Church halls ďŹ ll with visitors and members shopping for cookies of every kind. The cookies are shaped like bells or Santas. The cookies taste of lemon or date. They’re covered with frosting or sugar. The cookie walks take on new bakers and add new memories each generation, as they raise money for church charities and send homebaked goods on to other homes. Bakers from several local churches shared their stories with this newspaper. FILE PHOTO

those who want the best selection at a good price.� The Women’s Fellowship sponsors the annual sale at Agape, 11610 Lima Road. This year’s sale will be 9 a.m.-noon Saturday, Dec. 13. “Last December’s Saturday morning was a miserable, cold, snowy day, and there was a debate
about even opening the doors. Still they came,� wrote publicist Becky Morris. “While sales might not have been as brisk as some years, there weren’t many cookies left by noon.� Church members commit to making 10 dozen or more cookies, which are displayed in the fellowship hall. Shoppers put on gloves
and collect cookies in carry-out containers. “Some need a second or third box,� Morris wrote. “We look forward to seeing them again. The coffee pot is on for sampling while visiting and checking out the craft items,� Morris wrote. See TRADITION, Page A4
Downtown Fort Wayne will light up the holiday season on Thanksgiving Eve, and then church bells will ring in the season. The sounding of the bells is new this year, said Amita Homco, the Night of Lights event coordinator for the Downtown Improvement District. The collective sound follows the ďŹ reworks at Parkview Field. First Presbyterian Church has coordinated with eight other churches to ring bells in unison. “The Night of Lights is a staple. It’s the biggest thing for us. We get 10,000-plus people downtown,â€? Homco said. “We get lots of people in Fort Wayne who want to make sure it’s going to be happening and just checking in, ‘When is the Night of Lights? Lynne Gilmore is the executive director of the AWS Foundation. “The event raises money to support grant-making, and it also brings awareness about disabilities,� she said. About 15,000 visitors will begin arriving at the 20th annual Fantasy of Lights in Franke Park on Nov. 26. Dan Stuerzenberger has been working on the 32,000-bulb display for a month. Actually, he’s been helping to maintain the 71-feature display for 15 years. “We started this year, Oct. 8, bringing stuff onto the grounds,â€? the volunteer said. “It’s an everyday procedure. We work really closely with the [Allen County] Community Corrections. They help us set up the displays, and they’re just a really good group.â€? Embassy windows to have new look for 2014 The Embassy Theatre has announced the names of the designers chosen to create the 2014 Holiday Animated Windows display. The theater selected window designer Nena Brown of NDB Designs, Graphic Design, Web Design & Marketing and Stan Sheets of the History Center. The windows are at the corner of Jefferson Boulevard and Harrison Street, along the west side of the Embassy. The display will open Wednesday evening, Nov. 26, during the down-
town Night of Lights. The display can be viewed through Jan. 1. From 2009 to 2013, Corner House owners and designers David and Kathy James, with local animator and designer Don Johnson created new animated characters and illustrated a holiday story in the windows. This year the first two windows along Harrison Street will be decorated by Sheets, longtime window designer for L.S. Ayres and Macy’s, utilizing some original Wolf & Dessauer characters owned by the History
Center. The remaining seven windows will feature the story that local animator and designer Brown created of “Merry Mouse” and her journey from Fort Wayne to the North Pole to become one of Santa’s toymakers. Also on Nov. 26, the Embassy’s Festival of Trees will open to the public. Festival of Trees hours continue through Dec. 3. Hours are: Wednesday, Nov. 26, 6-9 p.m.; Thursday, Nov. 27, 4-8 p.m.; Friday-Sunday, Nov. 28-30, noon-8 p.m.;
and Monday-Wednesday, Dec. 1-3, 9 a.m.-1 p.m. Tickets are $7 for adults, $3 for children 4-12. Children ages 3 and under are admitted free, but need a ticket; please see the box office. Tickets for the traditional Friday and Saturday events sold out within four hours, and the Embassy added Sunday morning. Those tickets also were selling quickly. “Breakfast with Santa has always been very popular and we’ve considered adding an additional date in past years,” said Kelly Updike, Embassy Theatre executive director. The Sunday breakfast will have all the same fun
traditions as the other two. Santa and Mrs. Claus lead the children and their families down the aisle to the stage where Santa’s elves greet them. After breakfast there is a sing-along with Santa, story time with Mrs. Claus and a magic show with Ronald McDonald. “The Embassy Theatre is all about tradition during the holiday season. Many families visit the Festival of Trees at Thanksgiving and many families bring their children year after year to Breakfast with Santa,” Updike said in a news release.

Stuerzenberger said the conversion to LED lighting has cut the electrical costs. The switch began about ďŹ ve years ago, and was complete before the 2013 season, he said. “It is working out
fantastic,� he said. “It has cut our bills probably by a third.� The initial investment was costly, he said. “But these bulbs don’t break like the glass ones.� “The LEDs made the displays pop, especially at night, and then when the snow falls it’s something to see,� said Palmer, who also began working on the Fantasy of Lights several weeks in advance. “It’s beautiful, beautiful work.� “Changing over to the LED lights has really
transformed the whole event,� said Gilmore, the executive director, “because the quality of the lighting is so intense, and the LED lighting picks up so many more details of the display.� In addition to the bulbs, the trail includes thousands of feet of rope lighting, she said. As director of volunteers, Palmer recruits the individuals and organizations responsible for greeting visitors and taking the admission money. “I have
been working on it for almost three weeks,� she said. Anyone interested in volunteering may call Palmer at 207-5769. Palmer said special guests will open the festival at 6 p.m. Wednesday, Nov. 26. “Santa and Mrs. Claus will ride through the park in a horse-drawn carriage, accompanied by some very special kids and their families, who will help Santa turn on the lights,� Palmer said.

St. Joseph United Methodist Church will see Deb Tubergen and the United Methodist Women holding their 10th cookie walk since the tradition began 11 years ago. This year’s sale will be 9 a.m.-1 p.m. Saturday, Dec. 6. The church is at 6004 Reed Road, at the corner of St. Joe Center Road. Volunteers will bake more than 5,000 cookies
for the fundraiser. Some of the cookies might go to charity. But charity, after all, is the whole reason for the project. “We fund Bible studies,” Tubergen said. “And we help kids go to camp who wouldn’t be able to otherwise. Just any need of the church.” The project begins many days before the sale. “We baked 1,080 cookies in our church one Monday, and we freeze them, and we take them out the week
of the Cookie Walk, and we have the most talented people decorate them,” Tubergen said before last year’s sale. Shoppers will choose from among cookies of various shapes. Selections will be weighed and priced per pound. Candy also will be available. The weather was not kind to the Emmaus Women’s Guild Cookie Fair in 2013. The Emmaus Women’s Guild didn’t care.

“Our principal said we’re putting it on unless it’s a Level 1 emergency,” Barb Kanning said that snowy Saturday morning. “We have hundreds of people who bake.” “After church services the two Sundays before, I stand by the door and nobody gets by me without at least one pan or two pans, and then they brought them all in yesterday or last evening, except for a handful who were baking last night,” Kanning said that blustery morning. “The old faithfuls were here by 9 o’clock,” said her friend, Marian Hamilton. Those hundreds will be baking again in preparation for this year’s sale, 9 a.m.noon Saturday, Dec. 13. Cookie sales and bazaars have been part of the Emmaus tradition since its founding on Broadway in Fort Wayne in 1900. This will mark the church’s eighth Christmas at its new home in Aboite Township. “We used to bring in cut-out cookies and spend a whole day frosting cookies,” Kanning said. “Gorgeous decorated cut-outs. They went!” Kanning said interest in the cookie walk begins building weeks ahead of the actual sale. “I get emails from my old pals asking ‘when are the cookies?’ ” she said.

Heartland plans six varied December concerts Heartland is planning a total of six performances in December, offering music ranging from George Frideric Handel’s immortal work “Messiah” to holiday songs for all faiths. On Sunday, Dec. 7, Heartland, in collaboration with the University of Saint

(ALLEN COUNTY) The nationwide credit
crisis may have turned “the American dream” into an extended nightmare for many Indiana home buyers and sellers. Banks and mortgage lenders (who are not going out of business) have tightened up their lending requirements to the point where many home buyers today can no longer qualify for a mortgage. Record foreclosures, rising unemployment, losses in the financial markets and the current credit crunch have not only reduced the number of buyers who can buy but have also increased the number of houses that sellers need to sell. Prices are under pressure as home sellers lower their asking price to attract a buyer, and as lenders resell their foreclosed homes below market value. And it’s turning into a vicious cycle -- as many buyers need to sell their current home first -- and many sellers (unless they plan to rent) need new financing to get into their next home. As a result, a sea of real estate agents, mortgage brokers and home builders are going out of business. These professionals are in the business of serving buyers and sellers. But that’s hard to do with the credit crisis when the entire real estate industry traditionally relies on mortgage lending to finance buyers and get houses sold. What can homeowners do to sell their homes? How can buyers get financing if they can’t meet the tougher lending criteria on credit scores, income verification, down payment amounts and debt ratios?
There’s one local real estate professional who has found a way to make things work even with the present banking crisis. Mike MacDonald is the president of Summit City Investments, Inc. Since 1999, his private investment company has been buying houses throughout the Allen County, IN region without ever relying on banks. MacDonald’s company takes over existing mortgages or brings in private lenders allowing him to pay homeowners all cash for the properties. He then offers his properties for rent or “for sale by owner” using a variety of unique seller financing programs. By taking a long term approach and never relying on banks, business has never been better for MacDonald and his company. “Most sellers are unaware of the options we offer. What they need most is a qualified buyer... and we might just be that buyer. We can buy houses in as-is condition, pay top dollar and close in just a few days… or whenever they’re ready.”
Mike says it’s normal for people to think
they must be desperate before calling him to buy their house. “It’s a very common misconception. But until I look at a house and do some research, I won’t know my game plan for the property or what I can offer. But after a single visit to the property and meeting with the homeowners I can let them know exactly what I can do. My offer is good for 7 days and it’s only at that point, with my offer on the table, that a seller can decide if I’m going to become their buyer.” In fact, price is not an issue for MacDonald. As an investor, what’s important to him is the determination of what income the property can produce. “It’s easy to determine. I also do an appraisal and look at the recent comparable sales. Then I do whatever I can to offer a seller up to full price today -- or about what they might net sometime in the future pursuing a more conventional route. What I can pay depends on the condition, location and financing options available for that type of property. It only takes about 10 minutes to prescreen a property over the phone and to set an appointment. We typically buy 1 out of every 4 properties we see. In fact, for about half of those I have purchased, the seller pursued their other options and then came to realize that my offer was the best all along.” MacDonald believes the three biggest reasons a house doesn’t sell are: 1) it is overpriced, 2) it is poorly marketed, or 3) it is not fixed up to show well. “I can pay a fair price on a home that needs work. I might even plan to increase the value or marketability by adding a bedroom or bath, finishing a basement or installing a new heating system. Brand new carpet and paint will go a long way to attract a qualified buyer. But I understand that many sellers don’t have the time, inclination or money to remodel a house... just to get it sold. We solve that problem for sellers.” Overpricing a home could be the biggest mistake. Listing agents sometimes suggest (or a seller might decide) to ask for a higher price than needed. This might be to test the market or leave wiggle room to negotiate. However, this can backfire if the seller wants (or needs) a quick sale, or when the “days on the market” stacks up causing buyers to wonder what’s wrong with the property. Another misconception about how Mike MacDonald buys houses is the idea that he’s probably looking for sellers in financial distress. “Look, when a seller is out of time or out of options, then I’m usually their best solution -- if their property is not over-financed. But most people headed for foreclosure are either overleveraged or actually looking to save their house. If I buy the house the seller must move. They really need to get into a more affordable home... but sometimes I can help by swapping properties.” MacDonald warns about companies and real estate investors who target distressed homeowners. “Recent laws have been passed in Indiana that apply to any business and investor who targets people in foreclosure. Be cautious, do your research and perhaps seek legal advice when anyone wants to charge you an upfront fee for helping to get your loan modified, or... if they’re promising to lease the home back to you. That rarely works out like the borrower expects and can lead to accusations of fraud. Perhaps rightly so.” What does a real estate investor like Mike MacDonald do with the houses he
buys each month? What about the hundreds of houses his company has bought throughout Allen County, Indiana over the last 14 years? Simple. He rents them out or resells them. “We’re usually managing 80 to 100 properties at any given time -- making us one of the largest owners of single family homes in the area. Each month we may have 10 to 15 houses for sale. Some we’ve owned for years and others we have recently bought.” With a reasonable down payment, MacDonald says he can sell you one of his properties using his popular owner financing programs -- even if you have damaged credit or a short job history. His most popular owner financing “If you can afford a first month’s rent, a last month’s rent and a security deposit, then I can probably sell you one of my houses.”

These investors usually want to reinvest allowing us to buy even more houses.” Unfortunately many of the mortgage programs once available are now gone. It’s reported that 75% of the available lending disappeared when FHA changed their rules last October and again early this year. But, if you have money to put down and can prove your income, there are still loans available now. In fact, some rural development loans and VA loans still allow qualified buyers to borrow with no money down. “We help all of our buyers get a bank loan as quickly as possible... or we finance them ourselves. But we’ve never relied on banks. That keeps us in control and maintains our sanity. But we get those loans done every chance we get. In fact, sometimes a buyer can qualify and doesn’t even know it. Other times they can qualify but need a flexible seller. We’re one of the most creative and flexible sellers you’ll ever find,” says MacDonald. Does buying or selling a home have to be difficult? Nonetheless, the Leo High School drama department will stage the British farce “Noises Off” at 7 p.m. Thursday through Saturday, Nov. 20-22. The manger is moving to the park for Christmas 2014. The 64th Christ Child Festival will be held Saturday and Sunday, Nov. 29 and 30, at Franke Park. Hours are 11 a.m.-5 p.m. each day. All activities are free. Volunteers will re-create the streets of Bethlehem in tents, a pavilion and the outdoor setting of the park at 3411 Sherman Blvd. A 30-x-75 tent will house shepherds and sheep, and eight shops such as carpenters and bakers. “And then at the other end of the tent is where baby Jesus, Mary and Joseph and the donkey will be,” said Judi Hapke, Christ Child Festival publicist. The Christ Child Festival first was held at the Allen County War Memorial Coliseum in 1951, and moved downtown to the University of Saint Francis Performing Arts Center in 2013. The new, outdoor setting will accommodate re-enactors and a herd of animals consistent with the Bethelem of the Bible. The three camels, a donkey and six Jacob’s four-horn sheep

will be provided by a ranch in southern Indiana. Other animals are courtesy of the DeKalb County Horsemen’s Association. “We are really excited about having these animals,” Hapke said. A recorded narration will explain various stops on the tour of Bethlehem. “It’s hard to find enough people to do the speaking parts,” Hapke said. The popularity of an outdoor setting is evident in the success of the Christkindlmarket in Chicago, according to Hapke. “If they can do it in the Windy City, we can do it here,” she said. “Free parking really helps,” she added. The re-creation of the Bethlehem scene is not only entertaining but educational, Hapke said.
“A third of today’s youth do not know the story of Christmas, so they don’t really know what brought it all about,” she said. “We’re out to change that.” Pavilion No. 1 will be heated for indoor activities, including Christmas carols and children’s activities and a variety of music and poetry. Hapke also said the location provides easy access to the Fantasy of Lights, which opens Nov. 26, and to horse-drawn wagons and carriages. Visitors may contribute postage for Little Dresses for Africa, or provide military personnel with scarves and devotion books based on Psalm 91. More information is available at ChristChildFest.org.

The confusion is compounded for Erexson and student co-director Mallory Minich, who prepare notes for cast members, their characters, and their characters’ characters. “You have two different personalities that you have to keep in check,” Erexson said. Those notes go to veteran drama director Nelson. “This is probably the most challenging role that any of these kids have played because of the timing — the comedic timing as well as the physical timing,” Nelson said. “They’re running up and down these steps, opening and closing doors all the time. The set revolves and the second act is played with the back side of the set showing to the audience, where they’re all pantomiming.” “There are a lot of misunderstandings. And it’s just up and down, up and down, back and forth, slamming doors. It’s very, very challenging work.” Nelson, who also directs at Eastside High School in Butler and has been involved in many aspects of Fort Wayne theater, said this is her first time directing this play. “It’s been a challenge for me, too, trying to figure out the best way to help them when they’re having to coordinate the acts on that side and the reaction on this side,” she said. The solution, she said, “is breaking it down into small chunks and working the action and then coordinating the dialogue with action and just moving ahead.” In addition to “Noises Off” director Nelson, and student co-directors Erexson and Minich, the audience also

Holiday Magic to put Monroeville in holiday spirit The Monroeville Chamber of Commerce has added more activities for the seventh annual Monroeville Holiday Magic, from 10 a.m.-2 p.m. Saturday, Dec. 6. Activities include events for both young and old, designed to attract folks from the surrounding area. “Holiday Magic started as an evening event downtown with Santa and Mrs. Claus in a gazebo and carolers
singing nearby,� said Shawn Norris, the creator and coordinator of the event. “Several business owners stayed open late and offered holiday specials. Over the past few years we have added the trolley, Gingerbread House Contest and craft shows. We were also able to coordinate with Cornerstone Youth Center’s Cookie Walk and Poinsettia Sale,� Norris said in a news
release. As in the past, the trolley will be back to offer free rides to those who attend. Holiday guests can board the trolley at any of the event locations, and enjoy the holiday music during their ride to the next stop. The trolley will continue to make the loop, stopping at each event, approximately every 25 minutes. There is no admission charge to any
of the events. Santa Train begins Dec. 6 Children may climb aboard the Santa Train on three Saturdays in December. The rides begin and end at the Fort Wayne Railroad Historical Society home at 15808 Edgerton Road in New Haven. Hours are 10 a.m.-4 p.m. Dec. 6, 13 and 20. Tickets are $5 for adults, $4 for children. For the first time, Santa followers may buy their tickets online,
beginning Nov. 24. Visit fortwaynerailroad.org. A 1950s diesel locomotive will pull a vintage red caboose on each of the 20-minute rides, as Santa visits with his fellow passengers. Tours will run continuously all three Saturdays. Tours of the No. 765 steam locomotive and other activities also will be available at the railroad society’s restoration facility.

Visiting Nurse will hold the 29th annual Holiday Memorial Tree Program and Tree Lighting at the Baker Street Train Station at 5 p.m. Sunday, Nov. 23. This annual event will include music, guest speakers, and refreshments and the lighting of an evergreen tree outside the historic station at 221 W. Baker St. in downtown Fort Wayne. Hundreds of twinkling lights, shining bright in memory of loved ones, will adorn the tree throughout the holiday season. The program will feature
uplifting thoughts about grief during the holidays from Dar Richardson and reections from Bonnie Davis, Visiting Nurse bereavement coordinator, along with music from the Fort Wayne Children’s Choir Chamber Singers. Refreshments will be served immediately after the lighting of the memorial tree. “The holidays can be a difďŹ cult time of year for those who have lost a loved one,â€? the sponsoring agency said in a news release. “The Holiday Memorial Tree Service and Tree
Lighting program provides an opportunity to reect and remember loved ones before the beginning of the busy holiday season.â€? Lights can be purchased for $25 each or $40 for two.
