“Blessed is the one... whose delight is in the law of the Lord, and who meditates on His law day and night.” — Psalm 1:1-2, NIV

SERVING PEOPLE HAS ALWAYS BEEN THE CALLING Sometimes God prepares us for our calling in ways we don’t recognize until years later. An architecture degree. Fifteen years as a missionary. Renovating homes. Selling real estate. At first glance, David Lewis’s career path may seem like a collection of unrelated chapters. In reality, every season has been preparing him for the same mission: loving people well and pointing them toward something greater than themselves. For David, real estate is another opportunity to serve. “I don’t think serving people is my job,” David says. “Serving people is my calling. Real estate simply runs alongside that calling.”

That conviction has shaped every decision David has made, from leaving his hometown outside Chicago to pursuing architecture in Colorado, stepping into full-time ministry, and eventually helping families navigate one of life’s biggest milestones, finding a place to call home.

A Foundation Built on Faith David grew up in Wheaton, Illinois, before moving to Colorado in 1993 to attend the University of Colorado Boulder, where he earned a degree in architecture. Fascinated by how homes were designed and how thoughtful spaces could improve the way people lived, he spent several years working as an architect after graduation. Then God began redirecting his path. Alongside his wife, Emily, David joined Cru (formerly Campus Crusade for Christ), believing it might be a short chapter in their lives. “We thought we’d do it for a couple of years,” he recalls. “We never stopped feeling the call.” Those “couple of years” turned into 15. Together they ministered to college students at CU Boulder before spending a year in Spain helping launch a new ministry. supported ministry teams throughout Colorado, Wyoming, Nebraska, Kansas, Missouri, and New Mexico. David knows the importance of college for young adults and he doesn’t take ministering to them lightly. “Those four or five years shape who you’re going to become for the next 60,” he explains. “Students leave home, they’re figuring out who they are socially and professionally, but it’s just as important that they have an outlet for their spiritual life.” Helping young adults discover a relationship with Christ became one of the greatest privileges of his life.

Rooted in God’s Word Although David eventually transitioned into business, his daily priorities have never changed. One passage of Scripture has become a lifelong anchor. Psalm 1 reminds believers to delight in God’s Word and meditate on it day and night. Rather than rushing through his daily Bible reading, David intentionally carries one verse or one truth with him throughout the day, allowing it to shape his thoughts, conversations, and decisions.

He is a man of faith, including being one of the founding members of Flatirons Community Church. “We’ve been going there for 30 years now,” reflects David. “When we started going there, there were 50 people and now it’s over 30,000.” David led the college group, the first couples’ group, and he and his wife were the first missionaries in the church. “Now we just attend,” he says. “The Lord has blessed us.”

Ministry Didn’t End. It Changed. “Whatever I’m reading that day, I try to take one verse or one thought with me,” he says. “It’s about making God’s Word the focus of your life.”

David earned his real estate license in 2020 while working for a local home builder. Initially, the decision was practical. He and a friend had been

renovating and flipping homes, and obtaining a license simply made good business sense. But as he began working with buyers and sellers, something unexpected happened. He realized ministry hadn’t ended. It had simply taken on a different form. “I love real estate because it’s so people-oriented,” David says. “A lot of REALTORS® focus on the transaction. My heart has always been for the people.” Before transitioning into full-time production, David also led a real estate team from 2023 through 2025. During that time, the team ranked No. 1 in their brokerage for two to three consecutive years. Yet what he remembers most isn’t the production numbers. It’s the opportunity to invest in the people on his team. “I loved leading the team because it gave me the opportunity to pour into our agents’ lives,” he says. “Real estate can easily consume your life if you let it. I wanted to help them learn the balance between building a successful business and building a strong family. I wanted them to be successful in both.” For David, leading agents felt remarkably similar to leading students in ministry. Success was measured by helping others grow, both professionally and personally. That’s how he serves his clients today. He knows a home represents much more than square footage or curb appeal. It’s where children will take their first steps, families will gather around dinner tables, birthdays will be celebrated, neighbors will become lifelong friends, and faith will be lived out day after day.

hen you’re selecting countertops for a kitchen or bathroom, the decision involves more than simply choosing a color you love. Countertops can be a significant investment, and the material you choose can have a major impact on both the appearance and functionality of the space.

The understated nature of the stone allows other elements of the room—from cabinetry and paint to backsplashes and hardware—to take center stage.

Is Limestone Right for Your Home?

There is one important trade-off: limestone requires a little more care.

Granite and marble have long been popular choices, but they aren’t the only options worth considering. If you’re looking for something with a softer, understated appearance, limestone may be an unexpected alternative.

sealed and typically resealed about once a year to provide additional protection from moisture and stains.

Limestone Requires a Little TLC Limestone isn’t as resistant to staining and scratching as some harder countertop surfaces, so homeowners need to be mindful of how they use and clean it.

The Timeless Appeal of Limestone Limestone is a natural sedimentary stone created over time from the remains of marine organisms. Because it is primarily made of calcium carbonate, it has a softer and more porous surface than many of the harder countertop materials commonly used today.

subtle variations, fossil-like markings, and gentle patterns rather than the dramatic veining found in some varieties of marble or granite.

That softness is actually part of its charm. Limestone tends to have a warm, natural appearance, often featuring

The result is a countertop with an understated, European-inspired feel. Its muted appearance can

bring warmth and character to a kitchen without overwhelming the rest of the room’s design. And because every piece of natural limestone is different, your countertop can have a character that isn’t easily duplicated.

An Attractive Price Point Another reason limestone may be worth considering is its potential affordability. Depending on the type selected and the installation involved, limestone can cost considerably less than some premium granite and marble options, with prices starting around $5 per square foot for certain varieties.

Spills should be wiped up promptly, particularly when dealing with acidic substances such as wine or fruit juice. Coffee, tomato-based foods, and other staining liquids can also leave marks if they’re allowed to sit on the surface. The stone’s softer nature also means that knives, utensils, and other sharp objects can potentially scratch it. Heavy cookware should be handled carefully as well, since dropping a heavy pot or pan could result in a chip.

Perhaps the biggest advantage is its individuality. Natural limestone doesn’t have a perfectly uniform appearance, so your countertop can become a distinctive feature of the room rather than simply another surface.

If you’re drawn to the beauty of natural stone but want something softer and less dramatic than many granite or marble options, limestone could be worth exploring. It does require more attention than some harder surfaces, particularly when it comes to spills, scratches, cleaning products, and regular sealing. But for homeowners who appreciate its warm appearance and natural variations, those considerations may be a worthwhile trade-off.

Soft, Sophisticated Color Choices Limestone is particularly well suited to homeowners who prefer a subtle color palette. Common tones include creamy ivory, warm eggshell, beige, and soft gray.

The result is a countertop with a relaxed, timeless character—one that can make a kitchen or bathroom feel both sophisticated and inviting.

Cleaning products matter, too. Harsh or abrasive cleaners and acidic ingredients such as vinegar and lemon juice can damage or dull the surface. A cleaner specifically recommended for natural stone is a better choice.

The Good News Of course, the final cost will depend on the stone, fabrication, edge treatment, installation, and other project details. Even so, limestone can offer an opportunity to achieve a high-end natural-stone appearance without necessarily paying the premium associated with some other materials. 16 • October 2026

Limestone does have several qualities that make it appealing for a busy home. It offers good resistance to heat and can be a relatively environmentally friendly choice because it is a natural material. Routine cleaning is straightforward, but the surface should also be properly Boulder County Real Producers • 17

Routine cleaning is straightforward, but the surface should also be properly Boulder County Real Producers • 17

ome people spend their lives trying to recover from the worst day they’ve ever experienced. Others allow it to redefine what matters. Anne-Marie Torp never expected that a Division I basketball career would come to a screeching halt with a stroke. One day she was competing at one of the highest levels of collegiate athletics. The next, she woke up unable to move, facing multiple heart surgeries and a year-long recovery that transformed every assumption she’d ever made about success. Most people would remember the fear. Anne-Marie remembers the perspective. She learned to celebrate getting out of bed without help. She discovered that progress isn’t always measured in giant leaps but in tiny victories that eventually change everything. Years later, those same lessons have become the foundation of the way she serves her real estate clients. With her patience, determination, and attention to detail, she is a gamechanger in real estate.

Colorado Proud Growing up in Superior, AnneMarie watched the community develop almost from the beginning. “We were one of the original families in Rock Creek,” she recalls. “There weren’t even schools there yet, so they bused us into Boulder.” Long before real estate entered the picture, she dreamed of a career centered around creativity and design. That passion eventually led her to Utah State University, where she played Division I basketball while earning a degree combining Eastern and Western medicine after initially beginning as an art major.

Decreasing Birthrates Force Difficult Decisions In Colorado School Districts

Randy Barber, Boulder Valley School District Chief Communications Officer As you may have heard, the United States has been facing a nearly two decade decline in birth rates and that is having a significant, nationwide impact on enrollment at the public schools that are at the centers of our communities. As a result, many school districts across the country, including several in Metro Denver, are considering school closures. According to the Centers for Disease Control and Prevention, the U.S. fertility rates are hitting historic lows. The number of births have dropped by 18% over the past two decades, which means that about 718,000 fewer children were born in 2025 than in 2007 (Source: Reason Foundation). Naturally, a decline in births results in a decline in students attending schools, as shown in this graph.

As 9NEWS recently reported, Colorado Department of Education data indicates that enrollment in Colorado schools has slipped from about 913,000 public school students in the 2019-20 school year to 871,000 in the 2025-26 school year. That is about 42,000 fewer students in six years and projections show that the decline is expected to continue. Enrollment is expected to decrease by another 11,000 students over the next two years in Metro Denver alone, according to the Colorado Legislative Council Staff. In Colorado, school districts are funded according to the number of students enrolled. Fewer students in schools means shrinking district budgets.

The situation in the Boulder Valley School District Aligning with a trend for school districts across the nation, Boulder Valley School District has experienced declining enrollment since 2018. In addition to declining birthrates, lower availability of homes in the area for young families contributes to fewer kids in our schools. Despite its best efforts, the latest projections show the district will continue to experience significant declining enrollment into the foreseeable future. In five years, BVSD projects having 1,700 fewer students than it has today, for a total decline of over 5,000 students since 2017. Before considering options, BVSD heard from its community. Last Spring, we engaged our elementary school leaders, educators, families and residents – knowing that their values, priorities and perspectives were key to our decision making. The district heard clearly that our community values smaller class sizes, having fewer multi-grade classes, and having more time for dedicated educators and other school professionals, beyond classroom teachers, to provide targeted learning or social emotional support or expand access to art, music and physical education. With that in mind, this summer, the BVSD leadership team worked to evaluate options, including school closures,

consolidations, reconfigurations and relocations. Analyzing where students live compared to school locations, enrollment trends, building capacity, facility conditions and long-term students needs, they weighed the potential challenges and possibilities. On Aug. 25, a proposal was presented to the Boulder Valley School District Board of Education to make BVSD schools more resilient during this time of declining enrollment. Below is a short summary of the proposed changes. Learn more on the Resilient Schools webpage. If approved by the Board of Education on Sept. 22, the following changes would take effect beginning with the 2027-28 school year. Finally, it is important to note that Boulder Valley School District is known as a leader in education in Colorado and beyond. BVSD is the only Metro Denver school district to be Accredited with Distinction, Colorado Department of Education’s highest honor, three years in a row. The district is also ranked as the best school district in Metro Denver by Niche. No matter what decision the Board makes, BVSD schools will continue to be the best in the state – and the changes will ensure that that level of quality continues by keeping its resources focused where they should be.

BOULDER School Consolidation Close Mesa Elementary and merge the school communities in the Bear Creek building

As a result, a number of school districts have been forced to make difficult decisions to right-size. Jeffco Public Schools has closed 22 schools since 2019. St. Vrain Valley School District closed an elementary school last year.

School Closure This fall, three northern Colorado school districts are considering closures. Adams 12 Five Star Schools has proposed six school closures and a number of reconfigurations. Poudre School District is hosting public engagement meetings this month, as it prepares to announce its plan in the coming weeks. Boulder Valley School District has proposed changes impacting a total of 16 schools, including four school closures. Below is more

HEALTH AND LONGEVITY

This is true for garlic, lemon, and ginger which is a trio that has strong health benefits separately and when combined into a “super tonic” gives our body a bigger disease-fighting boost. The strong, ‘vampirerepelling’ fragrance of garlic is matched with the spicy heat of ginger, and then with the sour and refreshing presence of lemon. This ‘trio’ is a tonic to enhance the immune system. There are compounds hidden within each spice and fruit that have benefits for the body. Together, any garliclemon-ginger recipe would be full of immune-boosting, cancer-fighting, hearthelping, and brain-protecting potential. A true tonic against disease and ageing.

GARLIC, LEMON, & GINGER: A POWERHOUSE TRIO BY DR. FELICIA SANTELLI

The following information comes from Brian Vaszily, the founder of ‘theartofanti-aging.com’.

He is a researcher, author, speaker, and entrepreneur with over 25 years of experience focused on healthy aging, longevity, natural health, and behavior change. 28 • October 2026

As we head into the cooler months and shorter days, our bodies tend to require a little more to deal with the change. Therefore, I wanted to share some

household products that we usually have on hand and are a powerhouse for strengthening the immune system. Sometimes it’s the simplest ingredients that pack the biggest punch. There’s nothing exotic about this trio. We can find them at the grocery store and may have at least one in our cupboard. “Ordinary” foods and spices can be powerful.

The following are some of the most outstanding benefits of garlic, lemon, and ginger.

Reduces Blood Pressure & Supports Your Heart Heart disease is said to be the leading cause of death worldwide. Consuming garlic regularly has been shown to reduce blood pressure, which is a big risk factor for cardiovascular conditions. Research has shown that garlic can also lower total and LDL (bad) cholesterol levels.

May Reduce Your Risk of Alzheimer’s Disease Garlic is packed full of antioxidants that protect the body against oxidative damage. These antioxidants possess protective properties that may slow age-related cognitive decline, keeping the brain sharper longer. There is some indication that regularly consuming garlic could cut the risk of Alzheimer’s disease and other forms of dementia.

Natural Detoxifier Benefits of Garlic (A Heart & Brain Protector) Enhances Immunity & May Work as an Antibiotic One of the known benefits of garlic is its immune-boosting power. It can strengthen the immune system to fight off illness and be effective against specific pathogens. Several studies have found that supplementing with garlic during cold and flu season can reduce the chance of getting sick. Participants taking garlic were less likely to catch a cold than the placebo group and had a faster recovery time if they did get sick. Another study found that garlic extract reduced the severity of cold and flu symptoms by improving immune function.

We live in a world with lots of toxins which can overload the body. This means that detoxification is important. Garlic is a natural detoxifier because it’s rich in sulfur compounds that can help the body rid itself of heavy metals and improve the action of glutathione, the “master antioxidant” heavily involved in detoxification. Garlic has also shown to be effective at detoxifying lead.

compounds within garlic have shown to kill cancer cells and destroy certain cells found in brain tumors.

and raises the pH of urine. This creates a less favorable environment for kidney stone formation.

Lemon Benefits (The Original Immune Booster) High in Vitamin C that Boosts Immunity

Studies have shown even 3-4 ounces of fresh lemon juice a day may be enough to stop kidney stones from forming.

Lemons are one of the best sources of vitamin C, the essential nutrient involved in the production of certain white blood cells that help with infection. A vitamin C deficiency can leave the body susceptible to infectious diseases, particularly respiratory ones including the common cold. So, it’s important to get enough of this nutrient. Vitamin C can also help the body’s natural detoxification process, which is important for getting harmful toxins out of the body.

May Lower Stroke Risk Lemons and other citrus fruits contain a specific group of antioxidants known as flavonoids that are linked to a type of stroke caused by a blood clot that blocks blood flow to the brain. High flavonoid intake is also associated with better heart health— another point in favor of lemons.

Anti-Aging Effects for Skin The vitamin C inside of lemons isn’t just beneficial

for the immune system. It acts as a natural collagen booster, which keeps the skin looking firm, plump, and wrinkle-free. It can also help protect the skin from UV exposure.

Key Benefits of Ginger (A Digestive Superstar) Ginger has been used for thousands of years to support digestive health including gas, bloating, and stomach cramps and nausea. An important use of ginger is its anti-nausea effects. Many studies have confirmed that it can ease nausea associated with chemotherapy, surgery, motion sickness, and pregnancy (aka morning sickness) with minimal side effects. Ginger is one of the best “digestive tonics” available.

Cancer Fighting Compounds Lemons are rich in antioxidants and other plant compounds with cancerfighting properties, including D-limonene, a compound concentrated in the peel of lemons, which has shown to be antitumor and chemo preventive activity. Overall, lemon juice and lemon compounds have been shown to inhibit breast cancer cells and tumor growth.

Garlic has also shown to be effective at detoxifying lead.

and raises the pH of urine.

A Simple Garlic, Lemon, & Ginger “Shot” Recipe

(Leaving the peel on your lemons ensures that you get the potent compounds (including D-limonene) found only in the peel. Make sure to buy organic lemons to avoid pesticide residue. If you don’t want the entire peel, at least grate some of the zest into the blender.

Here is a garlic-lemonginger “shot” that will help the immune system, heart health, and more.

Ingredients: • 2-3 organic lemons, peeled or unpeeled • 2-3 cloves of garlic, peeled • A few chunks of fresh ginger, peeled • Filtered water • Raw honey to taste (optional)

Instructions: Add all ingredients, except the honey, to a blender, including 1/4-1/2 cup of water.

Lowers Cholesterol and Blood Sugar Ginger can protect the heart and lower the risk of metabolic disorders. Studies have found that ginger can reduce LDL (bad) cholesterol and increase HDL (good) cholesterol levels. It could lower blood sugar levels and improve HbA1c, which are risk factors for both diabetes and heart disease.

Fights Infections and Supports Immune Health Ginger and ginger extracts can inhibit activity against infectious pathogens like a viral strain that causes respiratory infections, bacteria that causes gum disease, and strains of drugresistant bacteria. Ginger helps with immune support by strengthening antibody response. It’s a 30 • October 2026

STANDING OUT IN TODAY’S REAL ESTATE MARKET

How

modern agents can combine technology, expertise

& personal service

to create a better client experience

Real estate clients have more information at their fingertips than ever before. They can browse listings, research property histories and estimate payments in minutes. What technology cannot replace is the insight of an experienced professional who understands local conditions, anticipates challenges, negotiates effectively and helps clients make confident decisions. The agents who stand out are those who use technology to strengthen—not replace—the human side of real estate.

clear specialty makes it easier for prospective clients to understand why you are the right person for their situation.

3. Make Properties More Immersive Great photography remains important, but today’s buyers increasingly expect more ways to explore a property before they schedule a showing. Virtual tours, interactive floor plans, 3D experiences and virtual staging can make a listing more engaging while helping buyers determine whether a home fits their needs.

Consistent quality, presentation and timing reinforce your brand and create a stronger launch when a property hits the market. Clear service levels can also help clients understand the value you provide. Whether you offer standard, premium or luxury marketing, explain what each level delivers and how those tools support the property’s goals. A coordinated approach can save clients the hassle of managing multiple vendors while giving them a more polished result.

These tools can also make the process more efficient. Buyers can explore homes on their own schedules, compare layouts and eliminate properties that do

can see how your process solves real problems, you move from being another agent competing for business to becoming a trusted strategic advisor.

The Winning Combination: High-Tech + High-Touch

6. Keep Learning Real estate technology and marketing practices continue to change. Agents who stay current are better positioned to serve clients and adapt as expectations evolve. Follow industry developments, attend technology demonstrations and webinars, pursue relevant education and certifications, and regularly evaluate whether your tools are still giving you a competitive advantage.

2. Build a Digital Presence That Works for You

A broad “full-service agent” message can easily disappear among competitors. Instead, identify the market, property type or client group you know especially well and build your reputation around it. You might specialize in a particular neighborhood, luxury properties, new construction, investment real estate or first-time buyers.

Your online presence often creates the first impression long before a client calls. A professional website, strong reviews, an updated Google Business Profile and consistent social content can help establish credibility and keep you visible when people begin researching agents.

Once you choose your focus, make it consistent. Share useful market information, neighborhood insights, buyer or seller resources and examples of your results. Build relationships with professionals who serve the same clientele, and use technology that genuinely supports their needs. A 32 • October 2026

The goal is more than simply being online. Your digital content should demonstrate knowledge and value. Share local market observations, success stories, neighborhood information and practical guidance. Searchfriendly content and focused landing pages can also help the right prospects find you.

not work before spending time on in-person visits. For sellers, immersive marketing creates more opportunities for a property to capture attention.

4. Present a Complete Marketing Strategy Instead of treating photography, floor plans, virtual tours, social promotion and listing materials as disconnected services, bring them together into one cohesive strategy.

Data becomes valuable when you can translate it into a decision. Broad market indicators can help explain inventory, seasonality, interest-rate effects and neighborhood trends. Property-level information can reveal which marketing channels, features and presentation choices are attracting the most attention. Use the information available through your MLS, marketing platforms and client-management systems to support your recommendations. Rather than simply telling a seller what you think a home should sell for, show the reasoning behind your pricing and positioning. For buyers, local intelligence can help identify opportunities and determine when an offer makes sense.

Be more than a real estate resource. Become a local lifestyle expert by sharing neighborhood knowledge, community events and useful local connections. Use video and virtual tours to stay connected with busy or remote clients, and make follow-up communication personal rather than generic. The agents who thrive in a technology-driven market will not be the ones who choose technology over relationships. They will be the ones who use technology intelligently— while delivering the expertise, responsiveness and personal attention clients still value most.

5. Turn Market Data Into Useful Advice 1. Define What Makes You Different

Technology is most powerful when it gives agents more time to do what technology cannot: build relationships, provide perspective and guide important decisions. Automate routine updates, scheduling, reports and transaction reminders where appropriate, then use the time saved for conversations that require your expertise.

7. Turn Consultations Into Demonstrations of Value A consultation should show clients what working with you will actually look like. For sellers, use examples, virtual tours, comparable properties and marketing results to explain how you would position their home. For buyers, demonstrate how virtual tools, interactive layouts and efficient property comparisons can make their search easier. The difference is simple: don’t just describe your services— demonstrate them. When clients Boulder County Real Producers • 33
