Grateful for a wonderful year, excited for what’s ahead

As we welcome a new year in Somersett, I want to extend my sincere gratitude to our residents for your continued engagement, support, and passion for this community. Winter is always a special season here crisp mornings, breathtaking mountain views, and a sense of renewal as we turn the page into 2026. A Wonderful December in Somersett

Before looking ahead, I’d like to thank everyone who joined us for our December festivities. The Christmas Tree Lighting brought an incredible turnout and filled The Club at Town Center with holiday spirit. Our Holiday Gala was another standout success, offering neighbors a chance to celebrate, connect, and enjoy an elegant evening together. These gatherings continue to remind us why Somersett is such a special place - because of the people who make it feel like home.

A Strong Foundation and Notable Accomplishments

As we reflect on the past year, I’m pleased to share that Somersett remains in excellent financial condition. Reserves are fully funded, operating capital is strong, facilities remain well maintained, risk management continues to be proactive, 4

service delivery is consistent, and assessment delinquencies have been reduced by more than 80%. Together, these factors position our community well for the future. This strong foundation allowed for continued investment across landscaping, facilities, and amenities. Notable improvements included a remodeled weight room, resurfaced upper and lower spas, pool slide and pool house upgrades, reconfigured tennis and pickleball courts with new bleachers and landscaping, parking lot improvements at TCTC, and the installation of two additional license-plate-reader cameras to enhance community safety. Fire safety and infrastructure reliability also remained top priorities. Through the SOA fire-fuels grant and the leadership of Tray Palmer, more than 200 acres of open space were treated to reduce wildfire risk. In addition, SOA and SGCC

successfully relocated the water line supplying Truckee River water to Somersett - an important long-term investment in our infrastructure. Our calendar of community events also remained robust and well attended throughout the year, strengthening the sense of connection that defines Somersett.

Our annual meeting and election took place in November, and I am pleased to share that Kate Falcocchia and Clint Maples were re-elected to the Board of Directors. Their continued leadership ensures stability, experience, and a steady hand as we move forward with both current initiatives and long-term planning. I also want to thank all candidates who put their names forward - your willingness to serve is deeply appreciated and essential to a thriving community.

Dr. Parley Anderson Active Physical Therapy

If you’ve spent any time on the Somersett trails, chances are you’ve crossed paths with Parley Anderson and his energetic Siberian Husky, Thor. A proud Native Nevadan who has called Reno home for more than 30 years, Parley moved to Somersett’s Village neighborhood in 2019 and says he knew instantly it was the right fit. “I toured many neighborhoods around Reno, but the moment I saw the Village, I knew it was perfect,” he recalls. “In addition to getting a bit more snow than other parts of Reno, I love being just far enough from the ‘big city’ to enjoy safe, peaceful streets while still being close to everything.” Little did he know that Thor, acquired at just eight weeks old, would become a big part of his Somersett experience. Now four years old, Thor is a familiar sight on the walking paths and a great conversation starter. “I met all my neighbors thanks to him,” Parley laughs. A CAREER BUILT ON HELPING PEOPLE MOVE BETTER

Parley is the co-owner of Active Physical Therapy, a practice dedicated to helping patients reach their physical goals and improve their quality of life. With more than two decades of experience, he specializes in spine care, evidence-based treatment, sports medicine, orthopedics, manual therapy, and preventative health care. Active Physical Therapy was founded 14 years ago and is operated by Parley alongside Dr. Mike Spevak, a fellow seasoned physical therapist who also lives in Somersett with his wife, Karen, and son, AJ. Together, they provide a comprehensive range of services designed to help patients recover quickly, safely, and fully. “Physical activity is essential for long-term health,” Parley says. “Our goal is always to support people in staying active, strong, and doing the things they love.”

Parley’s path to becoming a physical therapist began at the University of Nevada, Reno, where he earned a bachelor’s in education, attended graduate school, and even taught Personal Health and Lifestyles and directed the University’s Fitness Center. In addition to treating patients, Parley has spent the last 15+ years shaping future professionals as a Professor of Kinesiology at UNR. In 2020, he published his first book, “All This Sitting Is Killing You,” a guide aimed at combating our modern sedentary lifestyles. For those interested in playing bocce please note there is a grooming rake/brush located on the bocce ball court. Bocce balls and scoreboards may be checked out from the golf shop staff during golf shop operating hours.

Play the Tom Kite-designed Championship Country Club Course

All Somersett Residents have access to the Championship Country Club Course up to four times per year. Each resident may book a foursome of players at a rate of $85 per player during the off-season of November to March. This includes the green fee, driving range usage, and golf cart. We take tee times for residents four days in advance at 775-787-1800 Ext 1.

Golf Dress Code

Men, please remember our simple dress code of no denim, no jogging suits, collared golf shirts and caps worn forward at all times. For the ladies, no denim, jogging suits, spaghetti strapped tops, bare midriffs or short shorts. Proper footwear such as golf shoes or tennis shoes is required.

Fee-Based Resident Access Includes: • For just $15/person, you have access to the putting & chipping practice area. » Note that Juniors MUST be accompanied by an adult • You must pay in the golf shop prior to usage – No Exceptions! » A receipt will be issued that you will give to the range attendant on duty or provide upon request

As a reminder, range balls are the property of the Country Club and are to be used solely for the SGCC Driving Range. We appreciate your assistance in helping us keep our driving range stocked with range balls.

Complimentary Resident Access Includes: • All residents have complimentary access to either the south side or north side of the driving range, depending on the season. » During the current off-season of November through mid-April, the north side of the driving range is closed, and all play is from the mats on the south side.

Stay Golf-Fit All Winter Long

When winter weather puts a pause on regular tee times, it doesn’t have to stall your progress as a golfer. In fact, the off-season is one of the best opportunities to build strength, improve mobility, and fine-tune the fundamentals that will pay off when spring arrives. Golf-specific fitness during the winter can focus on key areas including mobility, strength, and consistency. Colder months often lead to tighter hips, backs, and shoulders, so prioritizing flexibility and range-ofmotion exercises can help protect against injury while improving swing efficiency. Simple stretching routines, yoga, or mobility classes can go a long way toward keeping your body golf-ready. Strength training is another winter option that can pay off in the spring. Building core strength, balance, and rotational power helps support a more stable and powerful swing. You don’t need heavy weights or long gym sessions - targeted exercises that mimic golf movements are incredibly effective and can be done indoors.

Finally, winter is ideal for sharpening skills you can practice anywhere. Putting and short-game drills, grip and alignment work, and swing mechanics can all be refined at home, indoors, or with simulations. Maintaining these habits over the winter keeps your muscle memory fresh and your confidence high. By staying active and intentional during the off-season, you’ll not only maintain your game; you’ll return to the course stronger, looser, and ready to play your best when the snow melts. Canyon Nine Golf Course is a private course for the enjoyment of Somersett residents (including our sub-associations - The Village, The Vue, and Sierra Canyon) and their guests. Play is free for residents; $10 for their guests. This executive par 3 walking course is the perfect choice for learning the game or a quick nine after work. No tee times are required. Play is first-come, first-served. Winter at the Canyon 9 While the Canyon 9 looks like a perfect winter playground, sledding on the greens can cause serious damage to the turf. The weight and repeated traffic compact the soil, create ice buildup, and can leave the grass struggling to recover in spring, leading to costly repairs and delayed play. For everyone’s safety and for the long-term health of the course, please keep all winter activities off the greens. Course Etiquette and Safety Rules To ensure a safe and enjoyable experience for all residents and guests, please follow these golf course rules: • Maintain pace of play – Avoid slow play to keep the course flowing smoothly. • Care for the course – Repair ball marks, replace divots, and rake bunkers after use. • Respect natural areas – Balls landing in native

vegetation must be left; these areas are not playable.

• Be snake aware – Rattlesnakes are present in the

Somersett area. Do not enter natural areas to retrieve golf balls. • Use soft spikes only – Metal spikes are not allowed on the course. • No dogs are allowed on the greens or fairways. Dogs must be leashed and kept to the perimeter paths or rough areas. Please avoid walking pets on fairways, greens, or tee boxes. Always pick up after your pet. Golf bag tags Do you have your Somersett golf bag tag? The tag helps us identify residents from non-residents and allows you to get right to your game with no need to check in before you play. Get your free tag by filling out the form on the website or stopping by the front desk and requesting one.

Fire Mitigation & Wildfire Preparedness Update By Tray Palmer – Fire Fuels Mitigation Project Manager

Protecting our community from wildfire remains a top priority. This update highlights the significant fire fuel reduction work completed this year, upcoming mitigation efforts, and practical steps homeowners can take during the winter months to reduce risk around their properties. You’ll also find important information on winter pruning, defensible space, and recent changes to homeowners insurance related to wildfire coverage—along with resources to help you stay informed and protected.

Fire Mitigation Update:

Benefits of Winter Tree Pruning

Since October, the community has mitigated 30 acres of fire Benefit #1 – Makes Tree Structure More fuel. Winter is an ideal time to clean up and prepare your yard for the 2026 fire season. Key areas to address include: • Within 10 feet of rooflines, windows, and doors • Within 3 feet of fire hydrants and power boxes • Any potential ignition sources Ladder fuels—tall grasses, shrubs, and tree branches, living or dead—can allow ground fires to climb into tree canopies. Clearing these from your yard reduces wildfire risk significantly. According to Micaela Truslove, Community Wildfire Preparedness Coordinator with UNR Extension, pruning trees and shrubs not only reduces fire fuel load, but it will also make the vegetation healthier if done the right way. 20

Tree diseases are typically caused or spread by bacteria, fungi, parasites, and insects. Unless the weather has been exceptionally warm, these disease agents are usually dead or dormant during winter months. As a result, diseases are less likely to be transmitted through tree work done in winter.

Benefit #3 – Causes Less Stress for Trees

A tree’s normal reaction to pruning is to stimulate new growth and to close the wound made by the pruning cut. Pruning in winter doesn’t cause new growth until spring, at which time the tree has access to the moisture, sunlight, and nutrients it needs to support healthy growth. Plus, dormant pruning gives trees time to heal from pruning cuts before warmer weather brings out destructive insects and pathogens.

Benefit #4– Improves Tree Safety Over Winter

Damaged, dead or dying trees can be dangerous in winter, particularly when we get storms that bring wind, ice, or snow. Dormant pruning is done to remove any hazards before they can compromise the safety of your property and


loved ones. It also rejuvenates weaker trees (thus making them safer) by removing dead and diseased wood Winter pruning is not limited to trees. Have fun with it. While doing home assessments throughout our community I have noticed beautiful shaping of our natural vegetation that blends the native vegetation into our home landscapes. If you receive a cancellation notice, the Nevada Division of Insurance has compiled a list of insurance underwriters who cover homes locally: https://doi.nv.gov/consumers/ homeowners-insurance/. You have lots of options and can shop for coverage across a wide selection of insurers. If you have an issue with your insurance, and don’t want to shop for your policy, your agent can advocate for you. Simply point out to your agent that Somersett is nothing like the Tahoe region and not a forested area. While we are in a wildland urban interface, we are also inside the fire coverage area for the City of Reno which has an excellent Insurance Services Office rating.

Providing the following information and documents to your insurance agent may help: 1. Somersett, including Sierra Canyon, is a certified Firewise Community. 2. Somersett and Sierra Canyon have developed a Community Wildfire Protection Plan (CWPP) that outlines priority areas for mitigation with an action plan for continual maintenance. 3. With the help of a multi-million-dollar Federal Wildfire Grant, we initiate various fire mitigation efforts which include defensible space work and education. In the last two years we have reduced over 400 acres of fire fuels, treated over 150 acres of open space with herbicide treatment, and replaced approximately 40 acres of flammable fuels with fire resistive wheat grass and flower blends as prescribed by the Nevada Division of Forestry. 4. The Action Plan for 2026 will call for an additional 200 acres of fuel reduction to include fuel breaks along the North and South Community Boundaries. Mostly as a result of rebuilding cost and recent fires in our region, some underwriters have stopped writing fire policies in 5. Spotlight on a Somersett Neighbor Making Waves On and Off the Airwaves

Since moving to Somersett in 2018, Jamy Schaap has found far more than a beautiful place to live—he’s found a community he truly loves. While searching for a new home, he stepped into his current house and instantly knew the floor plan was exactly what he wanted, making the decision to put down roots an easy one. Today, he appreciates the quiet charm of the neighborhood and can often be found at the Clubhouse, where he enjoys working out twice a week. A devoted father and grandfather, Jamy lights up when talking about his son, Joshua, and his two grandchildren, Jordan and Juliette. He also speaks lovingly of his partner, Gale Elaine Papillon, whom he describes as the second great love of his life. When he’s not spending time with family, Jamy enjoys traveling to Oregon to fish for big-game salmon—a favorite pastime that keeps him connected to nature and provides a welcome sense of balance. Professionally, Jamy’s life is just as dynamic. A former Marine Corps Corporal and Vietnam veteran, he went on to build a remarkable 25-plus-year career in international business, strategic planning, consulting, and higher education. He has taught university courses for more than four decades and is a prolific author with several major works to his name. His first memoir, Vietnam: My War – Over Five Decades Later, chronicles his wartime experiences and reflections. He later published a second book focused on military history, Ike and I: The Stories of a Soldier and a Warrior. Both titles are currently available on Amazon in paperback and eBook formats. Many residents may also recognize Jamy as one half of the duo behind Business-Academics, a weekly radio show he cohosts with longtime colleague and fellow strategist Professor Jonathan Breiter. Airing every Saturday from 11 a.m. to noon on News Talk 780 KKOH, the show blends practical business insights, real-world stories, and lessons drawn from their combined 50-plus years in corporate leadership, marketing, and consulting. The program has been warmly received and continues to grow, welcoming new guests each month. In addition to their radio work, Jamy and Jonathan run Business Academics, LLC, a consulting firm specializing in strategic, management, and marketing solutions. Their mission is to help organizations transform challenges into profitable opportunities by strengthening vision, mission, and strategy—from formulation through full implementation. Hatha Yoga: Using body postures, breathing techniques, and meditation techniques to bring about a healthy body and a clear, peaceful mind. Muscle Mix: A full-body workout mixing it up with all kinds of equipment ranging from weights to straps to balls and kettlebells, ropes and bands. — POOL RULES —

Hours of operation are set by management. Swimmers are asked to use caution at all times when utilizing the pool areas. Any incidents should be reported to a lifeguard or manager immediately. County regulations require swimmers to shower before entering pools. No diving in any area of the pools. No running and jumping off the side of the pools. No throwing people, adults or children, into the pools from the pool deck. No water guns permitted within pool deck areas. No large rafts or inflatables are permitted without approval from management. No balls of any kind are permitted in the pools. Non-aquatic toys are not permitted in the pools. Kickboards are permitted for use as swimming aids and/or swimming instruction. Diving rings and other pool-specific toys are permitted. No pets allowed within pool deck areas. Exceptions will be made for guide animals. No outside decorations will be permitted, including streamers, balloons, and confetti. Temporary shade structures are limited to outdoor personal umbrellas. No tents, canopies or other similar personal shade structures will be permitted on the pool deck. Lap Pool: Lap pool has designated times specific to lap swimming; those hours will be determined by staff. When not in use for lap swim, the pool is used for ‘free swim,’ to accommodate more swimmers and more accessibility for members.

Children using flotation devices must be accompanied by a parent or guardian. Children under the age of 6 must be closely supervised by an accompanying adult. Children who are not bathroom dependent must wear designated swim diaper. The club reserves the right to ask a child be removed from the water if not wearing a swim diaper. Proper bathing suits are required for swimming. No cut off shorts or thongs allowed. The pool furniture is not to be removed from its location on the pool deck.

Food and Drinks at the Pool

20. Members are not permitted to bring in outside coolers larger than 12”x12”x12” without management approval. Management reserves the right to inspect coolers. 21. No glass containers of any kind are permitted on pool deck. 22. No food or drink allowed in the pool or consumed sitting on the side of the pool. Food and drinks must be consumed away from pool or poolside.

Lifeguard Authority

23. Lifeguard’s instructions must be obeyed by members and guests for maximum safety. Failure to follow rules will result in members being required to leave. 24. Refrain from talking to lifeguards while they are on the stands.

Management

25. Management may reserve portions of the pool deck for Club sponsored parties and events. 26. Persons with skin disorders may be denied use of the pool. 27. Management may immediately suspend member’s pool privileges for a period up to 30 days for members disrespecting employees, lifeguards, security personnel, including management or violating any of the Rules or Regulations, including disrespect shown to fellow members or their guests,

causing a disturbance, displaying or conveying threatening behavior, cursing, abusive conduct, or otherwise displaying behavior that is disruptive to others.

— SLIDE RULES —

1. Swimmers must stay clear of the catch pool and slide exit area. Do not reach into the slide from the deck area. 2. Riders must exit the catch pool immediately after use. No diving from side into the catch pool. 3. Children less than 48 inches tall who are unable to swim may only use the slide with a person of an age greater than 15 years old. 4. Parents may assist their child out of the water in the catch pool if necessary, but they cannot stand in front of the slide to catch their child. Parents may wait at the steps if needed. 5. Only one person at a time is allowed down the slide, excluding a person of an age greater than 15 years old and one small child as described above. 6. Walk up the steps and make sure the catch pool is empty before beginning slide run. 7. Riders must go down on their back with their feet first. 8. No flotation devices of any kind are permitted on the slide, including those in bathing suits. 9. No goggles, sunglasses, hats, or any object that may fall off into the water permitted on the slide.

— SPA RULES —

1. For the safety of users, the Lower Spa capacity is 15 swimmers at a time. 2. Children under 12 years of age should not use the spa for more than 10 consecutive minutes and must be supervised by an adult. 3. Extended exposure to hot water or vapors may be detrimental to the health of elderly people and people with heart conditions, diabetes, or high or low blood pressure.

4. People with skin, ear, genital or other body infections, open sores, or wounds should not use the hot tub because of the possibility of spreading infection. 5. Parents are to warn children not to ingest water in their mouths as this can cause infection and illness. 6. The heat of the hot tub water speeds up the effects of alcohol and can

cause sleepiness, dizziness and unconsciousness. 7. Horse playing, diving, splashing, and swimming are not permitted in the spas. 8. Management reserves the right to close the spa for a longer period of time if additional cleaning is needed.

— AQUATIC — WEATHER POLICY

For the safety of members, the Club follows American Red Cross guidelines for thunder and lightning. From the time staff hears thunder or sees lightning, the pool will be cleared for 30 minutes. In the case of lightning, the pool deck must be cleared due to the danger of a strike. In the case of consistent inclement weather, the Manager will make the decision to close the pool for 2 hour increments to accommodate the ever changing weather patterns. If the weather improves, then the pool will reopen. Pool closing and/or opening times will be communicated. Rain passes will be issued in the case of inclement weather if the guest signed in less than one hour prior to closure time. The check-in attendant on duty will issue the rain pass to applicable guests. No refunds will be given. Ice: Management reserves the right to close the pool at any time due to cold temperatures causing ice on the pool deck. Air Quality: Management reserves the right to close the pools at any time due to poor air quality. If the Air Quality Index reaches 170 or higher, the pools will be closed due to the health and safety of residents and staff.
