Welcome to the Worthington family lake home. This quaint house truly defines what a “lake cottage” is meant to be. The remodeled cottage features three bedrooms, two baths, loft, and a sun room on the main floor. The updates for our 2017 Remodelers Tour home began in the master bathroom. The removal of an existing hot tub and fiberglass shower, provided us with the space to design a custom walk-in shower with barn wood tile, and an under mount soaking tub with quartz deck surrounded in accent tile. A matching quartz vanity top, tile floor and new lighting gives a sleek but rustic appeal to the newly designed space. The guest bath was also redesigned to meet the needs of our homeowners. Unused closet areas were utilized to add square footage to a small existing footprint. Installation of a Neo angle shower, Wellborn vanity, LVT plank flooring and updated fixtures, turned this bath into a usable space for family and friends visiting at the lake.

The living room and dining room were once separately divided spaces. We created an open concept by removing a dividing wall and installing continuous LVT plank flooring from the road side to lake side of this lovely home. In addition, black iron balusters were installed to create a more open and modernized look in the hub of the home. Beautiful granite countertops complemented by a glass and stone backsplash were installed in the kitchen of this waterfront haven. From the front door to the back door, from the second floor railings to the main level floors, you will see stunning finishes and quality craftsmanship everywhere you look.

We hope your enjoy your visit at Snow Lake. Briefly, the first phase of this remodel was done a few years ago, in which we installed new windows and exterior siding. This newly completed phase of the remodel focused on bringing a fresh, new, light, simplicity to the interior of this lakeside cottage. Interior changes included things seen and unseen. We shifted walls, plumbing, and some doors to create a better flow for how this cottage is used. After the old soffit blocks were removed, a new kitchen emerged with bright white cabinets, countertops, and tile backsplash to start. A new white cabinet vanity & linen closet offers brightness in a newly created bathroom as well. New flooring throughout the home combines vinyl plank and carpeting. We replaced a wood burning stove with a porcelain gas fired heat stove. Dark paneling on walls and ceilings was removed & replaced with drywall and a few fresh coats of paint. What a difference that made!! A new, relocated staircase & railing, ceiling fans, lighting, hardware, and more details gave this cottage the fresh start it needed. Some of the updates needed for the efficiency of this home cannot be “seen”. We created a

more usable crawlspace with the addition of concrete ﬂoor, new access doors, and climate control. Energy related improvements boasts a tankless water heater, boiler heat system, whole house cooling system, and insulation. We transformed a dated, dark home; into a bright, airy, cozy lakeside cottage. This is a must see entry in this year’s Remodeler’s Tour.

Concrete, wood may need to be separated Q. My wife and I built a new home a couple of years ago and have been settling into our new environment. We have a walk out basement and the walls have been framed and insulated ready to finish. The passage door going out the lower level has not been trimmed around. The gap between the frame and concrete wall has been spray foamed and looks rough. I have cut back the spray foam and want to install trim on inside. Do I have to put SQUARE treated wood trim in where meets the concrete? — CORNERS itThomas of Auburn A. Generally the interior Jeff Deahl trim would not come in contact with bare concrete wall. Typically, the walls get framed with a slight space separating it from the concrete wall and the framing around the door that the door frame gets secured into is treated. There is space that is separated with drywall or the interior wall finish so direct contact of trim and concrete does not occur. If the trim is finished and installed to the concrete, maybe the edge can be caulked where it meets the concrete. No, I wouldn’t worry about it being treated wood, and, yes, theoretically any wood that meets

concrete should be treated or have separation of some sort. Framing materials by code requirements are to be treated if they are in direct contact with the concrete foundation or walls. It can have an underlayment separation such as ice and water shield metal flashing. The idea is that cool damp concrete does not want to be in contact with standard wood or it will have accelerated rotting. If the concrete is clean and dry, there is not much to worry about like around a door on the interior of your lower level. There are also several epoxies and heavy paint coatings that can also be used to seal the concrete so that it doesn’t sweat or cause contact with wood that could rot. Q. We are having a new house built and have had a signed contract for a couple of months now. The builder was scheduled to start the first of this month but that has been delayed a couple of weeks. We have sold our current home and closing is in 30 days and they are supposed to take occupancy 60 days after that. The builder indicated that it would take approximately 90 days to complete the house. Should I be prepared for more delays to the schedule? — Lawrence in rural DeKalb County A. I get the feeling that the tone of your question that you already know the answer. The probability of more delays is likely especially if it is not a subdivision built home. My recommendation is to stay flexible to your time line and don’t wait until the last moment to make other arrangements. If you can, negotiate more time into when your house buyers take

possession of your current home. You might not need the extra time, but in case you need it you have worked that out. You might be eager to move into your new home, but construction schedules can be affected by many different things including weather and material decisions and delivery schedules. You don’t want to be forced into decisions based solely on what’s in stock; you will have to live with your choices for a long time. Home building is a complex process with lots of components all coming together and you don’t want to have that happen hastily. To try to rush a project cannot be good because generally something has to be given up such as quality of the end results. You also don’t want to force the use of overtime labor which costs more or incur rush charges for delivery of materials. Overall, you are better to let it take the required time to get quality end results but also peace of mind for having made good decisions. This will result in fewer long term errors or workmanship compromises because you have to get in. Q. This was the first winter in our new home that was built last year. We have had a couple of issues with heavy condensation on the interior of the windows and some minor drywall cracking. We have talked to our builder and he has taken it somewhat casually and indicated that this spring he would send a guy out to touch up some of these problems. We spent a lot of money on building our dream home. Should I be more concerned about these items? — Shelly of Auburn

A. I wouldn’t get terribly concerned unless your builder has stopped answering his phone. There are several things that will happen in the first couple of years of your house. First, there is lots of moisture that gets exhausted from the paint finish drying to the wood of the house finish drying. There are all kinds of moisture from even the concrete finish curing to the drywall moisture content stabilizing. All of these items cause moisture release and as a result you will find condensation on the windows and doors and sometimes even on the walls. It will all equalize generally over the first year or so that you’re in your home. Make sure you wipe off any excess moisture you can and keep air moving if possible. Yes, the framing material of the house generally is installed with a moisture content of about 18 percent and will dry to about 9 percent in the first couple years. This will cause shrinkage of all the dimensional lumber in your house and will cause cracking. This is very common and unless the cracking is more than a hair line crack you’re really doing well. After the first year, your builder should be willing to do minor crack repair and touch up. Generally that is all that’s needed and would be standard practice of a reputable builder.
