How quickly Real Estate can change! We just had our best first Quarter in the history of the team. That being said as I am writing this message we are at war with Iran, interest rates are fluctuating daily, and the Fed is considering raising interest rates again. Someone get me a drink! What a wild ride.
I am very excited about this issue because one of the most exciting parts about our job is new technology and trends in the building industry. Karen and I recently traveled to the International Builders’ Show (IBS) in Orlando. Walking that floor alongside over 1,600 exhibitors, I was struck by how much the industry is pivoting toward “intentional design.”
We saw a massive surge in AI & Tech—not just for gadgets, but for tools that make homes more energy-efficient and easier to manage. From smart appliances that practically run the kitchen to new, ultra-durable building materials like cellular composite siding, the focus is clearly on quality over sheer quantity. It’s about building homes that don’t just look good, but perform better for the families inside them.
The show can be overwhelming but it is so worth it and there is no other place where you can get so many good ideas in a short period of time. I am excited to work with our builders and clients to integrate these ideas here locally. As the market continues to be volatile we are constantly evaluating opportunities for our clients. WE WENT TO THE BUILDER SHOW TO KEEP THE TRI-CITIES UP TO DATE ON HOUSING TRENDS AND INNOVATION


• IBS 2026 launched a new “AI & Tech Studio” focused entirely on artificial intelligence and digital tools for builders
• Builders increasingly use tech stacks combining CRM + estimating software + 3D modeling to streamline operations and reduce project delays.
• Builders are investing in off-site construction and modular components to reduce on-site labor demand.
• Workflow automation and better project tracking tools were major topics in education sessions.
• IBS show homes highlighted integrated smart-home ecosystems including energy management, security, and lighting automation.
• Builders are shifting from “add-on gadgets” to fully integrated home operating systems during construction.
• Builders are emphasizing high-performance materials and systems that improve energy efficiency while controlling costs
• Many new products debuting at IBS focus on better insulation, airtight envelopes, and advanced HVAC systems.
• Efficiency upgrades are partly driven by code changes and consumer demand for lower utility bills.
• Large glass panel doors and bifold doors connecting indoor/outdoor spaces.
• Arched openings and dimensional ceiling features like vaulted or cathedral ceilings.
• Black metal-framed doors and architectural accents gaining popularity.
• Design is moving toward more architectural character and depth rather than minimalist flat interiors.

We just wrapped up our trip to the NAHB International Builders’ Show (IBS 2026) at the Orange County Convention Center in Orlando, and the future of home building is absolutely wild! With nearly 75,000 professionals and consumers in attendance, we scoured the massive exhibit halls to bring you the absolute best innovations on the floor.
