The Sunshine Coast property market continued to show remarkable strength through the July to September quarter, with our Coastal Living Network achieving one of its most successful periods of the year. Across our five offices - Maroochydore, Buderim, Mooloolaba, Kawana Waters, and Nambour - we launched 295 new campaigns and completed 271 sales, achieving a combined sales volume of more than $371 million

This result reinforces the confidence and depth of demand that continues to underpin our region. While broader market conditions across Queensland have steadied, the Sunshine Coast remains one of the nation’s most desirable lifestyle destinations, and that strength was reflected in the competition and confidence we saw throughout the quarter.

Auctions once again led the way as the preferred method of sale, with our Network conducting 181 auctions, achieving an impressive 67% clearance rate and a notable 4.44% uplift from the highest preauction offer to the final sale price. We listed 151 auction campaigns - more than seven times that of our nearest competitor - confirming Ray White as the clear market leader in the auction space.

The highlight of the quarter was undoubtedly The Coastal Living Auction Event, held on Sunday, 21 September at Mercedes-Benz Sunshine Coast. This signature event, now in its 10th year, brought together a crowd of over 400 people and 175 registered bidders, creating an atmosphere of energy and excitement rarely seen in the local property market. Across 75 properties presented, we achieved a clearance rate of over 65% totalling a remarkable $63 million in sales. From multi-milliondollar prestige sales to heartfelt family milestones, the day perfectly captured the emotion and strength of the Sunshine Coast market.

Buyer activity remained high, with more than 9,000 inspections recorded across 2,768 open homes. Demand was strongest from local residents, who accounted for 74% of all buyers, followed by Brisbane purchasers at 14%, reaffirming the Coast’s continued appeal to both locals and interstate movers.

As we look ahead to the final quarter of 2025, confidence remains high. Our results this quarter demonstrate that wellprepared properties, guided by the right strategy and backed by the power of Ray White’s auction process, continue to deliver outstanding results for sellers across the Sunshine Coast.

The Auction Event 2025

An Unforgettable Day

Sunday, 21 September 2025, will go down as one of the most remarkable days in our calendar, as we brought together buyers, sellers, and the broader community for our highly anticipated Coastal Living Auction Event at Mercedes-Benz Sunshine Coast.

With a buzzing crowd of around 400 in attendance and the room filled with energy, 75 incredible Sunshine Coast properties went under the hammer, and by the end of the day, 49 had sold, totalling an extraordinary $63 million in sales.

The bidding was nothing short of electric. A massive 175 bidders registered to compete for their dream homes, following weeks of tireless preparation and engagement with over 2,200 prospective buyers. The atmosphere was charged with excitement, nerves and moments of pure joy as hammers fell and dreams came true.

One of the standout moments of the day was the sale of 9 Majestic Court, Coolum Beach, which changed hands for $2.825 million. With three serious bidders in the running, the final bid came down to a finish that left the room in awe.

Another unforgettable sale came from 3/15 Alice Street, Alexandra Headland, drawing an incredible 16 registered bidders, with 12 actively competing. The property sold under the hammer for $1.285 million, a true testament to the demand for Sunshine Coast living.

But perhaps the most heartfelt moment came with the sale of 6 Mandara Drive, Wurtulla - a cherished family home held since 1984. With 10 registered bidders and 8 active, the property sold for $1.225 million. As the final bid landed and the hammer fell, emotions ran high. Our clients were overwhelmed with gratitude, and shared that they would be “forever thankful” for the result achieved and the care shown throughout the process.

It was a day of legacy, of new chapters beginning, and of the strong emotional connection we all share with our homes.
