tips when thinking about interior trim for a new home are: • Use trim consistently throughout the house representing the same architectural style. • Make sure all the elements of your trim go together and keep it proportionately equal. • You can add special features to rooms such as a crown molding in the living room and study or chair rail in dining room and kitchen. These trims can also be accented by painting. • Trim that is going to be painted can be of composite materials and have joints caulked and nail holes filled, sanded and painted. • Stained wood requires a little more detailed carpentry with tighter joints because matching color wood filler would have to be used for finish. • Hardwoods definitely make the best trim with lasting beauty. Concrete, wood may need to be separated Q. My wife and I built a new home a couple of years ago and have been settling into our new environment. We have a walk out basement and the walls have been framed and insulated ready to finish. The passage door going out the lower level has not been trimmed around. The gap between the frame and concrete wall has been spray foamed and looks rough. I have cut back the spray foam and want to install trim on inside. Do I have to put treated wood trim in where it meets the concrete? â€” Thomas of Auburn A. Generally the SQUARE interior trim would not CORNERS come in contact with bare concrete wall. Jeff Deahl Typically, the walls get framed with a slight space separating it from the concrete wall and the framing around the door that the door frame gets secured into is treated. There is space that is separated with drywall or the interior wall finish so direct contact of trim and concrete does not occur. If the trim is finished and installed to the concrete, maybe the edge can be caulked where

it meets the concrete. No, I wouldnâ€™t worry about it being treated wood, and, yes, theoretically any wood that meets concrete should be treated or have separation of some sort. Framing materials by code requirements are to be treated if they are in direct contact with the concrete foundation or walls. It can have an underlayment separation such as ice and water shield metal flashing. The idea is that cool damp concrete does not want to be in contact with standard wood or it will have accelerated rotting. If the concrete is clean and dry, there is not much to worry about like around a door on the interior of your lower level. There are also several epoxies and heavy paint coatings that can also be used to seal the concrete so that it doesnâ€™t sweat or cause contact with wood that could rot. Q. We are having a new house built and have had a signed contract for a couple of months now. The builder was scheduled to start the first of this month but that has been delayed a couple of weeks. We have sold our current home and closing is in 30 days and they are supposed to take occupancy 60 days after that. I get the feeling that the tone of your question that you already know the answer. The

probability of more delays is likely especially if it is not a subdivision built home. My recommendation is to stay flexible to your time line and donâ€™t wait until the last moment to make other arrangements. If you can, negotiate more time into when your house buyers take possession of your current home. You might not need the extra time, but in case you need it you have worked that out. You might be eager to move into your new home, but construction schedules can be affected by many different things including weather and material decisions and delivery schedules. You donâ€™t want to be forced into decisions based solely on whatâ€™s in stock; you will have to live with your choices for a long time. Home building is a complex process with lots of components all coming together and you donâ€™t want to have that happen hastily. To try to rush a project cannot be good because generally something has to be given up such as quality of the end results. You also donâ€™t want to force the use of overtime labor which costs more or incur rush charges for delivery of materials. Overall, you are better to let it take the required time to get quality end results but also peace of mind for having made good decisions. This will result in fewer long term errors or workmanship compromises because you have to get in.
