FINANCIAL MANAGEMENT & REPORTING

MAXIMISING FUTURE POTENTIAL: END OF TENANCY

Transparency and accuracy are non-negotiable in financial administration. Prompt and accurate disbursement of rental income – choose how you would like to be disbursed – weekly, fortnightly, monthly. Comprehensive, easy-to-read monthly and end-of-financial-year statements. Zero tolerance for rent arrears, with strict adherence to legislative recovery protocols to protect your cash flow.

We proactively manage the end of the tenancy period to maximise your results and minimise vacancy. We contact you before the end of a fixedterm lease to discuss renewal. This period is the optimal time for a rental review. We advise you on what the current market will support and the required legal notice period for any rental increase.

OUTGOING INSPECTION

When it comes time for your tenant to vacate, we conduct a thorough outgoing tenancy inspection, cross-referencing against the detailed Entry Report, ensuring tenants adhere to their agreement obligations.

The bond will be returned to the tenant as per current legislation if there are no issues. If damage (excluding reasonable wear and tear) is evident, we advise on the most appropriate course of action to achieve a satisfactory resolution, guiding you step by step and supporting you throughout the entire process.

We implement a comprehensive, property-specific marketing strategy that includes promotion across leading real estate portals, targeted outreach to our internal database of qualified tenants, and, where appropriate, the placement of a lease board on the property to attract local interest and maximise visibility.

We personally manage every property viewing, welcoming prospective tenants and carefully listening to their feedback. This hands-on approach ensures your property is represented professionally while helping you make informed decisions with confidence.

RIGOROUS VETTING

FINALISING THE LEASING PROCESS

Comprehensive background checks, rental history verification, TICA database searches, and verification of employment/income. We present you with a highlevel summary and our recommendation for your final consideration.

Once your preferred tenant is selected, we manage all compliance and paperwork to ensure a smooth transition. We conduct a thorough property inspection to detail and record the cosmetic condition of the property (the Entry Report) before occupancy. The Tenancy Agreement (Lease) is prepared and signed. The Bond is confirmed, arranged, and lodged with the relevant Bond Authority. The first rental payment is made. All keys and documentation are handed over.
