Welcome to the 6th Annual Kips Bay Decorator Show House Dallas!
For 50 years The Kips Bay Decorator Show House continues to set the standard for outstanding design, working with the country’s best Interior Designers, Architects, and Landscape Architects to create exquisite iterations of the Show House in New York, Palm Beach & Dallas.
With much anticipation and excitement, Kips Bay returns to Dallas again this year. As in previous years, proceeds from the event will benefit The Crystal Charity Ball of Dallas, Dwell with Dignity of Dallas, and Kips Bay Boys & Girls Club of New York. All three charities provide necessary support to deserving families and children, and we are honored to continue our efforts to raise funds for these non-profit organizations.
We are once again fortunate to host this year’s Show House in the same location as last year, in the Turtle Creek neighborhood of Dallas. Its central location, storied history, and strong architecture continue to make this site a particularly interesting venue. The 25,000-square-foot- property built by famed Dallas architect Cole Smith, boasts a unique background, as it was originally intended to be the city’s first Mandarin Oriental Hotel. It is even more noteworthy given its use as a Show House last year; the transformation in the spaces, from one designer to another, from last year to this is not to be missed.
As always, the Show House is made possible by many, and we would like to thank everyone involved, including the designers, contractors, sponsors, and property owners. We would also like to extend special thanks to The City of Dallas and to Vipin Nambiar, Founder and Managing Partner of HN Capital Partners for generously offering this space and allowing the Show House to take place once again this year.

Dear Kips Bay Friends,
2024 was a year of challenges. We embarked on an expansion project that limited space and came with an array of inconveniences. Throughout that time, however, we didn’t skip a beat. As you will see from the following pages, we surpassed our circumstances and delivered on another great year.
As we always teach our members, resilience is key! We are creative, we stay committed and we move forward. We are Made for More!
We overcame the digital divide with partners T-Mobile and Actor Common whose collaborative efforts allowed Club members access to free Wi-Fi and equipment to utilize it. It leveled the playing field for disadvantaged youngsters whose households struggle to afford the cost of technology and connectivity.
These exemplary alumni were Made for More! Please meet alumnus Engel Silvestri. In 2015, he was an 11-year-old boy entering the Coudert Clubhouse with an interest in the baseball program. Now he is signed by the Major League Colorado Rockies baseball franchise. Alumnus Brandon Stores, Jr. received a full basketball scholarship from Georgia Tech. He participated in the basketball program at the Throggs Neck Unit where he honed his skills.
Our longstanding partnership with the New York Yankees is greater than ever. They have supported Kips Bay continuously and always seem to raise the bar.
Dedicated staff are the cornerstone of our organization. We’ve highlighted two exceptional staff members who are unique in their approach but extremely effective in their outcomes.
We remember and revere a trustee who has passed and honored and celebrate one who has embraced our mission in both advocacy and action.
There are many more notable highlights to enjoy demonstrating we are Made for More! We carry out our mission at 10 locations throughout the Bronx serving 11,000 youngsters with programs in 5 critical areas that cover the Arts; Sports, Fitness and Recreation; Character and Leadership Development; Education and Career Development and Emotional Health. Programs that help nurture our youth to reach their potential.

The Kips Bay Boys & Girls Club has built a remarkable team-up with the New York Yankees, one rooted in generosity, celebration, and unforgettable opportunities for its members.
Each year, the Yankees provide a foundation grant. They also provide Kips Bay with a luxury suite at Yankee Stadium. But this hot ticket is about more than just an evening of baseball. This invaluable gift serves as the underpinning for one of the organization’s key fundraising efforts. It’s an opportunity to rally support and raise crucial revenue that helps sustain the Club’s programs.
Winter Wonderland is yet another way the Yankees give back, by providing a magical seasonal celebration. Each Kips Bay member receives a ticket to Yankee Stadium, where they get to explore the ballpark and soak in the festive atmosphere. It’s a moment of pure joy and gratitude, a reminder that the spirit of the season is alive and well in the Bronx.
The Yankees don’t stop there. The team is always dreaming new ways to provide even more. Kips Bay members were granted with a once-in-a-lifetime experience on the field. This year, during the home games of the championship series, two young members had the honor of delivering the game ball to home plate. The lucky kids took center stage, walking onto the hallowed ground of Yankee Stadium to cameras flashing. With thousands of eyes watching, they carried the ball to the mound, handing it off to the designated individual who throws the first-pitch.
Whether it’s a holiday celebration, an unforgettable night at the ballpark, or a moment in the spotlight before a game, the Yankees continue to show up for Kips Bay, knocking it out of the park every time.

The Crystal Charity Ball is thrilled to partner with the fifth annual Kips Bay Decorator Show House in Dallas. With the success of the inaugural event in 2020, Dallas proved to be a perfect choice for the third location for The Kips Bay Show House to showcase the creative talents of renowned designers from Dallas and around the country. We thank this year’s chairs for being instrumental in bringing this exciting event to Dallas and for their time in selecting the myriad of talent that is on display.
What an honor it is for Crystal Charity to be chosen again as a local beneficiary of the Kips Bay Show House, along with Dwell with Dignity. Crystal Charity supports nonprofits that provide vital services to the children of Dallas County. This year our goal of $7,459,305 will benefit seven worthy Beneficiaries in the areas of health, education, and social services and we value the dedication and commitment of each of these agencies. MAKING A DIFFERENCE IN THE LIVES OF CHILDREN FOR MORE THAN 72 YEARS
Crystal Charity was founded in 1952, and since then, has raised more than $198 million for 160 children’s charities in Dallas County. On average, this 100-member organization raises $5.5-8 million annually to distribute to its chosen beneficiaries. Approximately 96% of the children served by Crystal Charity-funded programs live below the poverty line. Crystal Charity donors provide the lifeline these children need to survive and thrive, which is critical to the future of Dallas County.
The mission of Crystal Charity is to offer hope to underserved children in our community by funding projects and programs focused on health, education, social services and the arts. Our partners include foundations, corporations and individuals that choose to contribute via Crystal Charity because they know that the charities selected each year go through a rigorous vetting process, and strenuous tracking measures are in place to ensure the monies distributed to each agency are utilized appropriately.

100% of families maintained independent housing, living in their own homes following their home installation.
100% remained self-sufficient following their home installation, without the need to return to their prior agency for ongoing services.

House History
Turtle Creek
nestled between Oak Lawn and Uptown, has a storied past that weaves together natural beauty, architectural elegance, and urban development. Originally known for its extravagant early 20th-century estates, Turtle Creek has slowly transformed into the residential and commercial neighborhood it is today, while still retaining its timeless aura. With its old drooping trees and extensive park spaces, Turtle Creek remains a blend of pristine charm and upscale living just north of downtown.
Erected in the late 1940s during Dallas’s Golden Age, the Cipango Club quickly cemented itself as one of society’s most popular venues. e club o ered mixed drinks, food, dancing, and even featured a secret gambling room upstairs. In the early 1990s, Dallas real estate tycoon John Eulich began construction of his family o ce on the site. Eulich spent over a decade meticulously perfecting the building, completing it in 2004.
Situated between the iconic Rosewood Mansion and the planned Four Seasons Hotel & Residences, 2999 Turtle Creek seamlessly blends modernity with the historic French-Renaissance style that de nes Turtle Creek’s signature charm. Along with the 25,000-square-foot, two-story o ce building, the property includes 2.3 acres of undeveloped land and a 60,000-square-foot below-grade parking garage. e site was later intended for the city’s rst Mandarin Oriental Hotel, but plans were scrapped when it was acquired by HN Capital in 2023.
In 2024, the site made headlines once again when it was selected as the home of the Kips Bay Decorator Show House Dallas, an esteemed design event that brought new life and attention to the property. Following the overwhelming success of that edition, the Show House has triumphantly returned for 2025, drawing celebrated interior designers and design enthusiasts from around the country back to this architectural gem in the heart of Dallas.

As members of the Alumni Committee, we are honored to help celebrate the return of the showhouse to Dallas. Since its founding in New York more than 50 years ago, the Kips Bay Decorator Show House has become a touchstone of excellence in architecture and interior design—bringing together extraordinary creative voices while supporting an even greater cause.
This year’s Show House, set in the heart of Turtle Creek, provides the perfect canvas to showcase the bold vision and craftsmanship of our participating designers, architects, and landscape architects. Together, they have transformed this residence into a living gallery that both honors Dallas’s architectural spirit and reflects the innovative, forward-thinking design community that makes our city unique.
The proceeds from this Show House benefit the Kips Bay Boys & Girls Club in the Bronx, as well as local organizations here in North Texas, including the Crystal Charity Ball and Dwell with Dignity. These remarkable nonprofits provide vital resources, mentorship, and opportunities for children and families—work we are deeply proud to support.
The Alumni Committee exists to keep this energy alive year-round, offering a place for former and current participants to connect, share experiences, and continue building the Kips Bay legacy. In Dallas, that legacy is growing stronger every year, thanks to the generosity of our sponsors, contractors, designers, homeowners, and supporters like you.

Over the past ve decades, the highly anticipated New York Decorator Show House has grown into a must-see event for thousands of design enthusiasts. Every year the country’s most celebrated interior designers transform a luxury Manhattan townhouse into an elegant exhibition of extraordinary designs with ne furnishings, art, and technology. e event has become the Kips Bay Boys & Girls Club’s top fundraiser, raising critical funds for much needed after-school and enrichment programs for children living in e Bronx, New York.
To mark the anniversary, KBNY has created a very special book that includes 175 images of iconic Show House rooms selected from the past 50 years, recognizes the incredible work of its design community, and re ects the impact the Show House has in transforming spaces and lives.
